"If Dallas has a netherworld, it is the bleak area west of

the Trinity. Maligned, misunderstood, a place of crime,

poverty, disease and neglect this is West Dallas.

Salvage yards, metal recyclers and illegal landfills are spread

    throughout West Dallas.

West Dallas doesnt need another scrap metal or auto

    salvage yard.

The proposed salvage yard will hurt property values of

    surrounding property owners.

In Dallas, Commerce Street recycles itself

    May 03,

    2009

DALLASWe drive five minutes west of downtown onCommerce Street, over a trickle of Trinity River and past

the jail, the bail bond shops and a few very dodgy motels, arriving at our evening's dining spot: a gravel parking lotoutside a car body shop with its bay doors up.

This is Jack's Backyard and Chill Grill, a hot spot in Dallasright now, its tables filled at 6:30 p.m. on a Friday. It'semblematic of what Commerce Street is doing these days:renewing itself by recycling itself. And if this indoor-outdoor eatery isn't the perfect example of recycling, I

    don't know what is.

    The salvage yard is environmentally

unfriendly. West Dallas has a long

    history of environmental injustice to

    its 24,000 residents.

This rezoning is opposed by 4 major property owners located

within the 400 foot zoning notification range. The collective value

of those properties are over $20MM and consist of 145 acres.

Other commercial property owners along Singleton are opposed to

this rezoning. The collective value of those properties are over

$50MM and consist of 200 acres.

The West Dallas Chamber is opposed to this zoning change. The

Chambers membership includes businesses, faith based

organizations and non-profits throughout West Dallas.

The Chambers Board of Directors is working closely with the City

of Dallas CityDesign Studio as the DesignStudio encourages quality

sustainable development along the Trinity River corridor with a

focus on West Dallas. This project does not fit those criteria.

This rezoning is widely opposed by the residents of West Dallas.

The following homeowner associations in West Dallas have voted

    to oppose this rezoning:

Westmoreland Heights (located adjacent to the subject

    property)

    Eagle Ford

Greenleaf Village (Phase 1 and Phase 2) Los Altos

    La Bajada

    Lakewest

    Ledbetter Gardens

    Western Heights

This demonstrates that the West Dallas residents and business

community stand united in opposing this proposed scrap yard.
