III. Washing machine drain line for example cannot be checked for leaks or the ability to handle the volume during drain cycle.Older homes with galvanized supply lines or cast iron drain lines can be obstructed and barely working during an inspection but then fails under heavy use.If the water is turned off or not used for periods of time (like a vacant home waiting for closing) rust or deposits within the pipes can further clog the pipingsystem. DeficiencyRecommending gutter systems all around home for proper rain drainage.

C. Roof Covering MaterialsDeficiencyAll damaged or improperly installed shingles should be repaired. Wind driven rain can penetrate at these locations.

E. Walls (Interior & Exterior)DeficiencyThe expansion joints have been filled in with foam that will eventually deteriorate. Recommend the joints be filled inwith a caulk.

Excessive amount of weep holes, as well many are too wide. These are possible intrusion points for rodents orinsects.

Seal any and all gaps on the exterior that may have a potential for water penetration.

F. Ceilings & FloorsDeficiencyFloors throughout home not covered by carpet are in good condition, except for a crack in the guest bathroom aswell as one at the chimney.

DeficiencyAt the time of inspection, the a/c cooling system was performing as intended.

C. Duct System, Chases, and VentsDeficiencyThe soffit vents were present, but I would recommend having them wider for extra ventilation. Also, the blown ininsulation in the attic covered the vents in several areas. I recommend that the insulation be pulled back from soffitto give a 1" clearance from vents.
