March 20, 2013

A few years ago I was introduced to Garrison

Keillor, the host of the Prairie Home Companion

– not in person but through his national radio

program along with his friends and childhood

neighbors in his imaginary village of Lake

Woebegone, Minnesota.

Since that intro, we have attended one of his

outdoor summer concerts, complete with his

formal black suit and red sneakers, and have

grown to be regular listeners of his Prairie Home

Companion radio program. Garrison appears to

have an unusual knack to create, find and play

unusual musical pieces, poetry and other little

comical ditties. His almost real Hillbilly country

program about Lake Woebegone seems to send

me down memory lane to my childhood village, a

sort of for-real Lake Woebegone. His Prairie

Home Companion group will be at Tanglewood

just prior to the 4th of July this year.

We did not have Garrison’s beautiful Lake

Woebegone. We had to settle for the Cherry

Valley Creek with a few favorite swimming and

fishing holes. Every curve in the creek created

its very own playground. We didn’t have the pow-

der milk biscuit plant. We did have church and

the ladies’ community club dinners and pro-

grams. For our one-upmanship on Lake

Woebegone, we did have our own one-of-a-kind

wonderment which Lake Woebegoners had to

live without – Floyd Dean, our all-around fix-it

man. Likeable, loveable country character and

charmer. Master of off-color jokes, the latest in

gossip and questioner supreme. His wardrobe

everyday remained unchanged: a gray striped

engineer’s cap, gold-rimmed glasses, gray bib

overalls, red handkerchief hanging from a rear

pocket with a dollar watch in his bib pocket

attached to a leather strap. On rainy days only,

he wore red ball barn boots – you know, the kind

with the white soles.

All of the kids, dogs, and men folk were drawn

to Mr. Floyd. He could be generous, on occasion,

while poking in an additional chaw of Red Man or

BeechNut chewing tobacco. He would hand over

the package – even to us kids, then laugh.

Floyd, with his blacksmith shop, offered a con-

stant amusement-gathering place for us kids.

He entertained mostly boys while he repaired

and often rebuilt farm machinery, car and truck

body repairs; sharpened hand, crosscut and

bucksaws; formed horseshoes and U-bolts,

along with harness repair.

An occasional crank on the bellows’ handle

kept colorful sparks heading upward, with music

provided by a hammer striking on the large anvil,

which sat on an old tree stump next to the

forge.

Early every other Saturday morning we would

hang around his blacksmith-machine shop

watching, listening, wondering if we should both-

er him to say we needed a haircut.

Sunday was only one morning away and we

didn’t even dare to think about attending

church and Sunday School without having our

pants freshly pressed, shoes shined, along with

our hair properly groomed - which included white

walls around and above the ears.

It didn’t seem fair all the girls had to do was

comb-brush-tie their hair in pigtails with a

white ribbon and act pretty. “Well,” I say, “who

says life is fair?”

Eventually the music from the hammer and

anvil would stop and he would announce – “Time

for hair cuts.” Another 25 minutes would go by

and we would parade over to the back door of

his house. Floyd would set his chaw of tobaccy

on the window sill (he’d place the cheek-puffing

cud on the window sill for a later chew) – spit

out the remaining tobacco and juice and lead us

through the kitchen into his living room com-

plete with a barber chair, combs-brushes,

straight razors, and hand clippers. Then he

became the village barber. A few minutes later

and 25 cents lighter, we would charge out the

front door and head for home. That was our

very special time – if everything had gone

alright during the past week, we would get our 5

cent weekly allowance. Sometimes I would save

my 5 cents for a week until the next Saturday

and buy a bottle of 5-cent Pepsi-cola and a 5-

cent package of cupcakes. They couldn’t have

had such a delight in Lake Woebegone.

Years later when Floyd Dean passed on,

Barnie Snyder, with Floyd’s old chair and hand

clippers, became our barber, right next to a

chunk stove in his living room. No mirrors, just a

big yellow cat in Barnie’s favorite over-stuffed

chair. When the haircut was over, he would

quickly pass a handheld mirror around our head

and declare, “Looks good to me!”

I remember someone complaining about

Barnie’s 25-cent charge. He said he did not

have as much experience as Floyd Dean and

should not charge as much.

Can this question be asked without bending

someone’s nose? Have we, the majority of the

adult residents of the Mohawk Valley, lost our

ability to dream, plan, and act?

The following two pictures are examples of

homes built in yester-year in this valley – our

valley. Just a glance will show the owners and

builders loved this area and believed in the abil-

ity of this area to grow and stay prosperous.

Our president, Mr. Obama, has said over T.V.

that he will not cut back on funding any pro-

grams unless taxes go up. I believe he really

means he will not cut back on spending even if

taxes go up. What do you think? Taxes should go

up…..? Or not……?

My question is – if a family is nearly broke and

living on borrowed money, how can they get out

of debt by paying more taxes and not backing

off with their spending? When we spend what is

not already ours, how can the future improve?

Spring is getting ready to be sprung. Soon

the snow will leave and springtime flowers will

share their beauty. All four seasons share their

special happiness. Springtime is my favorite,

when everything in God’s creation comes alive.

The Bible reminds us to be thankful in every-

thing. Say hi to your neighbor. Turn the other

cheek. Make yourself happier – attend church

on Sunday.

by David UffingtonHow accurate is your

credit report?Consumers are allowed

to get a free copy of theircredit report each year.Chances are that mostonly send for it when aproblem arises with aloan or a hike in insur-ance rates. A better tacticis to send for the reportannually and check itclosely for accuracy.

Look for errors aboutwhether your bills havebeen paid on time, ifyou’ve paid more than theminimum payment, andyour percentage of creditavailability used. All ofthese affect your creditscore.

The Federal TradeCommission recentlycompleted the fifth seg-ment of its ongoing study

about the accuracy ofconsumer credit report-ing by the Big Three:TransUnion, Equifax andExperian. Here are someof the things the FTC dis-covered:

• Five percent of con-sumers had a serious-enough error to causethem to have to pay high-er interest for loans andinsurance.

• One in five had an er-ror on at least one report.

• One in four had errorsthat could affect theircredit score.

• One in five had an er-ror that was eventuallycorrected after it was dis-puted.

• Four out of five whodisputed an error had amodification to theircredit report.

• One in 10 had a

change in their FICOscore after the errorswere corrected.

• One in 20 had a FICOscore change of morethan 25 points; one in250 had a change of morethan 100 points.

Nowadays, it’s impor-tant to check for someoneelse’s name on your re-port. This information of-ten is at the very end un-der an “Also Known As”section. If your name isThomas J. Smith andyou’ve never opened aline of credit with “TJSmith” or “Tom Smith”and you see an alternatename on your reports, beware that someonemight have been usingyour credit or there mightbe a conflict betweenfiles.

To file a complaint with

the FTC, call it at 877-FTC-HELP (877-382-4357).

The Big Three reportingagencies are: Tran-sUnion, 800-916-8800;Equifax, 800-685-1111;and Experian, 888-397-3742

Scrutinizing your creditreport once a year andthen disputing any errorsis the best way to keepyour FICO score as highas it legitimately shouldbe. Get your reports (fromall three agencies) at An-nualCreditReport.com, orcall 877-322-8228. Insome states you’re al-lowed two free reports peryear.

If you have a chroniccondition like hyperten-sion or diabetes, a care-fully planned diet canhave a significant impacton managing your symp-toms and improving yourhealth. During NationalNutrition Month®, theAcademy of Nutrition andDietetics encourages con-sumers to develop ahealthful eating plan thatis centered on personalhealth concerns and “EatRight, Your Way, EveryDay.”

“While many people un-derstand the role dietplays in overall health, you can actually preventand manage specific dis-eases by eating healthful-ly, as well,” said regis-tered dietitian and Acade-my spokesperson AngelaLemond.

“For instance, eatingheart-healthy foods canhelp lower high bloodpressure, which reduces

the risk of both heart at-tack and stroke. Even ifyou do not have highblood pressure, eating aheart-healthy diet re-duces your chances ofheart disease in the fu-ture,” Lemond said.

“A healthy eating planthat keeps health con-cerns in mind will also in-corporate individualneeds including personalnutrient requirements, food preferences, lifestyleand level of physical ac-tivity,” Lemond said. Sheoffers tips to “Eat Right,Your Way, Every Day”while also preventing andmanaging some of themost common food-relat-ed medical conditions:Hypertension and heart

disease• Balance calories with

physical activity to man-age weight.

• Increase the variety ofnutrient-rich foods, suchas fruits, vegetables,

whole grains, fat-free andlow-fat dairy productsand seafood.

• Consume fewer foodswith sodium (salt), satu-rated fats, trans fats, cholesterol, added sugarsand refined grains.

Diabetes“To successfully man-

age diabetes, you need tounderstand how foodsand nutrition affect yourbody,” said Lemond.“Good health depends oneating a variety of foodsthat contain the rightamounts of carbohy-drates, protein andhealthy fats, as well as vi-tamins, minerals, fiberand water.”

• Eat meals and snacksat regularly scheduledtimes.

• Eat about the sameamount of food at eachmeal or snack.

• Choose healthfulfoods to support ahealthy weight and heart

including whole-grainbreads, cereals, pastasand rice; vegetables andbeans; fruits; lean meat, fish, poultry and tofu;low-fat or fat-free milk, cheese and yogurt; andhealthy fats like olive oil.

• Carbohydrates affectyour blood sugar morethan protein or fat. Keeptrack of the amount ofcarbohydrates you eat toensure your blood sugarstays in good control.Food allergies and in-

tolerances“When foods are cut

from your diet, you maybe short-changing your-self on important vita-mins and minerals,” saidLemond. “A registered di-etitian can help ensureyou get the nutrition youneed for your health andlifestyle.”

• Learn about ingredi-ents in foods. Eggs, wheat, milk and otherfood allergens often are

called by other names.Food companies specifyon product labels if anymajor allergens are con-tained in the food.

• Read labels carefully.Manufacturers mightchange ingredients ofproducts without notice,so double-check ingredi-ent labels every time youbuy a food, even a famil-iar one.

• Talk with your daycare, school and work-place. Make sure schoolfaculty and staff areaware of your child’s foodallergies and that theyknow how to respond toadverse reactions yourchild may experience.Similarly, inform yourcoworkers of allergies youhave. Some people are fa-miliar with food allergiesand know what to do if aperson has a reaction;others may not and willneed your help in keepingyour risk for exposurelow.

Obesity• Establish a new bal-

ance between caloriesconsumed and caloriesburned through physicalactivity.

• Include fiber-rich

foods like fruits, vegeta-bles, beans and wholegrains, which offer plentyof vitamins and mineralswithout plenty of calorieswhile keeping you feelingfull longer.

• Watch portion sizes tohelp manage calorie in-take and cut back onempty calories fromadded sugars.

“No matter whichhealth concern you have, you need a registered die-titian on your team whowill work with you to puttogether a daily meal planthat takes into accountyour food preferences, level of physical activityand lifestyle,” saidLemond.

As part of this publiceducation campaign, theAcademy’s National Nu-trition Month website in-cludes a variety of helpfultips, games, promotionaltools and nutrition edu-cation resources, all de-signed to spread the mes-sage of good nutritionaround the “Eat Right,Your Way, Every Day”theme.

Keep personal health concerns in mind and‘Eat Right, Your Way, Every Day’ in National Nutrition Month, says Academy of Nutrition and Dietetics

Nowadays, homeowners looking to sell their homesknow it’s not as easy to do so as it might have been afew years ago. A struggling economy has made it diffi-cult for many homeowners to sell their homes for aprice they’re comfortable with.

But the sagging economy is not the only thing canmake it difficult to sell a home. In fact, a host of oth-er things, some obvious but some not so obvious, canhurt a home’s value as well.

• Location: A home’s location is arguably its best orworst selling point. A home in a great location won’t beas difficult to sell as a home in a bad neighborhood. But location goes beyond a neighborhood’s reputation, especially in recent years. Homeowners who live in aneighborhood or development with many foreclosuresmight find those foreclosed properties are hurtingtheir own home’s value. Lots of foreclosures couldnegatively affect a neighborhood’s reputation, whichmight make a home within that neighborhood less at-tractive to prospective buyers.

• Appearance: A home’s appearance is another obvi-ous variable that might affect its resale value. Home-owners might want their home to reflect their own in-dividuality, but that’s not going to help when the timecomes to sell the home. If the exterior paint is out ofthe ordinary, then it might be wise to choose a moretraditional or conservative color before erecting the“For Sale” sign out front. The same goes for a home’sinterior. If the interior design is especially unique, amore traditional interior decor might help the homesell faster.

• Size and style: Another thing to consider whenselling a home is its size and style. A home that standsout on the block might be an attention-grabber, butthat’s not always attractive to prospective buyers. Forinstance, a colonial sitting in the middle of a streetfilled with contemporary homes will stand out, butlikely for all the wrong reasons. It will likely appeardated and out of place, which is something buyersmight not want. In addition, if the home is consider-ably larger or smaller than the surrounding homes, then this could hurt its value.

• Non-conformity: In many ways, conformity is notconsidered an admirable trait. But when selling a

home, conformity could make the difference betweena home selling quickly or remaining on the market formonths if not years. When shopping for a home, buy-ers often shop in certain neighborhoods and townsand might see many different homes within a givenZIP code. Homeowners with homes that don’t conformto others in the area might find it difficult to sell theirhomes. For instance, homeowners trying to sell a twobedroom home in a neighborhood filled with threebedroom homes might notice their home’s value is notas high as that of surrounding homes, regardless ofthe neighborhood or how similar the home’s exterior isto surrounding homes.

• Age: Older homes might have character and asense of nostalgia, but appraisers take age into con-sideration when determining a home’s value. And buy-ers tend to lean toward newer homes for a number ofreasons, not the least of which is the feeling that new-er homes have far more modern amenities than olderhomes.

When it comes to a home’s value, there are a host ofthings that could ultimately increase or decrease thatvalue in the eyes of prospective buyers.

Factors that might hurt a home’s value

Though the housing market might not be booming, there are still buyers out there looking for a place tocall their own. Some potential sellers might prefer apatient approach to selling their homes, choosing todo so when the market rebounds and homes regainsome of their lost value. Other sellers might not havea choice and must make due with selling in a lacklus-ter market.

Regardless of which category you’re in, there areeasy ways to boost your home’s value. Making minorchanges to a home can add to your asking price, whether you’re putting your home on the market thisweek or waiting for the market to rebound. The follow-ing tasks might not take much effort, but they pay div-idends.

• Work on the yard. An appealing lawn is still a greatway to catch a prospective buyer’s eye. When a home

boasts a lush lawn and well-manicured trees, it’s hardto ignore that For Sale sign out front. If landscapinghas proven an Achilles’ heel in the past, make an ef-fort to take better care of your property in the monthsahead. It doesn’t take long for even the most neglect-ed lawn to rebound from disrepair. By the time youfeel confident to put that for sale sign out front, youmight just be putting it up in a lush lawn no buyer canresist.

• Upgrade appliances. Prospective buyers won’t bethrilled if they walk into a home and see outdated ap-pliances. Some might even feel older appliances indi-cate a homeowner who cared little about appearancesand might begin to wonder if there are any additionalareas that might have been neglected around thehouse. Stainless steel appliances in the kitchen andeven new fixtures in the bathroom are aestheticallyappealing and tend to excite buyers. Homeowners whoaren’t immediately putting their property up for salecan gradually upgrade their appliances to lessen someof the financial toll such purchases take.

• Replace the carpet. A clean carpet might make aworld of difference to a home’s inhabitants, but a new

carpet will be more appealing to prospective buyers.Choose a neutral-toned carpet that will boast a moreuniversal appeal.

• Paint the home. A fresh coat of paint or new sidingis always attractive to prospective buyers. If yourhome hasn’t had a new coat of paint in awhile thatmight make buyers feel the home is musty or old. Many buyers judge a book by its cover, and sellerswant their home’s exterior to be as attractive as possi-ble. Homeowners can also paint rooms inside thehome to give it a fresh and welcoming feel.

• Clean up around the house. A cluttered house willalmost certainly repel buyers. Buyers want a homethat’s roomy and well kept, but clutter creates the op-posite impression. Organize the closets to make themappear more roomy and clean up any areas that havebecome cluttered — consider temporarily renting astorage unit to house excess stuff from closets. Base-ments or utility closets might be handy for storage, but they should be open and clean before hosting anopen house. The less clutter a home has, the morespacious it will appear and the more money sellerscan likely demand for the home.

Easy ways to boost home value

(StatePoint) — If you’reconsidering buying ahome, some experts thinkyou should get a move onit. Interest rates are at65-year record lows andnational home priceshave finally hit bottomand are on the rise. De-spite what you may behearing, loans are avail-able for those with goodcredit histories, stable in-come and sufficient sav-ings.

But don’t jump right inunprepared. Whetheryou’re a seasoned buyeror a newbie, there arestrategies that can helpyou throughout thehome-buying process:

Stick to your budgetDetermining how much

“home you can afford” de-pends on several factors, including your annualgross income, credit his-tory, current mortgage

rates and the amount ofyour down payment.

In today’s market, youcan expect a down pay-ment to generally be be-tween 5 to 20 percent ofthe purchase price for aconventional mortgage.Lenders recommend thatyour mortgage payment(principal, interest, taxesand mortgage insurance)be less than 28 percent ofyour monthly gross in-come.

Before looking for ahome, consider calling aDepartment of Housingand Urban Development-approved housing coun-selor for free and confi-dential financial assis-tance.Avoid borrowing pitfalls

Unscrupulous lenderscan damage your creditand cause you financialhardship. Here are someways to avoid becoming avictim:

• Say ‘no’ to easy mon-ey. Beware if someoneclaims that your “creditproblems won’t affect theinterest rate.” If a solicita-tion is really appealing, get it in writing and seek

a second opinion.• Talk to several

lenders to find the bestloan.

• Know if the loan of-fered to you charges a feeif you pay it off early. Ifit’s a requirement of theloan, ask about otherproducts that don’t con-tain this type of penalty.

• Ensure documentsare correct and complete.Beware of anyone offeringto falsify your income in-formation to qualify youfor a loan. Never sign doc-uments that have incor-rect dates or blank fields.

• Ask for written esti-mates that include allpoints and fees. Whenyou get to the closingtable, if any fees orcharges differ from whatwas previously disclosed, delay closing until allterms are understood.

• If you’re taking equityout of your property, onlytake the minimum. Equi-ty typically builds slowlyover time, so it’s impor-tant to try to preserve it.

• If you’re not sure, don’t sign! Get advicefirst from a reputable

consumer credit counsel-ing agency or housingcounselor.

Know the mortgageprocess

Mortgages are seriouslong-term financial com-mitments. Selecting theright mortgage may makea big difference in yourmonthly payments andoverall cost of your loan.

To determine the bestterm for your personalsituation and one thataligns with your financialgoals, talk with yourlender or financial profes-sional for guidance.

(BPT) — With a brandnew truck decoratingyour driveway, you’veprobably got plenty ofideas of how you’re goingto use it for towing a boat, transporting large andheavy loads and conquer-ing rugged terrain. Ormaybe you just want tofeel powerful while driv-ing it down the road.

But before you get toocomfortable, think aboutwhat could make yourtruck even better. Whatcan you add that will helpyour truck last longer, handle more tasks andlook even stronger? Hereare the five must-haves

for all new truck ownersto add to their vehicle.

1. Mud flaps — This de-tail is both a decorationitem — show some stylewith a powerful diamondplate pattern or cheer onyour favorite sports teameverywhere you drive —and a safety item. Mudflaps help prevent yourtruck from throwingmoisture and rocks backat vehicles following you,and they also help tokeep the back end of yourtruck cleaner — so otherdrivers can see you in in-clement weather.

2. Protective bedlinercoating — A spray-on

truck bedliner will givethe bed additional protec-tion from corrosion andabrasions, resist damagefrom chemicals and wa-ter, and keep objectsstored in the bed fromslipping and slidingaround during travels. With this protective coat-ing, your truck bed willlook good for years tocome.

3. Tie-down equipment— What is a truck better

for than transportinglarge and heavy objects?Equip your new truckwith tie-down anchorpoints and straps orropes so they’ll be handywhenever you need them.Be sure to attach the an-chor points at strategicplaces in the bed or alongthe bed rails so you cansecure both large andsmall loads.

4. Tool box — Just likethe tie-down equipment,

you never know whenyou’re going to need atool while you’re out andabout with your truck.Sometimes the tools arefor the truck itself — lugnut wrench, jack, screwdrivers, etc. — but a wideassortment of tools cancome in handy for manyother uses as well.

5. Cover — For betterfuel mileage with yournew truck, install a hardor roll-up cover over the

bed to help give the truckbetter aerodynamics, andto help protect what’sstored in the bed from theelements. Some coversare lockable, allowing youto securely store morevaluable equipment aswell.

With these five must-haves, your truck is nowready to handle any taskyou assign to it, withplenty of power.

Five must-haves for your new truck

(NAPSA) — Buying a used car is becoming an in-creasingly common practice. In fact, it’s estimatedthat just over three used cars are now purchased forevery new one sold.

However, just because many people do it, doesn’tmean it’s easy to find the used car that’s right for you.Fortunately, doing a little homework before buyingcan keep a driver on the road to safety, savings andsatisfaction.

To help, here are a few tips from the experts at Au-toTrader.com and OnStar:

• Consider purchasing a certified preowned vehicle:Certified preowned vehicles usually come with extend-ed warranties and have been thoroughly inspected be-fore being sold.

• Make sure the vehicle you’re considering is func-tional for everyone who will be traveling in it: If search-ing for a used family vehicle, bring the whole family onan extended test-drive to make sure everyone is com-fortable with the vehicle. If you have small children, make sure child safety seats fit and can easily be in-stalled in the vehicle.

• Purchase a vehicle history report report and havethe vehicle inspected by a qualified mechanic: By tak-ing both of these actions, you will reduce the chanceof unexpected issues later on down the road.

• Ask about promotional programs: Many manufac-turers offer specific incentives to purchase their usedvehicles. For instance, buyers of used GM vehiclesequipped with OnStar are eligible to receive a three-month free trial of its Directions & Connections pack-age.

• Secure your financing in advance: Because usedvehicle loans can vary when it comes to interest rates, visit a bank or credit union before making a final de-cision so you can be sure you’re receiving the best in-terest rate.

• Don’t negotiate price based on what you want yourmonthly payment to be: Monthly payments can alwaysbe lowered to fit your budget by extending the lengthof the loan. Negotiations should be made based on theprice of the car, rather than the monthly payment.

• The sale process continues past the acceptance ofan offer: After both parties agree upon an appropriateprice, dealers usually will offer extra accessories andservices you might not be interested in. Be sure tostand firm and make it clear that you are not interest-ed in paying more than the previously agreed uponprice.
