It’s happened to all of us – that moment when you look around your home and wish you could

give it an instant makeover. Like everything, a home’s decor ages with time, and if you’ve been living in your current place for a while but can’t bear the thought of moving (or if you’ve just purchased a pre-loved home that could use some improvement), you might f nd yourself ready to take the plunge and renovate.

Once you’ve decided it’s time to refresh your home, the f rst thing you’ll need to do is work out what type of modif cations you want to make. These might be purely cosmetic updates – a change in f oor coverings or new kitchen cabinets – or they may involve larger-scale structural work, such as knocking down existing walls or adding an extension.

Either way, you need to determine exactly what work you’d like to do and then set a budget accordingly. To avoid the pitfalls of overcapitalising it’s important to be realistic about how much value a renovation will add to your home. Many people make the mistake of assuming that any renovation will automatically increase the resale value of their home, but without careful consideration and planning you can end up spending a fortune, while gaining as little as a few extra thousand dollars when it’s time to sell.

Ultimately, the amount you spend will depend on your goals – if you’re updating as an investment strategy before selling you may only need to freshen up dated paint colours and f ttings, but if you see yourself living in the home long-term, a new

kitchen might be in order. If this is the case, you’ll need to factor in larger costs for the relevant tradespeople. Also, if you’re thinking of substantially altering or adding to the layout of your home it might be wise to consult an architect, who can help you nut out a workable design that considers things like block size and aspect. If you’re clear from the outset on what you want to achieve and how much you’re willing to spend, you’re much more likely to see your renovation through to completion with budget (and sanity) intact.

With your budget set, it’s time to start thinking about what you want the f nished product to look like. Visiting local display homes and homemaker centres, f icking through design magazines and browsing online are great ways to f nd inspiration. If you’re also

planning to update the outside of your home, take a few lazy Sunday drives around your neighbourhood to see what colours, f nishes and roof ines appeal to you. If your house is rendered, you’ll be able to change the colour fairly easily; if not you may want to look into updating the external surface to give a more contemporary f nish. Either way, it’s important to consider the overall look of your street. You might have your heart set on a bright exterior, but if all the houses around yours are done in neutral tones, will your place end up sticking out like a sore thumb? And while that sprawling, Spanish-style villa with terracotta roof tiles might look gorgeous on a magazine page, does it really suit a suburban Queensland estate? Keep this in mind while you research, and don’t forget to look

are lots of forms to be f lled out and documents to be lodged, and your builder

should be able to handle all this for you. A building certif er will

over time, timber f oors become more resistant to dirt and grime as they age.

If your home has old timber f oors you can sand them back and repolish them, and keep in mind what lies beneath – some renovators are lucky enough to discover hidden gems of f oorboards under their stained carpet. (Although it will take some elbow grease to restore these to their former glory.) There are a number of different f nishes available, and the one you choose will depend on the type of timber, the amount of foot traff c and the look you

want to achieve. There are environmentally friendly products on the market as well, so speak to a f ooring specialist to get an idea of which f nish will suit your needs.

If you’re going to lay new timber f oors you’ll need a totally smooth, f at surface (most tradespeople prefer to lay straight onto concrete). If you’re looking for a quicker, cheaper option, f oating timber f oors might be the way to go – as well as looking great, these can be laid right over the top of old tiles or vinyl and don’t need to be sealed.

are so many striking, innovative pieces on the market that it’s easy to get carried away and end up with a feature light on every available surface. But f rst, you need to step back and look at what you’ve already got. How much natural light is there in each room of your home? To cut down on power bills it’s important to maximise this, and then accentuate it with stylish light f xtures. If you’re planning a big renovation, you may want to look at adding skylights or high windows to bring in more sun; if not some clever strip lighting will give your room a subtle glow. IN A GIVEN AREA WILL DEPEND ON HOW YOU USE IT.

f xtures or will you need extra wiring installed? (Always use a qualif ed electrician for this.) Also consider the function of each room, because the amount of lighting you need in a given area will depend on how you use it – in the kitchen you need practical lighting suitable for preparing meals, but if you’re going to be entertaining you might also like mood lighting over the breakfast bar or dining table. Bathrooms need a softer, more f attering light, so stay away from f uorescents and choose a pink-toned halogen instead. Think about which

rooms different family members will be working, reading or studying in, and make sure there’s enough light in each.

If you’re happy with the existing lighting in some areas but feel the room still needs a boost, feature lamps are the solution. All you’ll need is a powerpoint and a good eye for spotting stylish designs. And don’t forget to consider light switches too – are you really happy to stick with those yellowed, f ngerprint-covered f ick switches, or would a contemporary soft-touch panel suit your new decor better?

agents all agree on one thing – the kitchen is often the most important room in a home. If you’re ready to update yours then allocate as much of your budget as you can to do this area – it’s worth spending money on a kitchen that will last, and you’ll reap the rewards if you decide to sell down the track.

always pop brightly coloured bowls and other homewares in the cabinets, or choose unique smaller appliances (like a lipstick-red kettle) to liven things up. This way you’re not stuck with a bold yellow benchtop you might be sick of in a few years.

Add interest with striking stainless steel appliances and tapware – these are timeless and practical, and if you take care of them they’ll look contemporary for years to come. In fact, some kitchen designers love stainless steel so much they’re now doing full commercial-style f touts in

luxury residential homes. If you’re not that adventurous (or cashed-up), stick to a sleek mixer and matching double- bowl sink.

Lastly, although we all want our kitchens to look pretty, it is one room where practicality is a must. Look at the placement of your oven, sink and pantry, and make sure there’s no wasted bench space where you can’t easily access a powerpoint or the tap. Ensure you have plenty of cupboards and shelves, and before you go shopping for a new fridge remember to measure the cavity f rst.

Caution: stylish when wetLike the kitchen, your bathroom

needs to be practical – there’s nothing worse than a towel rack that’s too far from the shower or a vanity mirror you have to bend over to see your ref ection in. But this doesn’t mean bathrooms have to be boring. In fact, they often turn out to be one of the most attractive rooms in the house.

The design should be sleek and stylish – we use this area for glamming up and winding down, so plan yours with relaxation and a hint of luxury in mind. As well as your classic white and silver combination, earthy tones are popular at the

moment, with designers evoking an exotic, Balinese-style feel. The posh version features an open shower area with freestanding rainfall shower heads, plenty of glass and delicate bamboo or pebble detailing, but you can easily emulate this at home by incorporating natural stone tiles, off-white ceramics and touches of earthy brown and green.

It’s then as simple as adding some decorative elements such as a glass bowl f lled with pebbles or f oating candles, or a few ceramic vases in different shapes and sizes. If your home has multiple bathrooms try to use the same

design elements in each, and remember to budget for new towels to match your colour scheme.

Another important consideration when designing your bathroom is how you’ll keep it clean. Fortunately most tile and porcelain surfaces are resistant to dirt and grime, but if you’re known to shy away from a bottle of Windex perhaps a freestanding glass shower isn’t for you. For the f oor covering choose a darker, more forgiving shade, and own up to your bathroom retailer – the staff will help you choose low-maintenance surfaces that still look great.

Brush worksMany people assume DIY painting is the

perfect way to save some cash during the renovation process. But as any qualif ed painter-decorator will tell you, it’s actually harder and more time-consuming than it looks. First up, you’ll need to patch over any chips or imperfections. If you’re covering damaged paintwork you may need to lightly sand back and prime the surface before repainting. This will also ensure the new colour covers the old one and adheres to the wall without slipping. As soon as you’ve decided to renovate, start compiling a scrapbook or folder to keep all your design ideas in one place. This is the perfect place to cut and paste pictures of your dream kitchen or bathroom, note down product names and prices and stash away each of the 47 colour swatches you’re guaranteed to bring home from the paint shop. A scrapbook is especially helpful if you’re struggling to choose between different styles – it will help you see which elements work well together and assist you form a big picture before you start to choose specif c colours or f ttings.

If you’re planning to make over only one or two rooms, consider the overall look of the rest of your house before you start painting or laying new carpet – ultimately you want the refreshed rooms to blend in as you move through the house. This may mean continuing your current colour scheme, but then adding contemporary twists such as a textured feature wall or new light f xtures.

If you’re redecorating an entire home you have more scope to play around with design, but you still need to settle on an overall style. Are you going for sleek Swedish minimalism, vintage chic or classic country charm? This will be a guide as to which colours and f nishes you use, so give it some careful thought. And whatever you choose, remember not to go overboard – opting for a natural earthy look could just mean muted tones with splashes of green, not a potted plant on every available surface.

Vibrantly coloured walls and standout furniture pieces can look great, but if your home features too many different design elements the result will feel eclectic at best, and completely mismatched at worst.

In interior decoration it’s vital to understand how colour works. All colour is made up from the three primary colours – red,

yellow and blue. Blue and yellow create green, blue and red create violet and yellow and red create orange. Warm colours

are on the red/orange side of the colour wheel. Used in big spaces, warm colours make a room feel cozier. Cool colours are on the blue side of the wheel and they work well in small

rooms. Complementary colours are opposite on the colour wheel and when used together tend to balance each other out.

surprise that in many Coast homes the outdoor living space is just as important as the interior. If you love the idea of relaxing and entertaining outside, don’t forget to plan and budget for an undercover patio or deck area as part of your renovation.

Timber decks are very f exible design-wise, because you can build one at any height and can position the boards to overcome a tricky shape or slope. You’ll need to draw out your deck to scale to see how much timber is needed, and make sure you choose a quality treated

wood and that all cuts are sealed with a retreatment to prevent weather damage and rot. If you’re hesitant to build a deck because you’ve heard one too many termite-related horror stories, rest assured the same treatment and regular maintenance should keep your outdoor room pest free. A timber deck does require ongoing love – you’ll need to f nish yours with a UV-rated decking oil and re-oil it every 12 months – but will repay you by being long-lasting and looking great for its age.

Galvanised or stainless-steel f xings are resistant to rust, which

is important if you live close to the ocean. The under-deck support required will depend on the surface area and height, so speak to your timber supplier for the correct joist and bearing sizes or you’ll end up with a springy deck the kids might mistake for a trampoline.

Some quality outdoor furniture and a barbecue will complete the picture (add a daybed or hammock if you’re looking to really indulge). If you’ve used feature colours in your kitchen or living area, try bringing these outdoors by adding a few cushions or unique potted plants in the same tones.
