The Landlady Building Opinions

Since the death of my mother a couple of years ago, I have reconnectedwith my Stoke-On-Trent roots. I have been up there to visit several timesand certain friends have even ventured down to Brighton in order to

sample the very different delights the South coast has to offer. Because I’velived in the South for 30 years, I’m somewhat remiss when it comes to mealtimeetiquette in the North, which might as well be on a different planet as far aseating is concerned.

I have just returnedfrom a January visit toThe Potteries, where thefood supply veered fromunexpectedly lacking tounaccountablyoverflowing, all in thespace of a few days.

Whenever I go toStoke, my friends andrelatives all expect me tostay with them. Unable tosplit myself into four anda dyed-in-the-wool loverof my own space, Imanaged to wriggle outof staying with mostpeople by claiming that Iwas staying withsomeone else. I wasdelighted to find a veryup-market B&B in myold village and,unbeknownst to well-meaning friends and relatives, stayed there whilepretending I wasn’t. On the first night, I’d arranged to meet a babyhood friend fordinner. She picked me up in her car and we drove to a local pub where I used towork. She bought us a drink, but didn’t mention food, so I (who had starvedmyself all the way on the train in anticipation) casually asked if she’d alreadyeaten. She had, it transpired, had shepherd’s pie for her ‘tea’ at 6 o’clockprecisely. I felt like a poncey Southerner, so shut up and supped-up and went tobed starving at midnight. The next morning, my landlady presented me with oneof the best cooked breakfasts I’ve ever eaten, which rendered me so full that Ibaulked at the thought of my rapidly-approaching lunch with Aunty D. Aunty D –aged 84 – is suffering from a touch of memory loss, yet always insists oncooking me lunch.

Aunty D’s memory loss affects her short-term memory, so any form of foodpreparation involves a selection of shrilly-ringing timers and gadgets, whichinform the chef of the precise moment when potatoes are burning and gardenpeas are boiling dry. It is a fairly tortuous process both for the chef and herdeputy (which I usually become).

After a food-barren period of approximately seven hours, I was presented witha ham bloomer the size of West Sussex by my should-have-been-mother-in-law(long story), then two hours later, a veritable reservoir of Singapore friednoodles with chips and curry sauce appeared, courtesy of her daughter (myshould-have-been-sister-in-law).

On the way back to Brighton on the train, I lost a tuna and cucumber baguetteon the train (how?), which, although annoying at the time, was probably ablessing in disguise.

The Landlady & a role reversal

It may well be that the fate of Toad’s Hole Valley on the outskirts of Hovewas sealed 75 years ago when it was purchased by local builders BW Cook(Brighton) Ltd in 1937. Now that a ‘Vision Document’ has been released by

Enplan to pave the way for the development of ‘toads hole valley [sic]’, whatis certain is that the desire to build on this unloved piece of countryside ismore pressing now than ever before.

At 98 acres, Toad’s Hole Valley is Brighton and Hove’s largest potentialdevelopment site. But it is an untouched piece of the South Downs, directlyadjacent to the South Downs National Park.

Whilst I am personallyopposed to the development ofthe site, which reporter AdamTrimingham called a “scruffystretch of land” back in 1999, Ido appear to be in a minorityamongst local commentators.Neither David Robson from theRegency Society nor Tony Mernagh from the Brighton & Hove Economic Partnershipplace the same level of emphasis as meon the importance of the land as abuffer to urban sprawl. I believe though that the barshould be set incredibly high when building over green spaces on the edges of urban areas.

The most recent large-scaledevelopment to take place locallywas the New England Quarter. I wonder how different the 21-acre schemewould have been if its best feature, the Greenway, had been built to snakearound the whole site. It is too late to change it now of course so the lessonmust be that the fundamental decisions, upon which a successful schemerelies, must be taken at a very early stage. 

If Toad’s Hole Valley were to be developed, my dream development would behigh-density. There would be no social housing, just homes of all differentshapes and sizes to suit the differing needs of those who choose to live there.Cash saved from subsidising social housing would be poured into betterlandscaping and architecture. Indeed, each large building or terrace would bedesigned by a different local architect. Without uniformity, the buildings wouldevolve gracefully, without detriment to a composition or rigid theme.

The Boy loves creatures. He’s not that keen onheights. Which makes his embracing of thephilosophy of Snakes and Ladders:

snakes equals bad, ladders equalsgood – all that more surprising.I recently played Snakesand Ladders with himand Youngest™ and Idon’t know whether I’dhad too much coffeebut the game seemedto be Life and Life, thisgame. (And I don’t thinkit was originally based onlife, unless it wasinvented by someone wholived opposite a retailpark with Pets At Homenext to Wickes.)

The reason I felt, in my‘moment of clarity’ that Snakesand Ladders was Life, was thetotal chance of it, the fact thatyou were always on shaky ground, andthe fact that even if you had a strongability to throw a six, you could still getyour comeuppance. The fact that lifesometimes feels like sliding down thevery same snake ad infinitum. Especiallywhen there’s someone, in this case,Youngest™, who provides a runningcommentary that ‘you losing’. This was after every turn. If that last one is not ametaphor for life’s ready critics, I don’t know what is.

Continuing the game theme, The Boy has recently got into Chess. Again,maybe I’m seeing insights that aren’t actually there (or maybe I’ve simply got acolumn to write with a theme to grab hold of) but Chess, too, is shining a torchon my very existence. I’m trying to impart my own wisdom but realise I’mrecommending caution. The Boy, with a tuneful flourish is going gung-ho withhis horses – as we call them – but somehow creating a speeded up, excitinggame. He is the most emotional of players, the John McEnroe of chess. Who’s tosay he’s not got the right idea, and with just a little bit of tweaking, hisadventurous tactics will be a better answer than mine? Perhaps I’m trying toturn him from a bad into an average chess player, and, like his horses, he willmake the leap over me into greatness?

Finally, Dominos, a game that’s been a favourite for a while. Our ones areanimal Dominos: cow, chicken, duck, sheep, pig and rabbit. (We’ve made a rulethat double-pig starts. I want this to be used if it makes it into the Olympics.)I’m not sure that I’ve had any ‘moment of clarity’ with these Dominos, I don’tsee life reflected in its pieces. The only thing that it might represent is what Ithink the designer was subliminally affected by. The difficult decision that isSunday lunch. Apart from the rabbit, of course. That would be ridiculous.

I’m struggling to get up tomake my childbreakfast. This is not

because I've been outpartying. It’s because theelderly man who livesabove me goes to the toiletat 4am, every single night.He wakes me every night atthe same time. It soundslike someone is dragging abody across the floor... Ipresume he’s going to thetoilet, but I don’t know whathe’s doing really. Even after10 months of living here Ihave not got used to it. Icannot sleep through it.Once I’m awake I can’t getback to sleep for hours, yetby this time he is back inhis bed and snoring andsuddenly it’s 7am and mydaughter wants breakfast.

Thing is, I can’t get angry ashe’s a delightful old man, he’s 97and wears a suit every day witha trilby, he’s just adorable! I misshaving older people in my life asI don’t live near any of my relatives. I want to adopt him. Hey, I’d probablysleep better if I was helping him to the loo, rather than under his roomlistening to the floorboards squeak! He is helped to the toilet every night andit is this shuffling and bumbling that is so noisy. It’s not easy to move a big oldman, it sounds like they are moving the furniture around every night. Maybethey are, maybe I've got it all wrong! Perhaps a teenager with OCD lives upthere and he moves the sofa and table perpendicular to the chairs at the sametime every night. I wish it was, I would write a cross letter suggesting hedeveloped more social addictions like other teenagers.

Instead I feel sorry for him, yet I don’t know what to do as I’m getting suchawful sleep, it’s affecting my daily routine and my work. I took the child toschool late today because I was so sleepy! I’m exhausted all the time. Whenwe first moved in, I was so shocked by the noise I went up and knocked ontheir door and they were very nice and I thought it was sorted. But then it juststarted again... You can’t stop an old man needing the loo! Is the only solutionto move out? I love the flat though! I have tried earplugs and yet I was stillawoken by the noise... through earplugs! A mother shouldn’t really wear themanyway; what if my child needs me in the night?

Perhaps I need to go to sleep every night at 10pm, and just get six hourskip in before I’m awoken by them. I’ve got it! I’ve got the solution. I need to justget up for work at 4am. I need to become a postman. Or a radio presenter. Or abaker. Phew, that’s that sorted then!

It was not the first time I had been to meetJames Powell, the man behind DMB Solutions.He’s a pretty passionate guy, especially about

the work that his firm does. And over the last fewyears that work has grown and grown. When wefirst spoke several years ago the main thrust ofwhat they did was loft conversion. These days theypretty much tackle anything, from bathrooms,kitchens, extensions, loft conversions, of course,and the new trend of creating basements. When Iwrote the headline ‘moving on up’ it should reallysay moving in any direction you choose.

The service DMB offers is pretty inclusive, fromdesign and architecture through buildingregulations and planning permissions, the buildand the management of the project, through to thefinishing line. That said, they are pretty versatile,always willing to accept that there are areas of aproject that a client might want to handlethemselves. One such situation involved aquantity surveyor who handled the buying of allmaterials and in another case a family who werehappy to take over when it came to painting anddecorating – more from them later.

The main thrust of the DMB message though hasalways been that any job is improved by good designand that, whilst not demanding that you takeadvantage of it, they do offer a start to finish service.

Of course, any builder is going to claim thatthey offer the very best service, who wouldn’t?So James and I decided I should go and see arecent project and meet the clients to find outabout their DMB solution.

Dominic and Juliet Miller, a young marriedcouple with a two-year-old daughter and a secondone on the way, had moved to Hangleton fromcentral Hove when they realised they would needmore space to bring up their family. Like so manybright young families they opted to maximise theirbudget by moving one step out of town, a decisionthey have not regretted. Both of them love thearea, the size of the house and the easylocal facilities, particularly youngmum Juliet who has found lots ofother mums locally with whom shecan socialise.

The house is a classic 1930s suburban home,three bedrooms, two receptions, you know thekind, but it was dark and gloomily decorated.They both knew they would need to expand andtheir initial thought was an extension into thelarge rear garden.

It was here in the pages of Latest Homes thatthey saw an ad for a trade exhibition at theAmerican Express Community Stadium. It wascalled ‘Move Or Improve’ and they decided to goalong. It was here they met James Powell of DMBSolutions for the first time.

“Originally we had wanted the simple kitchenextension, but when the DMB team came to lookthey had lots of other ideas we would never havethought of. James suggested we expanded widthways across the rear of the property rather than alonger wing and it was James who suggested weshould consider going up into the roof space,” says Dominic. “We made it very clear that we were working to a very fixed, and not extravagantbudget. He seemed fine with that and accepted thatwe would not be prepared to borrow extra money,just working with the capital that we had saved forthe project.

“We didn’t just ask DMB for a quote, we hadseveral done, but DMB fell in the middle and weliked the sound of the service they were offering.We also liked the approach James took and, tohis credit, he was realistic and came up withexcellent ideas. It was certainly sensible havingall the building work done at once rather thanhaving a second disruption for a loft conversionat a later date.

“Originally we wanted ground floor work donefirst but James also persuaded us to start at thetop. If we had done it the other way round all thenew work downstairs would have been made filthywhen they opened up the loft. He was also rightwhen he pointed out that our new loft bedroomwith en-suite wetroom would be a comfortingsanctuary when work started on the kitchen.

“Work started in January and finished in July,and towards the end we did impress on them asense of urgency, and to their credit they put insome very long days to get the job finished – andthe final product is great, we are really pleased.

“DMB handled all the planning permissions,although we had done some research so we moreor less knew what was possible. But he certainlygave us a different perspective on how we couldbest utilise the available space. Before wecommitted to DMB James introduced us to a

former client locally to see the loft conversionthey had done for them.

“The money we have invested hascertainly added value to our propertybut more importantly to our quality of

life and we see ourselves living here for theforeseeable future. We like the area, we like thecommunity and we love our home.”

Dominic and Juliet certainly seem happy thatthey chose the right firm to suit their needs and,having opted to decorate themselves, they arenow putting the finishing touches to the projects.Their spacious bedroom is proof that loft roomsneed not be cramped. The en-suite wet room is astylish modern addition and they love the look ofit and especially love the underfloor heating.Downstairs the clever use of space has created awarm and inviting family room with an open-plankitchen dining area and plenty of space for theirexpanding family to play and relax together.

As the post-Christmas blues begin to subside andhome owners’ thoughts turn towards improvingtheir homes (or even moving house to gain thatextra space for their families to grow) we look atsome of the options with loft conversions.

1To get planning permission or not? Not all loft conversions require it; if your

property is in a conservation area it's unlikely you could have a loft conversion without planningpermission; if it's outside a conservation area youcould apply for a Certificate of Lawfulness (COL)which would avoid waiting the usual eight weeksfor a planning decision. A COL ensures any futurepurchaser that the conversion is legal underPermitted Development. Any building firm worththeir salt should be able to organise this.

2Keep your neighbours informedLetting your neighbours know about the

schedule of works well in advance ofcommencement will ensure good relations(particularly when it come to the party wall notice,see below). While works to your own home areusually, and often surprisingly, non disruptive toyou and your family, the daily noise can be

disturbing to even the most patient neighbours sokeeping them abreast of what they can expect goesa long way to ensuring continued happy relations.

3Party Wall Notice (PWN) A PWN must be supplied to the owners of

any adjoining property 8 weeks before worksstart where the area of structural works is on ashared boundary wall. Usually this notice is aminor formality, resulting in a quick turnaroundand saving you the statutory eight-week periodbut you might have a nervous neighbour, unusedto building works who may want to appoint theirown surveyor to ensure works do not adverselyaffect their property. This is a rarity in myexperience and can usually be dealt with over a cup of tea and a face-to-face chat about whatworks they can expect. Remember, the Party Wall Notice is not asking permission for works to begin; it’s a tool that ensures both parties areprotected in the event of any dispute. 4Get a works scheduleEnsure your builder provides a schedule of

works and a rough outline of when they intend to complete each stage. This will help you to be

ready for the messy bits and to be aware of whenthey’ll need paying.

5Check the detailsCareful examination of any estimate or quote

will help to assess the true cost. Is the decoratingor final floor covering included? Painting of thestaircase for example usually takes a professionaldecorator at least three days using oil-basedpaints so costs can be significant. Ensure youunderstand precisely what your builder isproviding for you before you accept their quote.

6StorageWhen creating a loft space there is a great

opportunity to have new storage areas behind the new 'nee' walls in the eaves space. Make sure your builder gives you the opportunity tohave these areas boarded out: perfect forChristmas decorations and infrequently-usedsuitcases. We always include eaves storageboarding out and access by way of at least twobespoke timber doors but not all firms do.

7Stair designThere are some options here including whether

or not to copy the existing staircase (if you haveone) or go for something exciting. Basic stairsmade from pine and MDF with ply risers requiringeventual painting and their installation are part ofa standard specification but open treads, anythingrequiring a stain and decorative newels can besignificantly more expensive.

8DormersMost conservation areas with Victorian terraced

houses have limitations on dormers and windows.Usually one is allowed a single dormer, no widerthan 90 cm externally at the rear (see elevationdrawings below). This structure often allows for theheadroom required above the stairs or, if you'relucky, might enable you to get a shower room as anen-suite to a new loft bedroom. If your property isnot in a conservation area then it’s more likely thatyou’ll be able to have a near full-width dormer to therear; this will provide vastly more space andoptions, as long as the new roof is not built higherthan the existing ridge and that it’s not too close tothe boundary firewall. Where a dormer is notrequired because the roof space is particularly highyou can use Velux windows to great effect. 9Is it worth the cost? Most estate agents seem to agree that a loft

conversion adds significant value to a house if done sensitively and in keeping with the rest of the property. However, most agree that the moneyinvested in a loft conversion adds the same amountto the value of the house, but not very much more.

10Move or improve?Loft conversions help families continue to

live in a home they’re outgrowing and also help toincrease the value of their main residence. Movingcosts (stamp duty, estate agent fees, removalsetc) can start at £15,000 and not a single penny of those costs can be recuperated through anyconventional means. A good loft conversion is atangible added asset that will improve life in thehouse and will eventually increase the sale valuewhen the time to sell arrives.
