management company. How can you check the reputation of the company or landlord you’re considering renting from? First, find out how long the company has been in business by asking the staff or visiting the company’s website to see what information they offer online. Most property management companies have well-established business practices in place to ensure that the customer comes first. If possible, drive around existing communities managed by the companyyou’re considering and speak to some of the renters in the building.Many property management companies will be able to put you in touch with people who would be happy to provide a testimonial. Get a feel for each company and the staff. You should be comfortable and courteous asking questions and in turn you should expect to be treated with consideration and respect. Think twice about any property management company that doesn’t willingly provide any information you respectfully request.Putting the customer first and offering the best quality rental space for your money is a property management company’s ultimate goal. Finding a vacancy in the right location for the right place isn’t easy, you may need to compromise, but you shouldn’t need to settle. What may seem like a minor inconvenience or something you’ll just learn to put up with, may be the single thing that stands between you and your happiness.

Don’t settle for rent you can’t afford. You may feel like stretching your budget thin is worth it, but as the months roll by, if your budget is too thin, your great apartment won’t comfort your lack of lifestyle.

Don’t settle for inconvenience. If there’s no parking, what are you going to do? Walk for blocks every time you need to park? If you work nights and the apartment is beside a schoolyard, are you really going to be able to sleep during the day? If you rely on public transportation, is it close by? Will that distance work for you in the rain? In the snow?

Compromise on small stuff. If it’s slightly above your price range but has a gym onsite, give up your gym membership and use the facilities to make up the budget shortfall. If there’s no eat-in kitchen, find furniture to create a nook beside the galley. If the apartment has little storage get creative with shelving and closet organizers. You can’t change the location, amenities or size, but you can find some savvy lifestyle solutions to make it work. They’re called “life hacks” and they’re trending all over the Internet.

This is not just marketing gimmickry at work. These factors really matter,as such attractions are critical in determining appeal to renters – for lifestyle and comfort while living there. However, one of those factors carries a little more weight than the others: proximity to infrastructure.

The federal and provincial governments have been spending billions on infrastructure improvements over the last few years to upgrade highways, transit systems, airports and other services such as health care. For rental developments, this means more and better access.

It’s no exaggeration to say the infrastructure developments have allowed new communities to literally sprout up along the way.

Numerous studies throughout North America and elsewhere show that proximity to mass transit and highways has the most signifi cant impact on property values, since it improves residents’ accessibility to a city’s central business district and other areas with employment opportunities.

The greatest benefi t, according to Cutting Edge Research Inc., a Vancouver-based real estate consultancy that examines housing trends across the country, is for properties located within 500 metres of stations along new transit lines.

“Distance is now measured in minutes, not kilometres,” says Don Campbell, president of Cutting Edge, summarizing a principle that renters anywhere in Canada can follow: as people increasingly factor commuting times into their renting decisions, proximity to transportation is a top determining factor for convenience.

Prospective renters, then, while you’re out there shopping for your new home, take a look around and see how close you are to the nearest highway, subway or light rail transit. Then follow the tracks to those housing projects and communities and your new home.

This is not just marketing gimmickry at work. These factors really matter,as such attractions are critical in determining appeal to renters – for lifestyle and comfort while living there. However, one of those factors carries a little more weight than the others: proximity to infrastructure.

The federal and provincial governments have been spending billions on infrastructure improvements over the last few years to upgrade highways, transit systems, airports and other services such as health care. For rental developments, this means more and better access.

It’s no exaggeration to say the infrastructure developments have allowed new communities to literally sprout up along the way.

Numerous studies throughout North America and elsewhere show that proximity to mass transit and highways has the most signifi cant impact on property values, since it improves residents’ accessibility to a city’s central business district and other areas with employment opportunities.

The greatest benefi t, according to Cutting Edge Research Inc., a Vancouver-based real estate consultancy that examines housing trends across the country, is for properties located within 500 metres of stations along new transit lines.

“Distance is now measured in minutes, not kilometres,” says Don Campbell, president of Cutting Edge, summarizing a principle that renters anywhere in Canada can follow: as people increasingly factor commuting times into their renting decisions, proximity to transportation is a top determining factor for convenience.

Prospective renters, then, while you’re out there shopping for your new home, take a look around and see how close you are to the nearest highway, subway or light rail transit. Then follow the tracks to those housing projects and communities and your new home.

01 Commit to a directionWhen I do design consultations, one of the most common questions I am asked is, “What is a nice colour for a kitchen/master bedroom/bathroom?” I am always quick to explain to clients this is the wrong place to start. Start with the overall mood you would like the space to embody. Is it a relaxing retreat? Is it a hip and funky entertaining space? Is it bohemian? Search for photos on the Internet of rooms that you love and fi nd the common elements. A theme should emerge that will then help inform the overall direction of the room. If you’re stuck on determining this direction, hire a designer for a consultation, or take an online design quiz to help narrow your design identity.

I WOULD ARGUE THAT COLOUR, among all the components that go into a room’s design, is the most infl uential factor in the overall success of a room. Your choice of colour can make a space feel soft and serene, bold and invigorating, or playful and whimsical – so it’s essential to ensure the correct colours are utilized to achieve the mood, or overall feel you want to accomplish. 02 Pick your palette from an inspiration pieceOnce you have determined your style, let your palette derive from something that will be used in the space. This could be a gorgeous fabric, a great toss cushion or a beautiful piece of art. Pick three colours that exist in the piece and use those colours in other areas of the room. For this project, we went for an aesthetic that was sophisticated, serene and polished. I drew my palette from one of the pillow fabrics we selected, using yellow and shades of grey multiple times in the space. Inspiration for your colour palette could even come from your closet. An awesome blazer or printed shirt can definitely be the jumping off point for a room’s colour scheme.

In this space, we repeat yellow in the rugs, custom pillows and ottomans. Grey is repeated in the custom sectional, wall colour and rug.

04 Add something unexpectedIn almost all my projects, I utilize a 70-25-5 per cent rule. I use 70 per cent of a main colour (in this case it is grey), 25 per cent of a secondary colour (yellow for this room) and five per cent of a fun pop (teal for this client).

Adding this fun pop of colour is like an exclamation point at the end of a sentence, or a red lipstick on a neutral outfit. It adds a bit of vibrancy that is unexpected but feels polished.

But in another context, I would not be afraid to wrap a room in an indigo blue, a warm rust or even a flat black. Paint is a relatively inexpensive way to add a lot of drama to a space, and the beauty is you can test colours with a lower level of commitment, than say, upholstery or art.

01 Commit to a directionWhen I do design consultations, one of the most common questions I am asked is, “What is a nice colour for a kitchen/master bedroom/bathroom?” I am always quick to explain to clients this is the wrong place to start. Start with the overall mood you would like the space to embody. Is it a relaxing retreat? Is it a hip and funky entertaining space? Is it bohemian? Search for photos on the Internet of rooms that you love and fi nd the common elements. A theme should emerge that will then help inform the overall direction of the room. If you’re stuck on determining this direction, hire a designer for a consultation, or take an online design quiz to help narrow your design identity.

I WOULD ARGUE THAT COLOUR, among all the components that go into a room’s design, is the most infl uential factor in the overall success of a room. Your choice of colour can make a space feel soft and serene, bold and invigorating, or playful and whimsical – so it’s essential to ensure the correct colours are utilized to achieve the mood, or overall feel you want to accomplish. Here are my top fi ve tips for adding colour to a room to achieve a look you’ll love.

02 Pick your palette from an inspiration pieceOnce you have determined your style, let your palette derive from something that will be used in the space. This could be a gorgeous fabric, a great toss cushion or a beautiful piece of art. Pick three colours that exist in the piece and use those colours in other areas of the room. For this project, we went for an aesthetic that was sophisticated, serene and polished. I drew my palette from one of the pillow fabrics we selected, using yellow and shades of grey multiple times in the space. Inspiration for your colour palette could even come from your closet. An awesome blazer or printed shirt can definitely be the jumping off point for a room’s colour scheme.

Whether you live alone or have a full house, there’s no reason you can’t have organization. The difference is, when it’s just you on your own, it takes discipline, while when living with others everyone has to do their part. You should be able to teach organizational systems and delegate responsibilities so that everyone in the family has a part in keeping the house in order. You shouldn’t have to be the drill sergeant – repeating the same requests week in and week out. Everyone needs to do their part and work together to keep the house in top shape.

the ‘go-to’ bin Provide a personalized ‘go-to’ bin for each member of the family for things that don’t belong in the room. It keeps items together but out of sight until they’re returned to their proper place. Reserve a few minutes every day to do the ‘dash’. Each person empties his or her bin by returning the contents to the right place.

the ‘inbox’ Complementing the ‘go-to’ bin, create a family mail centre to manage paper flow. Create inboxes for each family member. These can be anything from wall-mounted pockets to magazine holders on a shelf. Keep them easily accessible. When paperwork comes into your home, sort it into each family member’s box. Items that need to be signed for school go into a parent’s box.

Before you are tempted to try and change your behavior (or his/hers), keep in mind that the change will be short-lived if you are getting organized for someone else’s approval but will last if you do it because you value the relationship.

To save your table from becoming a breeding ground for clutter, bring out the china and silverware and set it for a formal dinner. leave With everything you need Clear a shelf in a bookcase near the back entrance and designate the area as a special place to corral items each family member must have to leave the house. For kids, it will serve as home to permission slips, lunch boxes, homework, library books and projects. For adults, it will hold handbags, briefcases, car keys, and dry cleaning. Add a different-colored plastic dishpan for each family member or use attractive square baskets clearly labeled with each person’s name. When family members come home, they can toss their belongings into their basket until they need them again the next morning.

his and her filing systems minimize conflict If you share a filing system with your spouse, how’s that working for you? Often, couples have different organizing styles (as I mentioned, opposites attract). To keep the peace, consider having separate filing systems. If you pay the household bills, keep those documents in your filing system and if your partner takes care of household repairs and receipts, they can keep track of that in their own filing system. Another option is to acknowledge your differences and assign the task of filing and retrieving documents solely to the person who is most comfortable with it.

on schedule Keep a family calendar to keep track of everyone’s activities. Designate a central location where everyone can see it. Let each family member choose a colour and have each person enter their activities (if they are old enough) on the schedule using their colour.

preparation Reduce stress and frustration in the mornings by preparing the night before, when you’re not feeling as rushed. Decide what you are going to wear, make sure it’s clean and pressed, and lay it out with any accessories you plan to wear with it. It only takes a few minutes but will save you so much time and aggravation in the morning. Encourage your spouse and children to start this habit too, and enjoy more morning time.
