GENERAL NOTES 1.0 CONSTRUCTION Contractors must verify all dimensions on site, and notify Smith Madden Group of any discrepancies prior to carrying out any works. Use continuous lengths to avoid joins 1.3 DEMOLITION The demolition of all parts nominated is to be done within a pre-arranged program with the Project Manager. It shall take place to cause least inconvenience to the Owner. Contractor to arrange for the tenancy to remain secure as demolition occurs. The Contractor shall allow for any temporary propping as a result of any items to be demolished and to minimise interference to internal occupation. Apart from material nominated for re-use within this specification and contract drawings all demolished materials become the property of the Contractor and shall be removed from site at the Contractors expense. 1.4 WALL PANELLING Supply and install wall panelling where indicated on Smith Madden Group DWG. 1.5 OPERABLE WALLS Install operable wall to area indicated on Smith Madden Group DWG. Refer to Finishes Schedule for specification Operable wall shall consist of top supported, manually operated panels that can be linked together to form a sound retardant closure. Panels shall be constructed of a sandwich of board and/or steel separated by acoustics insulation to achieve the specified. 1.6 FIRE RATED PARTITIONS Generally construct 2-hour fire rated partitions. Refer to Smith Madden Group DWG Construct partitioning using 92mm steel studs removing ceiling tiles & tee bars as necessary & restoring as modified. Clad both sides of partitions with two layers of 16mm thick plasterboard staggering joints. 1.7 TRIMS Generally supply accessories and trim necessary to complete the installation. 1.7.1 Aluminium Glazing Frames Install glazing frames where nominated on the drawings using extruded aluminium sections unless otherwise noted in single lengths where possible and mitre corners. Aluminium frames to comply with A.S. 2047 & 2048. Finish & Framing System: See Finishes Schedule. 1.7.2 Timber Glazing Frames As per Smith Madden Group DWGS and Schedules. 1.7.3 Aluminium Door Frames Install full height door frames to doors where nominated on the drawings using extruded aluminium sections in single lengths and mitre corners. Install rubber covering strips to fixing channels and door seals. 1.7.4 Timber Door Frames Finish & Framing System: See Door Schedule. 1.7.5 Timber Skirtings Install full height polished door frames to doors as detailed - refer to door schedule. As per Finishes Schedule. 1.7.6 Aluminium Skirting Install 100mm high aluminium skirting to all internal partitioning unless otherwise noted. Use continuous lengths where possible to avoid joins and mitre at corners. Finish : See Finishes Schedule. 1.8 DOORS & HATCHES Definition: Doorset: An assembly comprising a door or doors and supporting frame, guides and tracks including the hardware and accessories necessary for satisfactory operation. Door types: To AS 2688. Installation: To AS 1909 · Aluminium Door Sets Material and Performance: AS 2047.1 · Construction and Installation: AS 2047.2 Refer to Door Schedule for details. 1.9 HARDWARE (DOOR & WINDOW) Locks & Latches Mechanical locksets Standard: To AS 4145.2 Generally supply & install new hardware to all doors as specified on the door schedule. DRAWING INDEX ALL WORKS TO BE UNDERTAKEN IN COMPLIANCE WITH THE CURRENT AUSTRALIAN STANDARDS AND BCA. This document is a generic scope of works and is intended to provide information for a minimum standard of installation for the works. The Quotation to be based on but not limited to the following scope of works as per the drawings and schedules provided by Smith Madden Group. Engineering drawings/scope of works will be provided when required. Please make provisions for any items not specified which may be necessary to make the work complete and perfect in all respects and ready for operation. Any additional items to be nominated as itemised costs. The works to be carried out for this project shall be performed in accordance with the general conditions & technical requirements equivalent to that existing on site. The works shall comply with: o Building Control Act o Relevant Acts o Industrial Codes o Current Issue of Relevant Australian Standards o Requirements of Relevant Statutory Authorities o Occupational Health & Safety Requirements o Tenancy Guidelines for the Building o Other Local Regulations Relevant to such Installations Australian Standards and codes & companion standards & codes current at the tender dates shall apply to the contract works. The contractor shall obtain necessary forms and give notice, in the format with supporting information required to authorities having jurisdiction, obtain required approvals & permits and pay associated fees including all council permit applications relating to hoardings, footpaths, street closure etc. New materials, equipment and components of first quality & current approved manufacturers of the various fittings, equipment and components shall be maintained. The contractor shall: o Check all dimensions on architectural drawings and on site before construction. o Provide defect and warranty in accordance with the main contract. o Inspect the site and allow for all work necessary to complete the installation. SHOP DRAWINGS: Where Engineers drawings are not included PRINCIPAL CONTRACTOR to provide shop DWGS for Hydraulic, Mechanical, Electrical, Comms and Fire Protection Services, SMG and engineer approval for submission of a staged building permit. TESTING/AS BUILTS CERTIFICATION: Contractor for each service shall provide 3 hard copies and 1 soft copy (CD) of As Built Drawings and certification, inclusive of Certificate of Compliance on completion of Works. The drawings are to be completed using the contractor’s company title block on the drawing. Maximum 3 weeks after practical completion. 1.0 CONSTRUCTION 1.1 PRELIMINARIES All contractors to refer to all of the relevant drawings as noted. All drawings available upon request from Smith Madden Group. Refer to appropriate schedule for all finish, door, chair, joinery and appliances. DRAWINGS/SCHEDULES Refer to Drawing Transmittal sheet for full list of project documentation LOADING & OFF LOADING: Contractor will contact the Smith Madden Group Project Manager regarding the booking of the goods lift, working hours & general regulations relevant to construction on site. PARKING: There is no provision for private vehicle parking for trades personnel. Use public parking. INSPECTION: Contractors will be required inspect the site at the mandatory briefing prior to submitting tenders. PLASTIC SHEETING: Cover areas effected by partitioning and services alterations with plastic, overlapping and taping joins in continuous lengths. Covered areas should extend a minimum of three metres past the effected areas & include traffic points from & to lift cars and stairwells. Ensure all rips & tears in the plastic incurred during construction are repaired immediately. Adequately clean plasterboard dust and building debris from the plastic protection for cleaning of workboots prior to entering lifts or leaving the site. WORKING HOURS: Normal working hours shall be worked, but some activities may need to be undertaken at times to minimise the disruption to the owner. Such work must agree with the owner and sufficient notice of intent to perform such work must be given to the owner. Head Contractor to allow for all slab penetrations, scabbing and chasing to be done outside office hours DUST CONTROL: The Contractor shall allow for providing polyethylene sheet dust proofing between areas of work and areas of occupation. TEMPORARY SERVICES: The Contractor shall provide sufficient notice of intents. The Project Manager must be provided with seventy two (72) hours prior to work where services will be interrupted. SET OUT: Every effort is made to provide sufficient dimensioning for setout. The Contractor shall notify the Smith Madden Group Project Manager of discrepancies. CLEANING: On completion thoroughly clean the structure and surroundings. 1.2 PARTITIONING BCA COMPLIANCE: General: The work under the Subcontract shall comply with the Building Code of Australia, including but not limited to requirement properties for acoustic attenuation and fire resistance. Test certificates: Obtain from an Independent Testing Authority approved by the Superintendent, test certificates which evidence compliance of the respective material, components and assemblies. Fire Hazard: Comply with BCA requirements. Do not use materials which, when subject to fire conditions, will emit excessive smoke or dangerous fumes. CONSTRUCTION GENERALLY: Refer to drawings for partition type. All partition walls to be type P1 unless otherwise indicated on the drawings. Construct partitions generally to manufacturer’s specification, Install studs with compatible steel top and base plates secured direct to substrate or suspended ceiling tee bars. Install additional studs where overhead cabinetwork and fixtures are nominated for secure fixings. Insulation Install insulation as per Smith Madden Group DWGS to all partitions packing tightly between studs & around conduits & the like for maximum sound attenuation unless otherwise specified or shown on the drawings. Acoustic Plaster Baffles Extend partitions full height above ceiling to U/S of slab where indicated on drawing. Allow for deflection head to U/S of slab. All holes in plaster due to services penetrations to have caulking applied. Acoustic Insulation above Ceiling Tiles Insulation to ceiling board above ceiling. Install insulation above ceiling tiles as indicated on drawings. Type Autex sound blanket ASB4 70mm. Acoustic Seals Ensure Uniseal foam strips in continuous lengths are installed between top plates & ceiling surfaces & between partition ends & masonry walls & columns for maximum sound attenuation. Plasterboard Standard: To AS 2588 generally. To ASTM C630 for water-resistant plasterboard. Grades: General areas: Standard grade. Moisture prone areas: Water-resistant grade. Fire rated installations: Formulated for additional resistance to fire exposure. Thickness (mm): Unless otherwise specified or shown on the Drawings, 13 mm, generally. 16 mm, for fire rated elements. Edge finish: Recessed for flush-set plaster joints. Fibre cement Standard: To AS 2908.2 Type: Type B category 2. Type: Recessed edge for flush-set plaster joints. Thickness (mm): 6. Fasteners Steel nails: Hot dip galvanized Adhesives Contact adhesives: to AS2131. For plasterboard: To AS 2753. For wallboards: Mastic adhesive. Lining Acoustic Performance Criteria For acoustic performance requirements, including but not limited to: linings, fixing methods, acoustic isolation, etc. Acoustic Partitions STC 35: One layer of 13mm Gyprock either side of 64mm steel stud - no insulation. STC 40: One layer of 13mm Gyprock either side of 64mm steel stud with S3 insulation. STC 46: 2 layers of 13mm Gyprock one side and 1 layer of 13mm Gyprock other side of 64mm steel stud with S4 insulation. STC 55: 2 layers of 13mm Fyrchek either side of 84mm staggered steel studs in 92mm steel top and bottom tracks with S4 insulation. STC 62: 2 layers of 16mm Fyrchek either side of 92mm separated steel studs with S4 insulation. Generally: · Clad both sides of studwork with 13mm recessed edged plasterboard, taping & sanding smooth sheet joins & fixing penetrations unless noted otherwise. · All partitioning is to be full height unless otherwise specified. · The existing ceiling height is to be confirmed on site as required. Check at various locations to gauge consistency of height. · Where indicated on the drawings half height partitions construct solid partitions to a height as indicated in Smith Madden Group DWG with glass above to full height. · Where partitions abut window mullions, paint reveal ‘black’ & install foam sealing strip between mullion & partition reveal. Do not screw into window mullions. Where partitions do not abut window mullions, glazed fins to be installed and secured by silicon fixing. Cut around sills & ducted skirting as necessary in order to ensure flush joins between partitions & substrate. 1.0 CONSTRUCTION 1.10 GLAZED PARTITION Design Certification: Submit certification from a Chartered Professional Engineer confirming compliance with AS 1288. Glass tolerance Size, squareness and flatness: To AS 2208. Plate and sheet (i.e. not patterned): Overall bow and warpage: To AS 2208. Roller wave: Maximum 0.15mm Float glass quality Glazing Select Quality q3 to ASTM C 1026. Safety glasses Standard: To AS 2208. Install clear nominal 10.38mm and/or 12.38mm glazing as required by appropriate building codes and Australian Standards to frames specified to receive glass as shown on drawings. Where glass panes join leave 10mm gap between panes and fill with clear silicone sealer, cutting smooth with the edges of the glass. All surplus silicone to be cut away from joining. 1.11 PAINTING General Painting: Comply with the recommendations of those parts of AS 2311 and AS/NZS 2312 Paint the following surfaces in their respective finishes. Refer to SMITH MADDEN GROUP DWG & Schedules for exact locations of paint finishes. Ceilings & Walls -Plasterboard · Ensure plasterboard is flat and smooth. Nominated areas shall be cleaned of all surface pollutants to provide a sound surface for repainting. Remaining loose, flaking or blistered paintwork shall be removed by scraping and sanding to a firmly adhered edge. All edges shall then be feathered off using hand sanding prior to bare areas being spot primed with a suitable primer for the surfaces concerned. Fill cracks and surface imperfections and patching plaster. Any gaps from structural movement should be filled with a paintable flexible gap sealant. Sand smooth and dust off thoroughly CEILINGS: · First Coat - Acrylic Sealer Undercoat · Second Coat - Wash and Wear Flat Acrylic · Third Coat - Wash and Wear Flat Acrylic WALLS: · First Coat - Acrylic Sealer Undercoat · Second Coat - Wash and Wear Low Sheen Acrylic · Third Coat - Wash and Wear Low Sheen Acrylic Interior Timber - Timber including core doors. Ensure the timber is thoroughly dry before commencing. Fix any defects such as splits, dents etc with acrylic wood filler and smooth off. Remaining loose, flaking or blistered paintwork shall be removed by scraping and sanding to a firmly adhered edge. All edges shall then be feathered off using hand sanding prior to bare areas being spot primed with suitable primer for the surfaces concerned. Make sure area is clean sound and dry. First Coat - Primer Second Coat -Semi Gloss Enamel Third Coat -Semi Gloss Enamel 2 Pack Paint Finish to MDF - High Gloss Prepare imperfections and fill nail holes. Sand smooth cut edges and dust down. Apply primer and if necessary resand cut edges to smooth down raised fibres. First Coat - Luxepoxy 4 White Primer Second Coat - Acrathane IF Third Coat - Acrathane IF Metal/Steel - Nominated areas shall be cleaned of all surface pollutants to provide a sound surface for repainting. First Coat - Primer Second Coat - High Gloss Enamel Third Coat - High Gloss Enamel The substrates shall receive the following specified coating systems: Existing walls: touch up, one coat system New Walls: three coat system Existing doors and frames: touch up only New doors and frames: three coat system Existing Stair steelwork touch up, one coat system 1.12 WHITEBOARDS & PINBOARD Supplied & Installed by Head Contractor. See Loose Furniture Schedule for details. 1.13 CEILING (SUSPENDED) General Suspended ceilings: To AS 2785 Luminaire & Diffuser interfaces; To AS 2946 1.13.1 Ceiling Grid & System Tile (New) Head contracter to supply & Install new base building ceiling works including grid and tiles unless otherwise indicated. The contractor is to furnish all materials, labour and equipment for the erection of the Rondo Aluminium Ceiling System as indicated on the Smith Madden Group DWG. Rondo Aluminium Ceiling System shall be installed as recommended by manufacturer. 1.0 CONSTRUCTION 1.13.1 Ceiling Grid & System Tile (New) Cont... Cross Runners shall intersect Main Runners and be positively locked together. Wall angle shall be securely fastened to the wall @ 600mm centres. Ceiling grid to have maximum deflect 1/360o. Extra hangers are to be provided for light fittings, air conditioning units etc. that are supported by the grid system. Ceiling Tile : refer to Finishes Schedule. 1.13.2 Ceiling Grid & System Tile (Existing) The Head Contractor will be responsible for removing existing ceiling tiles for ease of access to ceiling cavity. Store removed ceiling tiles on site and in area nominated by the Building Supervisor. On completion of trade works, replace stored tiles to previous positions. Head Contractor will be responsible for replacing any damaged ceiling tiles and tee suspension bars as necessary or as directed by the Project Manager. Partitioner shall allow to supply and install ceiling tiles where all redundant services such as sprinkler heads, mechanical register, light fittings have been removed or relocated. Partitioner to allow for minimum 10% replacement ceiling tiles as part of tender. 1.13.3 New Flush Plasterboard Supply and install flush plasterboard suspended ceiling system. Supply and install flush plasterboard ceiling as recommended by manufacturer. The Primary Rail shall be hung on 5mm adjustable suspension rod accurately leveled. Suspension clips shall be at 1200mm centres along primary rail. Primary rails spaced out at 1200mm centers. Furring channels shall run at right angles to the primary rails and be positively lock at maximum 600mm centers. Screw fixed 13mm plasterboard to furring channels at maximum 200mm center. Tape and set plasterboard joints suitable for painting. Supply and install control joints at 12m maximum centers in both directions. Provide additional hangers to support lights, air-conditioning etc. as required. Refer to Smith Madden Group DWG. 1.13.4 Flush Plasterboard Bulkhead Contractor to supply and install flush plasterboard bulkheads including recessed light coffer as indicated on ceiling drawing and details. Refer to Smith Madden Group DWG 1.13.5 2-Hr Fire Rated Flush Contractor to install 2-hour fire rated ceiling according to manufacturers instructions. Primary system: Top 2 layers of 16mm Fyrechek plasterboard screw fixed to furring channels at maximum 200 centres. Furring channels shall be fixed 600 centres clipped to Primary rails at 1200 centres. Primary rails shall be fixed at 1200 centres suspended from concrete soffit by suspension rod system. Secondly system: Bottom 2 layers of 16mm Fyrechek fixed to furring channel of 600mm centers screw fixed through to Primary System Stop and set flush all joints, stagger plasterboard joints 200mm minimum. 1.14 Fire Seal Fire Seal all penetrations through fire rated floor and walls with flexible water based gunnable sealant for fire resistant sealing of joints and service penetrations, up to 4 hour FRL when tested to AS 1530 part 4. Product to be similar and equal to Fyreguard - Fyre Seal Mastic. Install as recommended by manufacturer. 1.15 Smoke Seal Smoke seal all penetrations through smoke rated floors and walls and ceiling with flexible gunnable sealant for smoke sealing of joints and penetrations up to 2 hours to AS 1530 part 4. Product to be similar and equal to Fyreguard - Smoke Seal. Install as recommended by manufacturer. 1.0 CONSTRUCTION The Area Indicated is indicative and cannot be used as an identification of the Actual Lease Area. Australian Standards and codes & companion standards & codes current at the tenderdates shall apply to the contract works.

The contractor shall obtain necessary forms and give notice, in the format withsupporting information required to authorities having jurisdiction, obtain requiredapprovals & permits and pay associated fees including all council permit applicationsrelating to hoardings, footpaths, street closure etc.

New materials, equipment and components of first quality & current approvedmanufacturers of the various fittings, equipment and components shall be maintained.

The contractor shall:o Check all dimensions on architectural drawings and on site before construction.o Provide defect and warranty in accordance with the main contract.o Inspect the site and allow for all work necessary to complete the installation.

SHOP DRAWINGS:

Where Engineers drawings are not included PRINCIPAL CONTRACTOR to provideshop DWGS for Hydraulic, Mechanical, Electrical, Comms and Fire Protection Services,SMG and engineer approval for submission of a staged building permit.

TESTING/AS BUILTS CERTIFICATION:

Contractor for each service shall provide 3 hard copies and 1 soft copy (CD) of As BuiltDrawings and certification, inclusive of Certificate of Compliance on completion of Works.The drawings are to be completed using the contractor’s company title block on thedrawing.

Maximum 3 weeks after practical completion.

1.0 CONSTRUCTION

1.1 PRELIMINARIES

All contractors to refer to all of the relevant drawings as noted.

All drawings available upon request from Smith Madden Group. Refer to appropriateschedule for all finish, door, chair, joinery and appliances.

DRAWINGS/SCHEDULESRefer to Drawing Transmittal sheet for full list of project documentation

LOADING & OFF LOADING:Contractor will contact the Smith Madden Group Project Manager regarding the bookingof the goods lift, working hours & general regulations relevant to construction on site.

PARKING:There is no provision for private vehicle parking for trades personnel. Use public parking.

INSPECTION:Contractors will be required inspect the site at the mandatory briefing prior to submittingtenders.

PLASTIC SHEETING:Cover areas effected by partitioning and services alterations with plastic, overlapping andtaping joins in continuous lengths. Covered areas should extend a minimum of threemetres past the effected areas & include traffic points from & to lift cars and stairwells.Ensure all rips & tears in the plastic incurred during construction are repaired immediately.Adequately clean plasterboard dust and building debris from the plastic protection forcleaning of workboots prior to entering lifts or leaving the site.

WORKING HOURS:Normal working hours shall be worked, but some activities may need to be undertakenat times to minimise the disruption to the owner. Such work must agree with the ownerand sufficient notice of intent to perform such work must be given to the owner.

Head Contractor to allow for all slab penetrations, scabbing and chasing to be doneoutside office hours

DUST CONTROL:The Contractor shall allow for providing polyethylene sheet dust proofing between areasof work and areas of occupation.

TEMPORARY SERVICES:The Contractor shall provide sufficient notice of intents. The Project Manager must beprovided with seventy two (72) hours prior to work where services will be interrupted.

SET OUT:Every effort is made to provide sufficient dimensioning for setout. The Contractor shallnotify the Smith Madden Group Project Manager of discrepancies.

CLEANING:On completion thoroughly clean the structure and surroundings.

1.2 PARTITIONING

BCA COMPLIANCE:

General: The work under the Subcontract shall comply with the Building Code of Australia,including but not limited to requirement properties for acoustic attenuation and fireresistance.

Test certificates: Obtain from an Independent Testing Authority approved by theSuperintendent, test certificates which evidence compliance of the respective material,components and assemblies.

Fire Hazard: Comply with BCA requirements. Do not use materials which, when subjectto fire conditions, will emit excessive smoke or dangerous fumes.

CONSTRUCTION GENERALLY:

Refer to drawings for partition type. All partition walls to be type P1 unless otherwiseindicated on the drawings.

Construct partitions generally to manufacturer’s specification, Install studs with compatiblesteel top and base plates secured direct to substrate or suspended ceiling tee bars. Installadditional studs where overhead cabinetwork and fixtures are nominated for securefixings.

InsulationInstall insulation as per Smith Madden Group DWGS to all partitions packing tightlybetween studs & around conduits & the like for maximum sound attenuation unlessotherwise specified or shown on the drawings.

Acoustic Plaster BafflesExtend partitions full height above ceiling to U/S of slab where indicated on drawing.Allow for deflection head to U/S of slab. All holes in plaster due to services penetrations tohave caulking applied.

Acoustic Insulation above Ceiling TilesInsulation to ceiling board above ceiling. Install insulation above ceiling tiles as indicatedon drawings. Type Autex sound blanket ASB4 70mm.

Acoustic SealsEnsure Uniseal foam strips in continuous lengths are installed between top plates & ceilingsurfaces & between partition ends & masonry walls & columns for maximum soundattenuation.

Remaining loose, flaking orblistered paintwork shall be removed by scraping and sanding to a firmly adhered edge.All edges shall then be feathered off using hand sanding prior to bare areas being spotprimed with a suitable primer for the surfaces concerned. Fill cracks and surfaceimperfections and patching plaster. Any gaps from structural movement should be filledwith a paintable flexible gap sealant. Sand smooth and dust off thoroughly

1.13.1 Ceiling Grid & System Tile (New)

Head contracter to supply & Install new base building ceiling works including grid andtiles unless otherwise indicated.

The contractor is to furnish all materials, labour and equipment for the erection of theRondo Aluminium Ceiling System as indicated on the Smith Madden Group DWG.Rondo Aluminium Ceiling System shall be installed as recommended by manufacturer.

1.0 CONSTRUCTION

1.13.1 Ceiling Grid & System Tile (New) Cont...

Cross Runners shall intersect Main Runners and be positively locked together.Wall angle shall be securely fastened to the wall @ 600mm centres.Ceiling grid to have maximum deflect 1/360o. Extra hangers are to be provided forlight fittings, air conditioning units etc. that are supported by the grid system.

Ceiling Tile : refer to Finishes Schedule.

1.13.2 Ceiling Grid & System Tile (Existing)

The Head Contractor will be responsible for removing existing ceiling tiles for ease ofaccess to ceiling cavity. Store removed ceiling tiles on site and in area nominated bythe Building Supervisor. On completion of trade works, replace stored tiles toprevious positions.Head Contractor will be responsible for replacing any damaged ceiling tiles and teesuspension bars as necessary or as directed by the Project Manager.Partitioner shall allow to supply and install ceiling tiles where all redundant servicessuch as sprinkler heads, mechanical register, light fittings have been removed orrelocated.Partitioner to allow for minimum 10% replacement ceiling tiles as part of tender.

1.13.3 New Flush Plasterboard

Supply and install flush plasterboard suspended ceiling system.Supply and install flush plasterboard ceiling as recommended by manufacturer.The Primary Rail shall be hung on 5mm adjustable suspension rod accurately leveled.Suspension clips shall be at 1200mm centres along primary rail. Primary rails spacedout at 1200mm centers. Furring channels shall run at right angles to the primaryrails and be positively lock at maximum 600mm centers.Screw fixed 13mm plasterboard to furring channels at maximum 200mm center.Tape and set plasterboard joints suitable for painting.Supply and install control joints at 12m maximum centers in both directions.Provide additional hangers to support lights, air-conditioning etc. as required.Refer to Smith Madden Group DWG.

1.13.4 Flush Plasterboard Bulkhead

Contractor to supply and install flush plasterboard bulkheads including recessed lightcoffer as indicated on ceiling drawing and details.Refer to Smith Madden Group DWG

1.13.5 2-Hr Fire Rated Flush

Contractor to install 2-hour fire rated ceiling according to manufacturers instructions.Primary system: Top 2 layers of 16mm Fyrechek plasterboard screw fixed to furringchannels at maximum 200 centres. Furring channels shall be fixed 600 centresclipped to Primary rails at 1200 centres. Primary rails shall be fixed at 1200 centressuspended from concrete soffit by suspension rod system.Secondly system: Bottom 2 layers of 16mm Fyrechek fixed to furring channel of600mm centers screw fixed through to Primary System

Stop and set flush all joints, stagger plasterboard joints 200mm minimum.

1.14 Fire Seal

Fire Seal all penetrations through fire rated floor and walls with flexible water basedgunnable sealant for fire resistant sealing of joints and service penetrations, up to 4hour FRL when tested to AS 1530 part 4.Product to be similar and equal to Fyreguard - Fyre Seal Mastic.Install as recommended by manufacturer.

1.15 Smoke Seal

Smoke seal all penetrations through smoke rated floors and walls and ceiling withflexible gunnable sealant for smoke sealing of joints and penetrations up to 2 hoursto AS 1530 part 4.Product to be similar and equal to Fyreguard - Smoke Seal.Install as recommended by manufacturer.

2.6.7 Tanking

Supply and install tanking membrane to shower room over entire floor.Ensure all surfaces are dry and free from dust, oil etc. An all level drain shall beinstalled as per plumbing code and manufacturers instructions. All falls to 10mm permetre into drain. Prior to applying Emer-Clad in shower area prepare and prime thesubstrate in accordance with manufacturer’s surface preparation details.

Once completed, apply a fillet of Rallithane 810 polyurethane. Joint sealant should beapplied at the junction of the wall and floor (perimeter seal). A base coat of Emer-Cladshould be layered and a layer of polyester reinforcing fabric placed over all joints andwhere the walls and floors meet. Apply reinforcement over entire floor surface.

Apply multiple coats of Emer-Clad minimum 3, to achieve a dry film thickness of 500microns. Apply Emer-Clad to entire wall surface within shower recess to a height of1800mm and outside shower recess to a height of 150mm.

Water test membrane 48 hours after installation.

2.7 FEATURE RUG

To be supplied by Head Contractor.

2.8 ACCESS FLOOR

Access floor contractor to supply and install access floor as nominated on Smith MaddenGroup DWG

Access floor Tasman TC 1000S consisting of interchangeable 600 x 600mm panelssupported and captured by bolted stringers to adjustable pedestal assemblies. Panelshall be high tensil top sheet welded to a die formed steel pan. Provided with factorybonded anti-static high pressure laminate. Understructure system shall consist of apedestal band and head assemblies.Pedestals will be provided with a means of levelling and looking at a selected heightwhich prevents vibration displacement.Allow for services outlets to accommodate power communications and data signedcables. Also allow for cutouts for Air Grilles for underfloor air-conditioning as required.The access floor contractor shall provide standard ramp, tactile indicators and handrailas located on drawing and to AS 1428.

3.0 WINDOW TREATMENTS

3.1 MODIFY EXISTING BLINDS

Modify existing blinds to suit revised layout. Allow to cut existing blinds and supply newwhere new partitions butt up against external windows.

3.2 INTERNAL GLAZING FILM

Supply & install adhesive film to glazing as indicated on Smith Madden Group DWG.

3.3 PERIMETER BLINDS

Supply & install blinds to perimeter/ internal glazing as indicated on Smith MaddenGroup DWG and Schedule.

Electrical connection to manufacturers recommendation.

3.4 BLACKOUT BLINDS

Supply & install motorised blackout blinds as indicated on Smith Madden Group DWGProduct/Finish: As per SMG schedules.

All trades are to work in accordance with current relevant State Regulations,industry agreements and codes.Include messing facilities for all trades for duration of project.Maintain a site register of all equipment and personnel working on the siteProvide a full time first aid officer (minimum Level 2first aid qualification) for duration of project.Final clean on completion to include perimeter glazing, toilets and core area - as applicable.Coordination of smoke detector isolation/reinstatement for all trades when required.Coordination of access for all trades on site.

The hydraulic services contractor shall co-ordinate with the builder, mechanical, electricaland fire sprinkler services contractors.

5.1 GENERAL

All work shall be carried out to AS3500 and the regulations and requirements of allauthorities having jurisdiction over any part of the works.

New sewer drains, wastes and vents shall be UPVC SWV grade to AS3500. Waste pipe tobe clipped at 500mm centres as per hot waste and discharge requirements and provisionfor expansion to be made.

Hot and cold water service shall be copper tube type B to AS3500

Allow for all Jump-Ups, Risers, Altering Pipes, Inspection Openings fittings as required byAS3500.

Fix piping hard against underside of slab using minimum gradients to maximise ceilingspace height.

Install approved fire collars where plastic piping passes through fire rated floors andwalls.

All hot water piping to be fully thermally insulated.

All penetrations through wall and floor slabs by hydraulics contractor.

All exposed pipes and tundishes to be chrome.

Refer to architectural schedules for tap and fixture types and details.

5.2 PLUMBING & DRAINAGE WORKS

Supply and installation of plumbing inclusive of hot and cold water supply, associatedpipework and wastes.

5.3 HOT WATER SERVICES

Supply and install of Hot Water Unit.Refer Appliances Schedule

5.4 BOILING/CHILLED WATER UNIT

Supply and install Boiling/Chilled Water Unit as per Smith Madden Group.

5.5 FIXTURES/FITTINGS

Supply and installation of fixtures as listed on the Appliances Schedule

5.6 WHITEGOODS

Supply and installation of dishwasher as listed on the Appliance Schedule

5.7 CUT & SEAL

Cut and seal of existing hydraulic services (existing surfaces to be made good).

Separate switching to be provided as indicated on the Smith Madden Group/Engineers DWG.

6.8 EXIT/EMERGENCY

Exit and Emergency lighting to be provided in accordance with statutory requirements.

JOINERY NOTES

Cabinetmaker is to fit appliances in liaison with Hydraulic and Electricalcontractors. Refer to equipment and Audio Visual schedule for details.

Joiner to produce shop drawings for all joinery for approval by designer prior tocommencement of works.

Joiner to check dimensions on site prior to commencement of works andrequest confirmation from Smith Madden representative if any queries. Do notscale from drawings.

Existing slab conditions to be checked by contractor and taken into account prior tomanufacture of all joinery items.

The associated drawings convey the designer’s intent regarding all visiblecomponents. Any structural or framing members are indicative only. Anyconcealed framing, fixing and under bench supports to be resolved bycontractor to ensure correct fixing, strength & structural stability. All fixingsto be concealed from normal viewing angles. All carcasses to be fitted withpress fit colour matched trim caps to fixing points.

Any variations to design intent depicted in associated drawings to be verified with SmithMadden group prior to manufacture of any work

All bench tops to be 33mm thick, finished in melamine with matching ABSedging (unless otherwise noted)

Joiner to make allowance to existing ducted skirting as indicated on drawing, and neatlycut joinery to suit as required.

All shelves to be supported on approved nickel plated spoon shaped supportsand sleeves at 32mm increments to full height of carcass starting at 100mmfrom top and bottom of carcass interiors.

All built - in joinery shall be scribed to adjacent walls. Plumb and level all units and installadjustable feet where required (unless otherwise noted)

Joints in bench tops and skirting are to line up with cupboard door lines where necessary.

Joinery schedule code finish location supplier Specification Joinery: Cabinetmaker is to fit appliances in liaison with Hydraulic and Electrical contractors. Refer to equipment and Audio Visual schedule for details. Joiner to produce shop drawings for all joinery for approval by designer prior to commencement of works. Joiner to check dimensions on site prior to commencement of works and request confirmation from Smith Madden representative if any queries. Do not scale from drawings. Existing slab conditions to be checked by contractor and taken into account prior to manufacture of all joinery items. The associated drawings convey the designer’s intent regarding all visible components. Any structural or framing members are indicative only. Any concealed framing, fixing and under bench supports to be resolved by contractor to ensure correct fixing, strength & structural stability. All fixings to be concealed from normal viewing angles. All carcasses to be fitted with press fit colour matched trim caps to fixing points. Any variations to design intent depicted in associated drawings to be verified with Smith Madden Group prior to manufacture of any work All bench tops to be 33mm thick, finished in melamine with matching ABS edging (unless otherwise noted) Joiner to make allowance to existing ducted skirting as indicated on drawing, and neatly cut joinery to suit as required. All shelves to be supported on approved nickel plated spoon shaped supports and sleeves at 32mm increments to full height of carcass starting at 100mm from top and bottom of carcass interiors. All built – in joinery shall be scribed to adjacent walls. Plumb and level all units and install adjustable feet where required (unless otherwise noted) Joints in bench tops and skirting are to line up with cupboard door lines where necessary Benchtops / Built in Worktops/ Tables Nominal finished thickness to all benchtops unless noted otherwise shall be 35 mm. All benchtops are to be hand laminated / veneered as specified Approved surface laminates: Laminex premium grade 1.1mm thick nominal laminate shall be used on all surfaces unless noted otherwise. Laminex Redback grade, 8mm thick laminate to be used for all post formed bench tops only. Laminex Antistatic Redback laminate to be used on all I.T. tech and computer room bench /work tops only. Veneers where specified shall be from supplier nominated and shall be confirmed from same log batch unless agreed otherwise with Designer Approved substrates: 32mm thick water resistant board to be used in all wet areas (kitchen, tearooms, vanities etc) 33 mm thick HMR Particle Board 32 mm thick MR Craftwood Underside of bench tops to be hand laminated/ veneered to extent of projection of bench top from face of internal carcases. Worktops to be laminated / veneered to full underside of top. Tea bench: provide silicone seal to all junctions between joinery and walls/floor. Colour to match laminate. Doors, Carcases, panels and Kickboards Exposed Slab ends: 33mm thick nom. (refer to drawings) Carcases: 18mm thick nom. Adjustable Shelves: 25mm thick nom. spanning to 900mm Doors: 18mm thick nom. for all under bench and overhead Cupboards 25mm thick nom. for all full height doors

Approved materials: Laminex prelaminated Structural MR / Laminex Vertiboard MR (carcases only) Laminex particleboard & Craftwood where veneer surface finish specified. 18mm thick water resistant board to be used for cupboards in all wet areas (kitchens, tearooms, vanities etc) Scribbers: All built in joinery shall be scribbed to adjacent walls. Joiner to ensure width of scribbers is suitable for specified handles. Plumb and level all units and install adjustable feet where required. Drawer Runners: Full extension bull bearing type – Hafele or similar approved (to be nominated with tender). Adjustable shelf supports: All shelves to be supported on approved nickel-plated spoon shaped supports and sleeves at 32mm increments to full height of carcases starting 100mm from top and bottom of carcase interiors. Hinges: Concealed type Salici or similar approved (to be nominated with tender). Connectors: No exposed fixings allowable. All carcases to be fitted with press fit colour matched trim caps to connectors. Overhead units: Ensure fixings for overhead units are secured through plasterboard into studwork. Plasterboard fixings only will not be accepted. Hanging rails:25mm tubular rails (chrome finish) with support for long lengths Sliding Tracks: xxxxxxxxxxx Worktop/benchtops: Finished height of all worktops and benchtops to be a maximum +/- 10mm of specified height when existing floor conditions are taken into account. Grommets: Xxxxxxxxxxx Edgestrips: Rigid 2mm thick ABS edge - colour to match benchtop Premium grade laminate edge – colour to match benchtop Trims 2mm nominal thick. Finished natural anodised trim to edge of tiles. Face of trim to be flush with tile surface All resin surfaces to have mitre joints unless specified otherwise Electrical outlets: refer to joinery details for location of electrical outlets where applicable
