and sophisticated area that provides

a mix of office, retail, recreational, resort and

residential uses.

The Desert Ridge/Kierland employment center runs east from

36th Street to Scottsdale Road between Deer Valley Road and the

Central Arizona Project Canal, including the

area from 64th Street to Scottsdale Road between

the CAP canal and Acoma Drive.

The Desert Ridge/Kierland employment center provides access to some of the region’s most highly educated and skilled workers. Within a 20 minute drive time, 33 percent of the adult population has some college education and an additional 36 percent have a bachelor’s or advanced degree.

Approximately 27 percent of the workers within this 20 minute drive time are in managerial, professional or science and engineering occupations.1 There are also high concentrations of workers in sales and administrative support occupations.

Within a 30 minute drive, projected population growth in this area is expected to result in nearly 127,000 new residents by 2020.2 This will continue to expand the already strong labor pool.

Development Activity

The Desert Ridge/Kierland employment center is located adjacent to North Scottsdale, and has approximately 5.1 million square feet of office inventory with more than 920,000 square feet of space constructed since 2008.3 This area offers prime, Class A office space located within a setting distinguished by upscale shopping and entertainment amenities. In addition to Class A office space, conference centers and resorts, the Desert Ridge/Kierland area provides employers and workers with executive style residential developments and recreational opportunities.

The beauty of the Sonoran Desert is the backdrop for the Desert Ridge master-planned community. This 5,700-acre development consists of residential neighborhoods, a community shopping area, world-class amenities, recreational facilities and a high-tech business park. The 322-acre commercial core of the community features the Desert Ridge Marketplace, which offers an exciting mix of shopping, dining and entertainment options as well as cultural, office and municipal facilities.

The J.W. Marriott Desert Ridge Resort and Spa is the largest in the metro area with approximately 200,000 square feet of meeting space, a 950-room hotel, 10 restaurants, two 18-hole golf courses, a golf school, swimming pools with interconnecting waterways, an eight-court tennis pavilion and a 28,000 square foot spa.

The Kierland master-planned community brings together a cohesive mix of upscale residential, office, commercial and recreational uses. Residential development in Kierland ranges from semi-custom homes, to luxury town homes and condominiums to more traditional single-family neighborhoods. Amenities offered by the Kierland development include luxury resort accommodations, golf, trails, parks and private jet access at the nearby Scottsdale Airport.

The 750-room Westin Kierland Resort includes 183,000 square feet of indoor and outdoor meeting space, restaurants and a spa, overlooking a 27-hole golf course. The Kierland Commons retail center includes upscale shops and restaurants and is within walking distance of the Westin Kierland Resort.

The 268-bed Mayo Clinic Hospital is the first hospital designed and built by the renowned Mayo Clinic and is also located in the employment center.

Housing and Amenities Infrastructure

The Loop 101 freeway and State Route 51 serve the Desert Ridge/Kierland area. The Loop 101 freeway runs south to connect to northeast Phoenix and the East Valley, and to the west connecting to Interstate 17 and the West Valley. State Route 51 connects this area directly to central Phoenix.

The Desert Ridge area is well served by several telecommunications providers with advanced fiber optic networks in place to provide enhanced services with excellent reliability. Advanced fiber optic networks in the area enable these providers to offer a full spectrum of high-speed data services such as complete digital infrastructure, T-1 (DS1) lines, T-3 (DS3) lines, self-healing fiber ring architecture and high-speed data communications.

The regional electric power provider, Arizona Public Service, has made an investment in an advanced network system that provides multiple redundant feeds from various substations to ensure the highest possible level of reliability.
