This issue is just The Best. Literally. Starting on page 26 we

devote page after page to the

chose as The Best of 2015.

For the record, we think you

made some fantastic choices

and we had a blast at our

“Best of 2015” photo shoot.

The Best also turned out to

be The Most Fun!

These winners really got me thinking. What constitutes

“the best?” What are the parameters of quality when it

comes to trusting someone to work on your home, pet or

yard?

It’s easy to think that the company with the lowest price

might be the best deal. But is it really? I don’t think so. Most

of the comments voters left barely even mentioned price.

Instead they spoke about top-notch professionalism, talent,

friendliness and punctuality. One of you even praised a

business for “being deeply invested in the community.”

Not one mention of dollars, deals or discounts.

I think that’s so telling of our readers. Good doesn’t mean

cheap. It means reliable, ethical, quality. And I think you’ll

�nd that the winners of The Best of 2015 personify all of

these adjectives beautifully.

Space. That’s the �rst word that pops into your mind as you enter this

townhome. And it keeps ringing in your ears as you visit all three

stories of the gorgeous home, which are conveniently accessed by

an elevator.

The exterior of the townhome, though pretty and private and very

elegant, does not prepare you for the spaciousness and sophistication

of this home. Who knew a townhome could offer so much space, so

much style and so much room to showcase everything from their

custom art collection to their array of taxidermy?

The homeowners did! They had a vision for this townhome and

spent a year making it a reality. With a trusted architect, contractor,

decorator and legions of other workers, they transformed this

“standard” townhome into a masterpiece.

By 2006 the couple’s two children had grown up and moved out

and the homeowners made the decision to downsize and �nd a

place that required less maintenance. So they purchased a very

nice, very pretty townhome in Buckhead.

And then they went to work. Though they liked the original décor

and layout of the townhome, they didn’t love it. So they began a

massive, top-to-bottom renovation that required them to move out

for a full year! (They stayed in a friend’s vacant condo.) We talked

to these brave homeowners and asked them to share their advice,

anecdotes and lessons learned, in their own words…

Budgets & Trust“We hired an architect and got to working with him right away.

The project just grew and grew and grew from there. We drew up a

pretty detailed set of plans. We were extra detailed on the front end

because what we asked for was something of a ‘�xed price’ deal…

which falls pretty much between “rare” and “impossible.” But we

did so with an understanding that we’d revisit it a lot. We wanted

to get as much control of it as we could.

It’s critically important to �nd a contractor and architect you trust.

You have to have con�dence in them. And con�dence means

references you can trust. Once you talk to their references, really

talk to the contractor. Ask the right questions. What is their

building philosophy? Are they schedule constrained? Resource

constrained? You have to really take the time to �nd out if your

contractor is three things: competent, fair and responsive. Once we

established trust, we were much more comfortable adding to the

budget and making changes as we went along.

FRONT EXTERIOR: The elegant front stairs and brick exterior hint at the sophistication within.

BACK YARD: “This courtyard is one of the reasons we bought the house. It’s accessible from two levels of the house. We didn’t want a total hardscape so we added stones to keep some grass but cut down on maintenance. We love our �repit.”

INTERIOR: “Before, there was a wall here and the basement steps felt like a tunnel. We wanted to remove the wall and open it up but we had to �gure out a way to support the upstairs steps. So we fabricated and installed a �at steel plate to hold up the stairs.” (See angled area under top stairs.)

This whole project was so involved and disruptive that we knew we didn’t

want to do it again. So we decided to bite the bullet, suck it up and do it right

the �rst time. Our philosophy is that if you know you want to eventually do

something to your home, try to do it all at once. Do it then or you’ll regret it

later when you have to start it up all over again. Remember, it’s much cheaper

to get it done while the crews are already there.

Presence & CommunicationWe were over here, on site, almost every single day. The architect joked that

he didn’t realize he would have a ‘foreman’ on this job!

As much as you can, without getting in the way, try to be there and available

to answer any questions. If you’re not there, a lot of decisions will have to

be made without you. If you don’t have that option to be there a lot, do your

homework, research and make sure you over communicate!

Don’t make assumptions. Be overly detailed in your drawings and

speci�cations. When we had a new shower stall put in and tiled, we assumed

a bench would be included. Well, it wasn’t and it had to be added in later.

We realized that we really had to diagram a lot of things out. If it’s not

drawn out in the plan, don’t expect it to happen. Err on the side of over

communication.

Magazine photos and Pinterest are invaluable tools. Photos help you

communicate exactly what you want your contractor to do, in ways that

simply describing it verbally cannot.

Speci�city & Style Don’t forget to be speci�c about details like the outlets and lighting! Make

sure you are on the same page with your contractor about where you need

everything installed. If you know you are going to have a computer desk in

a certain corner, make sure your contractor realizes that so he can place an

outlet nearby.

If you know you are going to hang artwork on certain walls, inform your

lighting pro so any directional lighting is installed in the right place.

Illuminating the room ‘in general’ is �ne but if you want to really add drama

and versatility, make sure you plan out your lighting.

Speaking of lighting, we always suggest that people buy their LEDs online

because most stores won’t have the selection of color temperatures you need

for different areas of the home. Unless you want the effect of full sunlight in

all of your rooms, you’ll need to vary the color temperatures.

Finally, when the contractors are �nished, the project is still far from

�nished. Contractors are wonderful people but they are not who you

want picking out paint colors and making your furniture and window

treatment decisions. You need a good designer or decorator when you are

undertaking a project of this size. A good interior designer is worth every

penny!”

KITCHEN: “We totally gutted

the kitchen and moved doors

around to make more space. It used

to be a tiny space with a small pantry.

The cabinets were all white and now

they are poplar stained to look

like cherry. Closing off all those extra doors gave us so

much more room.”

SUNROOM: “This room is

attached to the kitchen. We angled

the bay window to 60 degrees so

we could �t a sofa in here.” The sofa

faces a TV and the french door leads out to the private

courtyard.

CLOSET: “This master

closet was built on top of the roof of the sunporch. This room didn’t exist before. This is a place where

we were more interested in

storage than fancy �nishes. We vaulted

the ceiling and put in skylights to get

as much natural light as we can.”

DINING ROOM: “These hidden

storage shelves simplify the room.

The cabinet guys built them and

then matched the wallpaper to the

The talented folks at DCD brought this dated kitchen from blah to beautiful.

What were the homeowners’ top 2-3 design goals?

This couple entertains frequently so they needed increased counter space, professional

appliances and the room to have multiple cooks to function ef�ciently in the space. “Light,

open and airy” were the words they used to describe the overall feeling they desired in their

new kitchen.

Any challenges or limitations?

The oak �ooring had been recently re�nished, which eliminated the ability to change the

footprint of the kitchen.

As a design professional, what were your top 2-3 design goals?

Rustic alder was used strategically and the “light, open and airy” feeling was achieved with

the soft white painted and glazed cabinets, along with the cream-colored quartz counter

tops. Additional detail was provided with inset cabinet construction, staggered cabinet

depths and heights and in the crown and light rail moldings.

What makes this kitchen unique?

Measuring approximately 350 square feet, this project is a success because it functions

even when used by multiple chefs. Yet it still has a restful and inviting ambiance for day-

to-day living. The uncommon design theme is clearly expressed without looking heavy or

oppressive.

Salt vs. ChlorineOne of the common misconceptions regarding

salt systems is that people think they are an

alternative to chlorine —when, in fact, they are

used to produce chlorine.

I think some of this misconception is attributed

to the fact that salt systems help to reduce or

eliminate some of the undesirable effects

associated with traditional chlorine pools, such

as dry skin, dry hair and burning eyes.

Even if homeowners realize that salt systems

produce their own chlorine, they then

incorrectly assume that using salt water

systems eliminates the need for regular water

testing. Not true! Improper water chemistry

can present problems regardless of what type

of sanitization is used. You must test your salt

systems as regularly as you would a

traditional chlorine pool!

Clear Enough? There are many common misconceptions that pool owners

have. One is if the pool is clear, all is well. Wrong. A clear pool

does not necessarily mean a “balanced” pool.

Another common mistake is the notion that a clear pool does not

need shock. It de�nitely does. Shocking, or “oxidizing,” helps

remove chloramines, or bacteria attached to chlorine, which is an

irritant and must be oxidized weekly in warm water.

Hard chlorine and granular chlorine perform completely different

functions. Hard chlorine is a sanitizer and granular chlorine is an

oxidizer. Homeowners also incorrectly think that a hard shock

will clear an algae bloom overnight. The shock will need an

algaecide added to the water in conjunction to kill the algae, then

the pump and �lter will help clear the water of the dead algae.

This all will happen over a matter of days, depending upon the

severity of the algae bloom.

Congratulations! You’ve decided you are going to sell your home! The prospect of selling your existing

home and moving into a new one can be very

exciting.

The �rst important decision every seller makes is

at what price to list their current home. How will

you know if your house is priced right? Pricing

your home too low could result in losing many

thousands of dollars. Pricing your home too

high could result in a house that remains on the

market for weeks and/or months.

Sellers now understand the importance of curb

appeal, decluttering and staging for a home

to show well. But all the right staging and

decluttering can’t overcompensate for house that

isn’t priced correctly to sell in any market.

Gone are the days of “testing the market” with a

high sales price or “leaving room for negotiation.” Today’s

buyers are impatient with those games and are too savvy,

thanks to information that is available over the Internet.

So pricing a home fairly, straight out of the gate, is key. If

comparables are available, realtors often look to those to

guide listing prices. But if no comparables exist, another

great alternative is for the seller to conduct a pre-listing

appraisal.

Having a non-biased opinion from someone who looks at

your property objectively is invaluable. Another bene�t of

the pre-listing appraisal is that it provides an evaluation that

is aligned with current market conditions. Not only does it

help to set the initial sales price, but it also reduces the risk

of the home not appraising at the agreed-to sales price. (And

if you think that doesn’t happen, think again. Deals fall apart

every day because of homes not appraising at the agreed-to

sales price.)

While the pre-listing appraisal assists in setting the listing

price, another commonly asked question I receive from

potential clients centers on what repairs should be made to

the house prior to putting it on the market. To determine

these, I recommend my clients have a pre-listing inspection

done by a reputable home inspector. Once the inspection

is complete, take the time to hire a quali�ed, licensed and

certi�ed repairperson. Once repairs are completed, display

the information within your home so buyers can see what

has been done. I’ve even had clients provide receipts, which

also impresses buyers.

There are several bene�ts of having a pre-listing inspection:

• Itprovidessellersaviewofwhatneedstobefixed. Many

sellers underestimate the amount of repairs required to

get their house into “sellable” condition.

• Itpreparesbuyersandpreventsanynastysurprises

rearing their heads later, when an offer is made.

• Itisagreatwaytoshowpotentialbuyershowserious

you are about selling your home. It also creates a strong

perception that you care about your house and that you

have kept it well maintained.

Take these steps ahead of time, and hopefully reaching

the closing table will be a little less stressful for everyone.

1 On your 60" x 32" (for a queen size) piece of

plywood, draw out the shape you want. Use a

jigsaw to cut the curved corners.

2Lay out the 2” thick foam on the cut wood

board and trace the curved corner with

marker. Use a knife or scissors to cut your

shape. Spray the wood with the permanent glue

spray and lay the foam on it accordingly.

3Drape the batting over the foam and start

to wrap the headboard like a present. Start

with the sides and � rmly pull and staple the

batting to the back of the board. Securely attach –

but don’t tear – the batting to the board. Trim excess

batting and edges.

4 Now wrap and secure the fabric to the board

as well. Staple one side of the fabric and

then staple the opposite end. Pull tight when

securing the ends of the fabric. Trim excess fabric

from the back of the board.

5 Measure and draw a line about two inches in

from the edge to ensure you are securing the

nailhead trim on in a straight line. Carefully

line up and hammer in the nail head trim.

6Wrap the legs entirely with batting and

fabric. Measure from the � oor to the top of

your bed/mattress, so you can determine

where to secure the legs and still have the

headboard positioned above the mattress.

7 Using a power drill and screws, secure the

legs to the back of the headboard. Once your

legs are attached, you are ready to set up

your headboard. You can attach the headboard to

the bottom of the bed frame as well, using bolts,

washers and nuts.
