he Building Owners and Managers Association (BOMA) is an international federationof more than 100 local associations, such as BOMA Orange County, and affiliatedorganizations. he Building Owners and Managers Association (BOMA) International created TheOutstanding Building of the Year (TOBY) Award in 1985 to salute excellence in the com-mercial real estate industry. It remains the most prestigious and comprehensive programof its kind, recognizing quality in office, industrial, government and medical building man-agement. Currently the TOBYʼs honor entrants in the following 14 categories:

TOBY competition consists of three levels of judging. The first level of judging is held by localBOMA associations. Winning entries then advance to the regional level and finally, regional win-ners advance to the international level.

All facets of a buildingʼs operations are thoroughly evaluated during the judging process,including tenant relations programs, community involvement, emergency preparedness, secu-rity standards and continuing educational programs for personnel. Each category is judged andgiven scores as outlined by the procedures established by BOMA International. A minimum cri-terion of 70% must be achieved for recognition in a given category. Judging at the local level isvery extensive and includes a comprehensive property tour and review of a property portfoliocontaining information on the building operations.

ver 18 months ago, DEXUS Property Group, a leading international property groupwith more than $14 billion of properties under management, unveiled a clear vision –to become a market leader in industrial real estate primarily in Southern California, theBay Area and Seattle.

In pursuit of this vision, DEXUS has made major strides as an industrial real estateowner and manager. Today, the Group owns and manages more than 90 properties

totalling 23.7 million square feet and valued at $1.3 billion.Significantly, DEXUS is also expanding upon a strong reputation and track record in devel-

opment. This includes leading the way in selectively developing customized facilities and prop-erties that create long-term value and return.

DEXUS operates an integrated property management model. On the development front, thisallows for a combination of development and property management, leasing and other keyfunctions. Based on this, the Group has the ability to deliver expert cradle-to-grave investmentand asset management services to tenants while maximizing returns for investors.

Two recent projects demonstrate DEXUSʼs integrated industrial real estate capabilities foreven the most complex development needs.

The first is a recent acquisition of a 34.36 acre truck terminal in Colton, California, for $18.375

million. The facility was acquired under a 24-month leaseback from U.S. XpressEnterprises Inc., the nationʼs third largest pri-vately held truckload carrier.

DEXUS is leasing the property in its currentcapacity in the near term, however seestremendous potential for a future build-to-suitat this location and already has plans for astate-of-the-art 590,000-square-foot building.Simultaneously, DEXUS is working with thecurrent tenant to eventually relocate them toanother facility that will better suit their long-term needs.

Another example comes from the recentsale of a DEXUS-developed freezer facility for$91.5 million in Riverside, Calif. Developed byDEXUS, the 507,000-square-foot specializedbuilding is one of the worldʼs largest and lead-ing LEED-certified cold storage facilities. Thestructure is unique in that it is designed as a“tilt-up” concrete facility throughout and iscapable of minus 10 degrees in all areas.Most remarkable of all, the project was com-pleted in less than 10 months and within budg-et.

Completed in Spring 2011, the facility soldonly a few months later in August. Along withproviding the tenant with an exceptional andfunctional high-tech industrial building,DEXUS was also able to deliver a highly prof-itable third-party development project onbehalf of their client, USAA Real EstateCompany.

argaret Hakanson has demonstrated an out-standing capacity for running a companyunder challenging circumstances. AsPresident of Hakanson Construction Inc., aleading Southern California firm within theconcrete tilt-up construction industry, she

has overcome many obstacles to achieve success.Hakanson Construction was founded by Margaret

Hakansonʼs late husband Mike Hakanson inNovember 1976 and incorporated in the State ofCalifornia in July 1977. After a few years working forother companies, Margaret joined her husbandʼscompany full time in 1984. She had no constructionindustry experience and began to learn the industryby spending time with Mike on the job sites where hewould carefully explain the tilt-up process while shehelped him with various activities including markingthe footings, the billing process, obtaining conditionaland unconditional releases, preliminary notice filings,calculations on the job bids and doing the manualentries for the ledgers and payroll. She soon convinced Mike tocomputerize the systems for all accounting, finance and costestimating. Eventually, they developed their own proprietarycost estimating program, still in use today. The cost estimatingsystem was based on Mikeʼs wealth of knowledge and experi-ence obtained during his many years in the construction indus-try. Each labor line item factor is the result of extensive analysisof actual historical numbers. As the industry improves in effi-ciency and methods, this is reflected in the HCI proprietary costestimating program. This provides for more realistic bid estimat-ing.

During those early years they employed approximately six to12 employees, depending on the jobs under contract, and hadsales of approximately 1 million. Unfortunately, Mike passedaway in 1998. With that life-changing event, Margaret had toreassess the challenges facing her so that she could run theentire company. Mike had been well known for his pursuit toalways build the perfect building – no shims! So, of course,Margaret remained dedicated to Mikeʼs high standards.

Surely it must have been difficult for a woman to run a busy

ButMargaret was focused, determined and adept at man-aging employees and sub-contractors in order to keepthe company competitive in the tilt-up industry workplace. She worked closely with all of the members ofeach project team to achieve the highest standards ofquality from pre to post, including safety regulationsand city and state compliance.

As the economy thrived during the next decade, sodid the company. Margaret expanded operations, bid-ding on increasingly larger projects while adding fore-men and crew members.

Subsequently, as the company grew, its impressivecapabilities became well known and HakansonConstruction won the bids for many prestigious con-tracts. The number of employees grew to 80 and salespeaked at $16MM.

Under Margaretʼs leadership the company has com-pleted a diverse array of projects including warehousebuildings, medical office buildings, office parks, distri-bution centers and manufacturing facilities for clients

across a variety of industries.Some of the larger impressive projects were the 19 building

Tustin Gateway Industrial Complex, the San ClementeBusiness Park, the Sierra San Antonio Medical Plaza inFontana and the recently completed Yorba Linda MedicalPlaza.

Today, although the current recession has obviously causeda downturn in construction, the company is financially strongand continues to build while looking to the future. Accordingly,Margaret and her team continue to improve on cost-effectivebuilding techniques through the utilization of green and struc-tural concrete technology. n the only competition in the Los Angeles area that honors outstanding commercial officebuildings and excellence in building management, Har-Broʼs corporate headquarters wasrecently awarded “The Outstanding Building of the Year® (TOBY)” in the Corporate Facilitycategory by the Building Owners and Managers Association of Greater Los Angeles(BOMA/GLA). Har-Bro is an emergency services and restoration company with officesthroughout the West Coast.

Located at 2750 Signal Parkway in Signal Hill, the concrete, tilt-up style building, with 26,000square feet, encompasses the companyʼs Long Beach branch office and Har-Bro corporate head-quarters. The building, highlighted by a two-story atrium with massive skylights allowing abundantnatural light as well as an interior rock and water garden, was built in 1973 and purchased and ren-ovated by the company in 1997.

“Typically, we help other people withtheir building projects, so it was anhonor to show off our building throughthe TOBY awards,” said John Temoyan,regional director of business develop-ment for Har-Bro. “When we purchasedthe building in 1997, it had all of the ʼ70slook and feel, with dark wood and thecolor palette of that decade, so weʼrevery proud to have made it what it istoday,” said Jim Franklin, Har-Bro presi-dent.

In the Corporate TOBY category, allnominees are required to occupy atleast half of the building that is nominat-ed; Har-Bro occupies all of its award-winning building. The awards process consists of an initialnomination followed by a site visit, inspection and most importantly a scoring process. “We wereabsolutely thrilled to be the first vendor to win this award. This is a beautiful building, which we areproud to have owned for a long time,” said Christina Winstead, senior account manager for Har-Bro.

The 26th Annual TOBY Awards were held on October 26 at the J.W. Marriott Los Angeles at L.A.Live. Almost 600 BOMA-GLA members, guests and friends attended the events to celebrate theaccomplishments of some of the most remarkable commercial properties and recent developmentsin the Los Angeles area.
