PURCHASE OR LEASE APPROVAL FORM
Process
1. Obtain and read the Jog Estates Property Owners association Inc. controlling documents and
rules/regulations.
2. Complete the application form.
3. Pay the application fee of $100.00 payable by check or money order made payable to Jog Estates
Property Owners Association, Inc.
4. Pay the administration processing fee of $50.00 payable by check or money order made payable to GRS
Management Associates.
5. Provide a copy of the purchase contract or lease and the completed application form(s) to GRS.
6. 15 minute phone orientation conducted by GRS.
7. Approval or denial by Jog Estates Board Of Directors.
Notes:
1. Jog Estates controlling documents and rules/regulations can be downloaded free here
https://www.grsmgt.com/association/jog-estates/purchase-lease-application/, or, they can be purchased from
GRS in printed form by check or money order for $75.00.
2. Make sure that your title company has verified that the homeowner fees on your new home have been
paid. These fees may be a lien against your home, and you could be held responsible if there are any
outstanding fees. Should the unit have funds owning the Association, an application for lease or sale will
not be considered a valid one; until such time as all balances due the Association have been satisfied or
arrangements for payment have been made. Such funds are not deemed paid in full until all checks have
cleared the bank. Please allow additional time for all out of area checks to clear, before requesting an
interview. The Association has thirty (30) days from the time of full satisfaction of all balances owing in
which to process the application.
3. Make sure that your title company forwards a copy of your warranty deed to GRS Management. This If
the application is for a purchase the designated party then agrees to furnish a copy of the WARRANTY
DEED, along with the buyer’s LEGAL MAILING ADDRESS and TELEPHONE NUMBER to the
Management Company, immediately following the close of the sale. The Management Company will
not amend their records, recording a new owner, without said Warranty Deed.
4. It is your obligation to make sure that the mailing addresses and telephone numbers are kept up to date
with the management company.
5. Homeowner monthly assessment is due in advance on the first day of each month. ACH forms are
available at the clubhouse and online at the management company’s website: www.grsmgt.com under
the forms tab.
6. It is the Seller’s obligation to furnish the following to the buyer:
a. A full set of current Documents and Rules & Regulations.
b. Keys to the home and Jog Estates buildings/pool and gate clicker and code.
7. It is the Lessor’s obligation to furnish the following to the Lessees:
a. A current copy of the Documents and Rules & Regulations.
b. Keys to the home, mailbox, community gates and access device to community gates.
c. It is the Lessor’s obligation to keep the Lessees advised of any changes in rules & regulations
or other community information applicable to the Lessee during the term of the lease.

Agreement To Abide By Governing Documents And Rules/Regulations
Please be advised that if you purchase a unit in Jog Estates, you will become a member of Jog Estates Property
Owners Association, Inc. Owners, residents, leasees, and guests must abide by Association’s Documents
(Declaration, Bylaws, Articles of Incorporation) and Rules and Regulations set forth by the Association’s Board
of Directors.
1. By signing below, you agree to abide by the Associations Documents as recorded in the Palm Beach
County Official Records. If you have not received a copy of these documents from the seller of your
unit, they are available to you free in digital form on the GRS Management Website or can be purchased
in print from GRS Management at (561) 641-8554 for a fee of $75.00.
2. By signing below, you agree to abide by the Rules and Regulations as set forth by the Association’s
Board of Directors. If you have not received a copy of these documents from the seller of your unit, they
are available to you free in digital form on the GRS Management Website.
3. By signing below, if you are purchasing a home, you agree to care for any and all trees, bushes, plants
and other items, other than sod, that previous owners have installed on common areas adjacent to the
home you are purchasing. If the items are in a common area between two homes, then the owner(s) of
the home the items are closest to is responsible for such items. Care includes trimming, pruning,
fertilization, and removal of these items in the event they need to be removed, and payment for any
damage these items may cause to common area property. Jog Estates POA, Inc. has not installed any
plant materials or other items on common area property adjacent to owner’s homes other than the
perimeter fence.
4. By signing below, if you are purchasing a home, you agree to paint the home a paint color that complies
with the approved paint color options, when the home needs touch-up paint or repainting.
5. I am aware that if purchasing a home, I may not rent the home until I have owned it for a full 2 years
(refer to the Declaration for specific language regarding this requirement).
6. I am aware that Jog Estates governing documents specifies certain age requirements and restrictions and
agree to abide by these (refer to the Declaration for specific language regarding this requirement).
7. I am aware that Jog Estates has certain vehicle restrictions and agree to abide by these (refer to the
Declaration for specific language regarding this requirement).
