Open Space Recommendations

ANALYSIS:

• Open space usually distributed as thin layer at perimeter minimizes impact/effect

• Often landscape is under awnings or enclosing arcades

PROPOSALS:

• Consolidate open space into useful plazas and gardens

• Maximum width-to-depth ratio of 1:3, short side to the street

• Paseos open to the sky, minimum width of 10’

• Building passages covered, minimum width of 10’

ACCEPTABLE BETTERLandscaping is welcome, but the designs above almost completely separate the colonnade space from the sidewalk/street experience

In the top two images, the open colonnade is more a part of the sidewalk/street. In the bottom image, the colonnade is used as café seating, which enhances the street experience

City of Coral Gables Zoning Code Update

BESTIn these images, the open space has been consolidated into meaningful civic spaces: a plaza (top), a corner plazoleta (bottom left), and a mid-block loggia connecting to a paseo
