land to the rear. It is within walking distance to the village school, community centre, shops, local parks and pubs. Lee says it is the premier place in the village and they knew it was the house they had to buy.

Southam is under a ten minute drive away, and there is a wide choice of local towns in the immediate area. Holly enjoys Leamington Spa for shopping and good restaurants, whilst world class theatre is easily accessible in Stratford upon Avon. The nearby M40 provides links with major road networks. It has been a good six years in a location providing the best of town and country.

There have been major changes to the house. Two rooms are now transformed into a large kitchen diner, with under floor heating, which is the sociable heart of the busy household. The wood burner is a superb addition to the lounge and makes a cosy winter refuge: whilst the large sun room is a light filled space where the children can play and adults can relax and savour the outlook to the garden. The sun room comes into its own for larger scale entertaining and fifteen people can sit down to enjoy Christmas lunch or 20+ kids birthday party.

The garden is laid to lawn, with a useful dog run to the side. It is appreciated as somewhere to unwind with a drink whilst sitting on the decking, but is a working space, as the shed has been converted into an art studio and a lean to, makes a handy workshop area.

Lee and Holly will miss the house and say it has been great to walk out of the house and immediately have the canal and the old railway line for lovely walks. Add to this the friendly village community and the conveniences, and you have the perfect combination for a pleasing lifestyle. They take away happy memories.*

In 2015 the historic town of Leamington Spa was voted as the third best place to live in the UK by the Times national newspaper. Many people are drawn to the area by the excellent schooling facilities available, shops, parks and surrounding countryside. After a visit to the town it was granted a Royal prefix in 1838 by Queen Victoria and was renamed Royal Leamington Spa from Leamington Priors. The town is split by the river Leam which runs east to west through the town. It was on these banks that the Pump Rooms were built for people to bathe in salty spa water to heal their ailments. As a previous Britain in bloom winner the town has several key parks including Jephson Gardens, Victoria Park, Royal Pump Room Gardens, Mill Gardens, The Dell and Newbold Comyn. The town is also known for its excellent schooling facilities. Within easy reach are state, grammar and private schools to suit most requirements including Warwick Prep and Public Schools and Kings High School for Girls. Arnold Lodge School and Kingsley School for Girls in Leamington, The Croft Prep School and grammar schools are in Stratford-upon Avon. Leamington Spa is also just seven miles from the world famous Warwick University. Warwick Parkway, Leamington Spa and Coventry offer direct rail services to London in just over an hour and Birmingham in twenty six minutes.

Rugby has grown to become Warwickshire’s second largest market town, boasting a variety of designer and high street shops, restaurants and pubs. Famed for its public school, the birth of rugby football and the Frank Whittle jet engine, Rugby is also home to the green open spaces of Caldecott Park, Coombe Abbey Country Park, Brownsover Hall and Draycote Water. With a range of excellent schools, Rugby is ideally placed for a well-rounded education. Equally so for transport too, thanks to its convenient motorway links and speedy rail services to Birmingham, Leicester and London Euston in around 50 minutes. Situated on the northern edge of Rugby, this location combines the relaxation of a semi-rural retreat by the River Avon, with plenty of amenities close by including a new retail park at hand and the Warwickshire countryside beyond.

Long Itchington is a lovely Warwickshire village to the east of Royal Leamington Spa and just down the road from the historic market town of Southam. The village offers everyday amenities with a local Co-op and a choice of excellent public houses. There is also a primary, pre-school and nursery.

Southam is a small market town in the Stratford-on-Avon district of Warwickshire. Southam has three primary schools and a secondary school. The main shopping street runs through the centre of town. Each Tuesday there is a small but popular market and a farmers’ market on the second Saturday of each month. Surrounded by trees and greenery, it’s easy to forget that you are living in a market town, with all its amenities right on the doorstep. There are a wide range of shops, including hairdressers, post office, florists, banks, restaurants, pubs, convenience stores, newsagents, ironmongers and a Tesco supermarket. There are also two doctors’ surgeries, dental practices, and a leisure centre with a 25-metre pool and well equipped gym. The commuter links from Southam are very good, the M40 is nearby, as are the historic towns of Leamington Spa, Warwick, Banbury, and Stratford upon Avon, which all provide regular rail services to Birmingham and London.

Positioned in the heart of England the county is famous for being the birthplace of William Shakespeare. There are no cities in Warwickshire since both Coventry and Birmingham were incorporated into the West Midlands County in 1974 and are now metropolitan authorities in themselves. Warwickshire hosts several key towns including Leamington Spa Warwick, Stratford upon Avon, Kenilworth, Henley In Arden and Rugby to name a few. The northern tip of the county is only three miles from the Derbyshire border. An average-sized English county covering an area of almost 2,000 km2, it runs some 60 miles north to south. Equivalently it extends as far north as Shrewsbury in Shropshire and as far south as Banbury in north Oxfordshire.
