Renovating a unit is a very different beast to renovating a detached

house, but it can be just as satisfying if you enter the project with your eyes well and truly open.

a uniform-looking building, so no changes can be made there. There may also be issues with impacting on the structural integrity of the entire building if you try to reshape these areas, so the balcony and windows must stay as is.

But don’t despair – the upside of renovating a unit is that your budget will be a lot smaller, and you can make some very real improvements to the interior without bothering the body corporate or your new neighbours.• KITCHEN – without changing

the structural integrity of the unit you can generally choose the kitchen of your dreams. Do this f rst and you may f nd it’s all the unit needed anyway.

• BATHROOM – want new tiles, bath and vanity? No problem.

You probably won’t be allowed – or even want – to move around water pipes and sewerage lines, but that doesn’t mean you can’t launch into a full-scale bathroom remodel. Just (broken record time) check that it’s all okay with the body corporate f rst.

• WALLS – you’ve seen the other units and they sport three shades of white, but it’s not for you. When it comes to painting, go nuts in your unit reno. Want a green feature wall in the lounge, a black and yellow stripe in the main bedroom, and purple wallpaper in the toilet? Happy days. Some advice though – units do tend to be a bit darker than houses due to common walls and lower ceilings, so it is best to choose lighter tones on the walls.

• LIGHTS – cutting holes willy-nilly for recessed lights and new electrical sockets might be a problem, but you don’t have to live with those ugly light f ttings. Replacing dated f ttings with sleeker, contemporary lights and grubby switches for newer products can transform a room, and keep you on the body corporate’s good side.

• THE PRETTY STUFF – while knocking holes in walls is not going to happen this reno, you are allowed to drill small holes for picture hooks and cupboards, and decorate in any way you see f t. Adding mirrors will work wonders to create the illusion of space and you shouldn’t have issues installing fresh window coverings.

Love the idea of a bright red door with oversized number? Well unfortunately you’ll have to stick to the regulation beige. Your front door probably doesn’t belong to you – it belongs to the building, and the building wants all front doors to stick to the same colour code.

Brighten upIn the beginning, the kitchen was a simple

place consisting of a f replace or woodstove, a table and chairs – and little else. But then came electricity, and everything changed. Electricity made the kitchen a place to cook food, keep it cold, wash the dishes, grill, toast and more.

The kitchen became a place for gathering, for the family, friends and guests. And because of that, the idea of making it more aesthetically pleasing was a natural evolution from its f replace beginnings.

Colour, an attention-getter, suddenly became important in the kitchen.

Shades of greyBRIGHT COLOURS COME IN AND OUT OF

FASHION, BUT STAINLESS STEEL AND WHITE ARE STILL STAPLES IN THE KITCHEN.

By the 1960s, a few new shades were added – and quickly cancelled, too. Charcoal grey was one of the not-so-well-received colours. Yellow, pink and turquoise were the survivors. A new colour, called coppertone, emerged, and it was popular until the 1980s. Coppertone and turquoise were on the top of the list for appliances for many years.

Let’s go back to the ‘60s. Turquoise was replaced by avocado and gold. Remember how popular those colours were? They were so popular that they stayed through the ‘60s, ‘70s and into the early ‘80s.

Poppy red appeared in the ‘70s for a short time, but by the end of the decade, new naturals – harvest wheat, onyx, coffee,

avocado and almond – took over and became the colours of that era.

Whites returned in the ‘80s and ‘90s and with the new century came a new colour: it’s not actually a colour, but a metallic called stainless steel.

Stainless steel and black are the appliance f nishes of choice lately. Some say that’s because more men are cooking, and it’s hard to see them in a pink kitchen, so more masculine shades have taken over. It seems men can wear pink shirts, but cooking over a pink stove is not as appealing.

So when choosing an oven, fridge, dishwasher and other kitchen appliances during your reno, think how far the colours have come. AAP

Stop the rotAfter a hectic day, a soak in the bath helps

restore one’s sanity. That is, until you’ve noticed a wet patch on the wall or heard dripping from something leaking inside the wall. The f rst response is to plead ignorance and hope it will go away. Unfortunately it seldom does, and if neglected long enough it could invade your budget big-time.Here are some telltale signs to look for:• wet patches on the wall• unexplained puddles of water on the f oor• a wet patch on the ceiling of the room directly

underneath the bath or shower• swelling timber near the bath, shower or basin• excessive mould build-up, and• signs of wood rot which are evident by wrinkly

paint on surrounding surfaces.

Easy does itLOCATE THE SOURCE OF A LEAK QUICKLY

AND YOU MAY BE ABLE TO REPAIR IT AT MINIMAL COST.

Possible causes:• the drainage pipe connection

under the bath, hand basin or shower has failed

• a crack or hole has formed in or around the waste of the bath, shower or hand basin

• if a leak is in the shower recess, inspect the grout in tiles for small holes

• examine the shower base for possible leakage points

• capillary action of water could be the culprit around the perimeter joints

• if there’s a shower over the bath, inspect the tiles for small holes in the grout or gaps between the bath perimeter and the adjoining surfaces, and

• check the seal between PVC joint mouldings and wall surfaces.

If you can locate the source of the problem it may be easy to f x, such as a loose f tting or a tiny hole that needs f lling.

Here’s what to do. Run the water and watch where it escapes. If the dribble shows, pencil a ring around the area so it can be located later when it dries. Fill gaps with bathroom silicone sealant using a cartridge gun. Ask your retailer for the correct sealant and method of application.

Getting the size right is so important. Too small and there will be no point to having a rug; too big and it will swamp your room. Measure your room and have a good idea about the size you need before heading into the rug shop.

Remember most rugs come in standard sizes so your choices may be limited. You can of course buy a rug custom made to your required size, but you will be paying more for it. For standard sizes, you are better going for a rug that is slightly larger than you need, rather than one that is slightly smaller. But remember, you don’t want

your new interior addition to become a tripping hazard or block a door.

Rugs can be great design tools, but they can also detract from your existing décor, so before you head to the shops ask yourself, is this rug going to be the focal point of the room, or merely add a little something to the great pieces you already own?

If you want your rug to be a focal point in an otherwise plain room, be brave and go for a bold design. If not, look for a more neutral piece that will blend in with the existing décor.

Also, don’t forget to consider the rug’s texture – you want something that looks striking and stylish, but that is also comfortable and long-wearing.

Depending on the colour, paint can radiate either warmth or coolness, and how it is applied can either unite a décor or create a standout feature. What most people forget is that paint application requires attention. Neglect the details and the result won’t be pleasing.

Paint must be applied to a prepared surface – nicks and cracks should be f lled and sanded as these will show through the paint. Gyprock joins must be properly treated. Whether it is water or oil based, paint is a chemical formulation created for a particular surface. It may include extra features such as the addition of anti-mould. The range of different paints is not simply variations (such as strawberry or chocolate ice-cream) but also includes specif c formulations. Whether you’re applying paint to timber, plasterboard, glass or metal, it is important to follow the procedure set out by the manufacturer.

Sealers and primers seal the surface so the topcoats take evenly across the area.

Undercoats provide body for the topcoats. The most common house paint systems are acrylic and vinyl and oil based. The latter require a longer drying time.

There are a range of paint rollers and brushes to suit the type of paint and the area being covered, such as large areas or tight ones – the corners of a room, for example. Match the style and size of the roller or brush to the type of paint.

Choosing the right door knobs

Saving money on your pool pump

If you are considering replacing the old levers or knobs on existing doors, there are several things you will need to know before coming in to the showroom to pick up your new door furniture.

• You will need to measure the size of the hole already on the existing door

• You will need to know the existing backset: to do this, measure from the edge of the door to the centre of the pre-drilled hole

• You will need to know the thickness of the door, and whether it is hollow-core or solid

• You will need to know whether the existing strike is a D or T shape

• You will need to make note of whether the doors are internal, external or sliding

• You will need to know whether you require a privacy set (with a small lock) or a passage set

Knowing this information will help you select the correct levers or knobs with minimum hassle. It is also important to consider whether anyone in the household has any mobility issues (such as arthritis) as this can affect your selection of appropriate door furniture.

Many Sunshine Coast households have a pool in their backyard, and for most people that pool is one of the biggest users of electricity in the home.

The majority of pools are on tariff 11, which is your everyday usage tariff. However, if you’re looking to reduce energy usage in your home, you can switch your pool to off-peak tariff 33 (with a possible saving of up to $400 per year) and also gain a $250 reward from Energex.

Tariff 33 is available for a guaranteed minimum of 18 hours per day, which is plenty of time to run your pool pump.

However, rather than the standard everyday usage of around 26 cents per kilowatt hour, tariff 33 will only cost you 17 or 18 cents per kWh, meaning you can save an average of nine cents per kWh without impacting on your pool usage.

Energex is looking to reduce peak demand, and so if you switch your pool pump over to tariff 33 you will also receive a $250 reward, as well as dramatically reducing your electricity bill. We can visit your home for a free, no-obligation quote and this offer is valid until the end of June 2013.
