Most people will tell you that the experience of renovating a home isn’t one you want

to repeat in a hurry. The renovation process is often messy and stressful, and when it is over you will most likely be glad to see the back of your tradespeople and to relax in your new home.

If that’s the case, why do some people go on to renovate house after house? Chances are they are trying their hand at property ‘fl ipping’, a term which refers to buying a home with the intention of selling it for a profi t.

Flipping can occur with any type of home, but it is most commonly used for ‘fi xer-uppers’ – old or run-down homes that can be renovated and then resold for a higher price. It sounds easy enough – you buy a renovator’s delight for a bargain, spend your pocket money (and your weekends) doing it up,

sell it for a much higher price and make enough profi t to help buy the next home.

However, you shouldn’t be fooled into thinking property fl ipping is simple, because it is defi nitely not something inexperienced buyers or renovators should try without thorough planning or research.

Whether it is your personal home or an investment property, when renovating a residential house the most important thing to consider is how much you want to spend, and how much value you’re going to get out of the improvement.

For your personal home resale value may not be your fi rst priority, but if you are renovating purely to profi t you need to make sure you don’t overcapitalise by spending more cash than you can recoup.

The best way to avoid this is to understand the property market in your area. A good place to start is to speak to local real estate agents and housing bodies for up-to-date information on sales and enquiry, and be sure to ask which styles of home or particular features are in demand. And remember, before making

any decision to purchase you need to consider your own fi nancial circumstances and seek specialised advice.

If you decide to go ahead, the next steps will be similar to those involved in a standard home

renovation. You will need to set a realistic budget and time line, map out what work needs to be done and hire the relevant tradespeople. If you’re handy and the repairs are only on the surface (painting, re-tiling and replacing old fi xtures and fi ttings) you should be able to save money by doing them yourself, but be realistic about how much time and energy you have to devote to the project.

If you don’t know one end of a hammer from the other you will need some professional help, which will increase your budget, and therefore increase the sale price you’ll need to make a profi t.

opt for a colour and design scheme that will appeal to the greatest number of buyers. This means no kooky wallpaper |or oddly-shaped windows – if you keep the style simple, minimalist and comfortable you are more likely to attract a buyer when the renovation is complete.

And fi nally, if the idea of renovating to resell is overly daunting, you may want to consider holding onto the property as a long-term investment. Rather than trying to make an immediate profi t – which is highly dependent on the current property market, and diffi cult to do when you don’t understand it well – an investment property is more likely to deliver value growth over time. And you can still have plenty of fun doing it up.

Going downSo you’ve been to the local tile shop and

have come home with the makings of a new ceramic or porcelain fl oor. What do you do now?

Laying tiles requires some research and attention to detail, but with the right preparation you can easily make over a dated fl oor surface. Before you get started, speak to a tile specialist about the correct materials for the job and make sure you have everything on hand.

The fi rst thing you need to look at is the ‘sub straight’ – the existing fl oor surface you will be laying the new tiles onto. If you have a concrete fl oor you can lay new tiles directly onto this, but if you have timber fl oorboards you will need to use a tile underlay, which is available from a hardware store. If the fl oor has existing tiles in good condition you may be able to lay right over

the top of them, but make sure you use a tile adhesive specifi cally designed for this, and you will need to score the tops of the tiles using an angle grinder to create a rough surface for the adhesive to stick to.

Before you begin laying the new tiles you need to make sure your fl oor is level. Use a spirit level for this, and keep it on hand as you lay the tiles so you can check your work as you go.

Next you need to fi nd the centre of the room. Use chalk lines to mark across the length and width from the halfway point of each wall, and use a

carpenters square to check the lines. Then begin laying out your tiles from the centre of the room to the walls. Spread your adhesive with a trowel and only work on one square metre at a time. Make sure you press the tiles down evenly, and it is a good idea to use tile spacers or clips to align the tiles for a more professional fi nish.

You will need to wait at least 12 hours for your tiles to dry before grouting them. A good tip is to wipe down the surface of the tiles with a damp cloth as you work, which will make the grouting process much easier.

This may sound complicated, but all you really need to know is that induction cooktops are more effi cient than other varieties and are safer, as the cooktop surface won’t become hot to touch (unless a large pot is left to sit on it for a long time). Waste notIn a majority of Australian homes the bathroom

accounts for more than half of all household water use. Water costs are set to keep increasing, and so if you are renovating your bathroom and replacing old fi ttings, it makes sense to consider incorporating eco-friendly appliances.

In older-style……BATHROOMS, THE TOILET AND SHOWER ARE THE MAIN CULPRITS

FOR WATER WASTAGE.

This is especially important if the home is an investment property, as appliances must meet certain WELS standards before you can pass on water usage charges to your tenants.

Water-effi cient showerheads can also trim your electricity bill. An eco-friendly shower uses less water per second than a standard one, which means less electricity to power your hot water system. Preparation is the key to a long-lasting paint job. Remove or cover any plants or furniture around the home so they don’t get damaged (try to use canvas drop sheets rather than plastic tarps, which don’t breathe well and may suffocate plants).

Before applying the new paint you will need to ensure the walls are completely dry, which can take several days. Painting over walls that are still damp can lead to cracked and peeling paint, and make sure you invest in a good-quality undercoat to ensure a professional fi nish. Finally, all you have to do is paint the house.

PREPARING THE TIMBER FOR COATING.The best practice is to allow your correct weathering period

to expire, and then water blast down the timber using medium pressure.

• Tip – To rejuvenate the original look use an oxalic acid preparation, which will restore the original colour and clean off any remaining extractives. Be sure to thoroughly wash off the timber to remove the acid.

APPLYING THE DECK COATING.Always apply the coating as per the manufacturer’s

specifi cations. Your paint supplier can also assist here at the time of sale. Apply the coating in the direction of the grain (lengthwise), usually two at a time, ensuring a wet edge is kept at all times. Keep to the recommended re-coat time.

• Tip – Do not coat in extreme conditions such as on a hot windy day, in the midday sun or in cold, rainy weather. Always apply a liberal coat, not just colour to the timber.Using a brush will help ensure a fi lm is applied. Most manufacturers do not recommend using a spray gun or roller application. Lambs wool applicators must be used with a special technique.

MAINTENANCE OF YOUR DECK.Ongoing maintenance is important for keeping up the

appearance of your deck. Often this step is forgotten, meaning costly and painstaking restoration is required.Follow the manufacturer’s times and most importantly your own instinct – what works in one situation will not work everywhere. Regularly check the condition of your deck coating and redo if necessary, before it’s too late. This will save time and money and ensure the lifetime of your investment.

• Tip – Sprinkle some water onto the timber. If the water beads up the coating is doing its job. If the water soaks in to the timber, there is a good chance the coating needs to be rejuvenated.

• Utilise the expertise of your paint supplier to assist you with the best methods for maintaining your deck.

• How much maintenance you are willing to put in will determine the longevity of your favourite place at home – your deck.
