    THE HOMETOWN OF PLANNINGBostonwasfoundedin60ontheShawmutPeninsula,juttingoutintotheBostonHarborandconnectedtothemainlandbytodaysWashingtonStreet.Throughplannedfillingandwharfing-in,thepeninsulaevolvedtoitspresentshape.In878,thefillingofmarshesintheBackBaybegan(todaytheBackBayneighborhood).Underaplanbyfamedlandscapearchitect,FrederickLawOlmsted,todaysEmeraldNecklacealsowasformed.TheseearlyactionssetthestageforthemodernpublicworksthatcontinuetoshapeBoston.

    Inthelate800s,thefirstsubwayinthenationwasbuiltunderTremontandBoylstonStreets(nowpartoftheMBTAGreenLine).Largehighwayprojectsalsohadimpacts.Inthe950s,theelevatedCentralArterywasbuiltbytheMassachusettsDepartmentofPublicWorks(MDPW).Inthe980stoearly000s,MDPWs(nowMassDOT)massiveCentralArtery/TunnelProject(knownastheBigDig),hadthemostimpactontheCityandregioninimprovingmobilityandthroughitsmassivemitigationprogram.

    Regardingmoderncityplanning,inthemid-to-late960s,ofthelandareaofBostonwasredevelopedorrehabilitatedbytheBostonRedevelopmentAuthority(BRA).ThisplanningchangedthefaceoftheCityforeverandhasstimulatedprivateurbaninvestmenteversince.Whatyouseetodayisthecumulativeeffectofmassivepublicandprivaterealestateinvestment.YetBostonremainsacharming,walkablecitythatgoodplanninghascreatedandpreserved.TheresultisabalanceofthecontrolledscaleoflargerealestateprojectsandtheprotectionofBostonsfamedhistoriccharacter.

  • outside.TheplazainfrontofyouispartoftheSouthwestCorridorPark,whichwasbuiltaspartoftheSouthwestCorridorProject(980s).TheoriginalSouthwestCorridorFreewayProjectwasintendedfortherouteofI-95fromRoute8.However,theStatemadeapolicydecisioninthe970snottobuildanymoreexpresswaysintotheCity.HighwayfundingwasinsteadusedtobuildtheOrangeLine(rail)inthiscorridor(underthepark).WalkwestdowntheSouthwestCorridorParkoneblock.TurnrightatHarcourtStreetandwalktoHuntingtonAvenue.TurnleftandproceedsouthwesttotheintersectionofHuntingtonAvenueandBelvidereStreet.

    AtthenorthwestcorneristheFirstChurchofChrist,Scientist.Builtintheearly970s,theChristianSciencePlazawasdesignedbyI.M.Pei&PartnersandCossuttaandPonte.The-acreformal,axialplazaincludesa700-foot-longreflectingpoolandacircularfountain.TheoriginalMotherChurch,amodestgraystonestructurebuiltin89,isdwarfedbythedomedMotherChurchExtension(906).InsidethePublishingHouseBuildingistheMapparium,withitsworld-famous,three-story,painted-glassglobeoftheworldin95.

    HeadtowardMassachusettsAvenue.AtHuntingtonAvenue,theAvenueisflankedbySymphonyHallandHorticulturalHall.AsyouapproachthenorthernedgeoftheChristianSciencecomplexalongMassachusettsAvenue,notethe00renovationtotheMaryBakerEddyLibrary.Afewstepsahead,turnrightontoSt.GermainStreet.Thisquietstreetoftownhomesandmaturetreesprovidesarespitefromtheurbancacophony.FromSt.GermainStreet,proceedoverClearwayStreetandenterthe

    BACK BAYpetitionedfortheuseoflandasthefirstpublicbotanicalgardenintheU.S.The-acrelandscapewasdesignedbyGeorgeF.Meacham.DeclaredaNationalHistoricLandmarkin987,theGardenismanagedjointlybetweentheCityofBostonandtheFriendsofthePublicGarden.

    ProceedsouthoneblocktoNewburyStreet,Bostonspremierpromenadingandwindowshoppingavenue.Withamixoflocalneighborhoodshopsandspecialtyretail,itattractslocalsandinternationaltouristsalike.TheshopsandabundantpublictransportationhelpmaketheBackBayawalkable,transit-oriented,smartgrowthneighborhood.AtClarendonStreet,turnleftandproceedtoBoylstonStreet.FilenesBasement,worldfamousforbargainshopping,hasentrancesoffbothBoylstonandNewburyStreetsbetweenBerkeleyandClarendonStreets.AtClarendonandBoylstonStreetsyouwillseethesoaringJohnHancockTower.CrossBoylstontoSaintJamesAvenue,turnright,andproceedstraightaheadtoCopleySquare.Formedintoapedestrianzonein88,theSquarewasnamedfortheAmericanportraitistJohnSingletonCopley,whoiscommemoratedinabronzestatue.SetattheeasternendofCopleySquare,TrinityChurchandparishhouseweredesignedbyHenryHobsonRichardson.AsthebuildingthatestablishedRichardsonsreputation,itisthebirthplaceandarchetypeoftheRichardsonianRomanesquestyle,characterizedbyaclaytileroof,roughstone,heavyarches,andamassivetower.The

    Churchisreflectedinthemirroredskinofthe6-story,millionsfJohnHancocktowerbyHenryCobbofI.M.PeiandPartners(977).Thetowersnarrowestprofilefacesthesquare,minimizingitsimpositionintothespace.LooknearthefountainandseethebronzetortoiseandtheharesculpturesthathonortheBostonMarathon,thenationsoldestandmostprestigiousracewhosefinishlineisnearhere.

    TotherightoftheJohnHancockToweristheoriginalsiteoftheMuseumofFineArts(MFA).In909theMFAmovedtoitscurrentlocationapproximatelyonemilewestonHuntingtonAvenue.Initsplace,theCopleyPlazaHotelwasbuiltin9.

    AcrossDartmouthStreetistheBostonPublicLibrary(McKim,MeadandWhite,887;westwingbyPhilipJohnson,97).Thisisthefirstcentralized,municipallyfundedlibraryintheU.S.GoinsideandupthegrandstaircasepastthemarblelionstotheMainReadingRoomonthendfloor,withitssoaringceilingandarchedwindows.ContinuetotherdfloortotakeinasequenceofmuralsbyJohnSingerSargent.Returntothestfloorandtreatyourselftosomepastryatthecaf.

    Part II Modern Back Bay

    DiagonallyacrossfromCopleySquareonthesouthwestcornerofDartmouthStreetandHuntingtonAvenueNearbyistheCopleyPlace(985)Mall.AscendtheescalatorsandproceedthroughthecorridorandglazedpedestrianbridgeoverStuartStreetintothemainmall.Strollthroughthemallstwolevelsofdesignershops,nationalretailers,restaurantsandcafes.This9.5-acreair-rightsdevelopmentovertheMassachusettsTurnpike(I-90)includestwohotels,800,000squarefeet(sf)ofoffices,70,000sfofretailspace,and00apartments.CopleyPlacesdesignwascontroversiallargelyduetoitsscaleandinitiallackofaffordablehousing.Inaddition,NewburyStreetmerchantsfearedcompetitionfromtheupscaleretailers.Totheirsurprise,CopleyPlacesolidifiedBostonspreeminenceasamajorretaildestinationinNewEngland.Whilethecomplexhasflourished,itsengagementwiththestreethasbeenlesssuccessful.

    LeaveCopleyPlacesmainfloorbetweenNiemanMarcusandMichaelKors(DartmouthStreetShops);taketheescalatordownandproceed

    PrudentialCenterfromthecornerofHuntingtonAvenueandBelvidereStreet.

    WithinthePrudentialCenter,gouptheescalatorsandstrollalongtheglazedcorridortothecentralatriumwheremultiplecorridorsintersect.TheinterioratriumandadjacentSouthGardenextendthepedestrianenvironmentindoors.PedestrianscanmovefromtheSouthEndtoBackBayviatheHuntingtonandBoylstonarcadeshoursaday.Theoriginal5-storyPrudentialCenterontheleft,whichopenedin965(CharlesLuckman&Associates,architects),wasthefirstlargeofficebuildinginBostoninthreedecadesandwasbuiltinresponsetorealestatetaxabatementincentives.VisittheSkywalkObservatory.LikeCopleyPlace,thePrudentialCenterwasconstructedoverI-90airrightsandinaformerrailroadyard.ThePrudentialCenterwassubstantiallyremodeledandexpandedinthe990s.TheHuntingtonOfficeBuilding(HuntingtonAvenue),glazedpedestrianwalkwaysandanexpandedandimproved500,000sfshoppingcomplexcamewiththe

    renovation.Whentherealestatemarketemergedfromthedoldrumsinthelate990s,theBelvidereBuilding(facingBelvidereStreet),theSouthGarden,andtheindoorMBTAStationheadhousewereadded.The990sexpansionswerecoordinatedwithacitizensadvisorycommitteesetupbytheBRA.

    Fromthecentralatrium,walkbetweenAnnTaylorandtheBodyShopalongthecorridorallthewaytoBoylstonStreet.AcrossBoylstonistheAppleStore,withitsglassfaadeandstoriesofsamplingstations.AhundredfeetdownontherightonBoylstonistheMandarinOrientalHotelcomplex,constructedonthesiteofaformerlylifelessplaza.Completedin009,thecomplexincludesthefivestarhotel,groundfloorretail,condominiums,andapartments.PublicbenefitsincludedcompletionofthepedestrianarcadenetworkwithinthePrudentialCenter,enhancingthegroundlevelstreetscapewithactiveretail,andaplazalevelparkandtotlot.
