    As a resident living In 77

    O Reilly

    Avenue for the last 21 years, I have concerns regarding

    the

    developments proposed for the StJames's Hospital Campus.

    A National Children's Hospital, a new maternity hospital , a new children's research facility, a new

    successful ageing facility, and a new rebuild forSt James's Hospital.

    How are people to get

    there?

    I am already afraid to leave my home by car to try and get from Ato

    B,

    looking outat

    the

    traffic, day

    in,

    day out blockins Mount Brown down to

    Kilmainham

    Crossroad, blockins South Circular out to

    James's St, blocking James's St to Bow lane, to lnfinnary

    Road

    to get

    out

    to the N4 and Heuston

    Station.

    Traffic

    everywhere, and this

    is

    now, what

    will

    it be

    like

    then ? perish

    the

    thought of having a

    loved one stuck out on one of these roads trying to

    get

    medical help

    from

    this centre of excellence

    we are planning. I asked an Ambulance man once as I saw him looking fed up trying to get out o St

    James's how long have you been there? It's taken me 20 minutes to get from the main concourse

    to here.

    replied. That's not what

    he

    signed up for when

    he

    did his paramedic training.

    he

    thought he'd

    be

    helping to save

    lives

    not sit in traffic. I noticed a traffic monitor installed on Mount

    Brown the other day, who put it there? Nobody knows, I walk past a day later the cables are cut

    There

    will

    be no accurate monitoring of traffic here , no amount of standing out on the road with

    your clipboards counting cars,

    you

    just have to be here to live It, and It's not pleasant, and these

    developments planned for this area seem unthinkable , I don't use my car unless absolutely

    necessary because I agree with Dublin City Council, I agree we should keep traffic

    out

    but I have a

    mere 15 minute walk

    to

    my work place. I am not a nurse

    or

    doctor working 60-80 hour shifts and

    having to travel back to my home in one of satellite towns or In the SUburbs .

    Wbere's the

    parking

    space?

    I love living where I live , I love looking

    out

    at the boiler house chimneys , watching the sun bounce

    off those silver towers,

    I

    believe it's

    to be

    referred

    to as the

    Energy Centre and

    the

    silver chimneys

    are to

    be

    re designed,

    The underground car park will go there , that's

    the

    one that's designed to house

    1000

    cars, built on

    a site

    that

    already houses 600 cars, so that's an extra 400 spaces.

    What about the flooding?

    The entrance to

    the

    construction site is to

    be

    located at Mount Brown. During construction this is

    where

    the

    trucks

    that

    will

    be

    decanting and refilling

    the

    site with over

    100

    trucks

    per

    day,

    transporting tons

    of

    soil and debris. According

    to the

    plans

    the

    Electrlcs and Gas all located close

    to

    the

    entrance, just where

    the

    road dips Mount Brown continues to Old Kllmalnham where floods can

    occur on raining days. Most residents along

    that

    stretch have sand bags

    to

    block

    that

    entrance,

    across

    the

    road is where my friend lives whose insurance company refuses

    to

    insure his

    house

    because of

    the

    cons tant flooding.

    Where

    is the expansion space?

    They say this hospital will have a

    life

    span

    of 100

    years, with only 20% expansion room and that's by

    taking away

    the

    'Meadow Garden' and

    the

    roads

    that

    will house

    the

    buses , cars and taxis travelling

    ..

    through the concourse. Crumlln Hospital has had 7 5 ~ expansion In

    seems ludicrous, there's no room for growth and ex jc lon by

    What's the alternative?

    It is deemed necessary and crucial

    that

    we now must have tri location ,

    then

    why was

    the

    Coombe

    site mentioned in

    the

    Dolphin Report never given

    proper

    consideration?

    The only 2 weaknesses listed in

    the

    report being:

    minute covered walk currently crossing a busy street

    ' Site having to

    be

    acquired by multiple owners - one being Dublin Oty Council

    the

    other being

    NAMA.

    The StJames Hospital campus however states in the Dolphin Report 8 weaknesses:

    ' New children's and materni ty hospitals

    will

    consume most capacity for expansion

    of adult

    hospital

    Riskof traffic congestion near the Rialto Gate

    Capacity

    to

    accommodate height and bulk

    of the

    proposed new children's hosp building

    yet to

    be

    demonstrated notwithstanding current permission for private hospital on site

    to be an

    issue

    Need

    to

    decantexisting buildings/uses on proposed site could cause delays

    Difficult

    site

    to

    build

    Construction costs likely to be more expensive than on a greenfield site

    Demolition and decanting costs

    How will this affect me

    and

    my family?

    None

    of

    this matters because

    the NPHDB

    deemed it unnecessary

    to

    inspect my house

    at they

    inspected 76

    but that s

    where they'll stop because

    the

    cracks in my walls

    at

    the

    back

    of

    my house

    will not

    be

    effected when they start construction and site clearing, surely

    Ifwe

    are to

    be

    good

    neighbours and they

    say

    they are

    engaging wtth

    the

    local community they could have done me

    the

    courtesy

    of

    Inspecting my property when I requested It, Instead my house was deemed Irrelevant.

    So Iwant assurances.

    Iwant a Conditional Survey

    I want to know where

    the

    Zone of influence is from my property.

    Where defects

    are noted and

    If problems occur during development,

    that

    works

    be

    carried

    out to

    make good.

    When construction beginswhat assurances have

    I, that

    my home will be supported and protected

    from damage

    and

    subsidence?

    The 3

    metre

    high underground service tunnel is

    to be

    located

    10

    metres from my home,

    the

    underground 3 storey carpark will there

    be

    vibrations?
