Can you live in your house while it’s being renovated? My family tried it when I was a child and I saw it as an adventure – there was a half-built staircase to climb on and lots of sawdust to
play in, though looking back I’m not sure my parents were having quite as much fun. After a few weeks, making toast for breakfast and dinner in the bedroom we were all sharing stopped being a novelty, and we were all glad when the noise and dust was eventually over. Living through a renovation is sort of like camping – it requires a lot of patience, specialised equipment and fewer showers than you would ideally prefer. But if you’re organised and realistic, it can be done. Turn to this month’s cover story to see how.

SHOULD YOU
MOVE OUT WHILE
RENOVATING? MPP
HAS THIS ADVICE.
WORDS JARNA BAUDINETTE
When planning a renovation, it can be easy to skip straight to the fun stuff
– such as choosing paint colours and imagining yourself relaxing in your new entertaining area – without considering more practical things, like how you’re going to cope with your home resembling a construction zone for a few weeks or months.
Any decent-sized renovation is going to involve plenty of noise, dust and disruption. Add to this not being able to locate most of your belongings, plus having a dozen workers traipsing through your house (and using your bathroom), and you could end up with a seriously stressful living situation.
If you’re planning to renovate your whole house in one hit, many tradespeople will tell you the golden rule is this – if you can possibly move out, do it. You may be lucky enough
to have kind relatives or friends who will put you up during the construction phase, but if not look into the cost of short-term accommodation. Think of it as a holiday – a unit by the beach or even a few weeks in a tent at the local caravan park could end up being less costly to your mental health than living in a house that is missing half its walls.
This is especially the case if you have a big family (who might not cope with all being crammed into one room for days at a time) or if there are young children or pets involved. Little members of the family might be confused or upset by the constant noise and activity, and can easily get into danger around tools and building materials.
If moving out for the duration of the project isn’t an option, or you’re remodelling

only one or two key rooms, you may still need to organise alternative accommodation for a few nights here and there. If your renovation involves a new kitchen or bathroom you may end up without electricity or water for a while, so ask your builder to give you as much notice of this as possible. Depending on the work being done, there may also be some stages where it isn’t safe for you to stay in the home, because at times your tradespeople will be using nasty-smelling glues, paints and f nishes that can impact on air quality, especially for anyone with asthma or allergies.
If moving out isn’t an option, you’ll need to sit down with your builder and carefully go over the proposed time line, as you’ll need to know which rooms you won’t have access to and when. You may be able to settle on a
schedule that leaves one area f nished and liveable for your family while work continues on the rest of the home.
You’ll also need to look at your daily schedule – what times you’ll be coming and going from the house – and factor in a tradesperson’s working hours, as your builder may need to be unloading materials in the driveway at the exact time you always leave for work.
Having tradespeople in your house is going to require patience and f exibility, and while your builder should be happy to establish some ground rules for the project – the earliest time work can start, and which areas of the home workers can access – you’ll need to be prepared to make some exceptions if urgent work is necessary. And although it is your home, remember
GRAB A VANBeing on site during your
renovation offers peace of mind, as you’ll be able to
keep a close eye on the progress. If you don’t mind
a tight squeeze but can’t stand the idea of living in a
half-f nished house, see if any friends or relatives have a caravan you can set up in
the backyard. This is a great short-term solution, as it means you’ll be close to home without having to
move everything from room to room (or getting in your
builder’s way). As a caravan isn’t a permanent structure
it shouldn’t require building approval, but it’s best to
check this with the council before going ahead.
tradespeople have a job to do, so try not to get in their way.
Another big issue with living through a renovation is storage. Each room will need to be cleared before work can commence, and you may need to organise temporary storage for large furniture. Pack away any fragile or valuable items and leave these at a friend’s house for safekeeping. Finally, be realistic about what items you need on a daily basis, and organise to have these close at hand. Keep your clothes, shoes and everyday toiletries in the rooms you’ll be sleeping in, and pack the rest away.
And if you’re planning to redecorate when your home is f nished, why not hold a garage sale beforehand to get rid of any furniture you won’t need – this way you won’t have to store it in the meantime.

6 My Renovation \ March 2, 2012
New beginningsWhen renovating your house
the obvious room to start with is the heart of the home – the kitchen. Even if you’re not much of a cook, every home owner wants a great kitchen. When planning your kitchen reno, allocate a good chunk of your budget to cabinets and f ooring, as they will take a lot of punishment. Do your research and compare prices for appliances, taps, sinks and other hardware – this is where you can make some savings. Have a good think about ventilation and lighting, as well-placed lights will make the kitchen more practical and add to ambience.

In the loopIf you’ve opted to refresh your home with new
f oor coverings you’ll soon realise that not all carpets are created equal. There are a number of different types on the market, and before you get caught up choosing a colour, you’ll need to decide which one best suits your home.
Nylon carpet is durable and long-wearing, making it ideal for hallways that attract lots of footprints and a good choice for living areas and bedrooms – nylon carpet bounces back when compressed, making it resilient enough to withstand the pressure of heavy furniture. It also repels liquids rather than absorbing them, so it is reasonably stain resistant (you might be lucky enough that a spilled drink will sit on the surface while you dash to the kitchen for a cloth).

feel soft and luxurious underfoot. There are four main styles to choose from, including twist, textured, loop and plush. These vary in density and softness, and while each provides a different look they are all strong and extremely resilient. A higher overall density and opaque f bres also mean that wool carpet effectively hides dirt and dust, meaning it doesn’t require constant cleaning.
As wool carpet is of a higher quality it will cost you more per square metre than the nylon variety. If you’re sold on the idea
of a soft, plush carpet but your budget doesn’t allow for such luxuries, you can still opt for a wool blend, which incorporates natural wool and synthetic f bres for a more affordable f nish.
The f nal option is polypropelene, which evolved from outdoor f oor coverings and now offers a cheap, durable and extremely stain-resistant carpet, making it a good choice for rental properties or homes with young kids. Regardless of which carpet you choose, don’t forget to also budget for a good-quality underlay and the necessary installation costs.

Make the dropLove chandeliers but think they look
good only in ballrooms? Think again. The ultimate luxury light f tting is making a comeback, in styles perfectly suited to a revamped home.
While your classic crystal drop and candelabra-style chandeliers are still popular, newer designs use chrome or stainless steel to achieve a striking, contemporary look. Some versions are less ornate than their 18th-century predecessors, with minimal decoration and only three or four dangly bits, while some are completely OTT – think a spiral of pyramids made from tiny crystals, each encasing a f ashing LED light, and you’ve got the picture.
If you’re looking to create a home with an artistic feel, you can also buy unique chandeliers

made from hand-blown glass. Remember the more intricate the chandelier, the trickier it is to clean, though if you opt for a crystal or glass version warm water and a microf bre cloth should get the job done.
A large chandelier should be the focal point of a room, so give it pride of place in an entryway or staircase or hang it in the centre of your dining room table. If you need plenty of light but feel as though one enormous chandelier might be too much, consider purchasing two or three small ones and spacing them evenly across the ceiling.
Any large chandelier will be much heavier than a traditional light f tting, so check there is suff cient structural support in your ceiling cavity to hold the weight and make sure you have your purchase properly installed.
If your home has more of a crafty, old-fashioned feel, you can make yourself a traditional medieval chandelier. Roughly nail two pieces of wood to form an X shape with an upright beam in the centre, attach an electric candle to each of the four end points and secure it to the ceiling using an old chain. Voila! Instant rustic charm.

Part of the packIf you happen to have wandered through an
IKEA store recently you’ll know you can buy a f at-pack version of pretty much anything these days. But if you’re the sort of person who struggles to assemble a chest of drawers, is it wise to have a go at installing your own kitchen?
Because the kitchen is often the focal point of a home, you can end up spending a lot of money overhauling yours. Flat-pack kitchens are an affordable alternative to custom-made cabinetry and are available in a wide variety of colours and f nishes, including the ever popular 2-pac. The materials will typically arrive prepared, labelled and ready for you to install, with all the necessary screws and bolts included (so you can end up with one left over and then start to panic that your kitchen is going to fall

apart, of course). The assembly process does require more than an allen key: you’ll need to know your way around basic power tools and have the necessary patience for putting together individual cabinets and drawers. If you have handy friends and don’t mind delegating, it might be worth inviting a few of them around and make a day of it (kitchen party, anyone?).
Some retailers limit you to a range of set cabinet sizes and designs, meaning you’ll need to measure your kitchen to see if the cabinetry will f t into your
space, and budget for end or f ller panels to cover any gaps. Other companies can customise cabinets according to your specif cations, and will also work with specialised materials or f nishes, but keep in mind this will be more expensive than the standard options.
It will also take slightly longer for your kitchen to arrive – if you order a set design your cabinets can be ready in up to a week, however, even if you purchase and install a fully customised kitchen it will still be completed much sooner than traditional cabinet work.

Soak it upNothing says luxury like a long, hot bath at
the end of a hard day. But you can forget installing a tiny tub in the bottom of the shower (with one of those clunky double taps that never works properly the f rst time), because these days a statement bath is a must.
If you’re a fan of old-world Victorian style, keep an eye out for a salvaged clawfoot tub that you can have cleaned up and reglazed. Because these baths are designed to stand alone they look great matched with effortless decor: think simple tapware, a gilt-edged mirror and wooden cabinetry with a distressed f nish in a soft, neutral tone. If you can’t f nd an old clawfoot, check out the modern-day versions online – you can buy a brand-new, well-shaped tub with chrome feet from a bathroom retailer.

Think simple……TAPWARE, A GILT-EDGED MIRROR AND
WOODEN CABINETRY WITH A DISTRESSED FINISH IN A SOFT, NEUTRAL TONE.
If your home has a sleeker style you can still opt for a contemporary freestanding tub. These are available in a number of shapes, sizes and depths, and as they tend to come in a high-gloss white f nish you can easily incorporate one into your chosen colour scheme. Choose an elongated, f oor-mounted mixer and use some vibrantly coloured towels to add interest.
A freestanding bath works best in a larger room where you have enough space to walk around it easily, and you need to invest in quality concealed plumbing so you don’t spoil the
overall look. If you want something a bit more posh, or if your bathroom looks out to a pretty view, think about installing your tub on a raised platform rather than directly onto the f oor.
If you’re looking to really splash out, Google ‘high-tech tubs’ to see some of the more luxurious models being designed overseas. Swedish massage jets, Swarovski crystals and speakers that pipe soft music are all must-haves, and there is even a bath that will f ll itself, prompted by a call from your mobile on your way home.

The dark side
Scan the advertisements for most contemporary homes on the market and you’re likely to notice a common theme
when it comes to interior design. Ninety per cent of homes seem to boast “neutral tones throughout”, with clean white walls broken up by splashes of soft colour here and there.
Of course, if you’re making over an entire home it is best to keep the colour scheme as neutral as possible, as standout colours tend to date more quickly. But if you’ve got your heart set on a bold, dark shade, you can incorporate this into a stylish renovation.
Many people associate dark colours with gloominess, but with the right paint choice and some clever decorating you can use dark purple or grey, navy blue or even straight black to create

a sophisticated room that doesn’t look as though it’s inhabited by a sullen teenager. An intimate space such as a bedroom or a formal dining area is the right room for a dark colour, though, as deep tones give a dramatic effect and create a cosy mood. A tip is to use your home’s overall colour scheme to select the shade – if you’re using earthy browns go for a deep chocolate, and so on.
Prime the wall with a tinted primer and stay away from satin or high-gloss paints – a f atter paint will go onto the wall more evenly, but be prepared to apply
several coats before you have a smooth f nish.
When it comes to decorating a dark room, contrast is key. Offset the walls with a white ceiling and skirting boards, and on the f oor light carpet or tiles or a similarly deep timber will look best. If you have lovely architectural features such as antique window frames or wainscoting, paint these white and allow the dark walls to accentuate them. And if you’re hesitant about painting a whole room black opt for one dark feature wall f rst – you may f nd this is all the room needs.

Hanging outWhen it comes to choosing a colour scheme,
many Coast renovators are fond of natural, earthy tones, not only because these are timeless and appeal to most tastes but also because they ref ect the relaxed indoor/outdoor lifestyle our homes are known for. If you’ve opted for earthy beiges and browns as part of your decor, don’t forget to continue this trend in your window furnishings. Whether you look out to lush green lawns or a leafy bush backdrop, windows are the perfect place to bring the outdoors in with natural colours and materials.
As well as classic timber blinds, bamboo and other plant-based materials such as dried grasses are becoming an increasingly popular decorative choice. These are most often used in lightweight woven patterns and offer a diffused light that

will give your home an exotic, organic feel. As with any soft, natural furnishing, in the more humid months you’ll need to be vigilant in your cleaning to ensure these types of blinds don’t suffer from mildew.
One innovation in window furnishings is the honeycomb blind, which features horizontal pleats in an octagonal shape similar to bee honeycomb. As well as looking great, this type of blind has impressive green credentials – made from high-tech cellular fabric, honeycomb blinds have excellent insulation properties
and are durable and dust resistant. The f xtures and cords are hidden, making for a sleek, unobstructed look, and they are available in a large number of colours including room-darkening varieties.
If you like earthy tones but are after something a little more luxe, why not opt for curtains in a rich fabric such as silk or suede. To avoid the room looking cheap you’ll need to choose high-quality material (this means no satin from Spotlight), and make sure your curtains are lined to ensure they offer adequate privacy at night.

In & outA good way to create a sense of f ow between
your indoor and outdoor areas is to use similar tiles as a f oor covering in both. Tiles designed for outdoor use are known as paving tiles or pavers, and need to be non-porous or sealed for weather and stain resistance. Like the indoor variety, paving tiles come in almost every colour, texture and pattern imaginable, so it is easy to f nd one that will match your interior decor. And if you want to give your home a stylish, uniform exterior, you can use the same tiles at the front of your home for the driveway, path and porch.
Paving tiles made from natural materials such as sandstone, terracotta or slate suit an outdoor setting because they blend well with their surroundings. They also look great around

the pool – opt for a large, slip-resistant tile that can withstand salt and chlorine.
As well as covering a larger entertainment area, you can use pavers to design paths, edge f ower beds and create decorative features in your lawn or garden. If you’re using natural stone or terracotta tiles, colourful mosaic features can look striking alongside these. You can buy ready-made mosaic tiles from most tile retailers, but if you’re keen to DIY you can pick up a simple mosaic kit from a craft store. Alternatively, if you were born without a green thumb you
can choose to forgo the lawn and pave the majority of your backyard (the epitome of low-maintenance gardening).
Before you select your pavers you’ll need to have a budget in mind, so speak to a tile retailer about the dimensions of your outdoor area to determine how many square metres the job will require. Lastly, laying tiles on any large area is a tricky (and messy) business, so unless you’re experienced use a qualif ed professional who will prepare the surface correctly, use the right type of grout and sealer, and minimise tile wastage.

Front & centreYears ago it was the norm for every house in
the street to be of the classic brick-and-tile variety. But if you’ve left your home untouched since then, it is probably starting to look a little dated alongside its renovated neighbours. Street appeal is an important part of a home’s overall presentation, and there’s no point spending precious time and money overhauling the inside of your property if the outside still looks like a ’70s shack. To avoid this, make sure you set aside enough of your renovation budget to give your facade a stylish facelift.
Rendering is one of the easiest aways to modernise a dated exterior. Cement render is a mix of sand, concrete and lime which can be applied directly to brick, cement or stone walls, or over the top of old render that

needs freshening up. The wall surface needs to be thoroughly cleaned and prepared beforehand, including any necessary treatment for mould or plant growth.
If your home is weatherboard it will need to be re-clad before render can be applied. This is typically done using sheets made from f bre cement, which form a base surface for the render to adhere to and add extra insulation to your home. Render is applied in a series of thin coats and can have a smooth or textured f nish, and is also available in a number of colours
– pigment can be added to the f nal coat, meaning the outside of your home won’t need to be painted afterwards.
Before you settle on a colour and style for your exterior, take note of your neighbourhood’s overall aesthetic. Street appeal is particularly important if you’re planning to sell your home down the track, as many buyers will do a drive-by before they inspect. Aim for a home that stands out because the f nish is stylish and contemporary – not because the exterior is painted bright pink when the rest of the street is done in tasteful white or grey.

Make water workAsk the average Sunshine
Coaster to describe his or her dream backyard and it will almost certainly feature a pool. We’re blessed with perfect swimming weather almost all year round, and for many local buyers an inground pool is a home must-have. So if you’re looking to overhaul your backyard, consider splashing out on a pool for your family – while it is a considerable investment, if you plan your project well you’ll get years of enjoyment from it.
First you’ll need to decide where the pool will go. Assess the available space in your backyard and opt for

an area that gets plenty of direct sunlight, or the pool might be too cold to enjoy. If your backyard is small or oddly shaped, don’t despair – an L-shaped pool is perfect for a tricky conf guration, and as well as looking rather posh, an inf nity edge is the sloping block’s best friend. Keep in mind the area will need to be excavated – an expensive and time-consuming process – so before you settle on a location and shape be sure to speak to a pool designer. If you’re working to a tight budget consider a plunge pool or swim spa, which offer the same refreshment on a smaller scale.

Get crackingIf cracked tiles are bringing down
the appearance of your kitchen or bathroom, there’s no need to rush out and re-tile the entire f oor or wall. Using basic tools you can easily replace one or two damaged tiles in your spare time, with minimal expense or fuss.
First, cut around the edges of the broken tile using a cutting tip attached to a rotating power drill, then remove the grout. Lay a cloth over the tile and use a hammer to break it into smaller pieces. After you’ve removed these the gap underneath will need tidying, so carefully scrape away the old

adhesive using a chisel and then vacuum out any dust or debris. Using a notched trowel, spread adhesive on the back of the replacement tile and tap it into place with a hammer. When the adhesive has set (this can take up to 24 hours) apply new grout with what’s called a ‘f oat’. Press the grout around the edges of the tile and use a sponge to wipe away the excess before it starts to dry.
If you’re feeling conf dent you can even use this technique to add feature tiles to an existing area, but remember for a large job it is always best to consult a professional.
