Karen Jennings of Liverpool’s Changing Places to get some affordable style tips.

It’s a mantra familiar to anyonewho’s ever opened a self helpbook – if you want success,dress for it.

And just as a freshly pressedshirt, tidy hair and polishedshoes can work wonders inshowing you’re the right personfor the job – so can carefulstyling of your home optimiseits chances of getting sold. Home ‘dressing’ or staging, asit’s called in the US, simplyhelps buyers better visualise thenew and improved life theywould be able to enjoy there.

And it’s never been morerelevant than now.

“Dressing the home hasbecome even more important toselling a property since the

credit crunch,” says TV’soriginal House Doctor, AnnMaurice, whose series of thesame name introduced theconcept to the UK.

“Previously property wouldsell eventually, even if it tooka price drop or two to makethat happen. Dressing made asale happen quicker, for abetter price.

“Now with only 50 per cent ofproperties on the market sellingeven after 12 months, staging isessential to making a propertystand out from the crowd.”

The primary element ofthe home staging is seeingyour property through abuyer’s eyes.

“A buyer is looking for

negative factors,” explains Ann.“I always tell clients that youcan’t sell a house how you livein it. Preparation is essential.”

NO MORE STUFFThe three top rules in theprofessional home stylist’shandbook run like this:Declutter. Declutter.Declutter.

Toys, nests of wires, painttins and piles of takeawayleaflets are an unfortunatereminder to buyers of whattheir own home looks like –and are likely part of thereason they want to move.

“People think, ‘why havethey got kitchen rolls piled upon the fridge? Isn’t there space

in the cupboard?’” says KarenJennings of Changing Places.Make a start on the packing,recommends Karen, to get ridof it.

“You have to de-personalisethe property of stuff likephotographs, posters in thekids’ bedrooms and strongtastes in decor or artwork,”says Ann. Don’t ignore thehallways, she adds, which inBritain are often cramped. It’sthe first impression peoplehave so clear out bulkyfurniture and hide away pilesof coats and let the light in.

feel fresh. Unless you’re living at aMcDonald’s outlet strong reds, greens,purples and orange are best avoided.

“Wall colours should be warmneutrals such as soft creams andsubtle beige tones,” says Ann.“Kitchens and bathrooms are the onlytwo rooms where you could go a bitstronger on the walls. Pale blues andgreens work well in these rooms.”

She recommends a maximum offour extra colours as accent to run throughout the rest ofthe house.

“For your accentcolours it is itcheapest to gowith what ismost widelyavailable inthe shopsnow,” saysAnn. “A littleresearch intothe DIY stores,Matalan,Homebase, TK Maxxand Next will enable youto quickly establish the bestcolours for your new look. There isno point choosing an accent colourbecause you like it and then findingthere aren’t enough accessories inthat colour in the shops.”

DRESSING UPThe most common mistake peoplemake, Ann says, is extremedecluttering, then failing to ‘dress thelife back in’ - resulting in a blandhouse which isn’t welcoming.

Through-out the whole houseincrease decorative accessories suchas vases, candles, ornaments, andbowls on surfaces and inexpensivecushions and throws on beds, sofasand chairs, in your chosen accentcolours. In the bedroom buy or make aheadboard if you don’t have one andfresh bedding is a must.”

Appeal to all the senses – freshflowers, soft textures, scented candlesall add to buyer appeal.

“People are buying into a fantasy,”agrees Karen. “They may not havedinner parties, but you need to createthe notion they could. So a cafetiere inthe kitchen might seem a step up fromcoffee out of the jar. In the bathroominvest in a Molton Brown soap, not touse but for show and maybe abeautiful towel.”

BE FOCUSEDThoughtful repositioning of furniture,and removal of overly bulky pieces,can be the cheapest, most striking

visual improvement. “Make sure you have a focal point in

the living area, ideally a fireplace andcheck your seating arrangement issociable rather than TV centred,”recommends Ann. “For selling defineeach room – always have a clear diningarea, even a bistro in the kitchen, andpresent a spare bedroom with a bed in it,rather than as a box room.”

Keep an eye out for smaller focalpoints. “You might have three

photographs or candles in astraight line,” suggests

Karen. “Put themtogether and you’ve

got a feature.”

SIZEMATTERS

property there aretricks you can use to

give the impressionthere’s more of it.

“What makes it more spacious ishaving correctly sized furniture,”says Ann. “An empty property isactually hardest to sell. The buyercan’t judge the room sizes and sotypically assumes they are smallerthan they are.”

Making the most of natural light isvital. “We use a lot of mirrors becausethey reflect light and really open uprooms,” adds Karen. Good artificiallighting can also work miracles. Floorlamps, table lamps, or fairy lightsround a mirror reveal hitherto hiddenspace. “Often people do have theselights but they’re missing a bulb or ina cupboard somewhere,” says Karen.

WASH THIS SPACEEvery spot must be sparklingly clean.No grimy crusts anywhere. Andnowhere does this apply more than inthe kitchen and bathroom. If you aregoing to invest, it should be here,recommends Ann. “Bathrooms shouldbe white and unfussy with plainneutral tiling”. And if you can’t stretchto retiling, regrout, replace the loo seat,and replace new vinyl flooring cheaply.No carpet mind. Ann wouldn’t like it.

I’ve lived in this area all my life soI didn’t want to move away from my family.The site is very modern - I’ve never seennew houses with such big windows and youdon’t really get balconies on these types ofdevelopments. The house is also really

energy efficient with solarpanels which helps with

the energy bills.

What’s the layoutof the house?

The home isdesigned over two

floors with a verybig living roomdownstairs andthree bedroomsupstairs. It’salso got a goodsize backyard

where we willdefinitely be havingfriends over soon forBBQs.

And the bathroom?We have two bathrooms, one which is anensuite, which is very handy. Again, we

had the option of picking our own tiles, the colourand shape. And, we love the size of the mainbathroom so it has a bath and an electric shower.

We like that they askedus how we wanted it tobe decorated, it was thesame for all the roomswe got to choose eachcolour. We settled for amagnolia colour andhave themed each roomaccording to a colourscheme. The livingroom is black andwhite. We havepersonalised it with ourpieces - one of myfavourites is the picturedone by my unclewhich was a Christmaspresent.

The kitchen/dining room isvery well maintained. The high glossblack cabinets workreally wellwith thesilver tops,and welove the bigAmericanfridge.

All three rooms are a very good size,and again we’ve kept to a colour scheme

with earthy colours like orange. The cat’s alwayssneaking in to the bedroom. The large windowsare great and we just love the balcony.

North Star Productions new film CharlieNoades RIP is a big departure from thelast film you wrote Going off Big Time.Why did you write such a different filmto your last one, which really launchedyou as an actor/writer?Going off Big Time is a gangster film I wroteover ten years ago. I wanted to writesomething different like a comedy so I startedwriting Charlie Noades. It’s about family andsupporting each other, the business is on itslast legs and my character gets left a chest inhis will. The chest contains diaries telling astory from the old days of the yard. It tells thestory about a shipment of gold buried in the50’s and the desperate attempts to find it,now the diaries have been passed on Iembark on a modern age treasure hunt. Mybackground is comedy and that’s why I wantto stay doing this kind of thing.You started filming Charlie Noades in2007, why has it taken such a long timefor it to get on the big screen?Finance in this country is really difficult toraise, in London it’s easier to do becausethey understand how to raise finance. Thefilm only ended up costing £300,000 in theend, but still it was hard. For this filmwe’ve got a staggered distribution to makeit work financially - when I did Going offBig Time we did a big release but I endedup losing the rights to the film for a long

time and that’s how distribution works sothis time we’re doing a rolling release. Weshowed the film in Cannes where itreceived really positive reviews. You got some great actors to comeonboard and do this film, how did youmanage to secure them all on such atight budget?I basically made a wishlist, then got intouch with everyone thinking only somewould do it. But then John Thomson of TheFast Show, John Henshaw of Looking forEric and Dave Spikey who I worked with onPhoenix Nights said yes straightaway. I’mjust so proud of the work that everybodyput in to get this film made, it was a truelabour of love and we had to overcome a lotof obstacles to get here. It’s independentcinema at its purest and a lesson of justwhat can be achieved with dedication,inspiration and a lot of perspiration.Your first film was critically acclaimedand nominated for four BritishIndependent Film Awards. How did youget started in the film industry? I started working as an actor but because Iwas in Liverpool it was hard to get to get anagent so I started doing stand up comedy,and then me and Peter Kay started workingtogether on That Peter Kay Thing and fromthere we wrote Phoenix Nights and I alsoacted on Peep Show as Jeff Heaney. So mybackground has always been comedy. It wasgreat recognition being nominated for myfilm and then winning the British ComedyAward for my work on That Peter KayThing, to be acknowledged is just great. What do you think of the film industryin Liverpool?

Charlie Noades is a real Liverpool filmbecause it’s about the docks and the declineof them, to be honest we could have set thefilm in any place really but the film reallyrepresents this city. There’s no filmbusiness based in Liverpool and I reallywant to make that happen. Plenty offilmmakers come to the city but then theydon’t stay, so I want to set up a trainingacademy to train people to work in thebackground and front of camera. Right nowwe’re trying to encourage financing -there’s a lot of money that can be madefrom films.

Other than encouraging Liverpool’sburgeoning film industry, what otherprojects are you involved in?

I do the drivetime show on Radio Citywhich is really good fun, but comedy is myfirst love. We want to keep on makinghomegrown movies that feature thiswonderful city of Liverpool and all it’stalents. I’ve got a new script we’re workingon now and soon the big slog for financingwill start. I’m also doing Benidorm inFebruary and have lots of things planned inthe horizon.

centre tapas bar Salt HouseTapas and was instantly gratefulthat he knows good food as heguides me through the extensivemenu. It’s little wonder he stillgets “a kick out of selling”, withhis approachable and friendlymanner making me feel at easeat the task of choosing a few

dishes, essential qualities whenguiding loyal customers throughthe process of buying a newkitchen. The dishes arrivequickly, the crunchy prawns inchilli oil, the goats cheese withwalnut truffles and the cooked-to-perfection pan fried seabasswith butter beans, chorizo andspinach. “That’s an unusualtaste the butter beans with thefish, it complements it reallywell,” Phillip praises as we diginto the food. CapricornKitchens with its No NameBrand is now a renowned nameafter 35 years of deliveringbespoke kitchens and excellentcustomer service. “Wemanufacture between 20 and 40

kitchens per week. We’ve beenaround for a long time soCapricorn Kitchens is ahousehold name and we get alot of recommendations fromarchitects and estate agents. Ourafter sales service is second tonone.” With such an establishedname in Liverpool, and acrossthe country, Capricorn Kitchensis now looking to increase thebusiness with the launch of

their new website. “We are nowcontacting people who arebuilding extensions to theirproperties and telling themabout our offers. We’ve alwaysbeen ahead of the market withour designs, so we’re continuingthat practice.” Salt House Tapasis owned by Paddy Smith andMartin Renshaw, the food teambehind the first 10 years of egorestaurants, who have nowstruck out on their own withtheir first restaurant. Phillip can attest, “The food islovely, the prawns are definitelymy favourite, you can munchaway and chat which is perfect.”And the service is a cut abovethe rest, with the kitchen openso you can see everything iscooked fresh (unusual in a tapasrestaurant) and Paddy ready atthe door to have a chat about hislove for Spanish food. Withseven tapas dishes spread out onthe table, we try a little ofeverything, singing the praisesfrom the salad to the deliciouslymeaty Gordal olives. After 16years of working at CapricornKitchens, Phillip proudly sayshe is an adopted Scouser.Originally from Newcastle hemoved to Liverpool to be closerto his beloved LFC in 1996; it’s

that sense of family businessthat really attracts the peoplewho work in the company, withmany having started out asapprentices and staying theretwenty years later.
