While overnight home makeovers make for good television, in real life, the remodeling process generally is much more complex—and lengthy. To completely rebuild an average-sized kitchen (175 square feet), homeowners should allow for nine months of planning and three months of execution, according to an article on the National Kitchen
& Bath Association (NKBA) website (www.nkba.org). Make that four months of planning and two months of execution for an average-sized master bath (120 square feet).
A big reveal with all the changes in place is exciting, but doing a full remodel all at once is not always possible. And who hasn’t underestimated how much a project will cost? Talk about a reality check! The good news is that there are many resources available to help with all the decisions that need to be made during a remodel. Start with the Remodeling Planner in this issue, which presents important questions for you and your contractor to answer before work begins. Think of it as casting the executive producer for your own home makeover show. You want to fi nd someone you can trust that will meet your needs within your budget.
Speaking of budget—this is not an area you want to gloss over when looking for a contractor. Even if it’s only a few thousand dollars, a good contractor will be able to offer some ideas for refreshing your space that you can afford. And, you may be surprised by what you can get for your money. Some of the top remodelers in the city have small projects divisions that handle minor updates such as replacing fl ooring, painting and more. If you’re more of a do-it-yourself type, most pros can also hook you up with just a design plan, allowing you to source and install materials as you wish. Likewise, showrooms that specialize in lighting, kitchen and bath and other areas of home improvement frequently have designers on staff for on-the-spot advice and recommendations for the best local installers. Be sure to take advantage of this!

“Sheer fabric in Roman [shades] is just making its
way to the states and has been popular throughout
Europe for several years,” says Karen Clay, owner of
Budget Blinds of North Atlanta (www.budgetblinds.
com/northatlanta). “The color range is everything
from subtle to brights—great for recreational and
kid’s spaces. Europeans also are used to washing
their window treatments versus us drycleaning here,
so even the delicate sheers slip off the headrail with
velcro, so you can easily toss in the washer.”
Sloot says that while in the past people layered drapes
over sheer fabric panels, now shades or blinds are
the most popular undertreatment for drapery. And
with shades now widely available in customizable
colors, patterns and textures, with add-ons such as
motorization, blackout lining, energy effi ciency and
UV protection, there are plenty of combinations to
choose from.
Motorized window treatments—which are great
for those hard-to-reach windows or for on-demand
light control—have come a long way. Now they are
quieter and easier to use than ever. Synergy Shade
Solutions (synergyshadesolutions.com) offers several
motorization options, including a remote-controlled
motor that uses radio frequency. Owner Ozzy Llanes
says the range of a radio frequency sensor is much
broader than infrared frequencies typically found
in these devices. Aiming the remote directly at the
sensor is not required, and the shade can be moved
up or down from 35-40 feet away.
Fine blindsBlinds have evolved beyond plastic—which can be
unsightly and crack or peel easily—and now come
in several materials, from wood and faux wood to
high-quality metal. Faux wood blinds work well in
bathrooms because they resist moisture damage, says
Zach Gibbs, managing partner at The Shade Store
(www.theshadestore.com), which has showrooms in
New York, Chicago, Los Angeles and San Francisco and
kiosks at Robert Allen showrooms nationwide.
Whatever blinds are selected, cord safety should
also be considered. Children and pets can become
entangled in long cords, and, according to the Window
Coverings Safety Association (www.windowcoverings.
org), homeowners should replace any blinds, corded
shades and draperies made before 2001 with today’s
safer products. If this is not possible, cords should
be kept out of reach of children and secured

The owners of this newly remodeled home on the Chattahoochee River, called “The Lodge,” actually live next door and renovated this home as a space for guests and entertaining, adding everything from two new kitchens and a great room to a cozy library. The highlight of the new home, however, is the spa. The spa is attached to the house by a breezeway in a building that was once a garage and more recently a playroom that the homeowners used for storage.
The new spa includes a heated Endless pool, a bath with a curved shower and steam, an elegant vanity made from one slab of honed black granite and a cozy seating area. The cabinets that fl ank the pool provide storage for a massage table as well as a microwave for warming towels. A bay on one side of the room houses a juice bar, complete with a dishwasher and refrigerator and freezer drawers. The owners of this 1923 Craftsman-style bungalow in Candler Park wanted to add
some space to their home while still maintaining the scale and character of the
original home and the neighborhood as a whole. The main goal of the project was
to add a second level while making the home still appear to be a one-story house
with attic dormers.
In addition to the new space upstairs, the contractors opened up the fi rst story,
removing walls and widening doorways to create a smooth fl ow that incorporates
the new stairway to the upper-level addition. The authentic historical feel of the
home was preserved in many of the details of the remodel, including the built-
in bookcases, board-and-batten wainscoting, boxed/tapered columns and new
moldings that mimic the home’s original trim. Overall, the remodeled home adds
more living space yet fi ts right into the historic neighborhood.

A Dunwoody resident purchased the house that she grew up in with the intent to
make a few changes. A kitchen with plenty of room for prep and entertaining was
on the wish list, making an expansion necessary. The contractors bumped the
exterior wall out about three feet to create more space for the new design, which
includes granite countertops and state-of-the-art appliances, like a double oven,
refrigerator and cooktop.
The remodeled kitchen also incorporates plenty of storage space in the form of
custom cabinets with rollout shelves, a pullout spice rack and a pullout garbage
can, and there’s plenty of countertop workspace as well. One of the homeowner’s
favorite features is the elegant custom wine bar with glass-lit doors and a
mirrored backsplash. With a large casement window above the sink, the kitchen is
fi lled with natural light, making it warm, functional and inviting.

When this Sandy Springs home, built in the 1980s, was ready for an update, the
homeowners’ main goal was to open up the fl oor plan. Even though the house
had a central vaulted living area, the kitchen was isolated, breaking the fl ow of
the home and making it more diffi cult for family and friends to gather together.
Limited kitchen storage and outdated cabinets also needed an update.
Now, the kitchen is connected to the powder room, family room and hallway
with deep-red exotic bloodwood fl ooring. Instead of conventional columns,
contemporary stainless-steel columns set the tone for the newly opened up
space, echoing the look of the brand-new stainless-steel appliances and the
brackets on the kitchen island. Rich cherry cabinetry balances out the light-blue
translucent glass tiles of the backsplash, resulting in a modern, open-fl oor-plan
kitchen.

Although the kitchen in their newly purchased Sandy Springs home had
supposedly been remodeled in recent years, it wasn’t what these homeowners
were looking for. With a busy family of four, the new owners wanted a kitchen
that was lighter, brighter and, most importantly, more open, with an easier fl ow
and plenty of functionality.
The newly remodeled kitchen includes new appliances, a larger sink and a
lot more counter space and room for food prep. The overall look incorporates
brighter colors and a more modern feel. Now, the kitchen opens up to include
a cozy keeping room, which allows the homeowners to enjoy more time with
their family and friends, either relaxing or whipping up a delicious meal
together.

priorities for the bath. The master bedroom and bath had been part of an
addition that was built onto the home in the 1980s, and the bathroom was very
narrow, with no tub and a glass-blocked shower.

The bath also combines chandeliers of varying sizes with plenty of natural

Association of the Remodeling Industry (NARI) website,
NARI.org, found that 26% of respondents are planning
to stay an additional 16 to 20 years in their homes and
23% are staying an additional six to 10 years because
their home values have decreased during the recession.
Instead, you have the opportunity to act on one of the
latest remodeling trends: personalization, or choosing
features and fi nishes that are suited to your individual

whatever you’re adding is going to be something that

the latest composites to the unique look of
bamboo, the options are endless, and you’re

and your personal style. Remember: “As the
old saying goes, ‘Good fences make good
neighbors,’” says Mark Schisler of Legacy

Privacy and safety“First and foremost, fences offer privacy,” says Bryce
Lambert of Bamboo Fencer (www.bamboofencer.
com). They also provide boundaries, both for your
own family and for others. “Fences around a home’s
perimeter can keep people and pets on and off your
property. You can have a sense of security when your
children play in your backyard when it’s enclosed by a
fence,” says Mike Loughery of CertainTeed Corporation
(www.certainteed.com).
Of course, the level of privacy will vary with the type of
fence you choose. Solid fences allow you to entertain
or relax in your yard without feeling like you’re on
display for the entire neighborhood. If you’re looking
for added security, some companies, like Fortress
Fence Products, create wood fences that are reinforced
with iron to combine good looks with a sense of safety.
If privacy is less important than simply providing a
play area for pets, chain-link fencing is an affordable
option. “Chain link is still very popular because it’s
cheap, and privacy isn’t always needed. It does create
barriers and, depending on the height, can also
dissuade intruders,” says Edmund Rose of CFC Fences
& Decks (www.fenceutah.com). Another great option
for keeping your dog safe is Ameristar Fence Products’

is perfect for pets because of the narrow spacing between the
pickets that reduces the risk of your puppy getting its head
caught in the rails.
Of course, you can’t forget swimming pools. Fences with gate
hardware specifi cally designed for pool applications can help
prevent drowning. “While you may adequately train children
in your family to be mindful of the danger of swimming pools
and even teach them to swim, a pool that is not protected can
be enticing to a neighbor’s child, who is not trained to swim or
aware of the safety concerns,” says Todd Edlin of Allied Fence Co.
(www.alliedfence.com) in Mableton and Lawrenceville. In most
areas, any home with a pool is required by law to have a fence
of a certain height around it, as well as a gate with sturdy latch
and lock.
Get the lookWhile safety and privacy might be the main reasons why
homeowners install fences in the fi rst place, good looks matter
too. “Fencing used to be mostly functional in nature. That’s
not the case as much anymore. Homeowners are investing in
landscaping much more heavily, and the fence is becoming an
extension of the outdoor living experience,” Rose says.
Wood, vinyl and composite fences are most popular right now,
and they all offer unique looks. “The biggest trend in vinyl
fencing is texture and color, so the fence better emulates the
typical wood fence,” Loughery says. Companies like CertainTeed
offer vinyl fencing in a wide array of styles, colors and textures,
including patterns that mimic materials like cedar to create the
look of natural wood, and even a product that mimics the look of
stucco. Composite fencing, from companies like Trex and Simtek,
is also available in many styles, some of which even mimic the
look of stone or brick.
Want to try something truly unique? Consider bamboo. Made
from bamboo poles confi gured in a variety of styles, bamboo
fences are a sustainable choice that will add a touch of natural
beauty to your yard. “Bamboo panels are pretty reasonable and
less expensive than lumber and pre-fab lumber panels,” Lambert
says.
If you’re sticking with a simple split-rail fence, wood is a great
natural option, but you can also fi nd pre-formed, faux-stone
pillars to use between the rails. And iron or painted aluminum
fencing also is a good choice. “One of the most popular kinds
of fence in Atlanta is ornamental aluminum, which is beautiful
and typically meets even the most stringent codes for swimming
pool safety,” Edlin says. “Ornamental aluminum fences are less
expensive to install than wrought iron, and over time even more
so, because they are aluminum and will not require routine
repainting.”

is right for you? Different materials
come with different price tags and
maintenance issues. “A wood fence
will be the lowest initial investment
compared to a metal or vinyl fence,”
Loughery says. “However, out of all
types of fence materials, wood fences
demand the most maintenance and
can end up being most costly over the
lifetime of the fence.”
Wood fences will need to be treated,
painted or stained every few years,
so it takes time and money to protect
their appearance and prevent them
from rotting over time. Vinyl may cost
more initially, but it will cost less over
the life of the fence because, according
to Chamblee Fence Company (www.
chambleefence.com) in Norcross, it’s
virtually maintenance-free, making
it an economical choice. Composite
fences are also very low-maintenance,
and they have a strength that tends to
stand up to time and weather.
Natural materials definitely have
their advantages though. “A big trend
in fencing right now is a move to
natural materials; a preference for
the sustainability and aesthetics
of natural products over processed
and chemically treated lumber and
vinyl,” Lambert says. In general, most
fences are pretty low-maintenance,
unless they have to be repainted
every few seasons. When you have
your fence installed, be sure to
check with the manufacturer to find
out what you need to do to keep it
looking its best.

You’re busy with those last summer vacations and back-to-
school for the kids—and if you’ve chosen the right plants, watered and weeded,
your garden will make it through August without too much maintenance!
Garden Maintenance
➤ It’s normally hot and dry this month, so water as needed, but be careful
not to overwater. To prevent and control fungal diseases in turf, pay close
attention to how you water and fertilize. Water deeply—once a week, early
in the morning. Make sure that you mow often—don’t cut off more than
1/3 of the blade at a time.
➤ Weeding is still at the top of the priority list; treat your lawn for growing
weeds now, according to label directions, and plan to apply a pre-emergent
product late in the month so that winter weeds won’t get a chance to
germinate. In your fl ower and ornamental beds, pull weeds before they go
to seed.
➤ Cut back annuals in the landscape for continued fl owering; if they’re in
really bad shape, remove them and replant with new plants. Most annuals
will continue to fl ower late into September and October.
➤ Dead leaves under ornamentals can harbor disease and insects. Clean
these up and dispose of fallen leaves, twigs and branches.

➤ Fertilize Bermuda, zoysia and St. Augustine lawns
for the last time this year. Don’t apply fertilizer if
the temperature is over 85-90 degrees or on a windy
day.
➤ Plan for September planting of fescue seed. If you
are overseeding, aerate and fertilize the lawn. If
you are completely renovating the lawn, in late
August, use glysophate to kill all weeds and grass
(be careful not to spray on desirable plants). Rent
a roto-tiller and incorporate composted material,
topsoil and fertilizer in anticipation of September
seeding.
➤ In general, most fl owering shrubs can be pruned
after they fl ower. One example is Hydrangea
macrophylla (Bigleaf hydrangea); since next year’s
fl owers form on old wood, it can be pruned
now. Some shrubs (abelia, buddleia and panicle
hydrangea) bloom on new wood—which will require
pruning before the plant’s active growing season
begins. Make sure that you know what you are
pruning before you begin, or you will run the risk of
no fl owers next year!
➤ Remove dead branches from trees and shrubs. If
they didn’t have leaves this year—they won’t next
spring!
➤ Begin planning your fall vegetable garden now. Take
a soil sample to your county extension offi ce
(1-800-ASK-UGA1) and get the soil in good shape!
What To Plant
➤ Late-summer- and early-fall-blooming bulbs can
be planted in August. Try spider lily, sternbergia
and autumn lilies and crocus. Be sure to use a bulb
fertilizer when you plant.
➤ Start beets, turnips and collards from seed in trays
indoors—you can sow bush beans, cucumbers and
squash directly into the ground. Wait until cooler
weather to plant seedlings of broccoli, caulifl ower
and cabbage.

One question seems very much on the mind of homeowners in this decidedly “buyer’s
market” real estate phase: “What are the things I can do to
increase the value of my home in the eyes of the prospective
purchaser?” Generally, an update or renovation was in
order on the homes we used to buy for resale, and we
would concentrate on kitchen and bath updates, window
replacement and roof refurbishment or replacement. But
unless your home does not measure up in these categories
to those surrounding it, you can usually make your property
stand out without expending that much labor or expense.
Since, as the saying goes, “there is no such thing as a
second fi rst impression,” curb appeal is one of the fi rst
considerations. Creating an immediate sense of wellbeing
and attractiveness is a simple process. Ensure the lawn is
regularly trimmed, put in colorful fl ower beds and borders,
use mulch to keep the plants healthy but also to defi ne
spaces and give a fi nished appearance, prune and trim trees
and shrubs, get rid of dead or diseased plants and put a rake
to work on trash or other debris. Cleaning or resurfacing the
driveway is helpful but fresh paint on the exterior is even
more so—siding and/or trim. If the roof is sound but stained,
it can readily be cleaned for the best impression.
Naturally, minor repairs and replacements should be done
without question. Stuff ought to work. Commodes should
fl ush, sinks should drain, switches should go from on to
off, drywall scuffs or holes should disappear, door knobs
and locks should operate smoothly, cabinet doors and

Of all things, however, meticulous
cleanliness is the most telling.
Not dramatic, possibly not even
consciously remarked on, cleanliness
will help sell your home more
powerfully than any other single
factor. Cleanliness is judged by many
senses besides sight. Fresh paint and
scrubbed porcelain can be negated by
sticky spots on fl oor or countertop.
Vacuumed carpet and drapes will be
trumped by dead palmetto bugs in the
utility spaces. And nothing, believe
me, nothing can overcome the sensory
hurdle established by a neglected
litter box. Speaking of odor, pay some
attention to the drains. A dash of
baking soda is a good sweetener. Also
be sure to run the water regularly in
little-used baths—that keeps the traps
fi lled and blocks sewer gas refl ux. And
for Heaven’s sake, get rid of all that
clutter.

Okay, so you just heard the toilet fl ush in the middle of the night. No one else is in the house, and
you don’t think your home has a ghost. Later that night, you
hear it again. Ughhh. How will you explain this to the plumber?
Don’t worry. What you’re probably hearing is the toilet refi lling
as if it had been fl ushed.
But how is that possible? Water in the tank is slowly leaking
past the fl ush valve and into the bowl. As the bowl fi lls, the
water silently fl ows down the drain line. When the water in the
tank gets low, the automatic-fi ll valve opens, and you hear the
tank fi lling—just as if the toilet had been fl ushed.
The fi x is simple: Clean or repair the fl ush ball or fl ap valve. At
times, the problem can be fi xed just by wiping deposits off the
mating surfaces. Other times you’ll need to replace the valve
because of a crack or surface imperfection.
If you want to test for this type of silent leak, place a few drops
of food coloring in the tank. Within a short time, you’ll notice
the color in the bowl—a sure sign of a leaking fl ush valve. If

While security systems offer good protection, following basic home safety measures also is essential. The Electronic Security Association (ESA) suggests these tips for securing the entrances to you home with locks and lights:
LOCKS• Make sure that all exterior doors have strong deadbolt locks. They offer the best
protection from picking and prying.• Use the locks. Always lock up when leaving the house, even for just a few
minutes.• Select strong exterior doors and door frames made of 1 ¾-inch steel, other metal
or solid wood, which can withstand more of an impact than hollow-core doors.• Secure the garage. Garages can provide criminals easy access to the home. Be
sure to lock the door that leads from the garage to the main part of the home. • Secure sliding glass doors with bars or locks. A wooden dowel, baseball bat or
broom handle in the door track can be a good alternative.• Make sure your windows have good locks, particularly those at ground level.
LIGHTS• Make sure all porches, entrances and outside areas are well lit.• Exterior lighting should be bright enough to illuminate an area of 100 feet.• Use motion-sensing lighting to deter would-be burglars.• Use timers to turn lights on and off while away.• Timers can also be used to turn on and off a radio or TV to create the illusion that
someone is home.• Trim back trees or bushes that conceal doors, windows or exterior lights.• Never hide your keys under the doormat or in a fl owerpot. These are the fi rst
places burglars look! It’s much better to give an extra key to a trusted neighbor along with your contact information in case they need to reach you.

Every landscape needs a path. Not just to get you from here to there but to add intrigue to the landscape. So let’s talk about designing a landscape path. First, the path has to have a purpose. It needs to go to something—a secret garden, the front door or some other landscape element—and lead you and your guests through the landscape. There are a couple types of garden paths and a variety of materials that can be used to create them.
Path typesThe path from the driveway to the front door. Often called a walk. Probably the most common garden path and the most visible. And yet the front path is frequently designed incorrectly. So here are some tips: First, make it four-feet wide. This allows two people to walk together to the front door. Second, no “squiggly” paths. Either a straight line, an arch or a slight wave works best. Third, try curving the landscape beds into and around the front walk for a professionally designed look. Leave a minimum of six feet between the home and the walk to allow for foundation plantings. Next is the garden path. Typically located in the backyard of the landscape, these paths are functional as well as good looking. The cottage garden path gently winds around, taking you here and there so as to enjoy all of the intricate details. Meanwhile, the formal garden has clean crisp geometric walks, dividing the garden into equal areas. The best materials to use for the front walk include concrete, pavers and stone.
MaterialsRubber mulch Because rubber mulch is recycled, it’s worth a look. The material is good for woodland paths because it has a rustic and casual look. Black and red colors are available. Start with shredded rubber mulch (not chunks), and use some type of edging material to contain it.
Loose aggregates A path made with loose aggregates uses small stones that are the size of a dime or less, that are fl at or angular in shape. Some choices that are affordable and easy to install include chipped slate and small granite gravel. Pea gravel and river rock are not recommended, as they can be diffi cult to walk on. Add edging to loose-aggregate paths to contain the stones.
Pavers Pavers are a favorite landscape path material because they can be casual or formal, are long-lasting, are easy to maintain and cost less than brick. Because pavers are not set in cement, they can be lifted if repairs are needed. You can even use two sizes of pavers to create a path with a cobblestone look. However, paver paths are complicated to install and are best left to a professional.
Brick Though brick can be costly to buy and install, it is long-lasting. Use recycled or reclaimed brick to cut costs and protect the environment.
Fieldstone and fl agstone Beautiful and long-lasting, natural stone paths are top-of-the-line in paths and walks. That being said, materials and installation are very expensive. Remember to request small joints between the stones for cement joints.

What is Weatherization, and Why Should You Care?
Weatherization is the process of protecting your home from
outside elements and making modifications to reduce energy
costs while improving the comfort, health and safety of your
home.
The first step in the weatherization process is to hire a certified
building analyst to conduct a whole house energy audit. The
energy audit can identify and recommend specific energy
saving improvements that can help reduce energy costs in
your home by as much as 30%. During the audit, the certified
building analyst will use advanced equipment to pinpoint
exactly where your house is losing air and heat to the outdoors.
The energy audit can also determine the efficiency of your
home’s heating and cooling systems.
You want to make sure the certified building
analyst you hire uses a variety of assessment
techniques during the audit. The audit should
include a blower door test to check the homes
air leakage, infrared camera use to reveal hard
to detect areas of missing insulation and air
infiltration, and pressure pan testing of your
ductwork to determine the efficiency of your
home’s heating and cooling systems.
Typical weatherization procedures include: • Sealing air penetrations throughout the building
envelope (especially in the attic which accounts
for the majority of all energy loss), around all
doors, windows, pipes, air vents and ductwork that
penetrate the floor, ceiling or roof.
• Installing new or adding to existing insulation in
the attic. The majority of homes in the U.S. are not
sufficiently insulated.
• Installing insulation in exterior walls of homes
that do not currently have insulation. Most homes
built prior to 1975 do not have insulation in the
walls.
• Properly sealing air ducts with mastic and
insulation. Air duct leakage can account for more
than 20% of your energy loss.
• Inspecting for the proper number and placement
of smoke and carbon monoxide detectors in the
home.
• Insuring proper ventilation in the home. Excess moisture
and improper ventilation throughout the home can
significantly affect energy costs.

Privacy and safety“First and foremost, fences offer privacy,” says Bryce

com). They also provide boundaries, both for your
own family and for others. “Fences around a home’s
perimeter can keep people and pets on and off your
property. You can have a sense of security when your
children play in your backyard when it’s enclosed by a

Of course, the level of privacy will vary with the type of
fence you choose. Solid fences allow you to entertain
or relax in your yard without feeling like you’re on
display for the entire neighborhood. If you’re looking

This makeover gave an old, white-on-white-on-white bathroom a little more pizzazz. An arched window was replaced with a larger rectangular one to let in more light and give a more contemporary feel. In place of the corner tub is a larger shower, with a shower seat extending from the tub deck, and a custom open shelf unit for storage. The white-marble tile on the fl oor and shower walls accented with a mixed glass-and-marble mosaic adds interest to the shower, tub surround and backsplashes. Alder cabinets in a dark-chocolate stain contrast with the white marble for a cool, crisp look that’s super fresh!
