What is a TULIP?
• Tenant and User Liability Insurance Program
– Designed to provide short term liability insurance coverage for users of CJPRMA member city’s owned or managed buildings, parks, and various premises
– Policy is specifically designed to meet the contractual insurance requirements in the facility rental agreement
– Tenant obtains coverage that is more affordable than purchasing a single special event policy
– Host Liquor protection automatically included– Member city automatically named as Additional Insured and AI
endorsement issued
How does the TULIP works
• City directs renter to website:– CJPRMA.org– GalesCreek.com / CLPRMA– BEST to add link to city’s website
• We furnish to any city» This avoids tenants getting lost on either of our websites
• Tenant registers and receives quote online• Tenant pays online • Tenant receives certificate instantly• City receives copy of certificate instantly

Information required to complete this Schedule, if not shown above, will be shown in the Declarations. A. Section II – Who Is An Insured is amended to
include as an additional insured any state or governmental agency or subdivision or political subdivision shown in the Schedule, subject to the following additional provision: This insurance applies only with respect to the following hazards for which the state or governmental agency or subdivision or political subdivision has issued a permit or authorization in connection with premises you own, rent or control and to which this insurance applies:
1. The existence, maintenance, repair, construction, erection or removal of advertising signs, awnings, canopies, cellar entrances, coal holes, driveways, manholes, marquees, hoist away openings, sidewalk vaults, street banners or decorations and similar exposures; or
2. The construction, erection or removal of elevators; or
3. The ownership, maintenance or use of any elevators covered by this insurance.
However: 1. The insurance afforded to such additional
insured only applies to the extent permitted by law; and
2. If coverage provided to the additional insured is required by a contract or agreement, the insurance afforded to such additional insured will not be broader than that which you are required by the contract or agreement to provide for such additional insured.
B. With respect to the insurance afforded to these additional insureds, the following is added to Section III – Limits Of Insurance: If coverage provided to the additional insured is required by a contract or agreement, the most we will pay on behalf of the additional insured is the amount of insurance:
1. Required by the contract or agreement; or 2. Available under the applicable Limits of
Insurance shown in the Declarations; whichever is less. This endorsement shall not increase the applicable Limits of Insurance shown in the Declarations.
Risks outside of TULIP eligibility
• The TULIP is designed for events under 5K in attendance under 10 days in length
• Policy is designed for attendee/spectator liability, not for athletic events
• Policy affords “host liquor” protection, NO COVERAGE for the sale of alcohol
Current Limits‐Fixed and unalterable

Inclusions and Exclusions
• Included– Third Party Property Damage Coverage Included – Per Event Aggregate – Contractual Liability – The facility named as an additional insured at no extra cost– One additional AI available at no extra cost – Host liquor liability provided (those not in the business of serving and
selling liquor) – Volunteers as additional insureds– Includes set‐up and take‐down (day before ‐ day after)
Inclusions and Exclusions
• Notable Exclusions– Exclusions:Athletic participants, no‐fault medical payment, collapse of temporary structures, pyrotechnics & explosives, amusement devices (rides), employment related practices, throwing of objects, professional medical, rap/hip hop music, heavy metal, all night events, security operations, inflatable devices(e.g. bounce house, moon walk), libel/slander, vendor's liability, abuse and molestation.
If a risk does not fit the TULIP
• Generally MOST events can be placed on the TULIP‐ Some ineligible events are:– Events where the insured will SELL alcohol– BYOB Events– Rap/Hip Hop LIVE music– Events with inflatable devices (bounce house etc.)– Swimming in pools
• When it can not be placed on the TULIP– Underwriter will receive a “flagged” risk– We will shop other insurers that will take risk– Offer admitted carrier rate to renter

• Limits offered are $2M per occurrence vs. the $1M limit on existing TULIP
• Rates are approximately 5% more than current• Hazard classes similar to current carrier• Medical Payment coverage will be INCLUDED
