Gradient Wind  Engineering  Inc.  (GWE)  was  retained  by Westbank  to  conduct  comprehensive  wind 

tunnel studies  including pedestrian  level wind study and a mitigation study for breezeways of the First 

Baptist Church Tower, Vancouver, BC.   This report summarizes  findings of mitigation studies  following 

the main wind study which showed unacceptable winds in the breezeways on all floors of the tower.  

 

Wind comfort was addressed in this study with two models: a 1:400 scale model to consider pedestrian 

wind conditions at grade and over roofs of low rise buildings, and a larger 1:100 scale model to consider 

wind  conditions  in more  restricted  areas  of  the  high  tower  roof  and  the  breezeways  on  all  floors. 

Photograph 1 illustrates the 1:400 scale model used to perform the grade level work which was reported 

in report dated GWE14‐112 PLW dated December 17, 2015. Photographs 2, 3(a) and 3(b)  illustrate the 

model and sample sensors used to perform initial measurements on the breezeways and roof areas.  

 

Mitigation  testing was performed on screen options agreed  to with Bing Thom Architects. All options 

considered screen placement on the north side only as they were not required on the south elevation of 

the breezeways. The tested options included:

1. Option 1:   Overlapping  solid  screen  segments on  the north elevation of breezeway balconies. 

The assembly consists of three strips slightly overlapped with four‐inch gaps between segments 

(see Photograph 4); 

2. Option 2: Two solid screens running along both balcony edges, and one story height screens in 

the middle installed on every third floor (see Photograph 5); 

3. Option 3: Perforated screen with 30% porosity enclosing the full north side of the breezeways 

(see Photograph 6); 

4. Option 4: Perforated screen with 60% porosity enclosing the full north side of the breezeways 

(see Photograph 7). 

RESULTS 

Figures 1 to 4 illustrate the original predicted wind conditions in colour‐coded form on three breezeway 

layouts which represent the repetitive pattern over the height of the tower. As shown in the figures, the 

wind comfort levels on many breezeways are predicted to be suitable for walking or standing conditions 

especially during Spring, Autumn and Winter seasons, which does not satisfy the sitting comfort levels. 

 

Results of mitigation testing are illustrated in colour‐coded form in Figures 5 through 20, summarized as 

follows: 

1. For Option  1,  illustrated  in  Figures  5  through  8, wind  comfort  levels on  all measured  sensor 

locations become suitable for sitting for year round.  

2. For  Option  2,  illustrated  in  Figure  9  through  12,  wind  comfort  become  suitable  for  sitting 

conditions for most of the  locations except for some north balcony areas on Levels 48, 50, 51, 

and 53 which are suitable for standing during Spring, Autumn and Winter.  

3. For Option 3, illustrated in Figures 13 to 16, wind comfort levels become suitable for sitting for 

all of the locations for year round except for the north balcony areas on Levels 50 and 53 which 

are suitable for standing during spring season. For Option 4, illustrated in Figures 17 to 20, wind 

comfort become sitting for most of the locations except for some areas on Levels 32, 35, 38, 48, 

50, 51, and 53 which are suitable for standing during Spring, Autumn and Winter seasons. 

SUMMARY AND RECOMMENDATIONS 

Based on the foregoing results, we offer the following conclusions and recommendations.:

(i) All  4 mitigation  options, which  apply  screening  on  the  north  elevations  of  the  breezeways  only, 

provide adequate wind protection that significantly reduced wind speeds over the breezeways; 

(ii) The most effective screening was provided by Option 1, and least effective was Option 4; 

(iii) We would recommend that options 2 or 3 provide the best mitigation while minimizing the pressure 

differences across the breezeways from one elevation to the other; 

(iv) It is important to note that, Option 1 will likely affect the overall structural wind forces on the tower, 

due to its high blockage of the air flow across the breezeways. Therefore, if this option is selected, it 

will be necessary to repeat the structural wind  load  tests to ensure that  the structural wind  loads 

and accelerations are not increased; 

(v) Wind comfort over the high roof terraces are presented in the original pedestrian level wind study 

GWE14‐112 PLW.
