It’s time we actually started to fathom the exciting projects that are happening on the

Coast. Yes, they are massive schemes and yes they are going to take time to construct. But

once they are here, the opportunities are endless. It’s a great time to be getting inspired on ways to

make money too, after all, we are going to have the country’s largest hospital precinct right here

on the Sunshine Coast. It’s going to create thousands of jobs during both the construction and completion phases and the spillover effects are going to be astounding. The hospital project alone is estimated to inject more than $3 billion

into our region and spending will be rife when you consider that all these people need to eat, drink, shop, fuel up, rent and buy property. As

locals I think we need to be brainstorming ways to capitalise on this massive project, but one

thing’s for sure, I’d be pretty happy if I owned an investment property in the surrounding Kawana

area right now. I’d be sitting on that one!

It’s the biggest thing to happen to the

Sunshine Coast – a new hospital precinct set to nurse the local economy back to life.

The largest health infrastructure project in the southern hemisphere has landed on the Coast’s doorstep, and will inject

$3.5 billion worth of activity into the local economy. In fact, this Sunshine Coast University Hospital (SCUH) and town centre project in Kawana could just be the lifeline the current comatosed Sunshine Coast economy needs. Soil has already turned on the 20-hectare site on the corner of Lake Kawana Boulevard and Kawana Way, but it’s been a long process. The council, Stockland (who owns the land) and Queensland Health have been working together on this project since 2007.

When construction gets well underway next year it will be the biggest hospital development in the country, and it will provide a huge boost for local businesses in a range of industries including construction and trade, hospitality, tourism, retail, education, food and beverage, medical and, of course, the property sector.

The sheer magnitude of this project is hard to comprehend, with the SCUH expected to be approximately the same size of the Royal

Brisbane Hospital, and by 2021 it’s forecast to be the biggest hospital precinct in Australia.Sunshine Coast Council CEO John

Knaggs calls this project a “game changer for the Sunshine Coast”. He says people need to start understanding the scale and the importance of the SCUH and the positive affects it’s going to have on the region. “This single public infrastructure investment is unprecedented in this region and is not likely to be replicated in the foreseeable future,” he says. “This is the equivalent of a resources boom for the Sunshine Coast. This is our resources boom.”

The estimated multiplier effect on the local economy is in excess of $3 billion and once complete, the hospital will be the single largest employer in the region. The project will create 11,000 construction jobs over its life and the hospital itself will host more than 3500 health staff with 15,000 visitations per day.

At a time when employment on the Coast is subdued, this is considered a huge boost that is

expected to rejuvenate the local economy. After all, these workers and visitors will need to live, play and eat on the Coast and that means more spending in our region, from

cafes, bars and retail through to renting and buying property.

Stockland’s Sunshine Coast regional manager Troy Wainwright says locals should be very excited about this massive project. It presents an abundance of opportunity for local business and for those who invest in property, if they have the foresight.

“Those who get in early and buy now will have the opportunity to benefi t from future growth,” Troy says. “The delivery of the Sunshine Coast University Hospital will bring thousands of workers to the area, who will require places to purchase and rent. We are already seeing an increase in medical employees

looking to purchase in our Birtinya Island and Brightwater communities.”

University of the Sunshine Coast Professor of Property and Development Mike Hefferan is the State Government’s consultant for the Gold Coast Hospital, and has been involved in the SCUH project for four years. He has calculated that more than $1.25 million is being spent every single day on the Kawana site.

“At this stage exact estimates and timings are diffi cult to quantify but this project involves building the largest single-campus hospital in Australia, a major private hospital, an integrated town centre with a range of urban land uses and the infrastructure that goes with all of that,” he says. “By a rough calculation that means that between now and the end of 2016 something between $1.25 million and $1.5 million is likely to be spent in the Kawana precinct every day, seven days per week.”

Mike says this fi gure does not include the ongoing fi nancial infl ow that will be required to pay wages and other expenses at the two hospitals and for the many employees and businesses that will be employed there over time. As an antidote to a volatile and cyclic economy,

a thriving hospital precinct of this calibre will not only draw an increase in population and their demand for housing and other services, but will create a relatively stable demand over a long period of time.

Mike says locals are yet to fully grasp the magnitude of this project or the opportunities it will present. With so much money being spent in the region, there are a number of lucrative opportunities for people to generate cash fl ow, from property investment through to small business. “It is very diffi cult even for professionals involved to really appreciate the scale of all of this, but like all projects it is made up of a huge number of opportunities – some for large corporations and builders but others for a wide range of smaller fi rms and for individuals,” he says.

“The council, RDA [Regional Development Australia] and the State Government are working

closely together to try to ‘unbundle’ the project into bite-size pieces, but it is the responsibility of anyone who is interested in being involved to watch closely, and to be proactive and innovative about how they might be involved. Opportunities will not just ‘turn up’ for local fi rms and residents – they have to take the time to be ready and to understand where those opportunities are emerging.”

Hospital precinct: The 200-bed Ramsay Private Hospital due for completion December 2013, and the Sunshine Coast University Hospital due for completion 2016, opening with 450 beds, growing to 738 beds by 2021.

Medical precinct: This will consist of 730 units, 20,000 square metres of commercial space, 15,000 square metres of conference

and accommodation space plus a community centre and 400 square metres of retail.

Town centre: The surrounding hub for education, health, residential and entertainment. The core town centre will consist of 490 units, 20,000 square metres of retail space, 10,000 square metres of commercial and 4000 square metres of indoor entertainment

space. The town centre mixed-use will consist of 540 units, 28,000 square metres of retail, 7250 square metres of commercial, a library and community-use space.

Transit precinct: This will consist of 300 units, 77,200 square metres of mixed-use space including education, retail, commercial, food, tavern, accommodation, hotel plus service station.

THE MAIN COMPONENTS

Make sure you have the right communication with your agent.

When a property is on the market, honest feedback from enquiries and inspections is priceless information. Discuss the property’s strengths and weaknesses and try

to look at your property through a buyer’s eyes. Make sure the agent gives detailed feedback from those who have inspected the property. It may take only a coat of paint or an adjustment of your marketing plan to make all the difference.

It’s the buyers, not the sellers or the agents who determine the value of a home in any given market. You can set your listing price above comparable properties in your area

but at some point it will be up to the seller to accept what the active buyer thinks the home is worth. Remember, there is a misconception among buyers that the longer the property sits on the market, the more willing the seller will be to negotiate a lower price. It’s common to hear experienced agents says “the fi rst offer is usually the best”. Don’t be afraid to take a good offer early on in the process, as there is nothing worse than accepting a lesser offer months down the track when you’ve paid for marketing and made mortgage repayments in the interim.

If your home has been on the market for quite a while and you haven’t had the right

offer, consider removing it from the market for a six- to eight-week period. Buyers generally move in

cycles, which means by the time you put

Sunshine Coast Council has allocated more than $189 million this fi nancial

year for capital works projects across the region. Now you’ll be able to see where parks, transportation, community facilities, stormwater and environmental projects are being delivered during the 2011/2012 fi nancial year.

The council’s asset management & service programming manager, Chris Campbell, says a new electronic layer that details infrastructure projects being delivered by the council is now available on its MyMaps site for the fi rst time.

In last week’s cover story some of our local auctioneers predicted a spike in auctions to accompany the arrival of spring, and it’s a trend that’s being refl ected nationwide – last Saturday SMH reported that Sydney was set to experience its biggest auction weekend in four months, with more than 500 properties going under the hammer. Here on the Sunshine Coast the numbers were more modest, but several agents reported promising results. Minka Jenkins and Karen Jones from Next Property Group sold 26 Piringa Street, Wurtulla to a local buyer for $570,000 on Sunday, while their colleague Darren Lane is currently in negotiations with the sole bidders from 23 Tantula Road East, Alexandra Headland. “They’re a couple from Mooloolaba who have been looking for a new home for a while,” Darren explains. “Their son gave them a copy of MPP on Sunday morning, and they came along to the auction and ended up bidding.” Both auctions were called by Jason Andrew, who’d spent the previous week down in Melbourne judging the REIA Australasian Auctioneering Championships – this year the accolade went to three-time winner Mark Sumich from New Zealand.

springtime in the hinterland. The council is spending up on infrastructure, investors are seizing opportunities and developers are moving forward with their latest projects. The Coles compromiseAfter months of negotiations, frustrations and reconsiderations,

Nambour’s proposed Coles supermarket looks set to continue after an easing of conditions on the supermarket giant. Developers and the Sunshine Coast Council had been at loggerheads since preliminary approval was granted in April, over the amount of renewable energy the shop was required to use. Division 10 councillor Paul Tatton agrees with Coles’ developers that the original target of 50 per cent green energy was unachievable.

“Logistically, it would have been a nightmare and heavily expensive,” he says. “The technology is really

not there in regard to that particular situation, and to have a supermarket producing that much electricity, the entire roof would’ve been covered in solar panels, just to power things like the fridges and the air-conditioning.”

In reaching a compromise, Coles maintains it’s still taking an environmentally responsible approach to the development on the former Moreton mill site. Coles spokesman Jim Regs says the company has collaborated with the council on a range of energy-reducing initiatives for the Nambour project.

“These initiatives include improving insulation, reductions in energy use of refrigeration systems, re-use of heat rejection from the refrigeration plant, energy-effi cient fans and exhaust systems, energy-effi cient lighting, and using low-embodied-energy building materials,” he says. “These initiatives are expected to see the future Nambour Coles use 30 per cent less energy than a conventional supermarket.”

However, there is still one ongoing bone of contention between the council and Coles. The supermarket giant is reluctant to pay the council’s $2.1 million infrastructure charge, which is considerably more than the $1.7 million fi gure legislated by the State Government in July.

“Because the original

application was approved in April, the majority of councillors think Coles should continue to pay the infrastructure charges that were already set before July 1,” Paul explains. “While I don’t agree with the majority of councillors on this one, the money will be spent on infrastructure – things like roadworks, footpaths, and contributions to parks etcetera.”

So as the council and Coles continue to nut out the fi ner details of the development, Coles remains

committed to bringing retail competition to Nambour, which has been without a Coles since its Currie Street store closed in 2009.

“We hope to start work on the site in the coming months, with completion due in early to mid 2013,” Jim says.

Meeting in MalenyAfter hosting more than 1000 events in the past year, the Maleny Community Centre has well and truly earned some loving. The centre has been earmarked for a $1.65 million upgrade, made possible with a grant from the Regional Development Australia (RDA) Fund.

RDA Sunshine Coast chair, councillor Debbie Blumel, has welcomed the fi nancial injection to the hinterland town’s cultural hub.

“The Maleny Community Centre refurbishment proposal is an example of how these projects are driven by local need and supported by local people,” Debbie

For $5.8 million the trio acquired a large parcel of land on both sides of the Bruce Highway, which includes 14 individual acreage blocks, 10,000 square metres of buildings, the pineapple and surrounding fruit trees.

Investing in commercial property certainly offers some exciting opportunities, but when it comes to fi rst-time investing, there are

some things to be aware of, as it can work quite differently to a residential investment. The basics are the same – you rent or lease out a property to a tenant or lessee for a return. But when it comes to the fi ner details, the main differences are:

Long-term leases: Commercial property leases generally run for several years rather than for six- or 12-month periods. This ensures certainty of a return, but generally once a lessee vacates, a commercial property can experience longer vacancy periods.

Fit-out: Depending on the conditions of the lease agreement, the lessee can generally completely fi t out the internal space and fl oor plan of a commercial premises. Unlike in residential tenancy agreements where the tenant needs permission to put a picture nail in the wall.

The other investmentA commercial property investment can be lucrative, but it’s a lot different to investing in a residential dwelling.

Maintenance: Unlike residential property, the costs of rates, repairs and maintenance are paid for by the lessee, not by the owner. However, the commercial lease still must stipulate who’s responsible for the ongoing expenses.

GST: When buying a commercial property, you need to allow an extra 10 per cent for GST. Obviously, as an investor you can claim this back at tax time, but be sure to work this in to your calculations when negotiating.
