of the Project Group 1 & 2 is already obtained by UPHDB. Our scope is to obtain the adherences/

conformations to Environmental requirements for the group housing units being developed underthe scope of contract.

Construction Period: The scope consists of Construction & Development of Project to be

completed in 27 Months including Design Development & Services Drawing Approvals from

Authorities. We request you to please provide additional 6 months for the Design Development &

Approvals and this 27 Months to be excluslvelv for Construction work after approval.

Architectural Drawing: Please refer clause 13, Page No. 9 "The drawings with tender Document ---

---. "we do not find any drawings with the tender document. Kindly confirm and request you to

please issue the same.

Soft Copy of the Proposed site for Group 1 & Group 2 i.e. Schematic Drawings planed for

development and Units plantor 3 BHK & 2 BHK: We request you to please issue us the soft copy of

Plot for Group 1 & Group 2 each for exactly fittings the Blocks, Plan the Basement area, Parking

area/ setback area etc and also provide us a Unit Plan for 3 BHK & 2 BHK Units, so that we are able

to develop the same into actual, for developing the details. This will save time in preparation of

Bid.

Soil investigation Report: We request you to provide the soil report for the site for Group 1 & 2 if

available. This witt help us to estimate the projects more accurately with respect to foundations

at this tendering stage. Also please provide us, depth of water table & soil parameters in the Area.

Excavated. Earth & Disposal: Please confirm who will be the owner of the Excavated Earth. Will

the Department provide a land for disposal of the excavated earth from the

basement, and the contractor will bear the royalty on the Earth.WTP &STP:We understand that the STP & WTP is not in the scope of this Tender. We

have to design for Storm water / Sewer /Rainwater lines only within the Boundary of the site.

Connections to the Municipality lines are not in the scope. All Extra items shall be as per CPWD

Norms.

Contour Plan: Request you to kindly provide us the Contour plan for sites and the level of Plinth to

me maintained.

Benchmark reference for the levels: We request you to please confirm the reference bench marks

based on which the natural ground level, 00 is to be fixed.

Service Tax: Re! clause 13.7, Page 26, Volume 1; as Service tax is reimbursable on actual basis.

Please permit us to quote our rates without Service Tax.

Electrical Fittings: We understand that scope of Internal Electrical works does not include

electrtcal fittings like fan, Tube light, Bulbs, exhaust, bell etc. please confirm.

External Electrifications Works: We request to please elaborate the scope under External

Electrifications work. We understand that it is limited only to External Street Lightening and

generators for the common area services only. Please confirm.

Tax Variation!/Future Tax: We understand that if any new taxes is introduced, after the

submission of bid is payable to the contractor. Please confirm.

Space for labour Hutment, Temporarv Structures & Plants: We request you to permit us space for

temporary structures like project office, stores, batching plant site, sock yard & bar bending Yard

etc and labour hutment within the site premises free of cost.

Water and Electricitv: We assume that we will be allowed to draw underground water for

construction purpose and use the state electricity supply, free of cost for the entire duration of

the project.

Escalation Clause: we request to introduce an escalation clause in this project, as it is being a

common clause in all government projects for the projects more than 18 months.

Base Prices: We request you to fix the Basic Rates for finishing materials like Vitrified Tiles,

Antiskid Ceramics, Glazed Ceramics Tiles and Stoneslike Marble & Granite etc.

Retention Money :(Re! Clause 10, Page 23, Volume 1) We request you to please allow us to

submit a Bank Guarantee for the total value of 5 of the contract, in the beginning of the project

valid up to completion period, instead of cash retention @ 5 from the running b!11. This will

improve the Cash-in Flow of the project and enable to maintain a better health of project and

progress.

Defect liability Period: We request you to reduce the Defect Liability Period to 12

Months instead of 24 Months as being followed in the CPWD Projects.

basis (per sqft of built area) after development of Design & Services Drawings based on the

requirements of the tender. We are to engage an Architect & Service Consultants for Electrical,

Plumbing, landscaping, Flreflghting Works etc. for development of Service Scheme and other

details, so that we arrive on actual quantities and put our most competitive offer for your

prestigious Projects. The architects and consultants are taking time in the development of the

Design and Scheme. In this contest we request you to please extend the date of submission of Bidby at least 30 Oays from 13.12.13. You will appreciate if the bidders are given more time now, we
