Annual Assessments
All residents receive two mandatory annual assessments each year. One from the
Recreational Association and one from their Homeowners Association.
OLRA Annual Assessment
The 2017 annual assessment for the Oaks Landing Recreational Association (OLRA)
will be mailed to all residents in late January. This mandatory annual assessment is
due by March 1, 2017.
NLHA and ROHA Assessments
Newport Landing Homeowners Association (NLHA) and Remington Oaks
Homeowners Association (ROHA) mail annual assessments to their respective
residents. Please contact your homeowners association for information concerning
these assessments. Contact information for each association can be found on the
back page of this newsletter.
OLRA Photo ID Cards—NO CHARGE!
Have you misplaced your ID card? Through March 31st, ID cards can be replaced
free of charge! Beginning April 1, there is a charge of $5 to replace ID’s. Please
remember that residents are required to provide an OLRA ID card when using the
Recreational facilities.
Snow Shoveling and Winter Snow Reminder
Calling all teenagers….do you offer snow shoveling services? If you would like to
give us your contact information we will provide it to residents who call the
clubhouse needing snow removal. Following snowfalls, please remember to park
cars off the street to allow snow plows easier access to clearing our
neighborhood roads.

My favorite clubhouse event is our annual Visit with Santa. We offer a distinct setting that
allows resident families to spend a few minutes alone with Santa for pictures and sharing
Christmas lists. This year we surpassed our largest attendance in recent memory with over 90
children attending. Pictures from this event can be found on our website. www.oakslanding.org.
A special thank you to Carolyn Hensel for taking the time to prepare goodie bags for every
child! Thanks to all who participated and please consider making Visit with Santa a part of
your holiday plans in 2017.
The 2017 Oaks Landing Recreational Association annual assessment will be mailed to all
residents the end of January. The clubhouse, swimming pool and exercise rooms are here for
you to enjoy. They are unique subdivision amenities that enhance property values and make the
neighborhood a desirable place to live. This year the clubhouse hosted over 100 rentals, the
pool was utilized throughout the summer and the exercise rooms remain busy year round. We
want you to enjoy the use of the recreational facilities and hope to see you at the clubhouse in
2017!

Clubhouse Rentals Too many relatives and friends to host your party at home? The clubhouse is available for rentals 365 days a year, even on holidays. Book your rentals now! Call or stop by to check available dates and make your reservation. NOTE: ONLY RESIDENTS may rent the Clubhouse, complete the rental contract and make payment. The resident must also be present during the rental. Failure to abide by these rules will result in the loss of rental privileges. Call the Clubhouse for more information. OLRA Meeting The next open OLRA Board Meeting is on Monday, January 23, 2017 at the Clubhouse. As always, residents are invited and encouraged to attend.
Weight Room Rules All children under the age of 18 seeking use of the exercise equipment or tanning bed must have a signed parental consent form on file in the Clubhouse office. Minimum age to use this equipment is 14. Minimum age to bring a guest is 18. Office staff will be checking all youth to be sure
requirements are met. Parental Consent Forms are available in the Clubhouse office. Parents, please stop by to sign one for your child. Residents are welcome to bring 1 guest with them, per visit, to the weight room.
After School Hangout Middle schoolers — looking for something to do in the afternoon? Gather up your neighborhood friends, grab your OLRA ID card, and head over to the Clubhouse to do homework, watch TV, play games or just hang out. All subdivision kids aged 11+ are welcome. Grab a parental consent form online or from the clubhouse office for more info.
Office Services: Don’t forget the clubhouse offers affordable and convenient office services to our residents. Stop by and have your document copied, faxed or laminated. See below for pricing details.

PHOTO IDs Please remember residents must have their OLRA ID with them when using any of the Recreational Association facilities. If you have not had a chance to get your ID, stop by the clubhouse to have one made. In most cases , ID cards can be issued while you wait. You will need to provide proof of residence in the form of a current driver’s license. ID cards are provided free of charge from January through March. DECEMBER BOARD MEETING MINUTES
MONDAY, DECEMBER 19, 2016 WORKING SESSION: Theresa Calvert called the board meeting to order @ 6:00 PM Attending:

Note: Because there weren’t enough board members in attendance for a quorum, a few decisions were voted on using email and those are noted throughout the minutes. Manager’s Report Financial Update
Rockwood Account Balances as of December 19, 2016 Checking: $7,186.39 Money Market: $137,839.30 Total Deposits: $145.025.69 November bank statement, income statement, balance sheet and receipts have been provided to the OLRA
board members.
Assessment Update As of December 19, 2016 we have received 577 out of 580 assessment payments for 2016. Liens have been filed with the St. Louis Recorder of Deeds on 3 properties with unpaid 2016 assessments. Per OLRA indentures, privileges are suspended for any resident who has an unpaid OLRA, NLHA or ROHA assess-
ment. 2017 OLRA assessments will be mailed on or before January 27, 2017.
2017 Budget Update
The OLRA board members reviewed and approved by email the 2017 budget. The 2017 budget includes a $12 per household increase in the 2017 OLRA assessment and the increase was ap-
proved by board members via email.
Clubhouse General
Visit with Santa was held on December 3. There were 93 children in attendance which is the largest turnout in recent history. The OLRA board’s appreciation goes to Carolyn Hensel at Coldwell Banker-Gundaker for providing goodie bags for each child that attended. Photos from the event can be found on the OLRA website at www.oakslanding.org.
Payment was received from ROHA ($202.64) for lake pump electricity usage from 1/16/16 thru 8/16/16. Trellis Bookkeeping is now a subsidiary of Hauk Kruse Accounting. Hauk Kruse has been consulted regarding 2016
tax preparation and auditing. A quote has been received for these services. Below is a table outlining our current costs compared with Hauk Kruse quoted cost:

While the costs will increase slightly, having auditing services available in the event of an IRS audit and the fact that OLRA’s tax preparation and accounting services with a single firm is very appealing. No vote was taken by board members to approve the switch of tax preparation and auditing services from Schneiders Accounting to Hauk Kruse.
In an effort to reduce administrative service costs, a quote has been received to switch online payroll services from
ADP to Gusto. Gusto payroll processing will reduce monthly administrative costs by $31.56 per month. By adding W2 preparation and issuance costs, the total cost savings in over $500 annually. The costs are outlined in the table below. OLRA board members approved to switch the payroll services to Gusto by email vote.
Linda met with August Kalmer (Accent Lawn) regarding snow removal service contract and landscaping contract for
2017. A written quote was received confirming that 2017 contract pricing will remain the same as 2016 pricing. Given that pricing will remain the same in 2017 and that the board reviewed several proposals for lawn service in 2015 and Accent Lawn was the lowest, board voted by email to approve the proposal for lawn service from Ac-cent Lawn. Included in the new proposal from Accent Lawn is pricing for some additional services which may be needed in 2017 and beyond.
Remington Oaks and Newport Landing resident lists have been updated in OLRA records and the XERO accounting system for assessment invoicing. There were 25 title transfers that occurred in 2016.
A full box of food and personal care donations was taken to Circle of Concern Food Pantry on December 13. A spe-cial thanks to all residents who generously provided donations to this organization! We will continue to accept do-nations through the end of December. Donations of canned food, bottled juice, personal care items and diapers are needed.
The OLRA board continues to receive a lot of positive comments about how nice the clubhouse interior looks. This is especially important given all of the parties going on during this time of year, so the board approved by email to give the resident who provides cleaning services for the clubhouse a $50 gift this year.
The computer system used by the clubhouse staff is now 7 years old and its performance continues to get worse, so the board approved its replacement by email. The computer has been ordered from Dell and is expected to arrive in early January. The OLRA board was able to take advantage of an employee discount offered by Kim Booth-man’s employer.
Repairs and Maintenance
On November 18, the clubhouse gutters were cleared of leaf blockage. Decorations Unlimited placed Christmas lighting on the clubhouse for a cost of $200. Broken light fixture in the treadmill room has been repaired. Due to an injury, the electrician has been unable to complete the repair of the broken clubhouse coach lights. Parts
have been ordered and received, so the repair should be completed soon.

“What Do All of These Acronyms Stand For?”
ROHA, NLHA, OLRA: What You Need to Know
1. So, what do the acronyms stand for?
ROHA — Remington Oaks Homeowners Association
NLHA — Newport Landing Homeowners Association
OLRA — Oaks Landing Recreational Association
2. What does each association actually do?
ROHA governs the Remington Oaks and Chestnut Pointe neighborhoods (AKA the “tree-themed” streets), and
NLHA governs the Newport Landing neighborhood (mostly “sea-themed” streets on the other side of
Hawkins). Homeowners belong to ONE of the two organizations based on their address. OLRA governs the
Clubhouse, swimming pools and tennis courts.
3. Can you give me a refresher on the annual assessments?
Each resident receives two assessments each year: one from either ROHA or NLHA, and one from OLRA. The
ROHA and NLHA assessments are distributed in late December and are due Feb. 1 each year. The OLRA
assessments are distributed in late January and are due March 1 each year.
4. What, exactly, do the fees cover?
ROHA fees cover common ground maintenance (including Lake Remington), main entrances maintenance,
insurance and streetlights for the Remington Oaks and Chestnut Pointe neighborhoods. NLHA fees cover
trash pickup, common ground maintenance (including the Newport Landing pond), main entrances
maintenance, insurance and streetlights for the Newport Landing neighborhoods. OLRA fees cover Clubhouse
maintenance, insurance, swimming pools, tennis courts, fitness rooms, and Clubhouse-sponsored neighborhood
activities.
5. I don’t ever use the Clubhouse facilities. Do I still have to pay the OLRA fee?
Yes. Per the governing indentures, all households are required to pay both the appropriate Homeowners
Association fee and the Recreational Association assessments.
6. When do I get my 2017 ID stickers and pool guest pass?
ID stickers and guest passes will be made available in April to residents who are current on their paid
assessments. Residents must be up-to-date on assessments for both their Homeowners Association and the
Recreational Association to receive ID stickers and guest pass.
7. I still have questions. Who do I contact?
The back page of the Recreational Association Newsletter features contact information for each homeowners
association. OLRA contact information and monthly meeting minutes are also included in the newsletter. All
residents are encouraged to attend both the Recreational Association and their respective Homeowners
Association meetings in order to stay informed.
