    chimneys athy commented that following the CAchimney cleaning policy to clean the chimneys annuallywould help to monitor the issue oe added that muchof the nesting material is there by birds that are enteringthrough the side, (under the lip of the cap), or throughthe rusted-out portions of the crock e explained thatonce the chimney caps are replaced with the new caps,this will eliminate much of the problem

    to be a complete replacement (approx $3) andyH[SUHVVHGWKDWZKHQWKHSRROLVRSHQWKHEHQHWRIthe door is that people coming from the pool not haveto walk on the carpeted area to get to the locker roomsoyce said that it had been in the budget for this year oe explained that it was rotated out during budgetnegotiations for the ighland oom athleen saidthat she would like to see the doors added back into thebudget

    athleen asked about the cabinets being placed in theighland oom Betty explained that it would beplaced where the coffee is usually set up t will not be

    as wide as a table, so it will not take away from the spacein the room, and will provide storage for supplies andeventually house the A equipment

    ichelle asked about whether the consideration ofincreasing the rental rate would be on the base rate,or based on the use of amenities Betty said that bothZRXOG EH DGGUHVVHG 7KH FXUUHQW UDWH LV MXVW IRUan afternoon, which is very reasonable Betty saidthat the committee would be looking at other condocommunities with similar amenities and seeing whattheir rates are ichelle suggested that rates be kept very

    low so that more people would utilize the clubhousefor their events as often as possible Betty agreed, andadded that the committee wonders how many of theresidents dont know that the clubhouse is available forrent ith regard to the rental rates, oyce commentedthat, (because of the economy), there are churches thatare now opening their facilities for rent, so we couldpotentially have more competition than we had in the

    The Annual Audit Meeting of the Board of irectors and the inance Committee of ighland CondominiumAssociation was held at the principal office of the Association in the Township of Northville, tate of Michigan, on theth day of March 2011.

    The following irectors were present: athy Baldwin, Michelle Todorov, athleen Connor, Tom Byrne, andy Nolan,and udy Nakdimen. (Clem Tulley was excused). The following inance Committee Members were present: obertArmstrong, ay arzych, alph owney, and arl mith.     President Kathy Baldwin called the meeting to order at 6:15 p.m.

    athy thanked inda for her attendance, and her work to completing the audit report in a timelymanner. inda reported that the tax return was e-filed and approved earlier in the day, (March 6, 2011).

    oe explained that when he is asked about how were doing (based on our monthly financialstatements), hes looking at the bottom line net gain/loss for a specific month compared to the Tperformance. ometimes theres a wide variance between what is in the audit and what he sees in themonthly statement because hes not taking into consideration variables such as depreciation, unit 0loss, etc.

    Tom stated that, unless there was a specific question, he would review the perating xpenses as it isthe same as what had already been reviewed in previous meetings with the noted exceptions.

    Tom went back to page 3 and compared it to the last page of the perating xpenses report on page 13.The total for irect perating xpenses at the bottom of page 13 is carried over to page 3. e notedthat there is a $30 deficiency that is on the books largely due to the $0 loss on unit 0.

    Tom added (as a point of clarification), that last year we had a surplus on the operating side, and theboard entertained a motion to carry the surplus to the long term.     Tom explained that this statement is the legally required long term note that inda has to have withregard to the fact that we do have a long term plan, and how we intend to fund it. e approved a longterm plan at the end of the fiscal year, so that we would have that and be able to give that to inda soshe would have it for the audit.

    inda pointed out that the last line in the report states that the report is updated annually.

    athy asked inda, know that we had money in the operating account to transfer to long term lastyear, and we dont this year. ow do you think our year looks this year, particularly as it relates to ourinvestments? inda answered, think youre still okay. n 2009, your operating fund brought in a netprofit was $109, which is good if youre a business to make money. But youre a non-profit. Thisyear, your net operating is a loss of $30, but as Tom said, if you add back the $0 from the sale ofunit 0, you actually have a net profit of $20 so youre still . our replacement fund increased$30, so thats good, (last year it increased $203 as a net after increases and decreases). o when youlook at it, the fund balance that would have been eptember 30, 200 was $24, and then in 2009 itwent up to $2, and now its $1.1M. o just looking at the three year history, you can see youveincreased that reserve quite a bit and maintained a typical net profit. o thats very good. eferring toour current investments, she said (as of eptember 2010) the market is higher than what we paid by$44. o its looking good.

    obert asked if the historic costs listed include the front loaded fees. inda said that they do.

    Tom explained that at some point, we are going to sell the bonds because well need to (to fund theroofing), and we are anticipating a gain when we sell, and it wont be taxable because it will offset the$0 loss on unit 0.

    arl asked about the prepaid Michigan business tax. inda said that she still needs to do the 2008-2009return, so shes not sure how much of that we would get back. The new Michigan governor isexpecting a new corporate straight tax by une, so if the new tax replaces the MBT, well still have to file(because our receipts are over $30), but (using this years numbers), because there was a loss, wewouldnt be paying the corporate tax; however some years if there is a positive income balance, we

    would have to pay the corporate tax. Tom asked if it was probably that the $000 MBT would comeback to us. inda said no, we would probably end up owing. Tom explained that well probably owemore than the $000 prepaid, and that will be an additional expense this year (we wont know for sureuntil the income tax returns are done).

    . The ighland oom at the Clubhouse is getting a major makeover in the form of new walls new ceilingnew lighting and fresh paint among other things.     in late ebruary she noticed footsteps in the fresh

    snow leading to a line of parked cars on ehigh ane tappeared that an individual was approaching each vehicle to see if

    he could gain entrance he followed the footsteps as they led into ehigh Court

    Again the footsteps approached each car he did the right thing by contacting the police and

    alerting them to the situation Although the snow is now gone, we should still keep an eye

    out for anyone on our streets and in the lots who may be engaged in suspicious activity, andreport it to the authorities
