For example: If your light allowance is $600 and you end up spending $1,000 - you owe the $400 difference to the builder. on the other side, if your fl ooring allowance is $5,000 and you only spend $4,000, you get a $1,000 credit from the builder.

Special assessments are a method that cities use to pay for infrastructure improvements. These are different than property taxes. These assessments help divide the cost of projects among the properties that would benefi t, such as: water or sewer lines, storm sewers, paving, curb and gutter, street lighting, trees, street reconstruction water main replacement and fl ood protection projects.

The authority and rules for using special assessments as a method of fi nancing is established in Chapter 40 of the North Dakota Century Code (sections 22-27).

When browsing online for homes you will see three different amounts for special assessments for both new construction and existing homes. Below is an explanation of the three fi elds.

Get all change orders in writing. remember when you make a change, it may cause a delay and/or up-charge. It is recommended to build in some extra money for small changes or upgrades along the way.

The most common mortgage program we use is a conventional loan. Down payments on conventional loans can be as low as 3% of the home’s purchase price (income limits apply on 3% down payment programs); it is a common misconception that a borrower must put 20% down to secure a conventional mortgage. Mortgage insurance is required on conventional loans with a down payment of less than 20%.

FHa loans are mortgages that are insured by the Federal Housing administration. Down payments on an FHa loan can be as low as 3.5% of the home’s purchase price. The maximum loan amount on this loan program is $271,050. In order to fi nance an FHa loan, the property must be an owner-occupied home; investment properties and second homes are not allowed. Mortgage insurance is required on FHa loans.

Va loans are mortgages that are guaranteed by the U.S. Department of Veterans affairs. Borrowers must be an eligible veteran to take advantage of this program. These loans do not require a down payment, and a veteran can have up to a 50% debt-to-income ratio.

USDa loans come from the USDa rural Development Guaranteed Housing Loan program. These loans do not require a down payment, but the property must be in an eligible rural area to qualify. properties cannot be income-producing. Income restrictions for this loan type also apply and vary by county.
