1. Document:Understand your current preventative maintenance routine to establish an ongoing and effective PM program. From here, the PM manager can set performance standards for equipment and document specific preventative maintenance goals. Document these procedures and schedules in a way where the PM Manager can initiate and mange these tasks and deliver responsibilities to the maintenance staff to improve facility downtime.

Understand the financial impact of a down machine and establish a profit motive for a consistent preventative maintenance program. When the PM manager can benchmark and track savings generated from the program, PM and lowered downtime becomes a focus rather than an auxiliary function of the maintenance team.
