Summer is Here!

Ihope your summer is off to a good start and you areenjoying the warmer and drier weather. The drierconditions allowed the “green team” (our certified

arborist, landscape manager and the RRHOA Board members)to complete an inspection of the berm areas. The team waitedto do this until we could access the spring growth and be sureof the trees’ status after the budding was completed.

As I noted in last month’s newsletter, many of you havealso noticed that we have a large number of pine trees thatare dead or a majority of the tree is brown/dying. The arborist,as well as our management company, mentioned that manyother subdivisions are also dealing with this same issue. Theprocess to remove these identified dead/bad trees will beginshortly. The trees that have damage, but are still alive andhave a majority of green still present, will be watched and re-evaluated in the near future.

In the fall, per the recommendations of our experts(arborist and landscaper), the board will look to replace someof the removed trees with new tree and bush plantings as thisis the best time to plant.

Just a reminder to complete an Architectural Review Formprior to any outside work on your home (some examplesinclude, but are not limited to, painting, roofs, decks, fences,pools, additions, etc.). This form must be completed inadvance of any work starting to avoid delays and/or fines. Now is a Great Time to Freshen Up Your Home’s ExteriorWhat You Should Know Prior to Hiring a Painting Contractor

Your home is one of your biggest investments and

maintaining this asset is essential to the growth of your equity.When it comes to home maintenance, it is wise to hire aprofessional, but use the “Buyer Beware” approach and armyourself with what to look for when hiring a painting contractor.The good news is with a little research at your fingertips andwisdom, you can put the odds in your favor to find the rightteam for your home renovations.

Remember, if you are changing the color of the exterior ofyour home, you must seek approval by the homeownerassociation’s Architectural Review Committee prior tocommencing your project.

Know How to Find a Legitimate andQuality Contractor

In 2014, the law on business insurance changed addingmore requirements. There are multiple uninsured or underinsured contractors currently doing business. They often cutcosts by not carrying necessary insurances, allowing them tounderbid legitimate contractors. It is illegal for a company orsubcontractor to not have workmen’s compensation and generalliability insurance.

You, as a homeowner, will be liable if a worker gets injuredor if something gets damaged due to the negligence of anuninsured or under insured worker.

If a contractor or subcontractor can’t provide properdocuments, don’t walk — RUN. Always ask for copies of bothGeneral Liability and Workmen’s Compensation currentinsurance documents for all people involved, especially whensubcontractors are involved.

Beware of cold walk up salesmen. It is illegal to solicitproducts and services door-to-door without proper licensing inmany communities and almost all communities where a nosolicitation sign is displayed. This is a very inexpensive way forcompanies to drum up business and is usually accompanied witha made up hardship story.

Know and understand your contract. Watch out for trickyworded contracts. They should be specific and to the point.Know what product is going to be applied, how it’s going to beapplied and what kind of finish it’s going to have.

Big name brands like Benjamin Moore and Sherwin Williamshave many lines or grades of paint ranging from just under $20dollars a gallon to well over $60 dollars a gallon. Make sure yourcontractor specifies what grade paint you are getting and makesure they use the products that were agreed upon in thecontract.

Things to Know About Staining CedarHomes

Only use stain on your cedar home, be it solid base ortransparent. Cedar wood needs to breathe. Solid base stain hasthe appearance of regular paint, but is designed to let the woodbreathe even with multiple coats. If a home is experiencingpeeling problems chances are that paint was used instead ofstain at one point on your home. The number one reason forfailed exterior and interior coatings is lack of proper preparation.

The other largest factor in a failed coating is improperapplication. For example, spraying verses hand application.

For best results stain must be brushed. Brushing stain intothe grain of cedar insures proper adhesion, a top quality finishand promotes longevity, two traits unachievable by sprayingstain alone. Spraying stain also wastes material and can beproblematic to the surrounding environment due to elementslike the wind.

Treating Mildew with a bleaching solution is mandatory foreradicating mildew. Simply pressure washing alone won’t cut it.Even “mildew resistant” stains stand no chance if the mildewwasn’t treated properly. The crew has to get up on ladders andspray treatment and then follow with power washing.

Cedar siding is supposed to be snug against the wall of thehouse. If you can stick a credit card under the cedar planks, it’stime to refasten the planks. If you can stick your fingers underthe planks, your home needs immediate attention now.Tightening up the siding will also help with increased thermalinsulation, equating to more efficient heating and cooling.

Things to Know About Interior Painting

Almost anyone can quickly learn to use a roller somewhateffectively. What defines a mark of a true painter is how wellthey can handle a brush. Ceiling corners should be straight andrazor sharp as well as the edges on baseboard and trim.

It’s very popular right now to transform your wood trim topainted white. This is fine if your home has construction gradepine wood trim or your home has hardwood oak trim that wasstained dark or is not in the greatest shape due to ware and tear.

Rethink transforming your trim if you have beautiful naturalfinished light Oak. What’s popular now may not be popular inthe future. These transformations are for the most partpermanent.

Even though we live in a world were the open public canvoice their opinion and experiences through social media andreviews, it is still difficult to find a quality contractor you cantrust. Knowing what to look for can help you find the contractoryou need to beautify and preserve your home.

Bistro stocked and staffed…check. Pool filled…

check. Tennis nets/ windscreens up…check. Air

hockey and foosball tables up…check. JAWS SLIP & SLIDE

INTO THE POOL.. A BIG CHECK!

To end the school year in true River Run fashion, JAWS

kept spitting out the school children into our outdoor pool on

Friday, June 1st right after school! Free ice cream novelties

were available for any student attending this special event.

Now, that’s how you get a party started.

Summer of 2018 has arrived! The River Run Club is ready

for the summer season! Memorial Day weekend was a great

beginning as Mother Nature gave us hot and sunny weather

for the entire holiday weekend. The outdoor pool was very

well attended and the Bistro was keeping up with the guests’

appetites as we went through lots of burgers, brats and hot

dogs along with our meatball subs. The water slide got plenty

of use cooling off our younger members as they made many

trips down the 25 foot slide.

At this time, I would like to take a moment to congratulate

all of the graduating seniors, Class of 2018 Neuqua Valley and

Benet Academy High Schools. I would like to wish each of you

the very best of luck and success in your future endeavors as

you begin another step in your journey AND to all of the moms

and dads who deserve a “pat on the back” as well.

Our first event of the 2018 season was the River Run Golf

Invitational which was held at the Naperbrook Golf Course on

Friday, June 1st. The weather was beautiful throughout the

day with a little breeze to keep the temperature cool. All of the

participants gathered at the 19th hole to discuss a few

Mulligan’s and consume a few beverages while returning to

the Clubhouse for a Steak Frye Dinner charbroiled over the

coals with all the fixins’. A good time was had by all.

Speaking of golf, River Run will sponsor a “Nine & Dine”

golf event on Sunday, June 24th from 1 to 7 pm. Couples can

sign up by contacting Chris or myself at the Clubhouse as

reservations are required. Just think, two couples per

foursome, nine holes of golf with your

significant other followed up with a nice

dinner and awards. Sounds like a fun

afternoon to me.

The Raptor’s swim and water polo

teams have many home events this

month starting with their “pep rally” on

Friday, June 8th from 5 to 7 pm at the

Clubhouse. If you have not attended a

swim or water polo event at River Run,

it is a great way to spend an afternoon

or evening cheering on our home team,

enjoying a brat or pretzel while

watching the local kids perform. So

please check the Clubhouse Event sheet

located in this newsletter, at the

clubhouse or on the River Run website

for dates and times for the upcoming

home events.

Along with the Raptor’s water polo

games starting at 7 pm, the River Run

Clubhouse is bringing back an oldie but

goodie event — Happy Hour. This event

will begin every Friday evening at 6 to 8

pm with members “BYOB”ing their

favorite beverage and the Clubhouse

will provide a tasty treat on a

complimentary basis. This event is

geared for our adult membership to

gather in friendly conversation in a

comfortable setting on our new Pool

Patio. So why not stop by after the work

week to sit and chat with your

neighbors and friends while sharing

your favorite beverage and a few hords.

Moving forward, the first of three,

that’s right, three Dive–In Movie Nite’s

will be on Wednesday, June 20th from 8

to 10 pm at our outdoor pool. So, plan

on bringing your favorite floatie to sit in

the outdoor pool while watching a

favorite flick on the big screen. Of

course we will have pizza, cheesy bread,

juice boxes and ice cream treats for all

guests. Space is limited and judging by

last years’ event, this event will fill up

fast. We are asking you to call in to the

Clubhouse as reservations are required

for this outdoor event.

On Friday, June 29th after the

Raptor’s water polo meet, River Run

will host an Adult Inner Tube Water

Polo event for adults only. This event

will start at approximately 9 pm and is

sure to be loads of fun. Whether you are

playing or just cheering on your

neighbor, after this event, I am sure that

we will have plenty to chat about in the

next newsletter!

With our tennis program in high

gear this year with Pro David Walker

returning, Racquets & Rita’s is

scheduled for Saturday, June 23rd from

7‐10 pm on the tennis courts.

Wednesday evenings will still be a

fun night on the courts as well with

men’s and ladies drills and competitive

matches all evening. If you are planning

to play a few sets during the summer,

please be sure to call ahead to reserve a

court and time that you prefer.

Our first “ROCK YOUR BLOCK”

Party is scheduled on Saturday, June

30th from 2 pm until ?. That’s right,

there is no ending time! Baybrook Court

is kicking off the “Battle of the Block

Party” on this day as they will host food,

beverages and entertainment on the

new Poolside Patio for all of River Run

to enjoy. They are claiming to be the

block to beat in this friendly

competition to see what block in River

Run can be called “The Party Block

Champs” of 2018.

Any other members can enter their

block by contacting Mark at the

Clubhouse to secure their date. Voting

will be done by all of the River Run

membership at the end of summer and

a trophy presented to the Block Captain

at the Octoberfest Beer & Wine festival.

Baybrook says that it will be

NO CONTEST! Hmm...Any

takers?

Speaking of outdoor

events, if any member would

like to have an outdoor event

for that special occasion,

please contact Chris Burg or

myself so that we can

coordinate one of our outdoor

locations for your event. The

Knoll for 80 people and our

Cabana for 20 people are the

ideal poolside locations for

your event. Along with the new

Poolside Patio, be it a

graduation or birthday

celebration as well as a get together of

family and friends, our staff will be

available to assist in set up, servicing

and clean up so all you have to do is

bring the guests and have some fun!

As always, weather permitting, I

will be grillin’ on Friday, Saturday and

Sundays with special items each week.

If there is a special item that you would

like to see come off the grill, please stop

by to discuss with me as I am always

open for suggestions. I will also be

sending e‐mails out every Tuesday and

Thursday mornings to keep every

household in River Run updated on

events and happenings. If you are not

on River Run’s email list, just stop by

the clubhouse and we will get you

signed up. This way, you will be totally

informed on what is happening

throughout the season.

We have a few new faces this year

that have joined our lifeguard and

Bistro staff as well as many returning

veterans. I am extremely proud of all of

our associates as each associate seems

to have that special something that it

takes to be a part of the River Run team.

As always, please be sure to give me

any feedback or guidance as to

improvements that can be made. I am

looking forward to seeing all of you this

summer so that we can make your

Clubhouse the destination of choice for

you and your family.

Hi River Run members! I am happy to be back for my second tennis seasonat River Run and ready to get out on the courts! My goal is to build a fun,competitive, and social tennis culture here at River Run. Teaching tennis isa privelage for me and want to share it with all of you!

Sign-ups and registration for summer classes are underway. You can visitour River Run Clubhouse for Adult & Junior class schedules!

I will be running some fun adult social events during the summer months,including Racquets & Rita’s and our Wimbledon White event. Also, duringthe pool’s happy hour on Fridays, you can come hit with me from 5 - 6 pm!
