The Boca Raton luxurious condominium community is the exclusive original mid-rise condo-minium community, located on the burgeoning South Strip in Las Vegas, NV. The commu-nity will boast an elegant 10,000 sq ft clubhouse, which will include a state-of-the-art fitness center, two resort-style pools, multiple spas and jogging and walking paths with pet comfort stations. Outdoor barbecues, fireplaces and gazebos will be perfect for entertaining guests, at the new complex with its carefree “Boca Raton, Florida” style ambience. The community will consist of two, nine-story buildings with a total of 378 condominium dwelling units, and en-closed parking structures. Yuma Palms Regional Center is the development of four main shopping districts including a village, power center, regional center and a restaurant row. This retail center expresses visual appeal with its distinctive architectural features including decorative metal shade structures and trellises, pedestrian scale fabric canopies, columns and metal louvers. A pleasant outdoor desert atmosphere is provided with the center’s open-air design, misting systems, lush land-scape and unique cooling towers. BaccHus Commercial Meadows Irvine, CA $35.6 million

BaccHus Office Park is a commercial development of for-sale office buildings by BaccHus Development as constructed by Snyder Langston Construction. The development consists of 39 one- and two-story, fully sprinklered, masonry office buildings with a total of 331,094 gross sq ft on a 22.19-acre site. The project was broken into two phases: Phase 1 consisting of 13 buildings and Phase 2 consisting of 25 buildings. Desert Ridge Marketplace Phoenix, AZ $167 million

Desert Ridge Marketplace sits on an 108.3-acre site which includes over a million square feet of retail, restaurant and theatre space, in addition to over 5,500 parking spaces. Located right in the middle of the shopping center, The District will cater to the lifestyle and entertainment needs of all ages and will be a destination where families can shop, play, eat or just hang out and relax. Del Webb Corporate Center Phoenix, AZ $25 million

This project included three office buildings totaling approximately 120,000 sq ft with an ap-proximate 50,000 sq ft underground parking garage. The project was built as the corporate headquarters for Del Webb and the client was purchasing the property as their corporate headquarters. ABACUS was retained to perform a detailed physical audit including retaining specialist consulting engineers for structural, mechanical, plumbing, electrical, elevators, fire /life safety and roofing.

ABACUS provided Construction Management Services for the pre-design, design, bid /award and Construction phase services for the construction of a retail center that includes a Bed, Bath & Beyond, a 24-Hour Fitness, a Starbuck’s restaurant, two parking structures and several other retail stores. Intel Corporation—Building C Chandler, AZ $1.3 million

ABACUS provided Project Management Support to Intel during the phased moves of approxi-mately 1,500 persons and the phased remodel of the 85,000 sq ft C3 Building. Responsible for scope and budget development, bidding of projects and construction coordination in a phased manner without disrupting operations. Beauvallon Towers Denver, CO $48.9 million

ABACUS served as the Lender Representative assisting in the construction financing and the permanent financing on this 14—story residential tower. The tower has two levels of under-ground parking and commercial space located on the first two levels. The towers will be joined at the first through fifth levels by a connecting structure providing additional parking on the bottom four levels, commercial space at level 1, and a terrace / swimming pool area on level 5. A total of 200 condominium units are located within the north and south towers. Walgreens Lake Orange Pasadena, CA $2.29 million

The project, Walgreens Store No. 09139, is located at 670 North Lake Avenue in Pasadena, California. The project consists of one 14,070 sq ft, single-story steel and masonry building with a mezzanine.

ABACUS is serving as Program / Project Manager for the renovation / addition of this pri-vate school. The building program includes a Math and Science Center, Church administra-tion building, high school building renovations; new Performing Arts Center, new Middle School, Church building renovation classrooms, fountain courtyard and a parking lot renova-tion. San Gabriel Unified School District San Gabriel, CA $75 million

ABACUS provided Project Management Services for the construction of the new Gabrielino High School, which replaced the existing campus. The new construction provided a 164,000 sq ft facility on an existing 14-acre site. The project replaced existing buildings with new fa-cilities, including new classroom buildings, theatre, gymnasium, and tennis courts, as well as associated site work. Project Management Services for the pre-bid through post construction phases. Chapman University—Leatherby Libraries Orange, CA $25 million

Construction Management Services for pre-design through construction phases for the demolition of the current facility, Clarke Library, and construction of the new Leatherby Li-braries. The new Leatherby Libraries is now a 120,000 gross sq ft building with a basement and four floors above grade. It houses six different libraries under one roof in order to ac-commodate rapidly increasing current and future needs on the campus. Chapman University—Wallace All Faiths Chapel Orange, CA $6.4 million

ABACUS provided Project Management Services for Chapman University’s “All Faiths” Chapel. The University expanded its existing facilities by constructing the Chapel on the Or-ange campus. This expansion, added approximately 13,500 gross sq ft on an existing 47,000 sq ft parcel of land located on campus. The new facility was built to provide faculty, stu-dents, and the community with a place of worship, as well as a place for special events, such as weddings. The new Chapel was designed to the standards established by the Old Town Historical Guidelines of the City of Orange. University of Arizona—Eller School of Dance Tucson, AZ $4.6 million

ABACUS provided Cost Estimating Services to the architect on this 25,600 sq ft expansion to the existing Ina Gittings facility. The expansion provided additional laboratory space, per-formance space including a 400-450 seat theatre / concert hall and support spaces designed specifically for the School of Music and Dance. LA Community College District—Physical Education Bldg. Los Angeles, CA $153 million

Project Manager for the new 71,300 sq ft physical education building. The complex is com-prised of classrooms, swimming pools, gymnasium, dance / gymnastic floor, racquetball court, weight training facilities, softball and soccer fields. The project also included the par-tial demolition of an existing campus building, which was found to be built on an active fault line. ABACUS provided Program Management Services in support of the Valley Metro Rail Prop-erty Clearance Program. The goal was to assist with the clearing of existing improvements that were located in the right-of-way to allow the utility and rail contractors to execute their installation work unimpeded. These services included meeting participation and facilitation, delegation of services to on-call professional service providers and Job Order Contracting providers, provide and / or verify scope of work and cost estimates for project assignments, issue NTP's to providers, verify and process invoices, track expenditures of individual firms as not to exceed the authorized expenditure limits, coordinate permitting and other review processes with appropriate staff / agencies, provide other services as required in support of

Sky Harbor International Airport—Terminal 4 Parking Structure Phoenix, AZ $92 million

ABACUS served as the overall construction manager on this 3,500 car, expansion to the ex-isting Terminal 4 parking structure at Sky Harbor International Airport. The project included a two-level expansion to the existing structure, north and south 6-level additions spanning the existing roadway, expanded elevator cores and entry bridges, additional fire sprinklers and fireproofing, and the retrofit of existing columns. Minimizing impacts to the traveling public and ensuring safety were paramount on this very complicated project, which was completed while all operations remained active. SeaTac Rental Car Facility Seattle, WA $380—$400 million

ABACUS is serving at the Technical Representative for the Rental Car Facility. This facility will be developed on a 21-acre site north of the airport. This new facility will house up to 14 different rental car agencies that currently serve the airport. The rental car facility will consist of a new 125,000 sq ft Customer Service Building that will sit on top of a four level 1.6 million sq ft 5,600-car parking structure. Four Quick Turn Around (QTA) facilities will be situated on the sides of the garage. The QTA’s will include; 96 fueling positions, 21 car washes and administrative support areas. Two 90,000 gallon fuel storage areas will serve the fuel dispensing operation. Extensive on-site roadways and bridges will be constructed. Additionally, an off-site Bus Maintenance Facility will also be developed which will be used to store and maintain a fleet of 25 busses. Tucson Airport Authority Tucson, AZ $52 million

ABACUS was engaged by the Tucson Airport Authority to provide independent cost estimating, scheduling and phasing studies and project management on this multi-phased ex-pansion project at Tucson International Airport. The expansion included a 56,000 sq ft ex-pansion to the baggage claim area including new baggage belts and tenant office space; addi-tion of 27,000 sq ft for passenger queuing and seating in front of the upper-level ticket count-ers; new upper- and lower-level roadways; new rental car facility connected to the terminal via an indoor link; a 3-story parking structure housing both rental and employee vehicles, built on the footprint of the current rental car and employee parking lots; and various technologi-cal improvements including new Flight Information Displays (FIDs), streamlined rental car checkout, pay on foot parking and improved roadway signage.

The Sierra San Antonio Medical Building project consisted of one L-shaped, concrete tilt-up, medical office building with nine suites and one common room to be shared by all tenants. Arizona Medical Center Peoria, AZ $525,000

ABACUS served as the Construction Manager at-Risk on approximately 12 different projects for this 75,000 sq ft multi-specialty clinic. The projects ranged in size from 300 sq ft to 3,000 sq ft. Each involved working in an operating environment and typically involved coordinating the MPE required for sophisticated pieces of medical equipment. The most complex was the Magnetic Resonance Imaging project. The project involved working adjacent to the cat-scan and mammography suites of this clinic and not causing any disruption at any time. The exist-ing improvements of the suite had to be demolished and the side of the building had to be demolished and opened up to allow for a crane to ultimately install the very heavy magnet for the MRI unit. Extensive electrical and mechanical requirements had to be met to achieve the very high tolerances of the MRI equipment valued at over $1 million alone. Thunderbird Professional Center Peoria, AZ $200,000

A phased remodel of an existing 20,000 sq ft professional building. Phase I included the sec-ond floor remodel of spaces to accommodate Administration, Accounting and Business Office functions. Phase II consisted of the remodel of first floor areas to accommodate clinical func-tions. American Cancer Society Headquarters Phoenix, AZ $1.3 million

Complete renovation of a 30-year-old 27,000 sq ft building into a new headquarters building featuring an open air enclosed atrium. The project scope included extensive demolition and complete removal of mechanical, electrical and fire safety systems. Project Management Ser-vices for the design and construction phases including budget and schedule control.

ABACUS is providing Project Management Services for the Intercontinental Hotel. The ho-tel consists of forty-five level residential concrete structure consisting of 4-levels below grade and 41-levels above grade. The overall project consists of approximately 392 condominium units with a total gross building square foot area of approximately 678,729 sq ft and a total gross site area of approximately 43,280 sq ft. NAU—Conference Center & Hotel Flagstaff, AZ $21 million

ABACUS is providing Project Management Services for the Conference Center & Hotel. This project is being built as a public / private economic development initiative in collabora-tion with NAU, the City of Flagstaff and Drury Inns. The project entails construction of a 42,000 sq ft conference center and a three-story, 450-car parking facility located on the north end of the campus at the intersection of Milton Road and Butler Avenue. The conference center will include the latest state-of-the-art audio-visual technology as well as large and small conference room spaces with operable partitions for flexibility in accommodating a variety of events. A full service kitchen facility will serve the food preparation needs of the conference facility making this a desirable conference location for the marketplace. Hyatt Regency at Lake Las Vegas Henderson, NV $63 million

ABACUS provided lender’s representation on this project located in Henderson, Nevada. Situated on the shores of Lake Las Vegas, 17 miles from the famed Las Vegas Strip is the Mobil 4-star, 4-Diamond award winning Hyatt Regency Lake Las Vegas Resort, Spa and Ca-sino. This destination resort offers a variety of amenities unlike anywhere else in Las Vegas including two-championship golf courses and plenty of water activities. The resort consists of a 500-room hotel on the lake with a fitness center, beauty salon, hospitality suite, restau-rants, ballrooms, meetings rooms, retail and office space. Also included is a 10,000 sq ft ca-sino, lobby and lobby bar, gaming casitas building and swimming pool. The resort sits on 37-acres and is extensively landscaped.

Four Seasons Resort Jackson Hole, WY $106.7 million

ABACUS provided consulting services for this 400,860 sq ft hotel and a 66,114 sq ft parking structure. The hotel includes 124 units, 40 timeshare units and 7 condominiums units within the main building and 10 condominium units in an adjacent building. Two restaurants and a bar are proposed within the Four Season Resort building including a spa facility, ballroom and conference meeting space for hotel guests and condominium owners. A total of 193 below grade parking space are proposed for hotel / condominium guests and employees. Westin Westminster Westminster, CO $29 million

The Westin Westminster is a four diamond, first-class hotel ideally located halfway between Boulder and downtown Denver. Beautiful High Plaines décor draws upon the warmth and beauty of Colorado. Found in the heart of the city’s promenade, the area is highlighted by shops, theaters, restaurants and the country’s largest ice arena. The hotel has over 30,000 sq ft of indoor meeting space, as well as 30,000 sq ft of outdoor function space. The 14-floor hotel boasts 369 guest rooms, in addition to a 2nd floor indoor swimming pool. Marriot Starr Pass Resort Tucson, AZ $175 million

ABACUS served as the representative for both the lender and the hotel operator on this pro-ject. The resort consists of 575 rooms and boasts such amenities as a full service spa, two pools, specialty / casual restaurants, meeting facilities and the largest available ballroom in Arizona. The existing 18-hole golf course had each of it’s greens replaced. Certain holes were redesigned to meet Palmer Signature Standards. In addition, 9 new holes of Palmer Signature golf were added with 9 more planned and prepared for future development. The Clubhouse was also completely renovated. Ritz Carlton Resort Lake Las Vegas, NV $114 million

ABACUS has been providing construction management services on residential and high rise properties since the company’s inception. Library Gardens Berkeley, CA $60 million

The project consisted of five 4-story wood frame building structures, over two levels of sub-terranean parking with a total of 176 living units, with on site retail and an outdoor park and plaza area outdoor park and plaza area. Units vary in size from 600 sq ft to 1000 sq ft which total approximately 176,000 sq ft of living space, 155,000 sq ft of private and public subterra-nean parking, 4,000 sq ft of retail, and 6,000 sq ft of open park area Trio Apartments Pasadena, CA $45 million

Trio Apartments is a project by Shea Properties and is comprised of 304 apartments encompassing 346,587 sq ft, 14,600 sq ft of retail space, 6,875 sq ft of leasing office / recreation and a 346,498 sq ft subterranean parking garage. The project is located at 621 E. Colorado Boulevard in Pasadena, California, encompasses an entire city block and includes all new construction except for one his-toric building which houses approximately 20 of the apartment units. The garage is constructed of concrete (Type I); the buildings are wood framed (Type V). Pisgah Village Highland Park, CA $6.8 million

The proposed project is a senior housing development consisting of 11 existing reconfigured buildings and 5 newly constructed wood framed type V-N buildings on 76,363 sq ft of land area. Existing buildings are designated as No. 1 through 11, and new buildings are designated as A, B, C, D and E. A total of 48 units are proposed. Amenities include an onsite chapel, barbeques, picnic tables and a community garden. Only a total of fifteen parking spaces are provided, including 6 spaces in 3 two car garages located at the first level of Building E. The balance of the parking is located on the street. The existing buildings have been designated as historic by the City of Los Angeles and their original building construction will be preserved. Private Residence Desert Highlands Scottsdale, AZ $1.6 million

This project involves construction of a 7,582 sq ft custom built private residence in the De-sert Highlands gated community in North Scottsdale. ABACUS’ role includes performing monthly inspections, draw request reviews with recommendations on funding loan amounts, and monthly site visits to confirm scope of work is being done according to approved plans.

ABACUS provided Project Management Services overseeing the design and construction of this 8,000 sq ft remodel. The project consisted of a complete remodel of the interior and exterior. The scope of work included: budget and cost estimating during the design phase, contractor bid / negotiations and construction management activities and dealing with gov-erning agency approvals during the design phase along with cost estimating and value engi-neering services. The Gateway Mall Prescott, AZ $42 million

The 615,000 sq ft Prescott Gateway Mall provides shoppers with the best of both worlds—a traditional indoor shopping experience with 60 stores (260,000 sq ft anchor / 147,443 sq ft interior & restaurant) and a 154,000 sq ft outdoor village with 30 shops and restaurants with stunning views of the Bradshaw Mountains and an outdoor amphitheatre. Natural materials such as stone and timbers are used extensively to blend with the beauty of the surrounding area. Metro Center Phoenix, AZ $32 million

The project consists of a comprehensive aesthetic remodel of the main mall building, includ-ing five renovated and improved public entrances, extensive interior common area renova-tions and upgrades, the addition of new family restrooms, renovated men’s and women’s restrooms and the complete renovation of the mall’s food court. The 107-acre, 1.4 million sq ft mall has over 200 stores on two levels, including: retail, restaurant and theatre space and was known for a fountain that shoots water up in the air periodically.

The Dodge Theatre is located in the heart of downtown Phoenix on a 2.09-acre lot at 4th Avenue and Washington Street. This 7-level venue serves as a multi-purpose performance center with 5,000 seats. The theatre consists of four main areas: 45,706 sq ft service level, 109,600 sq ft main concourse, 1,299 sq ft concessions and 18,395 upper concourse. The Dodge Theatre marries the classic, fully rigged Broadway stage house, with the pulsating ex-citement of modern arena technologies. This project was comprised of a 7-level hotel adjoining the existing casino. The hotel pro-vides 255 guest rooms including 40 deluxe suites and 17 luxury loft suites. PROJECT EXPERIENCE

Playa del Sol Nayarit, Mexico $6 million (Phase I)

ABACUS served as the lender’s representative on this project, known as Playa del Sol Grand, located just north of Puerto Vallarta at Bahía de Banderas, Nayarit, Mexico. The project con-sisted of the development of a site with an area 334,618 sq ft gross, and the construction of two six-story condominium buildings including a one-level below-grade mechanical and maintenance area. Phase I of this project provided 52 condominium units. Amenities in-clude a sales building / snack bar, swimming pool and aqua bar, courtyard with associated planters, and landscaping. San Jose del Cabo Baja California Sur, Mexico $16 million

The project consists of remodeling a resort hotel located on an existing 4.97-acre site, which will increase the number of guest rooms from 237 existing guest rooms to 388. The addition will increase the building area by 128,070 sq ft. The project included 63,055 sq ft of related site improvements which include an additional 30 uncovered parking stalls for employees, a pool and tennis courts. On-site improvements include asphalt paving, striping at parking areas, landscaping, site lighting, dry and wet utilities, kids club, a pool and bar, warehouse, trash enclosure, tennis courts and guard house. Hotel la Habana San Felipe, Mexico $7 million
