Even if you have no intentionof selling you home this year,regular maintenance is essen-tial for preserving your proper-ty’s appearance and value. Ifyou do plan to sell, your well-maintained home should fetcha higher asking price whileavoiding last minute repairsbefore closing.
This spring concentrate onthese important fix-ups:
• Inspect gutters and down-spouts and check to see thatsplash blocks are properlypositioned. To see if theweight of snow, ice and wetleaves has twisted yourhome’s gutters out of shape,
pour a large container of waterinto each one. If water poolsin one spot or flows away fromthe downspout, the gutter mayneed to repair or replacement.
• All homes settle a bit eachyear, which can stress thefoundation. Look carefully forhairline cracks and repairthem immediately with theproper sealant.
• If your home has a brickexterior, inspect the bricks andmortar for any signs of wearor damage. If your home haswood or vinyl siding, look forloose panels and trim. Inspectthe soffit and facia below thegutters for rot and insects.
• Examine all doors and win-dows for warping, and recaulkall seams every two years.
• On the roof, look for miss-ing, loose or cracked shingles.Areas of mold or evidence ofmoisture accumulation maymean that water is not drain-ing properly toward the gut-ters.
• Decide if your deck needsa fresh coat of stain or preser-vative, and tap in any protrud-ing nails.
• Inspect all visible pipes forleaks, drips or corrosion. Alsolook for water stains on theceilings and walls that couldindicate roof or window leaks.

Although most home buyersneed to sign sales contracts bythe end of April to qualify forthe $8,000 first-time and $6,500repeat home buyer tax credits,qualified active military service-men and women have an addi-tional year to take advantage ofthese great incentives.
Under a legislative provision
targeting active members of themilitary, the Foreign Serviceand the intelligence communi-ties, the tax credit was extend-ed for one year beyond the cur-rent deadlines of April 30, 2010for a binding sales contract andJune 30, 2010 for settlementand closing.
The provision only applies to
home buyers in the abovementioned groups who haveserved on official extendedduty for 90 days or more out-side the U.S. from Jan. 1, 2009to April 30, 2010.
Also, service members whomust sell their home becauseof official extended duty areexcluded from a rule thatrequires buyers to repay the

In 2010, Earth Day willcommemorate its 40th anniver-sary and more than half a billionpeople are expected to partici-pate in this year’s events. TheEarth Day Network hopes tohave thousands marches,parades, lectures and cleanupprojects around the globe. Youcan find a list of events in yourarea at www.earthday.net.
You don’t have to wait untilApril 22 to incorporate the con-cepts of Earth Day in your ownhome, however. These simpleenvironmentally-friendly house-hold suggestions can make you
an Earth Day advocate all yearlong. The EnvironmentalProtection Agency estimatesthat the average family of fouruses 400 gallons of water everyday. To combat this, the agencysuggests that you:
Don't let the water run whileshaving or brushing teeth.
Take short showers instead oftub baths.
Keep drinking water in therefrigerator instead of letting thefaucet run until the water iscool.
Scrape, rather than rinse, dish-es before loading into the dish-washer; wash only full loads.
Wash only full loads of laundryor use the appropriate waterlevel or load size selection onthe washing machine.
Repair all leaks (a leaky toiletcan waste 200 gallons a day).
Water the lawn or garden dur-ing the coolest part of the day(early morning is best).
Group plants according totheir water use so you don’toverwater. Check with yourlocal extension service or nurs-
eries for advice.Set sprinklers to water the
lawn or garden only — not thestreet or sidewalk.
Use soaker hoses or trickleirrigation systems for trees andshrubs.
Keep your yard healthy —remove dead grass from yourlawn, use mulch, and set your
mower on a high setting toencourage grass growth andeliminate weeds naturally.
Sweep the driveway and walk-ways outside instead of using ahose to spray it down.

The wood care experts whomake Murphy Oil Soap havesome advice on how to keepyour floors looking shiny andbeautiful.
* The first key to maintainingyour wood floors is to knowwhat type of finish you have.
Most wood floors installedafter the 1960s are finished withpolyurethane, which hardensinto layers of solid plasticsheets on the surface of thewood.
To find out, scratch the surfaceof the wood with a coin in aninconspicuous area. If the finishflakes off, a finish like varnish orshellac was probably used. Ifyou think you have wax floors,apply a few drops of water andwait 10 minutes. If white spotsappear under the droplets, thenyour floor has a wax finish. A
polyurethane finish will not flakeafter being scratched with acoin, and white spots will notappear after exposure to waterdroplets.
* A finish with a dull and life-less appearance can usually berevived with a good cleaning toremove accumulated dirt. Forpolyurethane-finished floors,use a cleaner like Murphy OilSoap for cleaning. To give yourfloors the best shine, make sureyou follow diluting directionsproperly when using the con-centrated version of Murphy OilSoap.
* Other ways to help preserveyour wood floor shine includeregularly sweeping and vacu-uming your floors weekly; plac-ing area rugs in high traffic loca-tions; using floor protector padsor soft felt on the bottoms of fur-niture legs; setting a humidifieror dehumidifier to maintain alevel of 30 to 50 percent humidi-ty in the home; and protectingyour floors from direct sunlight.
