Right now there is a real buzz about abook by Marie Kondo called The Life-Changing Magic Of Tidying Up: The
Japanese Art Of Decluttering And Organizing. I have not read it buthope that it is so much more than a simple de-clutter guide.
When it comes to selling your home decluttering has been a buzzword for as long as I can remember. It’s not rocket science, tidy up,clear surfaces, maximise onthe space and light – it allmakes perfect sense and Isuspect that Marie Kondohas much more to say onthe matter. Maybe hertidying up is not just yourhome but your life as well. A minimal clutter-free world might suitsome people but not me. I find it too clinical and impersonal.
Some of her ideas are about storage and I applaud that, I wish I hadmore but I also know that storage is only a short step away fromhoarding. I question that things stored might simply be things thatone no longer needs.
I recently tackled a few boxes of things that I had “stored”. It was acathartic process, the boxes held useless paperwork, old electricalleads and devices that no longer worked or had been replaced with abetter model and an odd assortment of china, not of any aesthetic orpractical value.
I may well write a book myself; Andrew Kay, The Life-ChangingMagic Of Learning To Chuck Stuff In the Bin When It No Longer ServesAny Purpose. If you can find a home for it elsewhere then by all meansre-cycle or up-cycle. If not then send it to clutter hell and make yourhome a junk-free heaven. Now, where did I put those heavy duty binliners?
“Decluteringhas been a
buzz word foras long as I canremember

Acasual suggestion made during a recent training session atleading Brighton estate agents Cubitt & West led to onemember of staff successfully completing a 24-mile solo run
round the city and its environs to raise much-needed funds forchildren’s charities.
“It was during one of our regular brainstorming sessions on thingswe can do for the community that we came up with the idea,” says 29-year-old Jordan Hopkins, Marketing Consultant at Cubitts’Saltdean office. “Since we are the only estate agents with nine officesright across the Brighton area from Peacehaven to Southwick, we
suggested doing a charity run linking all of them together, ending upat Kemp Town.”
Jordan admits he had no idea how far he would have to run whenhe first came up with the suggestion. “It was a bit of a shock when Irealised that my planned route was very nearly marathon length. Ihad never run that far in my life! I hadn’t taken into account all thehills, either...”
But undeterred, he launched into a gruelling training schedule,
THE BUSINESSSALESJORDAN’S SOLO RUNRAISES HUNDREDS FORCHARITY
culminating two weeks ago in the run itself, undertaken with the helpand support of his Cubitt & West colleagues who had refreshmentsstanding by at all the offices he called in at en route.
What was the worst bit? “When I was running back along theseafront from Southwick towards Kemptown, I had to battle all the
way with the windagainst me, and withrain and even sleetall mixed in,” saysJordan. “It wasappalling!”
Despite thedreadful conditionshowever, hecompleted the 24miles in just 3 hours49 minutes, theremarkable soloeffort raising a totalof over £600 fromcolleagues, vendorsand buyers. Themoney will be sharedbetween Martlets
Hospice and national children’s charity Action Medical Research.Would he do it again? “Emphatically no!” says Jordan. “I’m glad I
completed it, and I’m delighted that we managed to raise so much forsuch good causes – but the truth is, I could hardly walk for three daysafterwards!”cubittandwest.co.uk

Happy New Year! After years of planning, British Airways i360 isopening THIS YEAR! We started 2015 in the ground diverting aVictorian sewer and pouring our foundations, and ended the year
162 metres into the sky having built Sussex’s tallest structure! In 2016, wecontinue skywards as our first “flights” will take off this summer!
One of the most memorable days of 2015 was 11th June when thesteel cans arrived on Brighton beach. My day started at 5am on thebeach watching the barge arrive. The sun shone and supporters joinedus to celebrate the start of the tower build. A week later, I danced theCharleston at the Rockinghorse summer ball helping to raise
£100,000. Then – in an incredible feat of engineering – Hollandia boltedthe 17 cans together and completed the tower in just 10 weeks. Thetower can now even be seen from airplanes landing at Gatwick!
Another high point (literally and metaphorically) was going up on tothe top of the 60 metre high jacking tower. The view was absolutelyincredible stretching out along the Sussex coastline, over to the downsand the city.
The other major achievement was announcing our partnership withBritish Airways. I was delighted to secure such a prestigious sponsorand major regional employer at Gatwick, which is already promotingthe i360 around the world.
We have already paid £850,000 to the city and this is being reinvestedinto the seafront with two new public piazzas being created. Weannounced half price tickets for local residents and free entry forchildren attending a state school in the city.
We were thrilled to announce that Steven Edwards (MasterChef: theProfessionals winner) will be the Executive Chef in our brasserie andwill create food that has been grown, reared and caught in the 26 milesyou can see from the BA i360.
In marketing, we launched our new website and gift vouchers, andhad a successful World Travel Market securing international businessand media coverage. Our Facebook likes topped 7,600 and Twitterfollowers 5,000.
The countdown is well and truly on until launch this summer!www.britishairwaysi360.comTwitter/Instagram: @ba_i360Facebook: British Airways i360Copyright for image is Gary Eastwood
The recent first birthday on 12th December of the BevendeanCommunity Pub provided just the opportunity that I neededto visit and find out more.
The ‘Bevy’ at 50 Hillside in Brighton began as the Bevendean Hoteland was built by Portsmouth & Brighton United Breweries to thedesigns of architect Stavers Hessell Tiltman in 1936. Tiltman designedand modified anumber of pubs forthis particularbrewery companyincluding the Tudor-style Downs Hotel inWoodingdean in1938. Hismasterpiece thoughwas the Modernistterminal building at Shoreham Airport that was completed in 1935.
The Bevendean Hotel was closed on police advice in 2010 and putup for sale. The building was bought for £250,000 by East BrightonTrust, a localcommunity interestcompany that providesgrants to worthy causesin the area. It was at thispoint that a number ofresidents, includingWarren Carter whom Ihave mentioned previously as the driving force behind the nearbyMoulsecoomb Forest Garden, set up a new pub as a co-operative withassistance from the Plunkett Foundation. It is the first community-owned pub on a council estate in the country and now has around800 shareholders (many of whom helped with the refurbishment
work). This is a serious achievement.I visited in December with my friend Nigel McMillan, the Brighton-
based architect whose designs for the building have proved to be acomplete success. Opening up the ground floor as a flexible spacemakes complete sense, as does adding three flats upstairs to providethe income that ultimately underpins this project and others.
Architecturally, the Bevendean Hotel shares many features with theother local 1930s suburban pubs such as the Nevill, Grenadier, LongMan and Ladies Mile. Their pitched roofs, multi-paned windows andmaintenance-free red bricks have certainly stood the test of time.www.buildingopinions.com Twitter: @robert_nemeth

PROJECT BRIGHTONANDREW MOSLEY, THE GRAND GENERALMANAGER
In terms of business in the city and what I believe would makeBrighton even greater, I will just filter it down to my business andmy industry – not just at The Grand, but business as the tourism
industry as a whole. Clearly it is of massive importance, the stats fromVisitBrighton show the turnover of tourism, the millions it brings tothe local economy and the thousands of people it employs.
This highlights the importance of tourism to peripheral businesswithin the city, so when tourists arrive, it's not just about the hoteland catering businesses they're using, it's also about all of the otherfacilities as well – from car parks to all of the other iconic attractions. There are so many things that are intrinsically linked into bringingtourism here.
The worry I have is that tourism is falling off the agenda through thenecessary cuts in funding. It has been widely reported what these cutslook like and while I am thefirst to accept that cuts willhappen, I believe that in thespirit of fairness they need tobe applied to all sectors. Theconcern that I have if thesecuts take place and thiscould be as soon as 2020 – isthat it's going to leave us in avery difficult place topromote Brighton as a tourism industry. At The Grand we willcontinue to do our bit as a private business to not only promote ourestablishment, but also to promote Brighton as a destination. There issome trepidation going forward that this money is being sosignificantly reduced that the opportunity and the ability to promoteBrighton as a destination is diminishing.
The Grand supports local businesses – SamanthaHarman finds out more

This issue marries hand-in-hand with the resurgence of some of ourcompetitor destinations, such as Liverpool. In recent years we'veseen the city leap forward and this is attracting some of the bigassociation conferences. For instance, some of the party political andthe trade union congresses. Manchester is very strong. Birminghamhas also improved along with re-emerging centres such as Belfast, which albeit is less accessible because of the flight. Rival seasidetown Bournemouth has had £200m invested into it over the last fewyears, and as it is only 80 miles down the coast, this is a significantthreat to Brighton. We need similar funding in order to make sure thatwe are able to continue attracting business and leisure tourism intothe city and that we remain strong. We inevitably have our variedunique selling points – the proximity to London, the quirky bohemianstyle is always going to appeal and is something we need to maintain. But we need to ensure that the message is getting out there. In myopinion we all need to pull together and do whatever we can toensure that continues to happen.
A number of hotels have really been investing in the last year or sowith considerable plans on the table for the next few years, includingourselves. There are exciting times ahead in 2016, from the launch ofthe British Airways i360 to the seafront regeneration project, whichwill certainly help attract visitors to Brighton. Beyond the aesthetics
of the city, for me it'sabouteveryonehaving thedrive tocontinuedoing theirbit – whetherit be for thebusiness orleisurevisitor. Thisstarts fromthe momentsomeone

makes an internet search for Brighton, from the quality of informationthat is presented to them to consider us, right the way down to thetime that they arrive, including the interaction they have with thepeople looking after them, be that hoteliers, taxi drivers, restaurateurs and local residents. Everyone has a responsibility toensure that all visitors have a fantastic experience so that they wantto come back.
There’s an old business adage: 'Easy business wins'. This comesfrom repeat custom – keeping your existing customers close andsomething that The Grand workvery hard at. In the last five or sixyears since I have been generalmanager we have seen customersatisfaction improve, there hasbeen £5-6m invested into thehotel so far with plans to spendmore. The Grand has also becomemuch busier. Through generatingrevenue you are in turngenerating your ability to spendmoney, meaning that all of theadditional revenue doesn't fall straight into profits. As a result of thiswe are able to spend more on our sales and marketing. Since April2014 The Grand has been an independent hotel, we therefore have farmore ability to choose who we are working with. We are no longerbound by a corporate list of suppliers as we were when De Vere werein charge. It's energising to have been able to start engaging withlocal businesses. Local supply is not just tagged to food and drink asis a common misconception. We are now working with a localbranding agency, interior designer, builders and printers – all ofwhom are based in Brighton and Hove. I feel that The Grand is settingan excellent example in conjunction with boosting the local economyby employing from within the city walls.
The hotel is now two years into the tenure with the new owners, and a large portion of the money spent has been in order to ensurethe safe keeping of the property. Behind the scenes issues that did notnecessarily affect the day-to-day running of the business have beenrectified which illustrates that they care about the longevity of thebuilding – not just about the profits. Other money has also been spentthat is customer facing, we've refurbished two of our small businessmeeting rooms. This sends a strong message to our conference andevent guests. De Vere spent £5000 only two years ago doing up thoseexact same rooms, our new owners have spent £50,000.
Only two years ago £100,000 was spent refurbishing the alreadystunning lounge and we're about to spend another £100,000 – thisbeing one of the most exciting new projects to date. It is expected tobe completed mid-February of this year. We also have plans for a neweatery and gym.
I am aware that not everyone in the city has millions of pounds attheir disposal to invest in their businesses. However, my advice wouldbe to make first-class customer service a priority in order to ensurethat each visitor experience is unforgettable.www.grandbrighton.co.uk

an opportunity for local residents to join the drop-in public meetingto hear about the latest development proposals for the area, sharetheir opinions and raise questions with key stakeholders, includingRob Fraser, Brighton and Hove City Council Planning Officer andrepresentatives from Matsim Properties and Mountpark Properties, the respective owners/developers for the Conway and Ellen Streetredevelopment and Sackville Trading Estate and the Coal Yard.
Under the Coalition Government’s steam, the Localism Act 2011 hasset about changes tothe planning system toreduce regulation, devolving power fromcentral governmentand enabling localcommunities to getinvolved withdeveloping their ownneighbourhooddevelopment plans. The involvement isvoluntary but, under the act, new rights and powers are given toparish councils or designated neighbourhood forums.
Although the people that make up the Committee members of suchforums are voluntary, they are no less qualified and the Hove StationNeighbourhood Forum is a good example of this, being led by anumber of highly experienced professionals, including a localarchitect and a planning professional. All the committee members arelocal residents, not only with a vested interest in the development ofthe area, but a wealth of expertise to enable the designated HoveStation community to actively engage in shaping the neighbourhoodplan and future development within the community.
Before all the NIMBYists jump up and enrol themselves in their localforum, it should be noted however that neighbourhood developmentplans are designed to work alongside an area’s local plan – in the caseof Brighton and Hove, the City Plan, which is expected to be formallyadopted in 2016. The City Plan is the Council’s key planning documentand will provide the overall strategic vision for the future of Brightonand Hove to 2030. Neighbourhood Development Plans have toincorporate certain conditions including conforming with nationalplanning policy and strategic policies in the local development planplus a necessity to meet certain EU obligations. NeighbourhoodDevelopment Plans shouldn’t be seen as a way to make developmenthappen or block local development but rather as an opportunity forresidents to work with the council, planning professionals anddevelopers to help create thriving and empowered communities andmeet identified housing need and employment land requirements.
From the information provided at the meeting, the proposalsseemed very interesting. Hove Gardens is a mixed use developmentwith 178 flats and business/retail units with 21,500 sq. ft. of grade Aoffice space. Currently a brownfield site, this proposal seems anattractive and well-designed scheme with a considerable amount ofoffice space, helping to meet the employment needs of a growing citypopulation. I’m looking forward to hearing more on how theproposals progress and to what extent the Hove Station Forum hasbeen able to influence development in the area.Carol is Currently studying for a Master’s degree in Town Planning atThe University of Brighton

These days, people arefar too obsessed withmaking money. In real
terms, I gave up makingmoney – or at least trying to –about 12 years ago when itsuddenly occurred to me thatit was pointless having shedloads of money if, as a result ofmaking said shed loads, youhad a crap life full of nothingbut trying to make moremoney. Having made moremoney during the late nineties than I could have ever imagined, Idecided to then set about enjoying it.
Of course one has to strike some sort of balance and back in thosedays when I had youth and good fortune on my side, it would havebeen easy to sink without a trace. At one time, eyeing my 2 litre glassof beer on a Spanish holiday, The Small Daughter, then three yearsold, asked if I was 'going up the slippery slope', which if I remembercorrectly was a distinct possibility at the time, albeit on more of adownward trajectory...
So, over the next few years, instead of investing my excess moneyinto even more property, I set about investing it in life experience. After all, I don't see any point in being a rich old person only able totravel beneath the safe and sterile aegis of Caribbean cruise. I can'tthink of anythingworse.
A couple of yearsago, I impulsivelypurchased a tinyhouse in south westTurkey and havenever looked back. Now that my childrenare more or less grown up, I have a lot more time and much less guilton my hands and am always looking for ways to spend money whichmean something, other than making more money. I've just returnedfrom an amazing trip to Cuba, where the opportunity to buy a tinyapartment arose. Whensomething feels right, I amnot one to let the grassgrow under my feet, sohave decided to go for it.
I am not buying as apotential investment infinancial terms, but moreas an investment in myfuture fun and well being.
Thus far, reactions tomy latest ruse have beenfairly predictable, withmost friends andacquaintances deemingme barking mad andtelling me that I'm sure to lose all my money. These are the samepeople who berated me for mortgaging myself up to the hilt in thelate 90s with my eye on the potential future gains. I therefore takegreat comfort in the fact that the only person who thinks it's a goodidea is my best friend Katy, who now has a very nice lifestyle indeeddue to similarly 'foolhardy' investments.

Now I am pretty established in the shop it's been great thatpeople now bring things in for me to look at, evaluate andsell. This means that new, and sometimes unseen, items
are appearing on a regular basis.I also buy regularly from the local auction houses, and this week I
bought a fabulous tourist guide book from 1938/39 just for the town of Hove. The book is very 30s with vivid colouring and style... asHove has!
Inside there is an abundance of local facts and figures and photosand info, just on Hove. Brighton, it seems, may as well have been 100miles away and not next door since it was not in anyway connectedfor the well-heeled Hove visitor apart from “The Brighton, Hove andShoreham Airport" – which I have always felt was almost as bad asLondon Gatwick!!!!
Anyway back to the guide book. The picture that caught my eye, from a property point of view, was
the photo of Woodland Drive looking up with the Tudor style houseson the left (valued then at about £9,000), and on the right nothing – asthis side was not built on until the 60s. No shops at Woodland Parade,in fact no shops anywhere to be seen until Church Road.
The last shot is anaerial view along theKingsway from the PeaceStatue at the border ofBrighton and Hove withthe recently builtCourtenay Gate (circa1934) block of flats which were rented from£180-£400 per year (yes 52weeks). It benefited from communal central heating and crittall metalwindows, which at the time were building innovations but as a lot ofus know are actually a living nightmare!
More stuff next week.In the meantime, please email any questions to me [email protected]

Since 1825 and for the last 191 years (that’s right, onehundred and ninety one years) Parsons Son & Basley havebeen selling properties by public auction and will, as one of
Brighton & Hove’s last remaining truly independent auctioneers, continue to do so.
Of course technology has changed immeasurably since they werefounded allowing them to offer properties for sale not only locally, but also nationally and internationally, whilst at the same timeremaining true to their origins, beliefs and reputation. Thatfoundation and belief is based on being able to offer Parson Son &Basley’s clients the best advice possible whilst providing them with allof the modern technological advances currently available, which will,
they are very excited to announce, shortly include their state of theart, bespoke online single property auction, completely tailored tomeet client’s unique and individual requirements.
Of course online auctions such as this will never be able to replacethe buzz, drama and sheer excitement of a crowded auction room andneither should it be allowed to do so, however, Parson Son & Basleydo believe that such a product will sit very nicely alongside their tried,

“In thepast, previouslyestablishedindependentfirms havedecided toeither sell outto large
corporate entities or indeed become part of a national franchise andperhaps whilst doing so, lose their identity and moreover thatpersonal touch, however this is not something we would wish toconsider” said Simon Caplan, auctioneer at Parson Son & Basley.“Simply because we have no need to as we are able to offer a ‘goodold fashioned’ customer service to our clients, complimented by ahuge twist of modern day ethos and technology that will hopefullysee us through the next 191 years!”
If you are interested in understanding how the bespoke onlineauction is able to work for you or you have a property you would liketo sell and beat the higher rate Stamp Duty rise, Parson Son & Basleyare still currently accepting entries for their February auction. Please contact Simon Caplin on 01273 [email protected] or Kelly Landers on 01273 [email protected] for further information and some of theaforementioned good old fashioned independent advice.
