T rees and fences are the main issues surround-ing neighbourhood disputes, but a free
service is aiming to intervene and stop such issues turning into community wars.
The NSW Government’s free mediation service, Community Justice Centres (CJCs), is taking the heat out of neighbourhood confl ict this summer.
NSW Attorney General Gabrielle Upton has encouraged neighbours to seek help from CJCs before feuds get out of hand.
“During the holiday period we often become more aware of our

neighbours, and disputes can arise as many of us spend more time at home,” Ms Upton said.
“Community Justice Centres can see a spike in neighbour disputes including noisy air conditioners and pool pumps, and tree removal to prepare for bushfi re season.”
Mediations provide a safe and neutral environment for people in dispute to put forward their point of view and listen to the concerns of others.
The service is available state-wide and CJCs will arrange a session at a convenient location for all involved.
“Importantly, the professional
mediators don’t make judgments, work equally with all parties, and agreement is reached in almost 80 per cent of cases,” Ms Upton said.
“In most cases, mediation is a less stressful option than bicker-ing over the fence or taking costly legal action, and in 2014-15 1348 mediations were carried out.”
“Using a CJC can help you resolve your diff erences quickly, peacefully and for free.”
The top 10 neighbourhood mediation topics for CJCs for 2014-15 are: trees, fences, animals, privacy, children, access, retain-ing walls, common facilities, trespass and plumbing.

What is Transition to Retirement?
T hose approaching retirement have almost certainly heard their friends and colleagues
use the term Transition to Retire-ment (TTR). It is an extremely popular (and very eff ective) strategy that enables pre-retirees to signifi cantly boost retirement savings; in many cases without reducing take home pay, but how does it work?
Some years ago the government allowed those over 55 to access part of their superannuation through a pension, the logic was to allow workers to ease out of the workforce into retirement. This ruling also provided an opportu-nity for those of preservation age but still working to reduce their tax and increase super contribu-tions.
The reason that the TTR is so eff ective is that it allows us to replace fully taxable income with income that is taxed conces-
sionally, taking advantage of the advantageous superannuation taxation rates.
The fi rst step in establishing a TTR strategy is rolling superan-nuation into a Non-Commutable Allocated Pension (NCAP). An NCAP is able to pay a pension of up to 10 per cent of the total balance of the fund, however unlike a traditional allocated pension, no lump sum withdraw-als are allowed. The NCAP has an advantage over superannuation (and all other investments) in the fact that there is no tax on either income or capital gains.
Once the NCAP is established, we elect to commence a pension, the pension amount is calculated based on the individual’s circum-stances, but must fall between four and 10 per cent. This is paid directly to the client, between the ages of 55-59 it is taxed conces-sionally, after age 60 the income is tax free.
By receiving a pension we have increased the take home pay of the client, this is sometimes the desired result (particularly in the event the client is reducing work hours), but the most popular use of the TTR is to have the take home pay remain unchanged.
By salary sacrifi cing the excess income directly into superan-nuation, the take home pay remains the same as it was prior to commencing the strategy, but income tax is signifi cantly reduced.
The tax savings made in the years prior to retirement through a TTR strategy really add up to signifi cant diff erences at retire-ment.
A recent 56-year-old client of ours who had approximately $200,000 in superannuation, earning $80,000 will be approxi-mately $80,000 better off at retire-ment due to the implementation of a TTR strategy.

Sydney’s residential vacancy rates in Inner Sydney have remained tight, according to data released by the Real Estate Insti-tute of New South Wales. The December 2015 REINSW Vacancy Rate Survey saw the number of properties for rent remain steady at 1.8 per cent, as seen in Novem-ber 2015. REINSW President
John Cunningham said a large number of developments were waiting to be competed in Inner Sydney.

A Chinese mining company has secured the 17 Balmoral Road site in a deal negotiated by CBRE’s Alex Mirzaian.
“Bathla Group utilisted their experienced in-house team to secure a development approval for 290 units after which CBRE presented the opportunity to a Chinese mining company seeking to break into the Sydney development market,” Mr Mirzaian said.
“This is by far one of the largest sales in Kellyville’s history and represents one of the highest prices paid per unit for a DA approved site in the area.”

Open the door
W hile painting a door can help to update a room, if you’re wanting to add a
point of diff erence why not try this rectangular painting design from Interior Stylist Heather Nette King and Dulux.
The fi rst step is to thoroughly clean the door surface and make sure it’s free of dust, grease, loose dirt, loose surface plaster or loose or fl aking paint.
Use a damp cloth to wipe the door clean.
The next step is to apply the primer, sealer or undercoat as required.
A prepcoat is recommended for use with unpainted doors, when painting over darker colours, or over aged enamels, clear fi nishes, or doors that have previously been
painted and are patchy, repaired or have an uneven gloss level.
Once that’s done measure 500mms out from both the base and the top left hand side of your door and make a faint pencil mark.
Repeat this again on the right hand side of the door.
Now measure 500mms up from

the top of the door surround and make another faint pencil mark.
Use some painter’s masking tape to help you create a straight edge from the base of the wall to level with the left mark beside the door and top mark above the door. Do the same on the right hand side.
Grab another piece of tape and run it from the top left to join up with the right tape.
This will form a rectangle shape from the fl oor to above the door. To ensure you have a straight line when taping remember to use a level.
Now it’s time to get painting. Grab a brush or small roller and paint the wall. Be sure to paint onto the masking tape but not over it.
Once that’s done you can paint the rest of the area inside the tape, including the door or door surround, with the same colour.
When the paint is dry you can carefully remove the tape and say hello to your new designer look doorway.

Cheese grater: Use a pastry brush to remove any grated food left on a grater.
Coffee cup stains: Can’t get your coffee cup clean? Are there set-in stains causing problems? Try using a solu-tion of equal parts vinegar and salt. You’ll be surprised at the amazing result!
Put bins in a cupboard: If you can, this is a great way to keep rubbish and smells out of obvious sight!
