KnownInternationally for its Architecture andUrban Planning, it is the first planned city ishome to numerous architectural projectsof Le Corbusier.Chandigarh is the city of multicultural peoples, languages and the citywith full of artistic monuments and artisticpeople. 5. Mohali, new and vibrant city located next toChandigarh where the ultra modern infrastructureis getting ready. Mohali was conceived after thetrifurcation of Punjab and its capital Chandigarhbecoming a U.T. in the year 1966. Mohali andChandigarh are contiguous areas with only theboundary dividing this area. It is officially namedafter the eldest son Sahibzada Ajit Singh of GuruGobind Singh ji. The Planning of Mohali issynchronized with that of Chandigarh on thebasis of Grid iron pattern with each sector havingdimensions of 1.2 k.m. x 0.8 k.m. The Concept ofsectors is based on neighborhood pattern. 6. ABOUT GMADAGMADA has set up with a goal ofachieving a balanced development of the area by preparation of perspective plans, strengthening ofinfrastructure facilities and promotion of Growth Centres. GMADA intendsto develop Mohali as a world city where the grass is greener, the roads wider, the air cleaner and where proactive and responsivegovernance is the norm. 7. REGIONAL PLAN- GMR The Local planning area is declared under the provision of The Punjab Regional & Town Planning & Development (Amendment) Act 2006. Regional Plan is prepared for the region showing Broad Areas to be covered for Development Purposes. Master Plan of the Declared local Planning Areas is prepared and notified for inviting objections and suggestions from the general public. After finalizing The Master Plan, Zonal Development Plans are prepared giving details of the uses permitted in the area. 8. REGIONAL PLAN- GMR Objections & Suggestions Regarding Master Planare invited from the General Public and areconsidered or Rejected by the Punjab Regional &Town Planning & Development Board. Thereafterthe final Master Plan is Published. Due to Economic Social & Political Pressure theAuthority faces Problems for Implementing theMaster Plan in TOTO. INVOLVEMENT OF PRIVATE PROMOTERSIn order to develop the area as per the provisions of the Master Plan,it is not possible to develop this area by the government itself. So variousprivate agencies have come forward to develop the sector and also in PPPmode and licenses are being given under the Punjab Apartment andProperty Regulation Act, 1995.Minimum area requirement for development a colony where isbetween 25 to 100 Acres where in all the facilities / development such aseducational, health, commercial, Roads, Parks, Electricity, Water etc. are tobe provided by the colonizers.Most of the Southern sectors of Mohali are being developed byprivate developers of International repute i.e. Emmar MGF, DLF, Unitech, TDIetc. 20. INFRASTRUCTURE GOALS To Optimize use of existing infrastructure. To integrate common aspects of infrastructure needsand requirements to ensure planning for sustainable andaffordable development to meet the growth of theGreater Mohali Region. To utilize modern and innovative technology ininfrastructure provision to improve service level and toattain a high quality environment within the GreaterMohali Region.
