It was soon followed by other national exhibitions in continental Europe, and finally came to London where the first real international exhibition was held.From the first World Expo held in London in 1851, the world expos have been held successively for many years. Shanghai Intro
Shanghai is the largest city in China, and one of the largest metropolitan areas in the world,with over 20 million people.
The famed Bund and its statues have for decades symbolized Shanghai's glamour andpositioning as the country's premier financial centre.
The focal point of the Yangtze River Delta economic development, Shanghai has become a global business destination.
The development of Pudong, as the designated new financial hub of modern China (PRC) and home to the Shanghai Stock Exchange and Shanghai Pudong International Airport, has also elevated Shanghai's status in the financial sector.
The re-development and expansion of various industrial zones, as well as a booming tertiary sector has resulted in strong economic growth over the past couple of years, averaging 16.5% per annum. By 2010, GDP is estimated to reach CNY 150 billion.
Market Condition
The MICE segment has been a key demand generator for Shanghai hotels over recent years.
Favored for its international reputation and world-class facilities, the expansion of the New International Expo Centre and hosting of World Expo in 2010 will reaffirm Shanghai's status as a premier MICE destination.
Diversification of the city's leisure offerings, such as Chongming Island's "Green Tourism" and the "Pedestrian Zone" in front of The Bund, are also expected to boost tourism demand.
While market fundamentals remain generally strong, Shanghai's five- star hotels experienced a slight softening in ADR in 2007 for the first time since 2000 to record CNY 1,603.
An influx of new high-end rooms over the past three years has put some downward pressure on occupancy levels and this is not expected to abate until mid-2009.
The majority of new properties are under construction in Lujiazui Central Financial District (Pudong), Jing'an and Huangpu districts, while some properties are also under construction in satellite areas.

Market Analysis
Significant setbacks in travel from the largest source markets Japan and Korea, reflecting the impact of the financial crisis on these two countries.
Travel from Japan recorded the largest decline, down by 54,292 overnight visitors, 19% less when compared to the first quarter of 2008.
Arrivals from Korea dropped by 36,321 overnight visitors, down by 25%.
Visitation from the rest of Asia saw only a relatively modest contraction, at 1.6% on average, with Thailand and Indonesia actually showing positive growth by 19% and 2% respectively.
Americas and Europe generated significantly less overnight visitors when compared to first quarter of 2008, down by 14% and 17% respectively.

MarketSupply
5-star hotel supply has been growing rapidly in Shanghai over the last decade.In the year 2000, there were less than 10,000 5-star rated hotel rooms in the Shanghai market, however by the end of 2008 that number grew to more than 25,000 rooms representing a compound average annual growth rate of approximately 13.4%, most of which were added to the Central Business District.Several major projects in the Shanghai CBD area have been postponed, the number of 5-star rated hotel rooms in the city is still set to increase to more than 40,000 by the end of 2012.Source: Cushman & Wakefield - Shanghai Hospitality Report
Market PerformanceBetween years ending March 2008 and 2009, market-wide average occupancy of Shanghai’s 5-star hotels declined by 10.7-percentage points from 67.7% to 57%.Pressured by falling occupancies, hoteliers resorted to discounting, with market-wide average room rate declining by 14.1%, from CNY 1,380 to CNY 1,185. Both negative trends combined resulted in a significant overall drop in average RevPAR by 27.3%, from CNY 935 to CNY 675 between YE March 2008 and 2009.The most significant decline was recorded in the first quarter of 2009, when Shanghai 5-star hotels experienced an alarming 40.3% drop in RevPAR, plummeting to CNY 447 compared to CNY 749 in Q1 2008. The average daily room rate of the city's luxury hotels dropped 24 percent year on year to CNY 1,225(US$180) in the first five months while the occupancy rate dropped 14 percentage points to 45%.
“The weakened global economy and the consequently tightened travel budgets have dramatically affected overseas tourist arrivals to Shanghai,” said Andreas Flaig, managing director with Jones Lang LaSalle Hotels China. "As a result, the city's five-star hotels have started to significantly lower their room rates in a hope to bolster the dwindling occupancy rates.''
Overseas tourist arrivals in Shanghai fell 6.2% year on year to 2.04 million between January and May.
The global economic crisis began to have a major effect on the local market in the second half of last year.
2008, the average daily room rate at Shanghai's five-star hotels fell 4% to CNY 1,552 while occupancy rates dropped 10 percentage points to 56%.
