homefrontSpring Atlanta Home Show Draws Tens of Thousands of Atlanta Area HomeownersOrganizers of the 35th Annual Spring Atlanta Home Show, held March 22-24, 2013, at Cobb Galleria Centre, are calling the event a great success. “What an exciting three days with nearly 400 Georgia companies actively engaging in business with tens of thousands of homeowners,” says Michael Schoppenhorst, show director. “It was our most highly attended Spring Atlanta Home Show ever at the Cobb Galleria. This much activity reaf�rms our belief that homeowners are ready to invest in their homes through a variety of home improvement projects.”

DOORSArchitecture—indoors or out—plays a critical role in the style of your home. Doors are a part of that architecture and should re�ect a style that’s cohesive with the rest of the home.

Exterior entryIn the past decade, the major advancement in exterior entry doors has been with �berglass, a material that allows for both beauty and ef�ciency. Fiberglass is a moldable product, and most doors made of this material re�ect the look of solid wood, which is the aesthetic material of choice for most homeowners. Fortunately, �berglass is not as high-maintenance as wood and is much more energy ef�cient—one of the most energy-ef�cient doors available on the market today, says Derek Fielding, senior product manager for Therma-Tru Corp., www.thermatru.com. “Compared to a solid wood door, a �berglass door has four times more energy-ef�cient value. And, even with the addition of decorative glass, Therma-Tru doors retain their Energy Star rating due to the triple-pane construction of the glass panels.”

“Homeowners nationwide �nd that �berglass doors add tremendously to the curb appeal and aesthetics of a home. Installation of a new entry door also helps enhance the overall value of the home,” Fielding says.

Sliding interior doorsWhereas exterior entry doors are a popular consideration of homeowners, interior doors are often overlooked or purchased only out of necessity. This may change soon thanks to the versatility and growing popularity of sliding interior doors—an option that can turn one room into two with a simple push.

“American families’ lifestyles often change, whether it’s a life change such as a teen going off to college or just a day-to-day change like wanting an open kitchen for a special party,” says Steve Johnson, vice president of L.E. Johnson Products, the maker of Johnson Hardware, which offers sliding, bi-fold and wall-mount door applications. “Demand is growing for homes that are more �exible and easier to adapt to changing space needs.”

The latest hardware technology, capable of moving multiple 400-pound panels, turn sliding interior doors into movable walls that can be used as space dividers. “Sliding panels of wood, metal, glass or fabric are becoming popular design tools for multiuse spaces,” Johnson says. For example, in a �nished basement, sliding panels are an easy, versatile alternative to �xed walls. Panels can be used to open a basement rec room for parties, or they can create privacy and division when the room is being used for two different purposes at once—such as a home of�ce for parents and a play area for children.

“This modern track technology—and new thinking about how to use movable walls—can help a family ensure they don’t outgrow their �oor plan as their lifestyle needs change,” Johnson says.

Glass wallsFor a real “wow” factor, check out the latest in window walls—they’re doors, too! Providing unobstructed views and allowing for a seamless transition from indoors to outdoors, folding glass walls, like those from NanaWall, www.nanawall.com, can be an amazing addition to any exterior-facing room. They allow natural ventilation in mild weather, and in cold weather, they bring in natural light.

Ted Kirk, president of North Georgia Replacement Windows Inc., www.ngwindows.com, in Roswell, offers a word of advice for Atlanta homeowners considering folding window walls: “Atlanta is one of the toughest regions in the country to build in because of the humidity levels and the amount of rainfall (more per year than Seattle!). That said, it is not recommended to install full sliding window walls unless you have the proper infrastructure in place,” he explains. “This should include an area that is elevated and has plenty of overhang to shield out the elements.”

WINDOWSMost humans are solar-powered creatures. We wake up when the sun rises and begin to get sleepy after it sets. Naturally, since windows allow daylight into our homes, they play an important role in our everyday functions.

Replacement windowsReplacing windows is often seen as a costly and intimidating project, but if you choose energy-ef�cient products (look for the Energy Star logo), you should see a drop in your energy bills. And don’t let the season be your excuse to postpone a window-replacement project—windows can be replaced in cold or hot weather. According to research by Simonton Windows, www.simonton.com, the average time a window space is “open” during a replacement job is just 8-10 minutes.

So with the excuses aside, it’s time to start considering the options. Kirk says that traditional double-hung windows are popular among Atlanta homeowners. “Much of the local architecture is Colonial, and homeowners often like to keep the look of their traditional wood windows and divided lites without having to deal with the maintenance issues the old-style windows present,” he says.

When reviewing the energy-ef�ciency data for your window options, look for the Solar Heat Gain Coef�cient and the U-Value of the product. “The U-Value scale is 0-1, so every little bit makes a difference,” Kirk says. “Any company offering a product with a U-Value higher than 0.30 is generally doing you a disservice. Homeowners should demand values closer to a 0.26 or lower for optimal performance.”

New glass technology also offers improved low-E standards and better seals that are more resistant to condensation and seal failure, which Kirk notes is common to the Atlanta area. “For example, foam- and polycarbonate-based seal systems outperform metal-based seals,” he says.

SkylightsCombining privacy with increased natural light, skylights are a great option for most rooms. Now, with the latest product innovations, overhead daylight also can be an option for dif�cult spaces (such as hallways, interior bathrooms and even closets) with tubular skylights, a less-expensive alternative to traditional skylights that connects the room’s ceiling to an opening in the roof through a tube, directing sunlight into the home. Tubular skylights are offered in several diameters, and homeowners even can combine the skylight with an electric light, making the �xture a source of light 24/7.

Skylights also have advanced to include solar-powered ventilation offerings, which utilize small solar panels to charge a remote-control system that allows you to open and close the skylight. The beauty of this product is that it requires no wiring, resulting in an easy and cost-effective installation. The solar panel also doesn’t have to be exposed to direct sunlight—it also works on cloudy days and with indirect light. As an added bonus, integrated rain sensors can close the skylight automatically in case of inclement weather.

With the latest advancements and techniques, replacing windows and doors is a rewarding home remodeling project that will boost style and energy ef�ciency. “Choose the window or door that best suits your home style, material preference and budget,” Kirk says. “If a company only has one style or type of window, get multiple proposals. Windows and doors are not a one-size-�ts-all approach.”

Tips for getting ready to replace your windows

1. When selecting a window installer, be sure

to request paperwork that shows the entire

installation team is bonded and insured. Also

check the installer’s references and call past

customers.

2. Remove window treatments (including

shades and blinds) before the installers arrive

to give them easy access to your windows.

Also remove glass ornaments and items that

are near the windows, ledges and sills.

3. Kids, pets and contractors—they’re

like oil and water. For safety’s sake, make

arrangements to keep young children and

family pets secured and away from workers

at all times.

4. Double check the paperwork that comes

with your new windows. If you requested

Energy Star-qualified windows, make sure

the stickers are on the product. Your installer

will be checking to make sure each window

comes in perfect condition, but you should

also look over the windows. And, make

certain to save your warranty information in a

secure location.

5. Pre-determine with your installer how

much space will be needed to operate inside

and outside your home for each window.

Some furnishings may need to be moved

away from windows or covered up. On the

outside, ladders may need to be used in

gardens or bush areas to reach the windows

for replacement.

6. Decide and communicate with the installation team which doors you wish

them to use to gain access to your home,

which restrooms are available to them and

what procedures you feel most comfortable

with for home access.

7. Ask about cleanup. There can be a fair

amount of dust and mess that comes with

a window-replacement project. Find out

the company’s policy for cleanup after the

installation and for removal of the older

windows from your home.

SHUTTER STYLEJust as you choose window treatments for your interior, so should you for the exterior—in the form

of shutters. “A home’s exterior is the first impression we make to our guests, passersby or potential

buyers,” says Rene Bilodeau, owner of Mill Works Furniture LLC, www.weatherworksshutters.com, in

Alpharetta, the manufacturer of Weather Works composite-wood shutters. “We want this impression to

be good, yet many homeowners leave it to chance, letting the builder decide on the shutters or settle

for what was originally there.”

Bilodeau encourages homeowners to take a bit of time to consider two aspects of exterior shutters:

surround appeal, giving architectural interest to all fronts of your home, and the fabrication material,

Defined designIf you have avoided decorating with “modern” themes in the

past because the word evoked pictures of cold, sterile homes devoid of personality, take another look! Today’s modern style is colorful, simple and

every bit as comfortable to live in as any other design theme. “To me, modern design is all about creating serene spaces by utilizing clean lines and functional

forms,” says Alpharetta-based interior designer Pipa Bradbury of Pipa Bradbury Design, www.pipabradburydesign.com. “These spaces then become backdrops for

showcasing unique art.”

Modern design dates back to the late 1800s and early 1900s, and the style has evolved throughout the years. As modern design gained popularity,

some people even viewed the style as rebellious. “‘Modernism’ was a rejection of very ornate design styles that felt very layered, such as

Gothic, Renaissance and Victorian looks,” says Atlanta interior designer Rachel Greathouse of Rachel Greathouse Design, www.

rachelgreathousedesign.com. “Now, I think modern design maintains its roots, which embrace minimalism, lack of clutter, use of metals and woods and bold primary colors for accents, with black, white and neutrals for large objects and furniture. It evolves with the times, incorporating pop culture and technology to some level, but I believe it stays true to its style.”

The modern SouthWhile many view the South as a place where traditional design reigns, modern design has grown increasingly popular, especially as Atlanta has become a melting pot for such a great variety of cultures and ideas. “I’m seeing more and more modern

projects and am working with more clients who want ‘simple and clean’ looks for their spaces,” says Ann Wisniewski of AJW Designs,

modern design most often in the loft-style city living spaces because it lends itself to open spaces with architectural interest,” Greathouse says.

Alpharetta-based interior designer Pipa Bradbury, of Pipa Bradbury Design, www.pipabradburydesign.com, designed this Buckhead home and considers it her favorite modern residential space. The home represents a creative merging of modern design with international flair. “I mixed modern and Italian contemporary furniture with some retro items, many of which were collected by the clients during their years of living in different countries,” Bradbury says.

Throughout the home, unique textured geometric patterns contrast with a monochromatic palette, all within the clean, open spaces that are so important to a modern space. Pops of color in rugs, pillows, fabrics and abstract artwork add personality and interest throughout the home. To make the look even edgier, Bradbury used rudimentary shapes of simple forms. “I think this project is a great example of Atlanta modernism,” she says. “The southern architecture provides a warm and beautiful backdrop to the modern and contemporary pieces. The overall effect is very inviting and luxurious – very southern!”

Single-family homes can be built using modern style, but transitioning a typical Atlanta home to

a modern design can be tricky. “Atlanta homes are generally compartmentalized spaces filled with crown

and reflective materials also are popular.

• A lot of white and black mixed with bright pops of color will create a modern feel.

• Modern furniture pieces are often sleek and lower in profile.

• Look for state-of-the art pieces, such as a vent-less fireplace instead of a wood-burning one.

• Unique light fixtures can be used as focal points in a modern room.

• Large pieces of artwork are very important in modern design. Abstract art is most popular.

Interior designer John Ishmael, owner of Nandina Home & Design, www.nandinahome.com, in Atlanta, sees modern design in Atlanta as a bit of a hodgepodge. “I believe modern design lives in Atlanta in many different variations, like rustic modern, European modern and industrial modern as well,” Ishmael says.

The design of this Inman Park loft was inspired in part by the variety of art that the homeowner already had. “We mixed the client’s vast art collection with a clean-lined upholstered sofa, several black-leather-and-chrome chairs, a gray Womb chair and a ghost chair, which are all strong examples of ‘modern’ furniture,” Ishmael says. The dark colors with bright accents, along with a variety of modern-themed light fixtures, all combine to turn this space into a perfect example of a modern Atlanta loft.

Atlanta interior designer Alejandra Dunphy, of Alejandra Dunphy Design Studio, www.alejandradunphy.com, says one of her favorite local projects features modern design throughout the entire home. “It’s a beautiful, mid-century-inspired house with Frank Lloyd Wright design elements,” Dunphy says.

Nearly everything about the house is modern, from the sunken living room design to the clean-lined dining room. All the rooms are designed with clean lines, light and dark furniture with pops of color in the accessories and abstract, modern art. The home as a whole is sleek and clean, and the design is striking in its simplicity—one of the keys of modern design.

Modern design can be a theme throughout an entire home, or it can be incorporated

as part of a remodel. This recently completed kitchen and bath project by Decatur-based Rubicon Construction, www.rubiconcnst.com, with cabinetry and design by Schuon Kitchens & Baths, is a great example of how modern design can give a home a truly unique look. Katie Insogna, owner of the company, loves the combination of elements they used in the project.

“The fusion of classic lines with modern cleanliness is beautiful,” Insogna says. “We were able to mix textures and materials to give it a softer, lived-in look that the homeowners adored.” Some of the things that contribute to the ultramodern feel of the space are the contrast of dark and light materials; the combination of metal, wood and stone on both the fixtures and the furniture; and, most of all, the simple, clean lines that are used throughout the rooms.

Laying the groundworkIf low or little maintenance is your goal, start with soil testing to check the pH level of where you hope to plant. “Investing in soil preparation is well worth it, and you’ll start out three steps ahead if you’ll do that,” says John Kenna, president of Water, Color & Stone Inc., www.watercolorstone.com. “Soil testing is really one of the best values. That way, you have absolute concrete knowledge about the pH of the soil, what the nutrient levels are. If your pH is not correct, more than 50 percent of the nutrients that are in that soil cannot be available to the plant because the plant can’t take it up if the soil pH is not right.”

Water wise“Designing a plan with plants, trees and lawns that require less water is key to low maintenance,” says Rick Kaldrovics, president of Outside Landscape Group, LLC, www.outsidelandscapegroup.com, in Alpharetta, adding that one particular technique—that of grouping plantings by water needs—could help you save on water bills. “We will place higher water-use plants in one section of the garden and lower water-use plants in another. Therefore, you can minimize the time-consuming tasks of running all over the yard to try to cover everything. You can concentrate your efforts of watering to speci� c sections of the landscape.”

Before selecting grass or plantings, Hodges suggests that you “consider drainage and potential erosion problems. Drainage problems can be a potential nightmare and can lead to a lot of expense for both your home and landscape,” he says. “Think about how and where your water is to leave your property. It is sometimes hard to believe how enormous the rainstorms can get in Georgia. Plan for the worst, and you will never have any problems.”

Another consideration: Properly installed irrigation systems, which Hodges says “can signi� cantly reduce time and costs of maintenance. Rather than hand-watering your landscape with a cumbersome, inef� cient hose, consider installing drip irrigation or other forms of irrigation that can save time, effort, money and natural resources. Recent advances in irrigation technology have signi� cantly reduced the price and increased the availability of systems that work well for small landscapes.”

In cases where you do choose to water on your own, Ron Kastings of Lowe’s Atlanta-Edgewood, at 1280 Caroline Street NE in Atlanta, www.lowes.com, suggests that you water newly installed plants every day for the � rst 30 days and two to three times a week after that.

Plant selectionProper plant selection and placement can help decrease maintenance. For example, plants that require little pruning will be easier to maintain over time. “By selecting the right plant for the size of the space, you won’t have to prune to keep size in check later,” says Julie Thaxton of the online design service Get More Curb Appeal, LLC, www.getmorecurbappeal.com.

Catherine Buckley, co-owner of Pandora’s Phlox, www.pandorasphlox.com, a horticultural services company, agrees, adding: “Many times you will see a loropetalum or holly planted right in front of a window. These two plants in particular are fast growers, especially in the sun. Ultimately, they will grow up in front of the window and will need constant maintenance to keep them down below it. With constant maintenance, the shrub will, over time, lose its natural appearance.”

Light level and plant size also should be considered when seeking to create a low-maintenance landscape. “Probably the � rst thing is understanding the light requirements of the area you’re beginning to landscape,” says Todd Guilmette, of Unique Environmental Concepts, www.unique-environmental.com. Guilmette says a typical new installation should last between � ve and seven years—with seasonal maintenance—before you’ll need to look at a possible renovation or enhancements. “The right plant in the right location is important to creating a low-maintenance landscape,” says Guilmette. “Your plant palette needs to relate to the area in which you are landscaping.”

As for design, consider grouping annuals by color for a big impact minus the heavy upkeep. “The mailbox, the front door and the back door are smart locales,” says Thaxton. “Start by improving the area around the front door, and then work out toward the street. Next, hit the backyard. If you use all of the same color and same plant, you’ll get even more bang for your buck.”

“Choosing perennials is also a good low-maintenance idea, as they come back year after year,” says Barbra Fite, co-owner of Pandora’s Phlox.

Though decks, porches, hardscapes and other outdoor structures may require more of a � nancial investment, Hodges says they can help offset landscape maintenance as well as provide additional living space. “The lowest maintenance landscapes consist of living areas of stone or pavers that can act as an extension of the home. Prevent problemsA poorly maintained landscape actually can create more work, so minimizing problem areas can help decrease maintenance. “If lawn sections have withered away or thinned out, � ll them in,” says Kaldrovics. “Bare areas in the lawn invite weeds and erosion, both of which require time to clean up or tend to. If you can � ll it in with sod or seed with success, start there. If shade has prevented the lawn from growing, perhaps make the area into a planting bed and add some plants or groundcover.

“Bare planting beds bene� t from � lling in as well. If your planting beds are down to dirt, top dress with a fresh layer of mulch or pine straw to again minimize weeds or erosion. Even better, � ll in with a grouping of plants or groundcover and, as it � lls in, there will not be any need to mulch again, and therefore you have installed a permanent solution to no mulching, no weeds and no erosion.”

When using mulch, which can help regulate moisture, Kenna suggests going with pine or hardwood. Kenna also adds that compost may be available in your area at little or no charge and to contact your county extension service for more local landscaping tips and advice.

By taking a few steps to plan your landscape, you will be able to enjoy an outdoor space that looks great and is easy to maintain, leaving you proud and others taking another look.

“Close,” as the saying goes, “only counts in

horseshoes and hand grenades.” That pretty much applies

to estimates derived essentially from square footage. Such

estimates, unre�ned, are almost guaranteed to disappoint.

Don’t get me wrong. The SIZE of the project is an important

factor in establishing an idea of the quantity of material and

labor required. Square-foot pricing provides a quick look at

the minimum probable cost, but it is only a starting point to

derive a contract price.

There are numerous published guides to square-foot

pricing that help the contractor come close to a legitimate

cost estimate. These guides include pricing structures

based on several stipulated quality levels and regional cost

differences. A reasonable starting point can be established

for conversation between contractor and client by using this

procedure to generate a high-to-low bracket, but it is only a

starting point.

Just as an example, let’s say a “simple” roof installation is

required. Roof surfaces are measured in “squares,” units

of 100 square feet. Estimates are, naturally, based on the

number of squares involved. But if the estimate presented

is limited to so many dollars per “square,” important details

are likely missing that could drastically affect the cost

or quality by the end of the day. How complex is the roof

structure? What kind of shingles are we talking about?

What’s the weight of the felt underlayment? What kind and

size of �ashing material is proposed? What is the fastening

protocol? Does this include replacing boots around roof

penetrations? How about repairs that might be needed for

done, and the contractor will tell you how much it will

cost. Or tell the contractor how much you have budgeted,

and the contractor will tell you what he can do. Either

way, it’s not just a matter of square-foot pricing.

Swimming pool leaks cause high water bills and are expensive if left undetected. Consider checking your pool’s water level and possible water loss to save money on high water bills.

Swimming pools provide hours of family fun, but they also can leak, causing high water bills and potential damage to surrounding property. Pool owners should be aware of a few telltale signs that may indicate there’s a problem with the pool. If water must be added to the pool more than once a week or if they notice that the pool deck is sinking or lifting, then a water leak may exist. The presence of air in the pool’s �ltration system or in the pool’s return lines may be a warning sign of a potential leak.

One pool leak detection method is the underwater structural detection, accomplished by a certi�ed scuba diving technician. Technicians carefully examine �xtures, features and �ttings to determine if they are a leak source. Various equipment is used to check main drains, skimmer throats, plumbing �ttings, lights and the liner itself in vinyl liner pools.

Homeowners also can test their pool for leaks using the “bucket test”, which involves monitoring water levels over the course of a day. Before International Stone & Design and designer Christina Ray recreated this Alpharetta kitchen, the space was dark and inef�cient. The new space is �lled with light, from the colors used throughout the room to the elegant chandeliers, canned lighting and under-cabinet lighting. The off-white cabinetry is highlighted with a chocolate glaze and custom-made faux-iron inserts, and the Persa Pearl granite used throughout is sure to become a conversation piece. The main focus of the room is the extra-large kitchen island, which is fully equipped with ample prep and storage space as well as two sinks and two dishwashers. These homeowners love to entertain, and their new kitchen will help them get the job done while also wowing their guests with its richly planned design.
