Out on the Balcony editor’sletter

One of the things I love most about this time of year is

that I am able to spend so much

time outside. Yes, it’s hot and

humid, to be sure, but I can’t get

enough of Atlanta’s canopy of

green trees. When my husband

and I �rst moved here from

California, our jaws literally

dropped as we drove through

forests �lled with giant stands of Live Oaks, Magnolias and

Pines (and don’t even get me started on those beautiful

Eastern Redbuds and Dogwoods). What a pleasure it is to

drive around and see so many lovely specimens that exist all

over town. Hey, if you have to be stuck in traf�c, why not roll

down the window and go to your zen place by contemplating

Mother Nature’s handiwork?

My favorite go-to after the end of a long day is my balcony.

I’m lucky to have an apartment that is on the top �oor of

the building and that looks out over a forest. My balcony is a

place where I consciously unplug. No TV, no stereo, no smart

anything. Just me, a book and an iced sweet tea (see? I’m

adapting!). It was with that in mind that I wrote our “Buying

Guide: Decks” (p. 47)—I hope it will inspire you to take a

second look at an under-utilized deck that needs sprucing up

or inspire you to build a new one.

Sarah Zeigler wrote our “Cool Tool School” (p. 13) for this

issue and I read it with great interest. My daughter and son-

in-law are huge fans of home-improvement projects and

are starting their own collection of cool tools. My son, an

aerospace-ground equipment crew member in the Air Force

serving in Qatar right now, has taken working with tools to a

professional level. You might say tools are a family affair.

A hot climate isn’t new to me, but this humidity! While it’s a

blessing for the growth of the afore-mentioned trees, it takes

a toll on humans. Carrie Whitney addresses that subject in

“Keep Your Cool: Save Your Cash” (p. 35) this month. Did you

know that turning on a ceiling fan lowers the temperature

in a room about two degrees, allowing you to set your

thermostat a little lower? Read on to �nd other ways to beat

the heat this summer.

And maybe take Dad to a park for Father’s Day to enjoy those

trees! Happy Home Improving!

Contemporary Atlanta spaces to inspire your home design

The elements of a modern aesthetic are clean, unadorned and timeless. Crisp lines, natural materials and, often, a subtle, unifying color, such as white, characterize modern homes or commercial spaces. The growing population of modern enthusiasts brings a welcome influx of modern or

contemporary homes to Atlanta.

A bathroom renovation can often be a costly endeavor. However, designing a modern bath can actually be less costly than other styles. Remove a dated bathtub and replace it with a walk-in shower with clean, white subway tile and a frameless door. Small bath? Use elongated, wide tile to give the space a larger look. Be bold! Use a touch of brass in your space—brass fi nishes continue to trend in the kitchen and bath industry. Consider hiring a kitchen and bath designer to help you plan. In a bedroom or home offi ce, opt for wall-to-wall carpet with less pile for a seamless modern look. Have hardwood fl oors? Make an investment and choose a sophisticated rug for the space. A hand-knotted viscose/wool rug with a neutral palette will keep your space looking modern. But it’s not the most kid-friendly, so buyer beware!

To bring “modern” into your living space, start at the top—remove that “popcorn” (also known as acoustic ceiling). Replace a dated ceiling fan with a modern or contemporary light fi xture to update the look. Select furniture with less pattern, straight lines and no rolled arms! Use pops of color with accessories such as fresh fl owers, pillows and colorful books in a bookshelf. Artwork is always a great way to update a living space. Perhaps you love your artwork and don’t want to do without it—switch out the frame for a cleaner appearance. Don’t know what to do with your fi replace? If it’s dated, paint it. Period.

Mattison describes this modern living room’s central feature, “Rather than putting a standard-height, traditional mantel over the fi rebox, the home’s 12-foot ceiling height was taken advantage of by tiling the entire wall with a warm, wood-look, porcelain tile. This focuses on the ceiling height and adds a modern cleanliness to the room without going so modern that the fi replace would look out of place in a home that had many traditional touches.”

happens on FOX’s home-makeover

show “Home Free,” hosted by

licensed contractor and home-

improvement TV personality

Mike Holmes. The show’s

�rst season featured

nine couples, all of

them DIY enthusiasts,

with inspiring back-

stories that proved they

each deserved to win a home.

The couples

competed

each week

to renovate

a room that

was assigned

to them in a

run-down house. Then, as the

renovations were completed, the

rooms were judged by Danisha

Danielle, a licensed broker

and investor, and by the host

of HGTV’s “Curb Appeal,”

architect and interior designer

John Gidding. The prize at the

end of the week? One couple

won the home and walked

away with the keys.

As explained by the show’s

creators, “In each episode,

Holmes presents the couples

with tasks designed to test

their DIY skills. Holmes is

with them every step of

the way—demanding that

they meet his high

standards.

In a surprise twist, not only do the couples work together to restore the

dilapidated home, but they all live together there for the entire week.

So, the more they accomplish, the better they sleep at night.”

In one episode, the Marietta home featured here was remodeled. It was dubbed a “modern wannabe” due to its run-down, mid-century architectural style. Three

remaining teams were tasked with designing either the living room,

upstairs loft or backyard deck. Once each team decided on a space to

renovate, host Holmes threw them a curveball, telling each couple that

they must incorporate custom-designed concrete and plywood features

in each space. Fortunately for them, the couples had help to accomplish

their renovations—the “Home Free” crew of contractors and designers

worked tirelessly in the background to remodel the rest of the house

and to bring each couples’ vision for their room to fruition.

The exterior was given a multidimensional facelift to divert attention

from its unattractive sloping roof. The wood façade added warmth with

a modern structural twist and the landscaping, with funky hanging

swings, created a welcoming front yard/lounge area.

Upon entering the home, the ambiance is bright, airy and open.

The soft gray hardwood �oor by Armstrong Flooring has a textured

appearance and serves as a neutral base for the home’s color palette.

For the stairs, sleek, stainless-steel cable railing was installed as an

alternative to traditional wood railing. “Keeping the space visually

connected was important and could have been dif�cult with the split-

level stairway,” says Andrew Penny, vice president of marketing and

advertising at Feeney, Inc. “Our CableRail is often chosen as a means to

keep sightlines unobstructed, whether used for an interior stairway or

exterior deck.”  

Down the stairs and into the kitchen, colors alternated between dark

and light, with the deep-brown cabinets by Waypoint Cabinets and

Dekton by Cosentino countertops and backsplash. “This open-concept,

loft-style home needed a surface that would maintain its beauty as the

focal point of the bottom level,” explains Samantha Anderson, media

and communications manager for Cosentino. “The veining in Dekton

Aura ties �awlessly into the sleek, brown cabinetry. Even better, the

Dekton countertops and backsplash will stay looking just as perfect as

the day they were installed.”

To give an authentic mid-century appeal, a vintage-inspired

refrigerator, range and hood by Smeg were included in the layout.

Function and design combine in the spherical pendant lights by

Progressive Lighting in the kitchen and dining room.

In the lower-level living room, contestants Tiffany and Oreonna used

Quikrete to create a concrete chair with a plywood backrest, a concrete

coffee table and custom artwork. To offset those gray tones, they

brought in a stitched brown leather sofa and cowhide rug, both by

Cromatti Furniture.

Upstairs in the loft, husband-and-wife duo Ben and Kasey created a smooth concrete frame to surround the � replace, which immediately captured the attention of the judges. Adjacent to the

� replace, they created a square-patterned, plywood accent wall with cylindrical

concrete sconces for an additional unique accent.

In the back of the home, contestants Kate and Andi updated the deck railing

with Feeney CableRail, and the outdoor bar and dining area were accented by

a geometrical plywood wall warmed with ambient candle lighting. The casual

entertaining area featured the sisters’ concrete chaise lounge. Beyond the deck, a

hot tub from Atlanta Spa & Leisure was added to provide an alternative outdoor

relaxation space for this ultra-modern home.

“This house is a contemporary, environmentally friendly smart home,” says Adam

Burke, president of Atlanta Spa & Leisure. “The Maax Collection 471 hot tub is

equipped with a Wi-Fi feature that allows the owner to control the tub’s jets, LED

lights and sound system through a smartphone app. The tub’s insulation is made

with recycled blue-jean material called BlueMaax, which dampens the sound of

the tub.”

The contestants of the home-improvement show not only revitalized the house,

but the quality of life for its new occupants as well. In this episode, Atlanta-based

fashion designers Kate and Andi, who were competing to win a house for their

aging parents, received the keys to the newly remodeled home.

Summer in the city will certainly remind you of one reason this Southern capital earned the

nickname “Hotlanta.” Luckily, there is a plethora of high-tech options for keeping indoor

temperatures comfortably cool and saving energy at the same time. Get ready to chill out when

summer’s high temps strike again.

Old-Fashioned Energy ConsumptionCooling an entire home, particularly in the South, often means you need an HVAC (heating, venting and air-

conditioning) system that does it all. The system has an exterior unit, interior unit and ductwork to circulate

air throughout the home. Traditionally, HVAC units have been energy hogs, regarded as a necessary

that Georgia Power offers its

customers an option to pay a �at

rate for energy each month to

try to distribute those whopping

summer energy bills throughout

the year.  

“One of the best things you can

do is get an energy audit from

Georgia Power,” says William

Amey of Will’s Maintenance

Service, who has been in the

industry for nearly 30 years.

“The key is not actually

cooling your house as much

as preventing the heat from

coming in.” Tightly sealed

windows, weather stripping

and insulation go a long

way toward maintaining a

home’s ideal temperature. Mike Eberle, business

development manager of Cool Air Mechanical, says

that, no matter what brand of air conditioner you

choose, it’s most important that the equipment be

correctly sized and installed: “The brand is not as

important as proper installation.”

A Techie Take on Cooling SystemsWhether your system is brand new or 10 years old

and still kicking, you can increase the cool-ability of

your home in a variety of other ways. For instance,

if you still use a non-programmable thermostat,

Amey recommends replacing it with one that can

raise and lower temperatures in your house based

on your schedule—setting the time that an air

conditioner will go to work just before your family

arrives home means money saved cooling the

house when they are gone. Programmable and Wi-Fi

thermostats can even be added to older systems.

The traditional HVAC system has long been popular

in the United States, but around the world, ductless,

or mini-split systems, are more common. Working

in basically the same way as an HVAC unit works

outside the house, ductless systems use many small

units inside the home to connect to the central

outside unit. Inverter technology modulates the

speed of the outdoor system to deliver the precise

amount of cooling that a homeowner desires inside

the home. This allows for “zoning,” or cooling, each

room to a speci�c temperature so you don’t air

condition the entire house when you only spend

time in two rooms. Eberle says that “A/C systems

with inverter-driven compressors means the system

works at variable speeds depending on need.”

“This technology is still relatively new to most

homeowners,” explains Ben Hague, Georgia and

Alabama regional manager for Mitsubishi Electric

U.S. Cooling & Heating. “One reason that it’s a

good alternative is that it allows for personalized

comfort.” In fact, each room can have its own

thermostat. According to Hague, homeowners can

bene�t from substantial savings on utilities with a

ductless system. And this system can be added to

just one room, offering a solution to homes with

“hot spots” where cooled air coming from an HVAC

unit just won’t reach.

Take It With YouWhen central air is not an option, window and

portable units can be cool substitutes. “Low prices

and high ef�ciency make room air conditioners an

inexpensive alternative to central air for cooling

one or two rooms,” according to Consumer Reports’

2015 Air Conditioner Buying Guide. When selecting a

square footage, ceiling height, the amount of sunlight the space gets and

whether it is an open or closed area. Adjustable vents on the unit allow you to

aim the air�ow to the middle of a room. Look for a unit with programmable

settings and a digital display.

Like thermostats, some

window units also offer Wi-Fi

capability.

Portable units are useful when

window units are not permitted

or possible. Although they

do offer some cooling, they

are much less effective than

window units and often are

much noisier. Unfortunately,

most units require that one or two hoses be fed through a window—a downside when it comes to

energy ef�ciency.

for Haiku Home. These fans use environmental sensors and a predictive-learning microprocessor

that detects your presence and adjusts the fan’s speed settings based on changes in the room’s

temperature and humidity.

If your home is seriously challenged when

attempting to beat the summer heat,

installing a whole-house fan might be the

answer. These large, relatively inexpensive

fans are installed in the attic to expel hot

air that’s been trapped there.

Today, the law requires new HVAC units to

have a minimum standard SEER (Seasonal

Energy Ef� ciency Rating) of 14, up a point

from last year. A higher SEER means the unit gives more cooling output per energy used. Considering

the high-tech industry updates, if your older A/C unit needs a major repair, you would do well to

replace it with an energy-ef� cient model rather than � x it.

Think about your kitchen sink for a minute.

Is there ever a day you don’t use it? Kitchen

sinks are exposed to a lot of grimy activities,

like peeling, scraping and splashing when

you’re in food-prep mode, and they serve

as the parking lot for pots and dishes that

await washing. They must endure the wear

and tear of water, harsh chemicals and

germs on a daily basis. Doesn’t sound too

glamorous, does it? But there’s the rub—a

sink has a role to play as the kitchen’s

fashionista element. It’s got to function as

a culinary pit stop and make your kitchen

look good at the same time.

Size It UpBefore changing up your kitchen sink,

consider how much use it gets and compare

the proportion of the size of your sink to the size of your kitchen. If your kitchen is over 200 square feet and

the sink is used for light washing and a garbage disposal, the popular double bowl will allow the sink to handle

multiple jobs at once, like stacking dishes in one side and rinsing vegetables in the other. Large basins, which

are on trend right now, and triple bowls can be used for those who frequently cook or wash dishes in the sink,

but their size might overpower a smaller kitchen—say, one that’s less than 150 square feet. In a kitchen this

size, smaller single bowls will not only function well, they also �t the room best.

Selecting Your Sink Material

Stainless Steel: It’s no secret that stainless steel is the

most popular material for kitchen sinks, offering a

good balance of cost, durability and ease of cleaning

as well as availability in a variety of types, styles and

sizes. Stainless-steel sinks are very budget friendly,

but be aware of how easily they can scratch and show

water marks. Choose a brushed satin �nish rather

than a mirror �nish so water marks and scratches

will be less noticeable. Stainless-steel sinks are

known to be noisy, so look for sound-absorbing pads

on the bottom. $100–$800

Composite Granite: These are the go-to sink for

interior designers because of their attractive look

and reliability. Unlike stainless steel, these sinks

don’t show water marks or scratches. They come in

a variety of neutral colors, but the darker hues best

disguise grit and grime. Although these sinks are

durable, they can crack if mishandled—especially

during shipping and handling. $300–$600

Fireclay: If you’re looking to make over your kitchen

in solid whites and neutrals, think about choosing a

�reclay sink. These are manufactured at extremely

high temperatures and are resistant to scratches,

staining and chipping. Clean up is simple, just use

dish soap on a sponge; but for tougher marks, a mild

abrasive cleanser and some elbow grease will get that

sink back to bright white. $400–$1,000

Natural Stone: If you install natural-stone

countertops in your kitchen remodel, think about

purchasing a matching sink. This integral style makes

the �ow from your countertops seamless to your

sink. Caveat: some stones, like marble, are susceptible

to stains, so test a sample of the stone �rst and watch

sturdy, beautiful �oors, walls and roofs. But, today, concerns about sustainability, as well as the amount of

maintenance and short lifespan inherent in the use of lumber, have spurred deck-making ingenuity. Many

manufacturers seek to clone the natural beauty of real wood, but use recycled or reclaimed materials to do so.

Land�ll-Bound Wood Makes a U-Turn

Environmentally sensitive products, like wood-polymer composite decking (made of recycled plastic and

wood that otherwise would have headed to the land�ll) are gaining in popularity amongst builders and

homeowners. Besides the altruistic advantage of avoiding deforestation, composite deck materials offer

longevity—the combination of plastic and wood �bers is much stronger and more durable than wood itself.

There’s no need to worry about splinters, and the composite decking materials can be cut, shaped or drilled

the way natural wood can.

If you just can’t bear to use modern deck materials,

though, you can help protect the ecosystem by seeking

out wood from certi� ed forests (guaranteeing that it’s

responsibly harvested). Ecologists advise avoiding the

purchase of cedar or redwood since those generally come

from old-growth forests whose numbers are dwindling.

Make Like a Duck

Water is a very destructive element when it comes to

decks. If you start seeing water stains on your wood deck,

you’re probably headed for trouble. When wood planks

stay wet, they are prime candidates for mold, mildew

and rot. Once a deck support begins to rot, its strength

is compromised, leading to those deck collapses you

hear about on the news. Never fear, though, an ounce

of prevention can keep your deck safe from debilitation.

Stains and paints, when applied early in the life of a

deck, can protect it from rain and sun damage.

Don’t skimp on the quality of the product you purchase

to seal and protect your deck—expensive stains are

generally worth every penny as they last longer and

thus don’t have to be reapplied very often.

Buying new � ooring can be a perilous journey—this guide can help you avoid shopping pitfalls

Pay Attention to Quality

Putting in new � oors is an expensive project. It takes lots of planning and saving to make sure you are getting the best possible product that will last for a long time. You don’t want to end up choosing a product that you’re going to have to replace in a short amount of time because of its poor quality. Ultimately, it will cost you more money than you’ll save when you go with inexpensive � ooring.

Don’t Skimp on Installation

You can buy the best-quality � ooring product on the market but, if it’s installed incorrectly, there will be problems and it will not last as long as it should. It is important to do research on installation. You are paying a lot of money to put in new � oors, so you want them to be installed correctly! When choosing an installer, make sure they are familiar with the product being installed and have experience dealing with that product. You want your investment to last for years, so don’t cheat yourself by cutting corners with installation. The very best installers usually do not install a wide variety of products; most specialize in certain areas in order to be true craftsmen.

Don’t Choose Based on a Small Sample

Deciding on the right color and shade of your new � oor is very important. You want it to complement your home and create a visually pleasing setting. It is very dif� cult to get an accurate idea of what a color will look like based on a two-inch sample. Whenever possible, ask to see a larger piece of the carpet, wood or tile to really see how the color will work in your house.

Account for Carpet Seams

A carpet seam is created when two pieces of carpet are laid together. The type of carpet plays a large role in how dif� cult it is to hide its seams—a Berber style is the hardest to hide and shag is the easiest. With patterned carpets, careful planning should go into hiding seams because you want the patterns to match each other. Some types of carpet (and vinyl) require that more carpet be purchased in order to provide the most aesthetically pleasing results, which will add to the cost of the project. It’s up to you to choose a company or an installer who is experienced and knows how to install different types of carpets to make the seams less visible.

We caught up with property-�ipping expert Scott McGillivray, star of HGTV and DIY Network’s “Income

Property.” With over 15 years of experience

investing in income properties, McGillivray is

primed to give us the lowdown on buying and

selling. “I would call the Atlanta area ‘active’

because real estate is booming and people

are constantly ready to buy or sell here. The

diverse, transitional parts of Atlanta make it

easy to please everybody,” he notes, including

empty-nesters looking to downsize, DIYers

looking to �ip houses or newbies seeking that

perfect �rst home.

because I went to see houses other people skipped.”

that if I wasn’t embarassed by my offer, then I had offered

too much. That has stuck with me over the years and I’ve

gotten some great deals because of it.”

Selling• “Neutralize”yourhomeso potential buyers can imagine

themselves there. McGillivray advises, “Replace old, funky-

colored towels in the bathroom with white towels. This

will make the bathroom seem more comfortable and spa-

like.” Choose neutral tones for the walls, remove framed

family photos from the mantle and take magnets off the

fridge. This isn’t time to be sentimental—you want your

home to look clean and move-in ready.

good idea to get a listing on the Multiple Listing Service

Trulia, etc.). McGillivray says, “To gain the

come inside. Jennifer explains that they experimented with a no-sew project, “Y’all, I can honestly say that this

Peel’n Stick fuse tape is my new favorite no-sew product. There is absolutely NO sewing involved. The label says

it’s for hems, but I threw caution to the wind and tried it on my pillows and bench cushion. It turned out great!”

Steps for the bench cushion• Lay the fabric face down. Place

the foam cushion on top of

the fabric.

• Fold the 2 long ends of fabric together

until they overlap in the center. This

will be the bottom side of the cushion.

Trim the excess fabric so you have

about a half inch of overlap.

• Fuse these 2 pieces together with

Fabric Fuse.

• Fold the fabric on each side like an

envelope and fuse into place.

Steps for the pillows• Lay fabric face up; fold in half.

The folded edge will be one closed

side of your pillow.

• Place pillow form between the folded

fabric and trim to your pillow size,

leaving a half-inch allowance on all

three sides.

• Remove pillow

form. Use Fabric

Fuse to seal two

side openings.

• Turn the fabric

right side out.

• Gently push the

pillow form

into the fabric

pocket.

• Fold and tuck the fabric inside the

opening and fuse together with

Fabric Fuse.

❏ Fabric in 3 coordinating patterns, 1 yard or less each (the bench cushion in this project used ¾ yard of fabric)

❏ 2 pillow inserts

❏ 22” x 16” foam form for the bench cushion
