EXISTING LEASE DETAILS

Sainsbury’s hold these premises on a lease for a term of 25 years at an initial rent of £1,241,000 per annum exclusive on full repairing and insuring terms. The rent is subject to five yearly upward only rent reviews equivalent to the annual increase in the Retail Prices Index compounded annually, but uplifted five yearly. The increases each year are capped at 3.5% and collared at 1.5%.

ASSIGNMENT

Sainsbury’s are inviting offers for an assignment of their leasehold interest.

SUB-LETTING

Alternatively, Sainsbury’s wish to explore options for the sub-division and sub-letting of the premises in parts. They are seeking rents in the order of £12 to £15 per sq ft depending on the size of unit. This will be on the basis of new leases for a minimum term of 10 years with five yearly upward only rent reviews.
