SELLING YOUR HOME CAN BE A COMPLEX ENDEAVOR. This checklist has been developed to help sellers

understand the process of selling a home as a

supplement to the guidance of an experienced

Realtor. This checklist is designed to help you

navigate your way through the selling process without any trouble.

ONE | HIRING A REAL ESTATE AGENTChoosing the right advisor is important. A Realtor’s counsel, direction and experience can minimize your stress while maximizing the home’s selling price. There is more to selling a home than putting it up a sign and listing it in the MLS system.

A GOOD REALTOR

THINGS TO CONSIDER

• Avoid “hobby agents” - find an experienced agent who works full time!

• Do they communicate in a way that you understand and that you feel comfortable with?

• Does your agent have network connections? Great agents work with other agents on a regular basis

• Ask about their marketing processes: How are they marketing other properties?

• Are they utilizing social media?

• Do they have a marketing plan for their listings?

• Positions the home for maximum exposure

• Handles negotiations

• Provides staging recommendations

• Helps set the price

• Knows the local market

• Has relationships with other realtors to find all potential buyers

• Holds Open Houses

• Provides timely feedback

• Pre-qualifies potential buyers

• Drafts and negotiates agreements

• Understands legalities

• Acts as a liaison between buyers and sellers

• Presents, reviews and evaluates all offers.

RESEARCHING THE MARKET

TWO | PLAN YOUR TIMELINE

• Determine when would be the best time to put your house on the market with your agent.

• Meet with an agent to discuss the best listing strategy based on the local market.

• Have an idea of where you’d like to move before you put your home on the market.

To get the best price for your home, you need to make it attractive to the widest number of potential buyers. Since today’s consumers prefer turnkey properties, we recommend that you outline anything that needs fixing or updating and determine those items that can be addressed.

THREE | WALKTHROUGH

• Walkthrough your home with your agent.

• Show them the 10 things you love about your home.

• Ask your agent for advice on repairs, upgrades, and staging.

FOUR | DETERMINE THE LISTING PRICE & MARKETING PLAN

• Work with your real estate agent to determine the best listing price - every home is different! If you overprice a property, it could potentially hurt your chances of getting top dollar for your home.

• Review a comparative market analysis with your agent, which determines price point based on the sale price of similar homes in your neighbourhood.

DID YOU KNOW?

The listing price of your home is based on many factors. This includes:

PROPERTY FEATURES | location, size, lot, conditions and unique features.

MARKET CONDITIONS | supply and demand, interest rates and seasonal demand.

COMPETITION | price, location, market activity, expires, price changes and condition.

Pricing a home appropriately right at the beginning is a critical component of selling quickly and for top dollar. The longer a home sits on the market, the more the selling price decreases.

FIVE | PREPARE YOUR HOUSE FOR VIEWING

• De-clutter. Cluttered homes appear smaller and unappealing

• De-personalize. You want buyers to envision themselves in the spaces.

• Clean.

• Add fresh towels, well-made beds, etc.

• Staging furniture if your furniture does not fit the space.

SIX | MARKET YOUR HOME

Your Realtor should have a comprehensive marketing strategy customized to your specific property. The goal of the marketing campaign should be to get the greatest number of buyers interested so that it will sell for top market value.

SEVEN | SHOWING YOUR HOME

• Clean.

• Eliminate Odors.

• Leave lights on, as pre-determined in consultation with your Realtor.

• Appropriate temperature

• Have blinds/curtains open or closed as predetermed.

• Leave the premises during a showing.

• Remove your pet from the house.

EIGHT | OFFER NEGOTIATIONS & CLOSING

Here are the parts of the offer you need to understand:

• Buyer Covenant Is the buyer qualified to buy your home and close the deal?

• Price Accept the price or counter with a position acceptable to you.

• Mortgage Conditions Provides time for non-pre-qualified buyers to get financing in place.

• Home Inspection Condition Gives the buyers time to have the property inspected by a licensed home inspector to determine current building status and identify potential structural or material problems.

• Deposit Buyer-submitted good faith money submitted with the offer. In Toronto an amount equal to five percent of the purchase price is considered a good deposit.

• Completion Date (Closing Date) Date when ownership of the house changes hands to the buyer.

PRO TIP!Don’t get hung up on only the offer price! There are many terms within an offer that should be taken into consideration.

NINE | THE HOME STRETCH

• Once the buyer has lifted contingencies and their deposit is locked in, complete any requested repairs before closing.

• Expect the buyer to schedule a final walk-through, where they will verify that the condition of the property is the same as when they made the offer. This also allows the buyer to ensure that any agreed upon repairs have been completed.

TEN | CLOSING A DEAL

• Both parties will pay any settlement fees and documents are recorded.

• Titles are officially transferred to the new owners.

ELEVEN | CELEBRATE!

• Congratulations! You sold your home!
