Moving InWhenyou arrive at your accommodation, pleasereport to reception

whereyouwill completeyour checkinand receiveyour keys.

There is limited parking on site for pick up and drop off. There is

further parking in a pay and display car park opposite the site

however.

Your Key Fob

All residents at Abbeygate will be issued with key fobs which not

only give you access to the building and your room, but are also

used to activate power and lights in your room in an effort to save

energy.

Look after it!

Alwayslockyour roomwhenyou leave, keepyour fobwithyouat all

timesand DO NOT giveyour fob toanyoneelse.

If your fob is damaged we will issue you with a new one free of charge. If you loseyour fob, youwill becharged£25 toreplace it

Moving InSmoking

Abbeygate is a strictly NO SMOKING building. Ask your 

Accommodation Manager for designated smoking areas where

cigarettebinshavebeenprovided.

TV License

It is your responsibility to arrange your own television license

whether it is for a shared TV in your communal area or your own

televisionin yourbedroom. Student Accommodationsuchasours is

checked by the authorities to ensure everyone has a license

registeredto thisaddress. For detailsgotowww.tvlicensing.co.uk

Parking

It’s not a great idea to bring a car with you to university. Apart from

theextracost of running it, we have limitedparkingof our ownhere.

If you do require a parking space – and we have one available for 

you– the cost is £500 for theyear. Pleasecontact the Management

Suitetoarrange.

Laundry

TheLaundryroomhas coin-operated washing machinesanddryers

for communal use. Follow the instructions and try to avoid

squeezing too much in – any damage to your clothing is your 

responsibility....

Mail

This will be delivered directly to your mailbox. These are located in

the lobby areas of Block A, B&C. Bulkier items suchas parcelswillbe delivered to Reception. If you have had a parcel delivered, you

will need tosignfor it sobringsomeID.

Q – Dear Abbeygate. I have recently moved in and love my

Studio! However...I think my hob isn't working...every time I

turn the dial to ‘3’ nothing happens! I can't feel any heat at all!

Help!

A–First of all please make surethat the red fuseswitch just above

the hob is switch on. In order to prevent you accidently turning on

thehob, it must be reset and activated whenyou wish touse it. You

can do this by pressing the reset button just by the fuse switch. A

red active light should appear and your hob is ready to use. Turn

the dial to the selected heat source (1,2,3 etc). A red light should

appear onyour hobandbegin toheat upsobecareful! Sorted!

Q – Dear Abbeygate. My window won't open properly. What's

wrong with it?

A–The windows have been locked so they only open at a tilt. Thisis to prevent hordes of undergraduates accidentally falling out of 

their windows onto the unsuspecting passers by below. Trust us –

it's for your ownsafety!

Q – Dear Abbeygate. I’m in darkness and have no power or 

ligh t in my flat, what do I do!!

A– All our rooms arepowered using energy saversso that you are

doing your part on saving the environment! In order to activate the

power inyour room, please make sure that your fob isplaced in theenergysaver properlyAND that the light switch isswitchedon!

Q – Dear Abbeygate. Last night my ceiling caved in, my oven

exploded and my shower collapsed on me. Am I doing

anything wrong?

A– Please fill out a maintenance request form URGENTLY!!!!

Housekeeping

Your Room

At Fresh Student Living, we ask you to do your best to keep your 

apartment in the condition you found it in - for your wellbeing, for 

your flatmatesand for thosewhomove inafter you.

Trytomakethisanongoinghabit rather thana ‘panic tidy’ everyfew

months as we will periodically come over to inspect your room/flat

and we ask that you arepresent if at all possible. The same applies

tocommunal areas.

If everything is being treated as it should be, everyone is happy.

However, if the condition of some items is lessthan satisfactory, we

will need to arrange a further inspection and this may carry an

administrationcharge.

Before you move in and when you move out, we will arrange to

inspect your room. This is toensurethat it is ingreat condition for 

you to take possession of and, when you leave, that it is just as

good for thenext resident.

Shouldwe findany damage in your room/flat/communal space you

are l ikely to incur a charge for the repair/replacement in

accordance with the schedule of prices provided with your Tenancy

Agreement.

Your overall level of care and tidiness may also have a bearing on

whether we extend your tenancy with us. If you treat your new

homewithrespect, thereshouldbenoproblemat all!

Please do not remove any of the furniture from your room. Pleasealso refrain from using sticky tape, drawing pins or blu-tac on the

walls– thepinboardprovided isaprettygoodsize!

Safety & Security

We want you to feel secure and relaxed throughout your stay with

us and would like to point out a few little habits which will help to

ensureyourpersonal safety:

Keep the Main Entrance doors closed at all times – avoid

propping themopen forany reason

Keep your key with you at all times and do not give it toanyone

else

Watchout for strangers– if youseesomeoneyoudon’t recogniseandsuspect they shouldnot be in thebuilding, askthem!

Remember to lock your door  whenever you go out and make

sure your bedroom door is closed at all times, even when you are

 just makingdinner or visitingfriendselsewherein thebuilding.

Report anything suspicious to the accommodationmanager or 

security staff 

If your room is at ground level, make sure your  window is

securely closed whenever yougoout

If something is stolen fromyour room and any of the advice above

has not been followed, your insurance may not cover your loss. So

take responsibility for your possessions and make sure you do not

leave anything behind at the end of your contract. We cannot be

held responsible for any items thatgomissingoraredamaged.

Your Accommodation Manager will deal with all enquiries, concerns

or security issues between 8.30-17.00. Outside of these hours,

Your Neighbours

Our main aim is for all our Fresh Student Living sites to be clean,

safe and attractive places to live with a friendly and relaxed

atmosphere.

We’d like your roomtobe morethan just a place tostay inbetween

lectures and parties but we at least ask that you act responsibly

duringyourstay.

We understand that socialising, partying and staying up late is all

part of being a student and we certainly don’t see ourselves as

party-poopers – far fromit. But we must insist on a basic level of 

behaviour that includesa fewvery important rulesof conduct:

No smoking anywhere in the building – including the courtyard

area

No drugs – the law is the lawand there is no exception whilst at

university! Azero-tolerancepolicyis inplace. Besides,why riskyour 

placeatuni andpotentiallyyour chosencareer?

Please keep the noise down early in the morning and late in the

evening. Some of our tenants like to revise! Or more likely, they

need to catch up on much needed sleep. Any persistent disruptive

noisewill be reported to Environmental Health and could result in a

prosecution

Ball Games arenotpermittedanywhere in thebuilding

Occasional Overnight Guests are usually permitted but we ask

that they do not stay for more than 3 consecutive nights and that

you advise the accommodation manager beforehand. Your visitorsshould follow the same house rules as everyone else and any

misbehaviour on their part will be your responsibility. Any visitors

arrivingunannouncedwill notbepermittedintothebuildingsomake

sureyou’reherewhen they turnup!

Moving OutWe very much hope that you enjoy living with us but there are a

variety of reasons that may see you need/want to leave your room

before the end of you tenancy. If you are considering different

accommodationoptions, herearea fewpointsworthconsidering:

Moving Out at the End of your Tenancy

You will need to book and attend a check out inspection with a

member of the Fresh Student Living staff and sign a copy of the

inspection report. If you fail toattend the inspection it may influence

your ability to challenge any charges levied against you as a result

ofdamageordisposal of refuseandabandoned items.

Moving Out before the end of your Contract

You are obliged to find an appropriate replacement to move into

your room.

Both parties must complete relevant paperwork

Your replacement must pay a booking fee and sign a TenancyAgreement

You are liable for a £50 administration charge

Transferring into another vacant room

You will need to complete the appropriate paperwork and sign a

newTenancy Agreement. There is a £50 charge for administration

costs.

Swapping Rooms with another student

Both students will need to complete new paperwork, sign new

contractsand bothof youwill have topay the£50charge.

Moving Out Procedure

All keys must be returned to Reception and you must sign them

backin.

Pleaseensureyour roomis clear of all your possessions beforeyouleave.

Unfortunately, the phenomenon known as ‘Freshers’ Flu’ is alive

wonder that illnessesspreadquickly.

Try to eat healthily and take some vitamins if you can. It all helps -

and maybe after a week or so your social calendar will be less

intense...............pah!!!!☺
