CASE STUDY
The Magistral Shopping Centre opened its doors in
2000 for the first time. In September 2011, the
centre was renovated over the course of eight
months to give it a whole new look – a 3,000 m²
extension and a rooftop car park.
Magistral opened its doors to visitors again at the
start of May 2012 with 70 stores and service
facilities. Rimi Supermarket takes up the largest
part of the centre. At weekends, the atrium
becomes a stage for concerts and shows.
R8tech began with Magistral Shopping Centre integration in the middle of summer 2019 and after
integration we continued with diagnostics. The integration itself took a couple of weeks even though
we had a delay due to lack of information which was promptly solved with a site visit. Thus, we were
able to provide the diagnostics report. Autopilot was launched at the end of summer and the building
was fully controlled by the end of September 2019. Thus, at the Case Study publishing date (March,
2020), we have the Autopilot results for 4 full months.

QUICK FACTS
Magistral Shopping Centre is a three-story building where the 0-floor is partially built into the
landscape. The building is heated with district heating. Most of the rooms are air heated with
ventilation. Only some technical backrooms and stairways have radiators. Every entrance has its own
air curtains.
There are 2 chillers for cooling and one of them is with a free cooling option. Cooling energy is used for
ventilation coils and a fan coils which are in most of the rooms.
Building has 8 air handling units (AHUs) and they all have heating & cooling coils and heat recoveries
(6 rotary and 2 glycol). Mixing dampers have been installed into 6 AHUs.
All the rooms that have fan coils have also room controllers. Building itself is quite well equipped with
sensors/controllers and there are very small number of areas without any data.
Magistral Shopping Centre was a great challenge for R8tech. Magistral’s technical team had already
been proactively looking for ways to lower the energy consumption by optimizing the BMS
configuration. With the help of technically qualified operators they were already able to achieve notable
savings. The building managers were keen on advancing the optimization process by considering the
building dynamics while improving comfort levels. What made the challenge a bit easier was the fact
that the Shopping Centre was well maintained and the HVAC systems were in good shape.
Integration to R8tech allowed access and analysis of the building time series data. Before only the
real-time data and single selected trended values were available. After the integration was completed,
all the building data was trended and made easily accessible by R8tech online platform. R8tech
analysed the data and provided a diagnostics report. The main issues detected were:
In short, an imbalanced indoor climate caused waste of energy and discomfort. R8tech diagnostics
algorithms continued to run regular checks on the building. If a fault was found, the servicing team
received a notification.

Cold 0-floor, even despite ventilation was used for heating 24/7.
Higher floors were constantly in cooling.
A few anomalies in the cooling systems control.
Several room controllers were not working as supposed during late hours, resulting in extra cooling cost.
At first, rule based predictive control was launched in the building. Autopilot took over control of Air
Handling Units (AHUs) and room controllers. The control parameters were adjusted based on the
indoor climate preferences of tenants. In the
following weeks, control of heating circuit of
ventilation was started, since then climate
changed gradually.
Heating impact of HVAC components was
calculated for each area individually to provide
only necessary heating during occupancy hours.
The advance heating optimization was
accomplished by interconnecting with the
building ecosystem (weather effect, heating
capacity and its impact, tenant interactions etc.).
Optimization of heating supply reduced the
additional cooling cost in upper floors.
Meanwhile, heating circuit models were trained
to improve the accuracy of adjustments.
Satisfaction of the building's tenants and visitors is one of the top priorities for the Magistral Shopping
Centre. From the enclosed table (below) it can be seen how the indoor climate has improved since R8
Autopilot started to control the building.

Main conclusion about comfort: indoor climate
of the building has improved since R8 Autopilot
started in October 2019.
Energy savings are the most easily
understandable data for financial calculations.
R8tech have provided 14,6% of heating and
electricity saving during 4 months (November
2019 - February 2020) of action while ensuring
optimal indoor climate according to the building
manager preferences and tenants feedback.
