Location

The city of Hull lies approximately 37 miles to the south east of York, 45 miles to the north east ofDoncaster and 60 miles east of Leeds. Due to its proximity to the Humber Estuary, Hull benefits from the Humber port complex which provides a gateway to Europe both for trade and passenger travel.

The subject site fronts the A63 which is a key route of both local and strategic importance and is part of the E20 Trans European Route. The Castle Street section of the A63 is reputed to be the busiest section of road in the whole of the East Riding of Yorkshire carrying daily flows in excess of those recorded on the M62 within the region. The level of flow is forecast to increase over the next twenty years.

The site is located on the North side of the A63 linking into the main shopping area and transport links. With the waterfront area to the south with its tourist, commercial and recreational facilities and retail parks.

The newly completed Hull Venue immediately adjacent to the Myton Street Site is a state-of-the-art music and events complex with a capacity of up to 3,500 people that has attracted, to date, such acts as Van Morrison, Sterophonics, Noel Gallagher’s High Flying Birds and Olly Murs since opening Spring 2018.

The city of Hull has a population 25% higher than York and is one of the most densely populated places in Yorkshire.
