Brief site analysis for 11 Sapphire CourtNorth MackayThe site has an area of about 822sqm and is located at 11 Sapphire Court ina recently completed stage of an established residential estate.

The land is included on Councils flood mapping as being subject to periodicflooding however the mapping appears to be pre estate development and thesite has been filled to the flood level which for this site is 6.48m AHD.

The site has been graded to fall from the rear toward the street and the fall willenable stormwater discharge to the kerb and channel.

IRRIGATION SYSTEM

RECURRENT WORKS: Throughout the establishment period continue to carry out recurrent works of amaintenance nature specified elsewhere in this Section, including but not limited to watering, mowing, weeding,fertilising, pest and disease control, reseeding, returfing, staking and tying, replanting, cultivating, pruning, hedge clipping, aerating, renovating, top dressing, keeping the site neat and tidy, and the like.REPLACEMENTS: Continue to replace failed, damaged or stolen plants as specified in PLANTS - EXTERNALWORKS.MULCHED SURFACES: Maintain in a clean and tidy condition and reinstate the mulch as necessary.STAKES AND TIES: Adjust and/or replace as required. Remove at the end of the planting establishment periodif directed.MAINTENANCE PROGRAM: Furnish a proposed planting maintenance program, and amend it as required untilapproved. Comply with the approved progam.MAINTENANCE LOG BOOK: Keep a log book recording when and what maintenance work has been done andwhat materials, including toxic materials, have been used. Make the log book available for inspection on request.

PLANTING ESTABLISHMENT - EXTERNAL WORKS

The planting establishment period shall commence from the Date of Practical Completion of the Works.PRACTICAL COMPLETION OF PLANTING: Practical Completion of the planting works shall include but not belimited to the germination of grassed areas, establishment of turfed areas, and replacement of plants which havefailed or been damaged or stolen during the work under the Contract.

PLANTING ESTABLISHMENT PERIOD - 12 WEEKS

Plant containers remain the property of the Plant Supplier and shall not be damaged during planting operations.Collect empty plant containers daily during planting operations and remove or store on site for later return to thepoint of plant supply, but ensure they are not able to be scattered by wind or other causes.Regularly remove, by hand, rubbish and weed growth that may occur or recur throughout grassed, planted andmulched areas.

PLANT CONTAINERS, WEEDING AND RUBBISH REMOVAL - EXTERNAL WORKS

STAKES: Shall be durable hardwood, straight, free from knots or twists, and pointed at one end. Size: 25mm x 25mm x 2500mm long.TIES: Shall be 50mm wide hessian tie.STAKING AND TYING: Provide stakes and ties to plants as shown on the Drawings.Drive stakes minimum 600mm into the ground or to the depth indicated on the drawings and clear of the rootballof the plant. For single staked plants, stake on the windward side.Fix ties in a figure of eight pattern and staple to stake at least 300mm above ground level. Fix additional ties as required to stablilise the plant.

STAKES - EXTERNAL WORKS

GENERALLY: Spread mulch to a minimum depth of 100mm and rake smooth to finish 25mm below surrounding finished levels unless otherwise specified.

MULCH SPREADING - EXTERNAL WORKS

LOCATIONS: Do not vary the plant locations from those generally as shown on the Drawings unless otherwisedirected. If it appears necessary to vary the locations and spacings to avoid service lines, or to cover the areauniformly, or for similar reasons, apply to the Superintendent for directions.PLANTING CONDITIONS: Do not plant in unsuitable weather conditions such as extreme heat, cold, wind orrain. Suspend excavation in other than sandy soils when the soil is wet, or during frost periods.WATERING: Thoroughly water the plants before planting begins, immediately after planting, and thereafter asrequired to maintain growth rates free of stress.FERTILISING: Specified in FERTILISER - EXTERNAL WORKS.DEPTH OF PLANTING: When the plant is in its final position in its hole or bed the top soil level of the plant root ball shall be level with the finished surface of the soil surrounding the hole or bed. Test the depth by measuringthe sides of containers. If backfilling is required to correct the depth, use topsoil mixture.WATERING BASINS: Construct a watering basin around the base of each individually planted tree, consisting ofa raised ring of soil capable of holding a minimum of 10 litres.

PLANTING - EXTERNAL WORKS

MASS PLANTING AREAS: Excavate a hole for each plant large enought to provide not less than 100mm allround the root system of the plant, or as shown on the Drawings.

EXCAVATING FOR PLANTING - EXTERNAL WORKS

Turf shall be Queensland Couch or "Sir Walter" Buffalo and placed where indicated on the drawings.Deliver turf to the site within 24 hours of being cut. Lay it within 36 hours of being cut, if possible. Prevent it fromdrying out between cutting and laying.LAYING: Prepare the areas to be turfed as specified in TOPSOIL SPREADING. Lay the turf along the land contours with staggered, close-butted joints, and so that the finished turf surface is flush with adjacent finished surfaces of paving and the like. As soon as practicable after laying, roll the turf with a roller weighing not more than 90 kg per metre, of width.ESTABLISH WATERING: As soon as possible after rolling, irrigate thoroughly with a fine spray to a depth of150mm. Continue as necessary to maintain moisture to this depth and to maintain the grass in a healthy condition.PROTECTION: Protect newly turfed areas against traffic until grass is established.MAKING GOOD: Lift failed turf and relay with new turf.TOPDRESSING: When the turf is established, mow closely, remove cutting and lightly top dress to a depth of10mm with topsoil as specified in TOPSOIL SPREADING.MOWING: When the turf is established, mow at regular intervals to maintain an average height of 50mm.WEEDING: Remove weeds that emerge in the turfed areas, or where necessary spray with a selected weedicide for broad-leafed weeds, to manufacturer's recommendations.

TURF - EXTERNAL WORKS

GENERALLY: Plants shall be vigorous, well established, hardened off, of good form consistent with species or variety, not soft or forced, free from disease and insect pests, with large healthy root systems and no evidenceof having been restricted or damaged. Trees shall have a single leading shoot.SUBSTITUTIONS: Make no substitutions unless approved in writing. Substitutions will not be approved if theContractor has not complied with the Specification.REPLACEMENTS: Replace, with plants of the same specified type, quality and size, any plants which fail, arestolen or are damaged during the work under the Contract.STORAGE: Wherever possible, plants shall be planted immediately after delivery to the site. If this is not possible,keep them in good condition by appropriate storage methods, or as may be directed. Prevent theft, drying out or damage from any cause including frost, wind, sun, vermin, animals and the like.

PLANTS - EXTERNAL WORKS

Mulch shall be free from soil, weed growth, and green material or other matter. Place mulch so that it is not incontact with the stems of plants. Mulch shall be:LEAF LITTER MULCH: Small leaf chip mulch of tree loppings which have been passed through a brush chipping machine. The loppings used will consist predominantly of Coralypt or Tristania material and will excludePrivet, Coral Tree, Poplar, Willow, Camphor Laurel, Cocos Palm, Singapore Daisy and any other weed species.

MULCH - EXTERNAL WORKS

PLANTING BEDS: An approved prolonged release type having and NPK ratio of 6.3:1.8:2.8. Place around theroot ball of plants at the time of planting at the rate shown below: For plants to 5 litre size: 20g per plant For plants to 10 litre size: 40g per plant For plants 25 - 45 litre size: 60g per plant For larger plants: 90g per plant or as directed by manufacturer.

FERTILISER - EXTERNAL WORKS

Planting mix shall be three parts topsoil to one part compost, as specified in TOPSOIL and COMPOST, thoroughly mixed before placing.

PLANTING MIX - EXTERNAL WORKS

DESCRIPTION: Compost shall be spent mushroom compost typical of the compost used throughout themushroom growing industry, with a neutral pH value, or other approved material, free from harmful chemicals,grass and weed growth.

COMPOST - EXTERNAL WORKS

Topsoil: Organic garden soil according to AS 4419 "Soils For Landscaping and Garden Use".TOPSOIL TEXTURE: Coarse (light) to medium.

TOPSOIL - EXTERNAL WORKS

Prepare sub-grade as ncessary to receive topsoil, including cultivation, as specifried in Cultivation.TURFED AREAS: Spread approved topsoil to a depth of 100 mm. Levels shall be graded to provide adequatedrainage.MASS PLANTING BEDS: Spread planting mix to an even depth of 300mm over cultivated sub-grade. Cultivateplanting mix into subgrade. Thoroughly water to prevent voids. Rake over lightly to attain finished profiles. Thefinished surface of the soil shall be at a level which allows the surface of the mulching material to finish flush withfinished surface levels.

TOPSOIL SPREADING - EXTERNAL WORKS

PREPARATION: Prepare the sub-grade to receive topsoil by cultivation, and where directed treat the area to betopsoiled with herbicide. Do notdisturb services or tree roots; if necessary cultivate these areas by hand. During cultivation, thoroughly mix in any materials specified to be incorporated into the sub-grade.Deleterious material: Remove stones exceeding 50mm, and any other deleterious material brought to thesurface during cultivation, including roots, sticks, weeds and the like.> TURFED AREAS: Excavate to 100 mm below required finished surface and cultivate along the contours to adepth of 150mm.> MASS PLANTED AREAS: Excavate to 300 mm below required finished surface and break up base to a further depth of 150mm.

GENERALLY: Eradicate weeds by environmentally acceptable methods as approved by the Superintendent.Continue eradication throughout the course of the works and the Planting Establishment Period.

OUTLINE DESCRIPTION: Provide the labour, materials, plant and services, to carry out the operationsnecessary for the proper performance of the landscape works as shown on the drawings and as specified herein. All works within this section shall be carried out by an approved landscape contractor and shall include but not be limited to the following:> Final trimming, cultivation and incorporation of additives into subgrades.> Supply and installation of garden edging.> Preparation, supply and installation of plants and turf.> Supply and installation of stakes and ties.> 12 week plant establishment period.AUSTRALIAN STANDARDS: Where applicable, materials and workmanship shall be in accordance with therelevant standards of the Standards Association of Australia.

TIMBER EDGING - EXTERNAL WORKSCCA treated pine edge treated in accordance with AS1604:2000Size: 90 x 35mm. Square stakes 500 x 50 x 50mm.Set edgings flush with adjoining surfaces in locations as shown on the Drawings. Fix to pegs with galvanised nails, 2 per fixing. Drive stakes firmly into the ground at 1200mm centres on the planting side of the edging and with the top of pegs set 15mm below top of edging.

GRAVEL FINISH - EXTERNAL WORKSGravel to be washed stone in colours to suit proposed building finishes.Diameter in range of 15mm - 40mm.

UNIT PAVER / CONCRETE EDGING - EXTERNAL WORKSUnit paver (in colour to match finished building colours) as per Detail Sheet 2 to apply to curved garden edging as shown on plans. Top of paver to finish flush with finished surface level. Units to be butt-jointed and mortared in. Ensure exposed surface is clean of mortar.Alternative: 150 x 150mm concrete edge with wood float finish, 20MPa to approved LCC standards.Control joints on 5 metre centres and at apex of curves. Edges to be trowel finished to approvedprofile. Set on compacted subgrade.
