Can you live in your house while it’s being renovated? My family tried it when I was a child and I saw it as an adventure – there was a half-built staircase to climb on and lots of sawdust to

play in, though looking back I’m not sure my parents were having quite as much fun. After a few weeks, making toast for breakfast and dinner in the bedroom we were all sharing stopped being a novelty, and we were all glad when the noise and dust was eventually over. Living through a renovation is sort of like camping – it requires a lot of patience, specialised equipment and fewer showers than you would ideally prefer. When planning a renovation, it can be easy to skip straight to the fun stuff

– such as choosing paint colours and imagining yourself relaxing in your new entertaining area – without considering more practical things, like how you’re going to cope with your home resembling a construction zone for a few weeks or months.

Any decent-sized renovation is going to involve plenty of noise, dust and disruption. Add to this not being able to locate most of your belongings, plus having a dozen workers traipsing through your house (and using your bathroom), and you could end up with a seriously stressful living situation.

If you’re planning to renovate your whole house in one hit, many tradespeople will tell you the golden rule is this – if you can possibly move out, do it. You may be lucky enough

to have kind relatives or friends who will put you up during the construction phase, but if not look into the cost of short-term accommodation. Think of it as a holiday – a unit by the beach or even a few weeks in a tent at the local caravan park could end up being less costly to your mental health than living in a house that is missing half its walls.

This is especially the case if you have a big family (who might not cope with all being crammed into one room for days at a time) or if there are young children or pets involved. Little members of the family might be confused or upset by the constant noise and activity, and can easily get into danger around tools and building materials.

only one or two key rooms, you may still need to organise alternative accommodation for a few nights here and there. If your renovation involves a new kitchen or bathroom you may end up without electricity or water for a while, so ask your builder to give you as much notice of this as possible. Depending on the work being done, there may also be some stages where it isn’t safe for you to stay in the home, because at times your tradespeople will be using nasty-smelling glues, paints and f nishes that can impact on air quality, especially for anyone with asthma or allergies.

If moving out isn’t an option, you’ll need to sit down with your builder and carefully go over the proposed time line, as you’ll need to know which rooms you won’t have access to and when. You may be able to settle on a

schedule that leaves one area f nished and liveable for your family while work continues on the rest of the home.

You’ll also need to look at your daily schedule – what times you’ll be coming and going from the house – and factor in a tradesperson’s working hours, as your builder may need to be unloading materials in the driveway at the exact time you always leave for work.

Having tradespeople in your house is going to require patience and f exibility, and while your builder should be happy to establish some ground rules for the project – the earliest time work can start, and which areas of the home workers can access – you’ll need to be prepared to make some exceptions if urgent work is necessary. And although it is your home, remember

keep a close eye on the progress. If you don’t mind

a tight squeeze but can’t stand the idea of living in a

half-f nished house, see if any friends or relatives have a caravan you can set up in

the backyard. This is a great short-term solution, as it means you’ll be close to home without having to

move everything from room to room (or getting in your

builder’s way). As a caravan isn’t a permanent structure

it shouldn’t require building approval, but it’s best to

check this with the council before going ahead.

Another big issue with living through a renovation is storage. Each room will need to be cleared before work can commence, and you may need to organise temporary storage for large furniture. Pack away any fragile or valuable items and leave these at a friend’s house for safekeeping. Finally, be realistic about what items you need on a daily basis, and organise to have these close at hand. Keep your clothes, shoes and everyday toiletries in the rooms you’ll be sleeping in, and pack the rest away.

And if you’re planning to redecorate when your home is f nished, why not hold a garage sale beforehand to get rid of any furniture you won’t need – this way you won’t have to store it in the meantime.

the obvious room to start with is the heart of the home – the kitchen. Even if you’re not much of a cook, every home owner wants a great kitchen. When planning your kitchen reno, allocate a good chunk of your budget to cabinets and f ooring, as they will take a lot of punishment. Do your research and compare prices for appliances, taps, sinks and other hardware – this is where you can make some savings. Have a good think about ventilation and lighting, as well-placed lights will make the kitchen more practical and add to ambience.

feel soft and luxurious underfoot. There are four main styles to choose from, including twist, textured, loop and plush. These vary in density and softness, and while each provides a different look they are all strong and extremely resilient. A higher overall density and opaque f bres also mean that wool carpet effectively hides dirt and dust, meaning it doesn’t require constant cleaning.

As wool carpet is of a higher quality it will cost you more per square metre than the nylon variety. If you’re sold on the idea

of a soft, plush carpet but your budget doesn’t allow for such luxuries, you can still opt for a wool blend, which incorporates natural wool and synthetic f bres for a more affordable f nish.

The f nal option is polypropelene, which evolved from outdoor f oor coverings and now offers a cheap, durable and extremely stain-resistant carpet, making it a good choice for rental properties or homes with young kids. Regardless of which carpet you choose, don’t forget to also budget for a good-quality underlay and the necessary installation costs.

made from hand-blown glass. Remember the more intricate the chandelier, the trickier it is to clean, though if you opt for a crystal or glass version warm water and a microf bre cloth should get the job done.

A large chandelier should be the focal point of a room, so give it pride of place in an entryway or staircase or hang it in the centre of your dining room table. If you need plenty of light but feel as though one enormous chandelier might be too much, consider purchasing two or three small ones and spacing them evenly across the ceiling.

Any large chandelier will be much heavier than a traditional light f tting, so check there is suff cient structural support in your ceiling cavity to hold the weight and make sure you have your purchase properly installed.

If your home has more of a crafty, old-fashioned feel, you can make yourself a traditional medieval chandelier. Roughly nail two pieces of wood to form an X shape with an upright beam in the centre, attach an electric candle to each of the four end points and secure it to the ceiling using an old chain. Voila! Instant rustic charm.

If you have handy friends and don’t mind delegating, it might be worth inviting a few of them around and make a day of it (kitchen party, anyone?).

Some retailers limit you to a range of set cabinet sizes and designs, meaning you’ll need to measure your kitchen to see if the cabinetry will f t into your

space, and budget for end or f ller panels to cover any gaps. Other companies can customise cabinets according to your specif cations, and will also work with specialised materials or f nishes, but keep in mind this will be more expensive than the standard options.

It will also take slightly longer for your kitchen to arrive – if you order a set design your cabinets can be ready in up to a week, however, even if you purchase and install a fully customised kitchen it will still be completed much sooner than traditional cabinet work.

Soak it upNothing says luxury like a long, hot bath at

the end of a hard day. But you can forget installing a tiny tub in the bottom of the shower (with one of those clunky double taps that never works properly the f rst time), because these days a statement bath is a must.

If you’re a fan of old-world Victorian style, keep an eye out for a salvaged clawfoot tub that you can have cleaned up and reglazed. Because these baths are designed to stand alone they look great matched with effortless decor: think simple tapware, a gilt-edged mirror and wooden cabinetry with a distressed f nish in a soft, neutral tone. If you can’t f nd an old clawfoot, check out the modern-day versions online – you can buy a brand-new, well-shaped tub with chrome feet from a bathroom retailer.

Scan the advertisements for most contemporary homes on the market and you’re likely to notice a common theme

when it comes to interior design. Ninety per cent of homes seem to boast “neutral tones throughout”, with clean white walls broken up by splashes of soft colour here and there.

a sophisticated room that doesn’t look as though it’s inhabited by a sullen teenager. An intimate space such as a bedroom or a formal dining area is the right room for a dark colour, though, as deep tones give a dramatic effect and create a cosy mood. A tip is to use your home’s overall colour scheme to select the shade – if you’re using earthy browns go for a deep chocolate, and so on.

Prime the wall with a tinted primer and stay away from satin or high-gloss paints – a f atter paint will go onto the wall more evenly, but be prepared to apply

several coats before you have a smooth f nish.

When it comes to decorating a dark room, contrast is key. Offset the walls with a white ceiling and skirting boards, and on the f oor light carpet or tiles or a similarly deep timber will look best. If you have lovely architectural features such as antique window frames or wainscoting, paint these white and allow the dark walls to accentuate them. And if you’re hesitant about painting a whole room black opt for one dark feature wall f rst – you may f nd this is all the room needs.

Get crackingIf cracked tiles are bringing down

the appearance of your kitchen or bathroom, there’s no need to rush out and re-tile the entire f oor or wall. Using basic tools you can easily replace one or two damaged tiles in your spare time, with minimal expense or fuss.

First, cut around the edges of the broken tile using a cutting tip attached to a rotating power drill, then remove the grout. Lay a cloth over the tile and use a hammer to break it into smaller pieces. After you’ve removed these the gap underneath will need tidying, so carefully scrape away the old

adhesive using a chisel and then vacuum out any dust or debris. Using a notched trowel, spread adhesive on the back of the replacement tile and tap it into place with a hammer. When the adhesive has set (this can take up to 24 hours) apply new grout with what’s called a ‘f oat’. Press the grout around the edges of the tile and use a sponge to wipe away the excess before it starts to dry.

If you’re feeling conf dent you can even use this technique to add feature tiles to an existing area, but remember for a large job it is always best to consult a professional.
