Hindsight is a wonderful thing. According to the Macquarie Dictionary, it is ‘perception of the nature and exigencies of a case aft er the event’. For me, it’s a case of, ‘if only I had…’ . I know this is how I will be starting a few sentences in the coming years. If only I had bought more properties when the market was so attractive – imagine the capital growth, blah, blah, blah. Aft er all, now is a good time to buy, there are few debating this. But you still need money to invest, right? Th e other day, someone said to me, “If I had money, I know I could make money”, and that couldn’t be more true. But when the property market is attractive like this, there are other ways to increase your property portfolio. In our cover story this week, we look at property pooling – buying property with strangers. It sounds a little daunting, but there’s a bit of a trend emerging with it, and it could just be the shortcut into the property market you’ve been searching for.

In a climate of falling interest rates, government incentives and high rents, fi rst-time buyers and investors are keen to make the most of the market. But many can’t, or don’t want to, go it alone, so they’re joining forces to grow their property portfolios.

Doing it with others

Lawyer Byron Cannon says a trend has emerged in the past 12 months in the property section of his Maroochydore fi rm Ferguson Cannon.

“We’ve noticed an increase in people buying property in partnership with others,” says Byron, who’s worked in law fi rms on the Sunshine Coast for 15 years.

“It’s mainly because of the tightening-up of the lending criteria for fi nancial institutions across the board. Now more people are buying together. Brothers or sisters buy with parents [for a house to live in] or a number of people group together and pool their funds to buy as an investment.”

Byron says these clients are typically local but there are also many from interstate and overseas.

He recently acted for a couple of local groups who bought into Nambour. “People see opportunities there, along that rail corridor,” he says. “Two younger guys bought an older home in the $300,000s with the intention of doing it up and renting it out.”

Th ey are pooling resources in order to increase their chances of getting into the market. “Th ree years ago you may have got money from the bank on your own but now the criteria are tighter,” Byron says. “We were

fi nding a lot of contracts were getting terminated because of fi nance. Now children are going in with mum and dad because they [the parents] have equity in their property to enable them to get fi nance.”

He says family groups usually buy in their own names as a partnership between members. Ferguson Cannon has also created structures for groups of up to eight

friends or colleagues wanting to pool their funds to buy investment properties. “Th ey mainly look at South East Queensland, maybe buying a number of cheaper houses or buying land to develop, right up to the prestige stuff .”

A recent example was fi ve businessmen buying a commercial property in Maryborough. “We acted on

their behalf to purchase it but also to set up the structure properly,” Byron says.

A typical structure in this case is a unit trust. “It gives them some asset protection and tax advantages, at the same time ensuring their individual holdings are maintained at 20 per cent each.”

Th e local lawyer has also noticed more landowners joining with builders to develop properties together and then split the profi ts.

Whatever form agreements take, the document must address a range of what-ifs, such as one party becoming disabled, dying, or they just want to get out of the agreement. “We structure it so that the remaining parties have the option to buy someone out,” Byron explains. “I also do a fair amount of estate litigation and if people pass away and have interests in investment structures, it can be really messy to unwind it.”

It’s also a good idea to involve your accountant in the process to ensure tax objectives are met.

Th e majority of these types of investment structures are set up for the long-term – fi ve to 10 years – with the aim of buying and selling multiple properties. “Obviously it’s dependent on the market and the party’s

same intentions and goals and a legally prepared document – such as a deed of trust – is advisable.”

When Pat Fleming moved from South Australia to a job on the Sunshine Coast a couple of years ago, interest rates were rising.

“I was being left behind in the market,” says the Hot 91 FM general sales manager and dad of one. “I’d owned a home before but went through a divorce and I wanted fi nancial stability.”

Pat, 41, hired Rick Gardner, a fi nancial adviser and property broker he knew through work. Rick’s company RPP Developments matched Pat to a Brisbane couple with similar goals. “I hadn’t met them before but we hit it off ,” Pat says.

Aft er nutting out an agreement, Pat and the couple became co-buyers of a four-bedroom family home on a courtyard block at Woodgrove, Beerwah in December. “It opened doors,” Pat says. “Th e aff ordability of it appealed. Suddenly I was an owner of an Adenbrook $390,000 house and land package. We did it to build and sell, or build and rent out then use the equity to buy more.”

He says the process was seamless, although the team switched to plan B – tenanting it. “I feel like I’m in the game now, taking part,” Pat says. “I’ve got tax benefi ts to come, as well as rent.”

Pat’s tips are – get your paperwork right, insure everyone’s incomes and make sure you get along with your co-buyers.

Rick says the business of matching strangers to invest in property may be new to the Sunshine Coast but it’s common in Sydney, simply because of the expensive house prices in the NSW capital. “First-home owners down there had to decide whether going into houses with their siblings or parents and forfeiting the fi rst-home owners grant was the best way to get into the market,” he says. “Up here we put feelers out for investors to get together. We haven’t done family yet.”

He says people with the cash have been forming syndicates to invest in high-end residential or commercial properties for years, but the concept is now gaining interest among other buyers.

“Th ey’re realising they don’t need to be 100 per cent responsible for one property. Th ey can own a percentage of fi ve houses instead. It spreads their risk. Some properties perform well. When they reassess aft er a few years, they can fl ick any that are underperforming and buy in a better position.”

Rick recommends clear but comprehensive legal agreements between investors, including time frames, insurance and the all-important out-clause to allow members the fl exibility to sell if their circumstances change. His company has in-house fi nance and property management options as well as preferred builders from Noosa to Brisbane. He fi nds investing in new homes usually provides greater tax benefi ts and cash fl ow.

“Our youngest investor is 18 but the dominant market is becoming 30 to 55 year olds, particularly single women with equity in their family home but not much cash or super. Some have seen their share portfolios plummet so want a tangible asset. House prices may have dropped a bit but many people haven’t needed to sell because the rental market is going through the roof.”

Rick says about 75 per cent of his clients are mum and dad investors, along with “some cashed-up doctors and lawyers”.

He’s just matched four people to invest in a $3.3 million commercial property at north Brisbane.

And it is interesting, he says, that agreements between strangers can be a lot easier to control than those between families and friends. “It’s just a business transaction, it’s not personal.”

Earlier in his career, Byron remembers a lot of people banding together to buy property and make good money quickly in the hot market of 2001 to 2003.

“At the moment, it’s more for people wanting to get into the lower end of the market with a long-term investment mindset, as opposed to a quick speculative market,” he says. “Th ey’re getting a typically good return and not the same exposure. Especially when it’s spread over a number of people, it’s a lot more aff ordable.”

Th e Real Estate Institute of Queensland says low interest rates and stable prices are improving housing aff ordability for fi rst-home buyers, although prices in the South East are still out of reach for a lot of people.

“Many are considering alternative ways to get into the market, such as co-buying or co-ownership,” says REIQ managing director Dan Molloy. “By joining forces, you can aff ord somewhere bigger, better and sooner than you could alone.”

Dan says an advantage for investors is a reduction in capital required, associated costs and risk, particularly when better locations are more accessible.

What’s your home worth?

If you’re planning to sell, having your home professionally valued is a must, especially in a challenging marketplace. While agents can give you a fair idea of the value of your home given their knowledge of the market and your suburb, it’s a good idea to consult a professional valuer as they have no vested fi nancial interest in the sale. Remember you are naturally biased as you have the biggest vested interest of all, so while it’s important to keep an eye on the market yourself, this doesn’t make you an expert. Understanding the true market value of your home will help to guide you and your agent in the sales process and will also ensure you receive the best and most realistic price.

Understanding the true value of rental properties may also assist you in setting or reviewing the rent you charge your tenants, as rents relate to property values as well as demand. If you think your home is worth $300,000, you’ll probably have to charge less rent than if you know it’s worth $380,000. Investing in a valuation of your investment property may end up making you more money in the long run.

We’ve all heard the horror stories of people whose homes were destroyed and they were underinsured. Without adequate insurance you may not be able to meed the true replacement cost of your home and valuables and be left seriously out of pocket. A professional valuation of your home and contents (a specialised fi eld) can help you decide which insurance policy and how much insurance is right for you and your home, whether it is an investment property or your primary residence.

Depending on your individual fi nancial circumstances, it may pay to have your home valued for tax purposes. If you plan to move out of the family home and turn it into a rental property or perhaps you are planning to sell up and move out, your accountant can advise on whether you require a valuation. Th ere may be negative gearing or capital gains tax implications that you need to know about.

It’s a great time to be purchasing an investment property, with rentals at an all-time high and interest rates still on the way down. If you are considering using the equity in your home to buy an investment property, you will need to know what your home is worth. A professional valuation is a must. Th is is the fi rst step in working out what equity you have available and how much the bank will lend you to buy an investment property.

Th ere are many kinds of experienced professionals who can complete some form of valuation on your home. An agent will be able to give you some guidance on price and value, given their knowledge of the market and area. Your bank can also provide assistance on this front, although they may not be absolutely objective. Engaging the services of an independent valuer is the safest and most reliable option. Th ey are highly qualifi ed specialists, who, in some circumstances, may be found legally liable for mistakes, so you know they’ll do a thorough job.

Property passion

With a nose for property and an exhausting work ethic, Rebecca and Keith Grisman have amassed an impressive property portfolio, but they still have time to dream.

Rebecca and Keith Grisman have a property portfolio that would make even seasoned investors envious. While their success is impressive, particularly given

their ages (Keith is 36 and Rebecca is just 40), it has come aft er many years of hard work and sacrifi ce.

Keith bought his fi rst investment property at the age of 17. “I credit my parents for the knowledge they gave me about property,” he says. “When I was growing up they bought and renovated a couple of houses. Without any idea about what I was doing, I bought my fi rst house at 17 and my second in my early twenties.”

Keith managed to juggle his mortgage commitments while working as a policeman. While most of his friends were blowing their weekly salaries on going out, he was saving hard. “He really had to learn to budget as he was pretty much living off fresh air,” Rebecca says. “Everything he earned he put into that house.”

Following his developing passion for property, Keith became a commercial agent. “It was a beautiful job as I got to deal with the best people in the community – property developers, property owners and business people. I was able to learn from what other people were doing, which was enormously benefi cial.”

Keith continued to manage his portfolio while working full-time in the industry up until a few ago, when he resigned from his job to launch Wave Group, the couple’s property company.

So does Keith sit back and watch the cash roll in? “We have bought and sold over 100 properties,” he says. “Th is is a business and it has to be treated that way. It needs time and attention.”

Rebecca adds, “A substantial portfolio means substantial debt, which means substantial responsibilities.

We have to pay a huge number of mortgages each month. We both like to bite off more than we can chew and chew hard. Th e problem is there can be too many opportunities at once so we have learned a few lessons along the way.”

Wave Group’s portfolio includes residential and commercial property. Rebecca says, “We’ve owned everything from ice-cream shops to fi sh and chip shops.”

“Diversifi cation wasn’t the best thing for us,” Keith adds. “If I had stuck to residential property the economic

changes of late wouldn’t have hurt me in the slightest.“Property has been a sensational servant to us. Th e

more we have diversifi ed the harder it has become. So we are focused on simplifying the business and getting back to our property core.”

He adds, “We hang on to our properties and have only sold a few recently, but we haven’t had any problems selling them. I am continually reinvesting. Excess revenue is always ploughed into another investment. We use the equity in one to buy the next.”

For the Grismans, this means continuing their local investment focus or the ‘one hour’ rule, as Keith describes it. Th ey will buy no

further than one hour away from where they live.So when is the best time to buy? “Now,” Keith says.

“Th e Coast is well positioned in terms of value and supply, or lack of supply. Most property for sale at the moment couldn’t be replaced for what it’s being sold for. My picks are Nambour and Chancellor Park.”

Keith and Rebecca live and breathe the property game, moving house at least once a year. Th is nomadic couple recently relocated into a new home in Buddina, just minutes from the beach. “Th e house was a bit of a beach shack,” Keith says. “We bought for the location and knew a substantial renovation would be needed. However, a $25,000 renovation turned into a million-dollar construction job.”

Keith was heavily involved in the design of the couple’s new home, combining their favourite features from previous properties. He also wanted to design a house that was appealing for buyers, adding, “We don’t have a good track record for staying in a home very long so it had to be suitable for others.”

Although he will have to battle Rebecca if he is to sell it, because she’s keen to stay put, at least for now. “Generally I don’t mind moving but it’s diff erent with this house,” she says. “Everything has been designed for us and I hate the idea of someone else living here. Th is is the family home I want to live in for fi ve to 10 years.”

And who would want to leave this fi ve-bedroom, 3.5-bathroom luxury home? Even Keith has to concede it is a lovely place to live. “I think what I like the most is what you can hear,” he explains, referring to the moat-like water features that circle the house, which culminates in the plunge pool.

So is this the couple’s dream home? “Keith wants to live opposite the beach,” Rebecca says. “He wants to wake up in the morning, roll over and see what the waves are like so he can decide if he’ll get out of bed.”

Th ese two will probably achieve their beachfront dream, thanks to many years of hard work and a natural nose for property.

Peter and Tamara Wrigley are writing their own chapter in the history book of Nambour after purchasing Carolans First National Real Estate. And the successful couple already feel right at home in the hinterland property industry.

Making the change

One of Nambour’s oldest real estate agencies has exchanged hands. New owners Peter and Tamara Wrigley

are already fi nding that working in a town is diff erent to the way things are done in the big smoke.

And so far, the diff erences are all very much in their favour.

Aft er taking over Carolans First National Real Estate in Nambour on December 1, they are relishing the challenge of making the transition from city sales to running an agency in a hinterland town.

“It’s nice to spread out and not feel boxed in to one suburb or area,” Peter says. “Th ere is also so much potential in Nambour, not just for land subdivision but for expansion of the infrastructure.”

As well as being a good place to do business, they have also discovered that homes in Nambour are generally well loved and looked aft er. Properties on the rent roll at Carolans are generally better cared for than some of the rentals they

managed at their previous real estate business in Hamilton, an upmarket suburb on the river in Brisbane.

“On the rental side, we have found that people here are very house proud,” Peter says. “Tenants we managed in Brisbane, even though we were in a good area, did not have their properties as nearly as neat and tidy as the people of Nambour do, and we managed a rent roll of 300 properties there.

“Nambour people look aft er properties 10 times better. Rents are paid on time and it’s a pleasure to deal with them. Th at’s good news for investors too.”

Peter says people who couldn’t aff ord a canal block in Mooloolaba have found the next best thing in Nambour and the hinterland, where living was more aff ordable yet still close to the beach.

Th e Wrigleys have owned agencies in Burpengary and Hamilton in Brisbane since 2002, but were drawn to the Sunshine Coast by family and lifestyle.

“We lived here for a while a few years

ago and were looking for an excuse to return because we really liked the lifestyle and especially that feeling of being part of a community,” Tamara says. “Peter’s twin brother David lives in Noosa, so when we had the opportunity to buy Carolans we grabbed it. Th is is a chance to get back to the Coast.”

Buying into Carolans has also allowed them to acquire a piece of Nambour’s history.

Th e business was founded 57 years ago by the Carolan family. Jimmy Carolan had started out with a small business in the old Diggers Hall at the corner of Queen and Howard streets. Later Nambour Agencies was established in the current Carolans First National premises in Currie Street where it sold furnishings and white goods as well as property.

It was later known as Carolans NA’s and for the past 26 years, has been owned and operated by Ian Bell, another

well-known local agent. So the Wrigleys are stepping into the role of ‘old locals’ and are already immersing themselves in community life.

Th ey have pledged Carolans as a major sponsor of the Nambour Crushers reserve grade rugby league team and are working with their neighbours to upgrade the facade of the Currie Street offi ces and improve the amenity of their end of town.

Peter joined the Rotary Club and immediately learnt just how small town networks operate.

“At my fi rst meeting I was talking to another member who, as it turns out, lived near my mother in Toowong,” he says. “Th en at the end of the meeting, another member came up and asked me if I had a brother who worked in the sugar cane industry and sure enough, there was another connection. All up, I had four connections with people that I met at the Rotary club in just one night.”

Th e Carolans team also knows the area well. In sales Sheree Maddock and Deb Aldous are long-term locals. Tamara’s mum Gail Kenny, the senior property manager, has been working in the fi eld for more than a decade on the Sunshine Coast.

Tamara is offi ce and business development manager and Peter plans to continue his work in development and working with developers.

“We love what we do,” he says.

Property expert to give free seminar

Michael Matusik, principal of property market research company Matusik Property

Insights, is hosting a free seminar on Wednesday March 4 at 7.30pm.

Michael has recently completed a detailed study into the Sunshine Coast property market and is keen to share his knowledge. As part of a nationwide seminar series, Michael will be joined by representatives from development company RGD Group.

“Demand for rental accommodation across the Sunshine Coast increased by more than 30 per cent over the past 12 months and the vacancy rate is just 2.8 per cent,” Michael says. “Th ese are crucial statistics that investors need to look at to support their purchases in these uncertain economic conditions.”

Michael says the decline in interest rates, rising rents and a tightening of supply means many investors have watched as their net rental returns turn positive in recent months and that astute

investors will add to their property portfolios this year.

“Cycles will come and go but at the end of the day if your property features the basic fundamentals it will continue to see price growth, such as that experienced at Kawana Island,” Michael says. “With an undersupply of new and existing stock, the Sunshine Coast is proving to be one of the most resilient strongholds and could see signifi cant price gains in 2010.”
