Many developments have happened in this month. Union Budget 2013-2014 was presented in this month by our finance minister and RE/MAX introduced 100% com- mission model for all their franchise offices. Budget did give some exciting news for first home buyers by giving de- duction against home loan repayment up to Rs 2.5 lakhs which was earlier allowed uptoRs 1.5 lakhs. Additional Rs 1 lakh deduction from the taxable income is allowed if a person takes loan uptoRs 25 Lakhs and the value of the property is not more than Rs 40 lakhs. This move will definitely bring more first home buyers in market to buy house for actual use or for investment purpose. Home sales in Tier 2 cities and affordable homes in Tier 1 cities are going to get benefited from this move of government. With 100% model I expect expansion of RE/MAX network in all geographical locations of India .I am sure many of the existing real estate players who have not joined RE/MAX till date would join. By joining RE/MAX they will take advantage of RE/MAX network, training, technol- ogy, brand and business model with 100% commission, where in they will not be sharing any commission with RE/MAX . February was not any different for expansion of our network in the MGM region. A Broker office was opened in this month in Pune city. I wish Mr Sunil Mehta Broker Owner of RE/MAX Ronisun -Pune all the best for his new venture. Also, It is a great honor that RE/MAX has got recognition as a knowledge partner in prestig- ious show of luxury properties to be held in Mumbai. Details of which have been emailed to you all as well it is mentioned in this newsletter. We have got very good response to our weekly online training initiative which is conducted on Wednesdays and many of our affiliates are taking advantage of training by connecting to our online training session from their office or home or other places. With this month’s newsletter we are stating with new section of BO and BA speak about the current market scenario and lot of other real estate topics. “The doctors said, he will die; he survived. The doctors said, he will never be able to walk, he walked. Mr. Dave Liniger again proved that with a strong will you can achieve a lot of impossible things. With a very inspiring story Mr. Liniger started the convention which had a huge attendance in recent years. Mr. Larry Oberly held a very motivating and informative session for regional owners and directors where it was shown how a small improvement for each agent in our region would mean a huge impact for entire remax system. Education sessions, networking and recreation were a big part of this convention. There was so much real estate education in the air that you can smell it!

For the a sector which lacks professionalism and education in India, such an event gives tremendous opportunity to get exposure to cutting edge real estate education and interna-tional best practices. I have already started implementing a lot of ideas before I reach back home. This was my 3rd such convention and is one of the best. I have decided to put every single idea into practice before I attend the next year’s convention. And looking back at the learning, it is going to be tough job!

For those who are considering attending the convention next year should not think twice but just go ahead!”

Mr. Nirav Vakharia, Broker Owner of RE/MAX REALTY SOLUTIONS, AHMEDABAD shares his views about the important points in the new development plan of AUDA.

The city skyline will undergo a sea change if the proposal to raise the FSI on the western and eastern parts of the city goes through. As per the proposal, FSI of buildings on the stretch from Ellisbridge to Usmanpura on Ashram Road, and on the eastern side from Gandhi Bridge to Dudheshwar, has been raised to 5.4. Those who follow the parking norms and keep in mind fire safety aspects and keep sufficient space for fire tenders to pass through will be allowed to raise their height. However, permission from the airport authority is mandatory. This will see the revival of Areas like Ashram road which used to be the commercial hub of Ahmedabad which got shifted to C G. road and then eventually towards Prahladnagar and S.G. road. Com-plementing to the massive riverside project going on which seems to be a success as of now, Increased FSI on Ashram road shall get its charm back.

Motivated by a transit-led development, the plan encourages affordable housing along the SP ring road, which was earlier the green belt area, residential zones along the BRTS and Metro

rail routes, and gives incentives for green initiatives and heritage conservation.

FSI up to 4 is proposed to be allowed within 200 meters on either side of BRTS/Metro corridor to ensure symmetry in land use and trans-portation.

In the eastern parts of the city, 4 FSI is allowed on high density corridor between National Highway (BRTS) and 120-ft-wide Ring Road (Metro) covering the area from Naroda to Jashodanagar where it connects to the Ahmedabad-Vadodara Expressway. Also FSI increase mostly in R1 and R2 zone which will increase the number of floors and thus the available units made so in turn shall affect the per sq. ft. pricing for units.

A lot of developers have put their existing projects on hold waiting for this new laws of FSI to be implemented so that they can use more ground coverage of their plots as well as make taller buildings which shall in make their project viability better and also will make their per sq. ft. selling price low. Thus to get a cheaper house people won’t have to go too far now.

To sum it up, as the government plans pricing in residential units shall definitely be corrected and thus make housing more affordable in R1 and R2 zones.

RE/MAX launches updated marketing platform

Denver-based franchisor RE/MAX is launching an updated version of its “Design Center” marketing platform, touting the revamped application as more intuitive and efficient than previous versions.

The updated platform, to be unveiled today in Las Vegas at the annual RE/MAX R4 Conven-tion, boasts an overhauled interface along with new features that the platform’s developer, Imprev Inc., has not made available to other brokerages that use its design products, said Bill Yaman, Imprev’s vice president of sales and business development.

The interface was built to “make ease of use paramount,” Yaman said. In a demo session, the layout did appear to be cleaner than the application’s previous version, and some design functions, like adding photos and text, were easier to use.

8,000 RE/MAX Agents Celebrate 40 Years @ R4 Convention, LAS VEgAS

Nearly 8,000 RE/MAX agents from 58 countries are attending the annual R4 Convention this week to celebrate the global real estate franchisor’s 40thanniversary. At Monday evening’s Opening General Session held at the MGM Grand Garden Arena (highlights video),they heard co-founders Dave and Gail Liniger reminisce about the last 40 years and offer motivation for the future as the U.S. housing industry is in the midst of a recovery from the worst downturn in recent history.

From its earliest days in the 1970s, RE/MAX success has been based on a reputation for attracting the industry’s top performers with a business model that provides high commissions and valu-able resources and training.

The R4 kick-off event will long be remembered for the emotional presentation by Dave Liniger, who was hospitalized for several months in 2012 with a severe MRSA bacterial infection. As he came on stage in a motorized wheel chair, he was greeted with a

standing ovation and spontaneous cheers of “Dave, Dave, Dave.” After sharing the inspirational story of his challenging illness and physical rehabilitation, he then shocked the audience by standing up and walking across the stage, saying his goal had been to just walk 10 steps.

“I hope my story provides motivation to anyone facing a seemingly insurmountable problem,” said Liniger. “If you set achievable goals and stay fo-cused, you can do anything, but never, never, ever give up!”Liniger closed his presentation by recog-nizing the achievements of the RE/MAX Affiliates in 2012 and challenging them to reach for even greater goals in 2013. “Congratulations on suc-ceeding in the most difficult housing market we’ve ever seen, but this is no time to slow down, it’s full speed ahead to help your customers achieve their dreams.”

Also speaking to the energized audience was Co-Founder and Vice Chair Gail Liniger and RE/MAXCEO Margaret Kelly who provided a nostalgic look back and an encouraging look forward.

“In 2012, you were the most productive sales force in real estate with over 1.3 million transaction sides worldwide and an 18% increase in U.S. sales volume, proving once again that nobody sells more real estate than RE/MAX,” said Kelly.

Significant 2012 company successes celebrated at the RE/MAX R4 Opening General Session included:
