WHERE TO GET THE BEST DEALIt’s not news to anybody that Europe is in astate of disarray at the moment. Bailouts arebeing called for on a regular basis and theEuro is in meltdown. But the economicturmoil does have some benefits – houseprices across many countries in Europe havecrashed.

According to Towergate Insurance, four ofthe top five destinations when buyingproperty abroad are in Europe (Spain,France, Portugal and Italy). The only non-European destination to make the list isFlorida.

Many people thought Spain had had itsday, after the ‘Costa del Sol’ boom that sawthousands of Brits snap up holidayapartments in the 1990s but the recentturmoil in the economy has seen manyproperties in Spain come under theownership of banks. Banks never wantproperty on their balance sheets so willoffload them at rock bottom prices.

It’s a similar story in Italy, where the crisishas seen house prices slashed, and Portugalwhere, despite weathering the storm betterthan its neighbours, prices have stilldropped.

In France banks are predicting houseprices will fall by as much as 5% in 2012 soit’s a great time to buy.

And, despite being further afield, thesituation in Florida is much the same. Thesunshine state is seeing more foreclosures(repossessions) than ever before.

As well as looking at the obvious placesthough it’s also worth giving someconsideration to lesser-known hot spots toosuch as Bulgaria and Croatia. Experts havelong been predicting a boom in thesecountries and once the financial crisis settlesit could just happen.

Where you choose also depends heavily onwhat you want from your second home. Ifyou intend to rent it out to holidaymakers,for instance, you need to research the rentalpotential of the area.

THINK ABOUT ACCESSIBILITYBuying a holiday home is supposed to make iteasy for you to take a break abroad. If you haveto get a plane, followed by a boat and a three-hour car journey to get to your destination ofchoice then it all seems a little difficult.

Make sure you consider accessibility whendeciding where to buy. It’s often a good idea tochoose an area that is served by budgetairlines, something which is not that big an askthese days as many of the cheaper airlines areconstantly extending their route lists.

In the last couple of years EasyJet has addednew routes between Liverpool and Dubrovnik,Naples and Bordeaux, while the airline is set toadd Tel Aviv to its Manchester routes this year.

Ryanair recently added Barcelona andAlmeria flights from Liverpool while in thelast few years it has introduced flights toAlicante, Faro, Madrid and Tenerife fromManchester.

DON’T BUY SIGHT-UNSEEN OR OFF PLANWhen buying abroad buying sight-unseen (i.e.where buyers have never viewed the property)or off-plan (where the property has not beenbuilt yet) was not uncommon. New apartmentblocks and villa complexes were regularlybeing developed in the boom times and, ratherthan fly over to house hunt, it was easier tobrowse developers websites and brochures tofind a dream home.

Sadly, this can lead to heartbreak. Manydevelopers went into meltdown and buildingceased on hundreds of developments, withdeposits and payments from buyers suckedup into the company’s debt.

Furthermore, those properties that were builtbut never viewed by buyers, except in the pagesof a glossy brochure, turned out to look verydifferent from what they had seemed.

Be sure to use a qualified agent and makesure the developer has a bank guarantee inplace to compensate customers should thingsgo wrong. And if you’re thinking of moving abroad forgood...

HEALTHCARE MATTERSSort out your healthcare. A European HealthInsurance Card (EHIC) will allow you toaccess free or discounted healthcare when inEurope but it is a temporary measure andcannot be used once you become a resident.Outside of the EU you must take out privatemedical insurance.

FIGURE OUT YOUR FINANCESIf you are moving abroad in retirement thenyou need to bear in mind your state pension.You will still be entitled to claim your statepension regardless of which country youretire to. However, while UK pensionsincrease with inflation each year, if you moveto a country outside of the EU your pensionwill be frozen at the rate you were receivingwhen you left the UK.

have recently transferred my property consultancy business into alimited company. I work a lot from home and I used to be able to

claim a proportion of all my household bills, such as utilities andcouncil tax etc against my previous sole trader income so I got quite alot of tax relief. Someone has told me that now that I am limited all Ican claim is £4 a week, which is a lot less than I was able to claimbefore. Is there any way around this?

One of the key differences between operating as a sole trader and asa limited company is that generally the scope to offset expensesagainst tax is reduced. Unincorporated businesses (like sole tradersand partnerships) are allowed by concession to allocate aproportion/percentage of an expense which may have mixed businessand personal elements in order to obtain tax relief for the businesselement. As a limited company you are not able to do this.

However for household expenses there is a way round this which maymake sense when there is substantial work from home as in your case.That is to create a lease or license to occupy between your companyand yourself (as the owner of the property) for the use of the premises.

You start by calculating the proportion of the expenses which isrelated to the business, usually on a square meter and time basis. Soif for example you use a room which is 40% of the space in theproperty, and you work for 40 hours a week at home, this would giveyou a starting point of a 9.5% allocation of household expenses.There are a number of different ways of carrying out this calculation,the key objective being to arrive at a fair and reasonable allocation.

The rent you will charge the company will be identical to thisexpense figure so that there is no profit element for you personally.The rent you receive will need to appear on your own tax return asincome but will be covered by the expenses you have calculated sono additional personal tax is payable.

A written lease or license is required and of course the rent which thecompany pays should not exceed the market rent it would be chargedfor similar office space in the locality.

What about business rates, does setting up a lease or license in this waymean that I may be liable?

No provided that you do not have part of your house allocatedexclusively to the business. As long as the space you use for yourwork also has a recreational or family use when you are notworking, then business rates will not apply. The same logic holdsfor Capital Gains Tax, i.e. Private Residence Relief will apply to thewhole property as long as there has not been exclusive business useof an area. A final, but important point – you may also need to seekthe approval of your mortgage lender and insurance company. Asalways good professional advice is recommended.

NEO-SOUL’SNEWEST STAR

A through-and-through Scouser and rapidly rising star, Esco Williamshas been Liverpool’s own Next Big Thing for a while now, even beforehe won a MOBO award for emerging artists last month. With his owninfectious brand of neo soul and diverse vocal ability, not to mention agenuinely hilarious personality, he took 10 minutes out to talk to Your

Move about six packs, back flips and plans for the future.

How exactly would you describe ‘neo soul’for those who don’t know what it is? Wellpeople see soul as sort of Motown, StevieWonder-ish kind of stuff, but ‘neo’ prettymuch means ‘new’, so we’re basically tryingto describe soul music, but without peopleautomatically thinking of the old stuff.Is there a common theme for the songs,or do you take inspiration from lots ofplaces? For this album, the commontheme has been videogames, with a little bitof ‘being yourself ’, because that’s been thewhole ethos so far. I was just like “OKsound, I’m a nerd, I play videogames andread comics, why should I pretend to bethis crazy R&B guy that always wears suitsand pours honey on his six-pack?” I haven’teven got a six-pack! I’m not that kind ofguy so I’ve just made the album as real tome as possible.Who are your inspirations? Who do youadmire right now in the industry? Themain person who’s inspired me loads isprobably Frank Ocean. The stuff he’s doing

right now is pretty mind-blowing. If youhaven’t got on to him, you need to. You were a member of Liverpool’s Senseof Sound choir, was that a completelydifferent experience to what you’re doingnow? Pretty much, yeah. Between Sense ofSound and an organisation called PositiveImpact I learned everything I know as avocalist, like harmonies, vocal performance,all that kind of stuff, so it’s been a learningexperience. I still do work with them now,but what I’m doing currently is a totallydifferent kettle of fish.You’ve just won the MOBO Unsung Prize,congratulations! Was that the highlight

of your career so far? It really is. I grewup watching the MOBO awards, seeingeveryone from Craig David to Destiny’sChild smashing it on there, so when I wonI was like “Wow, are you kidding me?!” Iwas doing back flips in my living room!You work for Balance Vocal studio as aperformance coach, is that important toyou? Yeah, what I do is I try to get peoplecomfortable with performing, and build uptheir confidence, because if you haven’t gotconfidence and you’re doing music, it’s ahard, hard thing to deal with.Are you still based in Liverpool? Yeah, myfavourite new venue to play is the Kazimier,I played there recently.Your fans helped you raise enough moneyto begin recording, how does it feel tohave that much support behind you? Itfeels amazing, because six months ago Ithought I was pretty much on my own andno one was with me. Then I did the MTVcompetition and I managed to get in the top20 of about 2,500 artists, and that was justfrom my support network in Liverpool, sothat’s just inspired me to do everything andstart taking it seriously.Where do you want to be this time nextyear? Everywhere. I’d like to be looking atgetting a Brit Award, or performing atGlastonbury. I just want to be on the stage.

only is it his job to let city centreproperties he himself lived thecity centre dream and he knowsthe city’s selling points well.

We meet at Italian-favouriteThe Olive Press on Castle Street.Situated in the heart of thecommercial district therestaurant offers a taste of Italyamid rustic settings, as well asthe opportunity for a spot ofalfresco dining in it’s outdooreating area.

It is clearly a firm favouriteamongst locals as it’s bustlingwith diners even on a slowweekday afternoon. It is also astones throw from Ian’s office onNorth John Street.

The location of the CityLiving branch is key to itssuccess. Hundreds of peoplewalk past the office on their wayinto work or Liverpool ONEevery day. City workers can popinto the branch on their lunchhour and find out aboutproperties or arrange viewingsand shoppers or take advantageof late opening hours (the branchis open until 7pm three nights aweek).

And Ian is well placed to offerhis customers advice.

“My wife and I lived in theUnity building onRumford Placefor two yearsand we lovedit,” he says.“It wasfantastic tohaveeverythingon ourdoorstep so Iknow why somany people areattracted to citycentre living.”

After taking some time toperuse the extensive – anddelicious – menu Ian decided totake the advice of our friendlywaiter Jay and opt for a seafoodrisotto (a delicious mix ofmussels, clams, prawns, calamariand saffron). I choose a classicchicken caesar salad, the ideallunch for a warm, sunny day.

When our dishesarrive it’s clear we bothmade a good choice. Iandescribes his seafoodrisotto as ‘really tastyand well presented’. Myclassic chicken ceasarsalad comes withshaved grana padanocheese lovingly meltedinto the dish.

As we tuck in Ian,who has over ten yearsof experience in theproperty market, saysnot only does thelifestyle in the citycentre differ from otherareas in Liverpool butthe market operatesdifferently too.

“It is quite fastpaced, sometimes we letan apartment within 24hours of it going on themarket or not evenreaching the internetsites,” he says. “We alsowork a lot on basicreputation, we mustgive the clients the highstandard of service theydeserve in thischallenging market.”

And Ian is hopefulthat this desire to offerthe highest of standardswill be recognised atthis year’s Your MoveProperty Awards.

“It’s the onlyrecognition that

estate agentsget”, he says.“All theestateagents aremystery-shoppedfor service,

so you knowthat a Your Move

Property Award reallymeans quality,” says Ian.

In the near future, City Livingwill launch a ‘Spot the CityLiving car’ competition onFacebook and Twitter and in theMove Magazine, where luckysocial networkers who spot theestate agent’s car can win prizes.

The branch is looking attaking on two more staff andlaunching a Landlords VIP clubto appeal to portfolio landlords.

As we finish our meal Ian iskeen to stress that City Livingnot only caters for peoplemoving into the city centre butalso those who want to make thestep out to the suburbs oncecircumstances change.

Again, this is something hehas experienced having recently

made the move to the suburbswith his wife and their one-year-old twin girls when living in acity centre flat became infeasible.

“I now spend my spare timepushing my daughters on trikesaround Calderstones Park,” Iansays with a proud smile.

he feather boas were out in force at theLiverpool drag race around the StanleyStreet Quarter. As part of the first ever

Stanley Street Quarter sports day, the high heeledroad race saw men take to the streets in their bestfrocks and frills, all in aid of local charity ClaireHouse Children’s Hospice. Fitting in nicely withthe upcoming Liverpool Pride festival, on August4, the day also saw the transformation of the streetinto a sporting arena, with Olympic inspired events
