Bonds make online move
T he State Government has announced greater protection for tenants through an innovative
new online rental bond manage-ment service launched by NSW Fair Trading.
The new system, called Rental Bonds Online, will save agents and private landlords time managing bonds and help tenants securely lodge their bond directly with NSW Fair Trading.
“At the moment, Rental Bonds are lodged with NSW Fair Trad-ing – often in the form of cheques or cash – who keep the bond safe in trust under the Rental Bond Board, an independent custo-dian of rental bonds,” said State Penrith MP, Stuart Ayres (pictured with Darren Latty from PRDna-tionwide Penrith)
“This is a cumbersome process and our new, digital service will be quicker, easier and more secure allowing tenants to deposit bond money directly with the govern-ment.
“The new scheme helps tenants avoid fraud and know that their bond is in safe hands and securely held in trust, from the moment the payment leaves their account.”
Rental Bonds Online is volun-tary for tenants who can still opt for paper based lodgements if they wish.
“Rental Bonds Online is Australia’s fi rst online platform for tenants, agents and private landlords to lodge and refund bond money directly with Government,” Mr Ayres said.
“I want to encourage tenants, landlords and agents across Penrith to sign up for Rental Bonds Online.”
To use the service an agent or private landlord can register via an online form on the Fair Trad-ing website or by calling 1800 990 724. See www.fairtrading.nsw.gov.au/RentalBondsOnline.

Planning For The Future
Pension changes just around the cornerE arlier this year the
Government made amendments to the Age Pension Assets Test that
are set to commence January 1, 2017. These changes are likely to make a signifi cant diff erence to the pension that many retirees are currently receiving.
In simple terms those with low asset levels moderately above the current thresholds are likely to receive a small increase in pension, whilst those with higher asset levels are going to receive a reduction in pension; anyone with assessable assets above $823,000 will no longer be entitled to an Age Pension.
The changes to the test are twofold, the thresholds for those to receive the maximum pension have increased, however the taper rate has also increased. The taper rate is the rate that the pension reduces as assets increase. Currently the pension falls by
$1.50 per fortnight for every $1000 the assessable assets exceed the threshold, on January 1, 2017 this will increase to $3.
Many retirees will see a reduc-tion of Age Pension, those in this situation will have one of two choices. Do they reduce the income they live on, or draw more money from their retire-
ment savings (or a combination of both)? I suspect in most cases those in this situation will increase their drawings from their retirement savings, this will obvi-ously see those balances reduce faster than initially planned and may no longer be suffi cient to meet the retirement lifestyle that was originally planned.

Y ou might want to keep your eye on St Marys property as we enter 2016 after the suburb
made it on the top 10 list of Sydney suburbs to watch in the new year, listed as number two.
Starr Partners NSW released the list in early December and said St Marys is a ‘true blue’ suburb.
Sales Manager at Starr Partners St Marys, Chris Saleh, said with so much infrastructure planned for next year, the suburb is looking to be on the rise.
“It’s got a lot to do with the potential for infrastructure in the new year and probably also to do with the planned airport for Badg-erys Creek,” Mr Saleh said.
“St Marys off ers aff ordability when it comes to housing as well,
St Marys is on the rise in 2016
which can be very eye-catching to potential buyers.”
Having been in real estate in the area for almost seven years, Mr Saleh said St Marys off ers several selling points to buyers.
“A big selling point, especially to investors, is the large size of the blocks of land St Marys has,” he said.
“There is potential to have a house and a granny fl at, for example, and have a great return coming from that.
“St Marys is also in the centre of bigger suburbs and shop-ping precincts like Penrith and Parramatta.”
Mr Saleh said the sales of prop-erty in St Marys defi nitely boosted in 2015.
“Prices probably jumped up by about 15 per cent in the area and that was off the back of limited supply,” he said.
Re-zoning in the area and the opening of more blocks will lead to more units being built within the next 12 to 24 months, Mr Saleh said, which is again, more aff ord-able housing in the area.

NSW, Brett Newman, this week announced the sale of a commercial office building in the heart of Blacktown for $17.15 million.
Blacktown City Council has been selected as the preferred proponent for the six story building in Blacktown’s CBD following a competitive, open market tender process in line with NSW Government procure-ment guidelines.
The building at 22 Main Street will be leased back to the State Government to meet the occupancy needs of each Government tenant. Current tenants include the Department of Education, WorkCover NSW and Juvenile Justice.
“The sale and leaseback of this property not only releases capital upfront to reinvest into infrastructure and services for the community, it also maintains Government jobs in Blacktown’s CBD,” Mr Newman said earlier this week.
Bits&Pieces Rental growth has increased
in the third quarter of 2015 in the Sydney CBD offi ce market accord-ing to CBRE’s Q315 MarketView report. This followed growth in the second quarter also, after two years of almost fl at growth since the onset of 2013. Prime net face rents grew by 1.3 per cent to an average $916sqm in Q3, follow-ing growth of 1.5 per cent in Q2. This followed nine previous quarters of very little or negative growth. On an annual basis, this took Prime rental growth to 2.8 per cent, the highest annual level in over two years. Sydney’s secondary grade market was the outperformer however, with secondary net face rents growing by 3.8 per cent over the quarter to average $569sqm. This was the strongest quarterly growth witnessed over the nine previous quarters.

The success of the campaign and the bullish prices achieved has raised eyebrows amongst real estate professionals as the project had initially fl oundered when marketed. The three-storey development at 10-18 Cliff Street totalled more than $48 million in sales at an average of $22,500psm. The top price of $15.6 million was for a whole fl oor apartment of 780sqm. It has seven bedrooms, eight bathrooms, a home cinema and a gymnasium, and is believed to
set a record for an off -the-plan apartment on Sydney’s North Shore. [pictured]

W ith the current shift towards healthy eating and organic produce, garden
guru Matt Leacy from Landart Landscapes has noticed an increase in homeowners looking to add a veggie patch or microherb bed to their yard.
“A lot of our clients are families, and there’s nothing nicer than being able to show your kids fi rst hand where their veg and salad comes from,” Matt said.
“Watching an edible garden grow also encourages kids to want to pick and eat their greens.”
According to Matt this year’s big trend is microgreens, which are a great place to start if you’re want-ing to try your hand at your own edible garden.
Microgreens are packed full
of nutrients, are easy to grow – taking less than two weeks to go from seed to plate – and can even add to your sense of wellbeing.
“I feel like growing an edible garden not only provides nourish-ment for the body, but also the mind,” Matt said.
Growing your own veggie patch or microherb garden is a great way to eat healthy and teach your kids about food
“Gardening is therapeutic, and there’s great satisfaction from growing what you eat.”
To ensure you get the best out of your microgreen garden Matt has some tips to get you started.
Start by fi nding a sunny spot for your microherbs, like a window-sill, as they will need sunlight to reach their full potential.
Drainage is also important so select a tray that is at least 1.5 inches deep and has drain holes.
Using a seed starting mix will help to get the best results and as they say, variety is the spice of life, so Matt recommends think-ing beyond lettuce and including
red amaranth (Chinese spinach), broccoli, argula (salad rocket) and mustard greens.
When planting the seeds make sure they are about one-eighth to a quarter inch apart and skip the fertilizer.
Now all you need to do is mist the plants (don’t overwater), harvest and repeat.
Cleaning up aft er your dog
Has your dog left you a
nasty surprise? It’s never a pretty sight on your carpet. First, you need to make sure you clean up the bulk of the poop. Not a pleasant job, but it’ll be over quickly.
Stain remover: Specific products are on the market, but a laundry stain remover will do the job. Spray the general area with the stain remover, making sure you cover the whole stain and surrounding area.
Cold water: Get a bucket of cold, soapy water and a plain coloured cloth and get to work on removing the stain. Don’t scrub too hard, but scrub with a fair bit of elbow grease. If you think you’re done, do it again for a minute or so just to be sure.
Vacuum: Get some cheap carpet deodoriser, leave it on the general area for a few minutes and then give the area a good vacuum.
Air freshener: To finish up the job, grab a can of air freshener and just spray it around the room.
Returning to the scene
of the crime: Once a dog has gone to the toilet in a certain location, there’s a chance it will go there again. Consider how to prevent this.

When considering storage in small spaces like laundries, always remember to utilise wall space. Adding cabinets and shelves above your washer and dryer will help to make the most of the area you’re working with. This is especially helpful when you have children in the home as cleaning products can be placed out of reach of little hands.
Saving space at your place
The other option is to mount washing machines or dryers on top of a shelving unit that has drawers. This is a great place to store dirty washing or any items that are used often.
To keep your shelves neat and tidy try investing in storage boxes. By colour coding or label-ling containers you will know exactly where everything is and your shelves will look less chaotic. You can colour code washing too, for example a white box for white clothes, a black box for dark clothes etc.
Another great storage space that is often overlooked is the back of the door. Whether it’s the laundry door or inside a cupboard, this space can be utilised with hooks to hang items like brooms and dustpans.
Aside from the washing machine and dryer, the laundry hamper is one of the most space consuming items in the laundry, but it doesn’t have to be. Pop-up hampers are a great investment as they can easily be folded down and moved out of the way when not in use.
Another great idea is to install a retractable clothesline.
