Usually in this month the wedding season starts with the onset of winter. Post Diwali holidays the Gujarati businesses are just returning to work while the wedding season comes. For some it increases socialization / networking, while few are directly benefitted by the money spent in “Great Indian Weddings”. Real estate industry off late has changed its behavior. These days flats, offices and shops are in demand and we see a lot of rental and resale transaction happening. However Showrooms, Plots and Bungalows are not in as much demand. This behavior is typical of a mature real estate market and it seems that investors are looking at real estate inquiries more rationally and not with a herd mentality. RE/MAX Gujarat did an affiliate survey this month to find out the expectations agents have from the biggest real estate broking company. Very few companies do such kind of research to find how it can service the agents better. Internationally the crude prices fell this month which led to a lot of macro-economic changes like reduction of fiscal deficit, reduction in inflation and improving of margins for a lot of industries. However the real estate market has yet to react to it. RBI has not reduced the interest rates so home loan and financing are still unchanged. Indian economy’s 2 biggest hurdles are crude oil price and high interest rates. One hurdle is clear, second yet to follow. November is a month which is squeezed between two New Years- one Gujarati New year and another Calendar (Christian) New Year. Usually in this month the wedding season starts with the onset of winter. Post Diwali holidays the Gujarati businesses are just returning to work while the wedding season comes. For some it increases socialization / networking, while few are directly benefitted by the money spent in “Great Indian Weddings”. Real estate industry off late has changed its behavior. These days flats, offices and shops are in demand and we see a lot of rental and resale transaction happening. However Showrooms, Plots and Bungalows are not in as much demand. This behavior is typical of a mature real estate market and it seems that investors are looking at real estate inquiries more rationally and not with a herd mentality. Over 60% associates replied on time and Regional Owner Mr. Manan Choksi discussed the outcome of the survey with Broker Owners in a monthly BO meet in the beginning of the month.

A monthly Broker Owner Meet was organized at RE/MAX Gujarat did a brainstorming on various subjects including massive online survey done by Region for its affiliates and discussed how the outcome of survey can be implemented.Such meetings provide all franchise owners a common platform to discuss their issues.

RE/MAX Gujarat organized seminars on Changing Trends in Real Estate Broking in the month of October at RE/MAX Gujarat office, Ahmedabad.Over 20 people participated in two sessions on 18th and 19th October and understood the concepts of RE/MAX and many of them inquired about association with RE/MAX.

Manan Choksi was invited by Surat Chambers of Commerce and

Industry to speak on REIT. Over 100 Chartered Accountants were

present in the seminar.

Manan Choksi gave a detailed presentation on REIT, Its impact on

Real Estate Industry and benefits due to it.

Once again RE/MAX Gujarat celebrated this Diwali in unique style. This time we wrote greetings to 1000 people and for each of them we donated 1 paver at Thaltej Municipal School which is adopted by Udgam School for children.A visit to Thaltej Municipal School a year ago would have supported the dictum that ‘four walls do not a school make’. There was no water, no hygiene or sanitation and classrooms were in a dreary state of dilapidation.In a nutshell the situation was deplorable with unclean classrooms, washrooms and a casual atmosphere not befitting a school. But what nudged us to give it a try was the promise we saw in the eyes of the children who trudged their way to school everyday in the hope to learn something new.We pulled in our resources and pitched in wherever possible to give the school a major facelift.The work was not easy and slowly but surely we made differences...

Right from hygiene and sanitation to school building, from providing

basic items to staging activities and outings, we have done it all!

We have miles to go and plenty remains to be done.

Right now the school playground is crying out for reformation.

So this year we decided to donate a paver block in the names of our

friends and associates as our Diwali token to pave the playground

and make it safe and clean for the children to use.

After all what is a school without a playground

full of mirthful children?!

We hope that you will be happy to know that a

paver block in your name is helping to build a

playground that is sure to make the world a little

more happier.

Because when children laugh, the world

becomes a brighter place...

Overall shortage in economically weaker section (EWS) and low income groups (LIG) housing in India is estimated to be at 25 million. Housing shortage in the country is expected to touch 38 million by 2030.Considering the situation Prime Minister Narendra Modi may not find it that easy to fulfill his promise of providing affordable housing to all by 2022. The total cost for the project is estimated at 11 lakh crore. To find a solution to the problem a meeting of urban development experts took place in the capital on Sunday.Representatives from India Inc. voiced their concerns on the subject. Considering 93 million people live in slums in India, slum redevelopment was one of the next biggest issues addressed at the meeting.

India Institute of Local Self-Government President Dr Jatin Modi said that he would be giving a memorandum to the government.With India’s urban housing shortage estimated around 18.78 million dwellings, if the government wants to achieve its goal of housing for all by 2022, changes need to be ushered in. The industry will be demanded to take ownership as well as give out faster clearances as it takes around 12 months to get one clearance, when over 50 clearances are required.“The shortage is huge, the government needs to involve local bodies,” said Ex UD Secretary M Ramachandran.

New-York based media and information services firm News Corp has invested $30 million (Rs 180 crore) in real-estate marketing portal PropTiger.com, according to a press statement.In addition to existing investors, SAIF Partners, Accel Partners and Horizen Ventures have also invested another $7million (Rs 42 crore) in the company.News Corp has a substantial presence in online real estate through its ownership of Move, Inc., operator of realtor.com and its majority stake in REA Group Limited, operator

of the leading Australian residential property website, realestate.com.au.PropTiger.com was founded in February 2011 Dhruv Agarwala and Kartik Varma, classmates from Harvard Business School, along with Prashan Agarwal, an alumnus of the Indian Institute of Technology and the Indian School of Business. It has over 250 developer partners who market their new developments through the online platformThe portal has sold over 10,000 properties worth over $1 billion so far

Real estate portal Housing.com has entered into an exclusive strategic partnership to sell apartments of affordable housing company Tata Value Homes on its website.

“We are targeting young professionals and facilitating a behavioural change to book flats online,” said Advitiya Sharma, cofounder of Housing.com. “This is one of our first partnerships and we will tie-up with other companies too.” Housing.com’s technology team has developed a slice view 3D interactive platform to help people book their houses online.

Naspers-backed PayU will be the payment gateway for the transactions. According to Housing.com, only the down payment will be made online while the rest of the payment

and legal processes will take place offline. Tata Value Homes has already formed a similar alliance with Snapdeal and Google and launched an e-commerce portal to sell homes. However, for the properties listed on Housing.com, the partnership is exclusive and marks Tata’s first such tie-up.It is estimated that the real estate market in the country will reach $180 billion (over Rs 11 lakh crore) by 2020. In just residential property, the top-eight Indian cities will see an additional demand of 2.8 million units in the next five years, according to property consultant Cushman &Wakefield. Japan’s SoftBank last week invested $70 million for 30% stake in Housing.com, valuing the two-year-old startup at about $250 million. Housing.com’s existing investors include Helion Ventures, Nexus and Qualcomm.

Housing Development Finance Corporation (HDFC) has seen no reluctance among home loan borrowers and overall sentiment is upbeat, Keki Mistry, Vice Chairman and CEO of the country’s largest mortgage lender, said on Friday.

Speaking at the second edition of Business Today’s MindRush conclave of corporate leaders, Mistry pointed out that India still stood at a mere 9 per cent of GDP in mortgage disbursals compared to 60 per cent or more in most developed economies.

The excitement in air within all the Team members was no less to enjoy the grand Hindu festival this year and like every year. At ADVANTAGE, we celebrated the most spiritual festival of lights- Diwali with a great pomp and show. With a series of celebrations, we performed all the traditions and rituals together. It was a joyful time to light the diyas, spread Rangoli, play games, exchange gifts and rejoice the festive spirit along with fun, food and frolic with the ADVANTAGE Family before we went on a break of 5 days. The most beautiful sight this evening was to see a line of cold flower-pots being burst in the office! The New Year day brings us all together with our families again to light the lamp, blast the cracker chains, shoot rockets and fire flowerpots. It was a sparkling day at ADVANTAGE with smiles and good cheer all around!At the auspicious time on Paancham day after Diwali, Team ADVANTAGE gets back to business- rejuvenated, recharged and all geared up! Broker Owner of RE/MAX METRO Mr. Vivek Parikh visited the construction site of the new upcoming residential scheme World One in Mumbai.World One is a supertall residential skyscraper under construction in Mumbai, India. It islocated in Upper Worli within Mumbai on the 17.5 acre defunct Shrinivas Mill site.The projectwill cost INR20 billion (US$320 million) and is expected to be completed in 2015, thenbecoming the world’s tallest residential tower.
