! February 7, 2008, Chicago, Illinois – Developer McCaffery Interests, Inc.
(www.mccafferyinterests.com) and their financial partners, together with representatives of
Loyola University Chicago (www.luc.edu), civic leaders, business owners and community repre-
sentatives will gather on Thursday, February 7, 2008 at 3:00 pm at 1209 W. Arthur Avenue to
officially break ground on THE MORGAN AT LOYOLA STATION
(www.morganatloyolastation.com ).
! This $54.5 million project will feature 152 residen-
tial apartments, 10 Loyola University Chicago–owned units,
33,000 square feet of retail, and 205 parking spaces. Lo-
cated in Chicago’s Rogers Park neighborhood, THE MOR-
GAN AT LOYOLA STATION is Phase I of a $400 million,
5.4-acre master-planned, mixed-use redevelopment on land
owned by Loyola University Chicago known as Loyola Sta-
tion. The Morgan at Loyola Station is composed of two par-
cels adjacent to the University and just a few blocks from
Lake Michigan at 6500 North Sheridan Road on the sites
formerly occupied by the Loyola’s Fine Arts Annex and Ar-
thur parking lot.

! The project is located in the Devon – Sheridan Tax Increment Financing (TIF) District.
Established in 2004, the Devon – Sheridan TIF was responsible for comprehensively looking at
the area as a gateway to the University and the City of Chicago and serving as a catalyst for jump-
starting the redevelopment of Loyola property. The local community participated in this effort
through helping to determine land use and guidelines for developers on everything from
streetlights to parking. After an extensive bid process, McCaffery Interests was awarded the de-
velopment rights for Phase I in February 2007. Construction has commenced with completion
scheduled for Spring 2009.
! Workers Realty Trust II, LP has agreed to provide equity capital for the project. Work-
ers Realty Trust II, LP was represented by Commonwealth Realty Advisors, Inc., an SEC regis-
tered investment advisor. Debt financing is provided by ULLICO Inc. the nation's only fully-
unionized, provider of multi-line insurance financial services and administrative products, on
behalf of Separate Account J.

! The building is designed to compliment the
surrounding neighborhood through a vibrant com-
bination of traditional and contemporary elements
including a red brick and white exterior with large
expansive windows. Apartments will boast roomy

convertible, 1 bedroom, 1 bedroom plus den, or 2 bed room floor plans; open floor plans with
kitchen islands; in-unit washer / dryer; and spacious closets. Community amenities include a
reception area with a fireplace, TV and casual seating; a fitness room, a club room, a business
center, and a roof terrace with water feature, lounge chairs and BBQ grills. It will be a pet-
friendly environment. Apartment rental rates will range from $1,400 to $2,600.
! The Morgan is seeking LEED-NC certification through the US Green Building Council
thus it is on track to be the first green mixed-use residential building in Rogers Park. The build-
ing is designed to provide residents with ready access to sunlight and fresh air via balconies, ter-
races and an expansive green roof garden. Healthy air quality is being promoted through the use
of low VOC paint and sealants. Materials that are sustainable and contain recycled content are
being used throughout. Native and drought resistant plants will be used in the landscaping. In
addition to its proximity to the CTA train station, alternative modes of transportation will be
promoted through a bicycle storage room and shared car program.
! The retail component will include a mix of national and local stores and restaurants with
an emphasis on convenience and services. This true upscale urban living experience has ready
