SCHEDULE OF AREAS THE FARM LAND GENERALLY The land is generally free draining and considered to be in good heart with relatively few weeds. Lot 1 has a general westerly aspect while Lots 2 and 3 an easterly aspect and most of the land is undulating in nature. The land lies between 290 and 580 metres above sea level with some steeper parts. Water for livestock drinking is from watercourses and natural spring supplies contained within the land and there is some occasional flooding to that land during periods of prolonged or excessive rainfall but not to the extent of being a risk to livestock. Boundaries The majority of the land is bounded by drystone walls and the Purchaser and their successors in title will take over the responsibility for the ownership and maintenance of all perimeter boundaries indicated by the inward facing ‘T’ marks on the plan so far as they are owned. Sporting and Mineral Rights The sporting and mineral rights over the land are inhand and included in the sale so far as they are owned. Basic Payment Scheme (BPS) The land has been registered for this scheme and the Vendors will endeavour to transfer all their BPS Entitlements to the Purchaser(s) upon completion of the sale, however, the Purchaser(s) will be required to contribute £180 towards this transfer.
